STAY AWAY. HORRIFIC CUSTOMER SERVICE AND GLEN U. IS AWFUL TO WORK WITH. HAD TO DO OUR OWN REPAIRS, NEVER DID REQUIRED MOLD INSPECTION, AND COULD NOT FIX A BROKEN MICROWAVE. BE AWARE!!!!!

2017-04-08***RESPONSE TO CHRISTINA M REVIEW*** This review is in response to the previous review left by Christina M on April 7th 2017. Christina and her boyfriend were tenants in my property managed by All Real Estate Options. The tenants were consistently late paying rent throughout the year and have not paid the last three months of their lease and were subsequently evicted from the property. Once notified of the eviction, they refused to vacate and subsequently destroyed the property. Some examples include defacing/destroying walls, theft of toilet seat and shower head, permitted gross infestation of fleas requiring all carpets to be replaced, complete filth and stench throughout the house and left several household items behind requiring removal (see attached pictures taken the day after tenants vacate property). The total costs of repairs to the property in order for it to be habitable again are estimated to be in the thousands of dollars. Myself and the property manager, All Real Estate Options, were EXTREMELY lenient to your financial situation and went above and beyond with all requested repairs. Your post is completely false and without merit.

2016-06-13After leaving Keller Williams Jacksonville in 2007 I met with the Team at All Real Estate Options to explore if things could be better. We had already met with many other large brokerages like Watson Realty, Prudential and Coldwell Banker but knew we wanted something different. After speaking with Andy & Melissa we knew this was the place for us and from day 1 they have been great and have been there for anything we have needed. One of the best things is we can get paid at closing and no running to the office to drop off checks. The support is wonderful, but they stay out of your way and have a progressive compensation plan. Really they are designed around the agent and not the corporation~! For an agent that doesnt need hand holding this I believe this is the premier place to be.

2018-03-01In the middle of my contract my property manager left. For the 2 years I used him I had no issues . When he left I had to deal with Melissa and her husband . Melissa allowed her husband the office manager to manage my property and refused to return my calls. When I did speak to her she was rude and made it clear she had done things for the property out of her scope . When confronted about not returning my calls and me practically managing my property she apologized and explained she was overwhelmed . Well my tenants finished the lease and I was happy to be done with this company . Well here we are months later and I’ve attempted to reach out to Melissa and Justin and to my SUPRISE I’m sent to voicemail and no one will return my call. I am currently trying to purchase another home and need my tax documents for 2017. I’ve explained this via voicemail, text, and email and still haven’t gotten a response . It’s to the point that I will have to take leave and drive from Norfolk to Jacksonville again to get an answer. Do not use this company they only care about collecting their funds.*I haven’t received the documents. That is all I want and I will be out of your hair . Sorry to bother you with my issues but I can’t file my taxes without it . I wish I could put the experience behind me and trust me I’ve tried . I expected you to do the right thing but I understand you have a reputation to uphold . Clearly others have had a better experience. I apologize for being a bad customer resulting in me receiving bad customer service . I wish your company nothing but success and hopefully this could be a lesson learned on both our parts. 2018-06-16This company took over a private managed rental property that my family rented for nearly 2 years before they took over. The owner was difficult, never called for any issues. Property still have carpet from when built in 1996. All real estate took over after hurricane Matthew and inspected property. Terminix had discovered rats had entered garage from a missing flap on garage door. All real estate never fixed and the owners refrigerator was in garage, left open to avoid damage but rats lived and left their droppings. I offered to sell my newly purchased fridge but they said to put old fridge back in. When moving out, I documented that due to their failure to control rat issue, it was not my responsibility to clean out original fridge and health department was informed.When fridge moved back into house, the rat the poop disappeared, falling into the back and hidden crevices of the inside of fridge. Then they tried to keep my security deposit claiming excessive wear and tear. 1900 dollars to paint entire house. Navy Jag got back 1000 of 1375. Save your time and headache called all real estate options.Response to owner: Here are pictures of the rat droppings and fridge that were sent on May 21, 2017. Fred Durlacher is the person that was in charge of this property on Hickory lakes. Recently posted pictures of this rental property has this refrigerator in the house. I can forward emails, there were many, that were exchanged. As for the deposit, I understand that the owner was ultimately responsible for trying to keep my entire deposit but the withholding letter was initiated by your business without proper legal cause to withhold. We could have continued and sued for additional damages for the unlawful withholding but the decision was well handled by the Navy Jag office.

2020-08-18This company either doesn’t check up on their property managers/agents or they just don’t care. Exterior is covered in mold/mildew and has needed to be pressure washed for years. Yard full of weeds and overgrown bushes and trees.

2016-07-27I have been trying to keep Glenn Underwood to verify pervious rental history for over a month, which is causing me a larger deposit at my new apartment complex! He is extremely rude and unprofessional! You can never get anyone on the phone... I will never recommend this company to any one. Worst service ever!!

2017-04-07The property management is greedy, they do not make repairs until you withhold rent, the people they hire to make repairs half ass the repairs and damage your personal belongings and/or the property your renting and YOU have to come out of pocket to fix whatever damage THEIR workers caused as well! WORST company Ive ever dealt with and DEFINITELY would NOT recommend them to ANYONE!
