Moved in recently, so this review is based on move-in process and leasing (not living). Paola has been extremely helpful in assisting my husband and I get an apartment and move in. She was helpful and kind, and made sure we had all of our questions answered. I recommend going through her if you are looking to lease here. Some great parts of leasing so far: parking designated for “future tenants”. Model home available for viewing. Online 3D tour also available and you can measure the space so you can plan ahead for furniture pieces. So far seems to be a quiet area. Pool is beautiful. Leasing office gives paperwork where you can let them know if you see any discrepancies within 7 days of moving (scratches etc) so it can be put in the agreement. I’ve found this a rare feature at other places I’ve leased from. They definitely want you comfortable. A few unfortunate parts of leasing so far: lots of fast drivers, I have only been there for a short period and I’ve seen a lot of recklessness. Be cautious coming out of garages. No security, which was unfortunate to hear. Gates are currently out of order as well. The location is safe so it has been fine so far. A big unfortunate: leasing office is horrible at answering phone calls. Though it has been pleasant with Paola, it can be EXTREMELY difficult to get a hold of someone, even during clearly stated office hours. This may be a staffing issue, but is frustrating when it’s during clear office hours.Overall so far, it is pleasant, but some tweaks to those items would make it a 5/5 instead of a 4/5. I would like to say my point of contact Francesca was amazing in helping me to finally choose Town City Center Luxury Apartments as my new home. She was very resourceful and kind throughout the process. Her patience with me and the back and forth communication was the best I experienced. Moving from Orlando was pretty hectic but she made me feel very welcomed. Thank you Francesca and the rest of the Town City Center team
Francesca is amazing! She quickly replied to all my questions, made sure my lease documents and every was ready to go in a very timely way. She is very professional and pleasant; always attentive! Love living here and if all remains the same, I am already considering extending my lease when the time comes.
Carlos, the very kind maintenance worker, came to my unit yesterday to fulfill a request that I had submitted. I can say that I had a very pleasant experience. He was professional, followed the instructions listed on my requests, and cleaned up after himself. Great job.
Very bad customer serviceI come with a very good references and high expectations but really the treatment that I received changed everything...The girl on the front was very unpleasant, it seemed that she didnt want to work, she didnt answer my questions and she used the phone constantly, horrible!!!! Personally I would not rent myself in a place with this type of workers ... I do not know her name but she is very thin with black hair , regular size and very poorly educated , improve your workers and you will get more clients !!!!
Been a resident for the past 7 months and cannot complain at all. The move-in proccess from day one was on really on point. Love my unit and most of all the area. Also maintnance has really taken care of me when ever ive had any issues. Want to also thank Francesca throughout the entire proccess as well👍🏾. And the rest of management👊🏿
I currently reside in Town City Center Lux Apts and I want to thank Carlos of the MX crew. His determination to troubleshoot an issue we had with our refrigerator paid off. Im happy to report issue corrected and we are very satisfied with the work, not only on this issue but issues brought to MX in the past response time has been pretty quick resolved rapidly. Thank you Town City Center Lux Apts!!
Update as of 09/13/21: I have received my security deposit. The regional manager is very nice and was super helpful and responded to emails in a timely manner. She is dedicated to turning around the management and overall wellbeing of TOWN City Center. I wish her all the best with turning around this apartment complex.Update as of first week of Sept. 2021: The regional manager reached out after a letter of demand and litigation hold was sent to the now former manager at TOWN. They apologized for all of the hassle and I should be receiving my security deposit shortly. Note: Ask for a copy of the check to be sent through email as secondary validation of compliance.At first it was nice living there, cleaner than last residence, but after a few months, noticed that it was not always as it seemed. Dog poo always in the grass, trash bins constantly overflowing, gate was broken at least once a week, maintenance would take weeks to answer service orders, or just never came, and is still trying to rob us of our full security deposit. Having to get lawyer involved. Outside parking is horrible because both guests and residents did not respect a paid spot. Had to tow multiple cars from spot due to illegal parking. Nobody answers office phone or answers email so if you have a question, best to go in person or else you wont get an answer. Best decision ever made to move out of TOWN.
Worst property management ever. The staff are very rude, Alex Cespedes the manager is never available by phone or in person, zero security, Fransheska is very limited and she has NO answers to anything, also very rude. Cars were stolen from the designed parking lot inside the gate, inside the building, management and office didn’t care at all on the contrary they give you a hard time to get a new gate access key, horrible experience, Common areas are dirty and trash cans are always full and there is animals around. New tenants are very noise and police arrested some people. Seems like they stop doing background checks for new residents. Police is there almost every weekend. Very bad place not the same as 2-3 years ago. Do Not rent from them. They don’t return the deposits! We left the apartment clean and with a fresh paint and they figure a way not to return your deposit TERRIBLE!!!!
I want to give a special Thank you to Carlos with Maintance team always so friendly and Maintance service requested is always done in a timely manner and I don’t have to clean after him always leaves everything nice and neat and is very respectful and always gets things done with a smile. Keep up the good service you are greatly appreciated stay golden 🙏🏻
1 STAR IS TOO MUCH FOR THIS PLACE! The office personal is super rude, the manager Alex Cespedes doesn’t exist, there is police all the time in the premises attending calls. They don’t return the deposit, they claimed apartment need paint knowing we leave the apartment painted, they claim food odor in the apartment knowing it was professional cleaned. No one wanted to do a walkthrough they day we return the apartment, they make it hard to you so they can keep the deposit. What a DISHONEST MANAGER COMPANY.NOT RECOMMEND IT!!!!
Great community located in a perfect area but in the WRONG HANDS..WORST MANAGEMENT TEAM... the most limited and unprofessional staff including the new manager (she is a repeater).. They never provide you a solution or at least showing interest in help...Always claiming that is in your lease, (like a recording message) they are not responsible for anything.. Cameras are not working, no security, cars broken all the time... Always changing rules and policies at their convenience...They are nice if you are a potential resident, but they mistreat you once you become a resident...
I recently moved to this community and Franchesca at the leasing office made the application process so smooth and fast. Shea very proactive, the say of my move in she was not at the office, but she made sure to leave all the paperwork and keys ready for me. She’s very helpful, when I place a work order she always follow up with hours. She’s one of the star of the leasing office.
First let me say I love my apartment!not only do I love my apartment i love the people in the leasing office with Francesca being my favorite she was my leasing agent omg she’s the best very nice and respectful since the day I walked in the office….if I called to speak her and she didn’t answer she responded to my email ASAP always nice and making my move in process easy form start to finish….not mention she told me I was going to get. A free months worth of rent for September and guess what they actually honored it!!!! This is my 4th community in the Pembroke Pines area and let me say the best one so far!!if you are looking for a nice clean community that’s quiet with Nice amenities and a very friendly staff look no further!!!!
My husband and I just moved in to a beautiful lake view apartment, our main contact was Noel the community manager. He was extremely helpful and offered wonderful customer service. Noel understood our expectations and was able to meet all of them. Mallory in the office was also very helpful and understanding.
I live in Town City Center for an year and a half I dont believe that there is a more unprofessional management company ever. The best decision I ever made was to move out of this place. And well, the notoriety regarding security deposits is a fact. You are NEVER going to get your deposit back - they will always try to find some reason or the other to hold your money back. Very unethical and unprofessional to say the least.

We ran into a couble of problem within our apartmet and strait away he came along an took care of everything, very friendly, very polite and very good in what he dose. So i would like to say thank you very much for that and that we really appriciate to be in good hands.
Do not apply! They will try to take your deposit if you are not approved. At first the staff was nice then when I was denied they stopped answering my calls and responding to my emails about getting my deposit back. I had to call the Better Business Bureau to help me get my $600 deposit back. Then they told me they sent it I never received it over 30 days. Then they mailed me a letter stating that they were notifying me that they were trying to deduct from my deposit for damages! Crazy! Just money hungry people! Very sad!
The place is falling apart. The facilites are a mess. The club house has chains locking the doors on most days. The desks in the in the study are not clean nor are the chairs. The majority of the chairs around the community are broken and dirty. None of the BBQ areas work. Most of the gates to go in the pool area are locked for soem reasons. The hallways are all dirty and lined with dog and cat urine. There are stray cats roaming the hallways. There is pigeon poop everywhere..The walls are so thin you can her everything your neighbor is doing.. EVERYTHING. The simplest maintenance request takes at least 3 days to even get a response. Youll most likely have to go to the office and request someone go to your apartment.Office staff is friendly enough
ZERO stars. They are great when you are a potential client, horrible when you become a resident. Staff at front desk is very rude and limited. They make your life harder for no reason. The rules are not enforced in the community except for not refunding your security deposit. We lived there for 3 years and saw the management changing into a complete disaster. BBQ area is completely neglected, all areas lack maintenance but the rent keeps going up. They never reply any emails or have a manager to talk to, only the front desk people with the same answers. Run away from it. Pay less across the street for the same quality.
Honestly moving here was the worst mistake. I lived in the complex pines garden and they have better service compared to here and for the same price brand new. The front desk never answers the phone and they start to realize who you are and don’t answer it on purpose. They give horrible attitude and lie saying that the phone doesn’t ring. I’ve had to call from different numbers to get attention from them. Also the pictures are def photoshopped. The apartment doesn’t look like that at all. For the price.... not worth it.trust me. I never write reviews this is my first one and i believe that it needed a review. There is nothing luxury about it. You hear simple noises and other people through the walls.
I just recently moved to Town City Center and it was by far the best moving experience I have ever had. The team in the leasing office are extremely kind and friendly. They listened to everything I wanted and helped me to find the perfect apartment. The location is great. A lot of food and shopping in walking distance. The apartments and community are clean and spacious. You feel like you are living on a luxury resort every day!
I really enjoy living at Town City Center. The apartments are top notch and the community is beautiful. It has everything a luxury apartment apartment complex should have. A gorgeous pool, tennis courts, grilling areas, as well as a club house and louging areas. The community is friendly and quiet, I get along great with my neighbors. Cant think of any issues Ive had with my place since I moved in. Whenever I have any questions I just walk over to the leasing office, someone from the management team is always available. The ladies there are very polite and professional and they always have fun activities planned for the residents. Not planning on moving anytime soon!
They advertise that if you complete a virtual tour here they will give you a gift card then when you complete the tour they give you nothing. Bad customer service, overpriced and dirty apartments, bad area. I have heard terrible things from residents about this place. There are much better apartments out there for much cheaper. Their appliances are always breaking, maintenance and leasing staff are slow to resolve issues. They care about your money here and nothing else. Don’t believe the prices online because they will add many surcharges to your rent. Place is a scam and I advise anyone not to move in here.
I lived here for a year and was paying month to month for four months after my lease was up and they still charged me $500 out of my deposit because there was a small stain on my carpet when I moved out! But not only that I smelled marijuana smoking all the time walking to my apartment.(they smoked by the pool all the time) The walls are paper thin (I literally hear my neighbor phone vibrate) and I hear when people walk around their apartment. It’s a lot of hood people living there for the price you’re paying. To be honest it’s really not worth it, they really need to screen people before moving them in. Also three or four cars can tailgate you when you drive through the gate. Plus the call box never works when you have guest.
Everything was great while I was dealing with Terra at the Leasing Office. She was kind, respectful, and considerate.However, from that time I left, I am waiting for them to refund my deposit. I have been calling multiple times but they have even stopped responding to even acknowledging. I have been respectful with these guys even until now when they have held my deposit for more than 3 months, but they are not being decent enough to even properly tell me whats going on.UPDATE: I was called a few weeks later by the manager there and she was able to refund my deposit.
My boyfriend and I have lived here in Town City Center for a little over a month now in a studio apartment. I will say it is a little pricey ($1430 a month + extra parking, mandatory insurance they make you get *included $25 technology package they make you get even though we choose not to have a TV we have to pay it) but it does include the amentities of a full gym, really nice common areas & study area, pool and gated community. Overall we have a had a good experience with the leasing team especially Cindy who has been very helpful and ensured our moving in transition went smoothly. The only thing that was hard for us was apparently after our background check in the application phase we didn’t get a high enough “score” for them (we are just starting out 21 and 22 years old) so instead of paying a normal security deposit advertised on their website of $600 we had to pay $3,400 security deposit which I thought was very high. After reading the reviews on here now I am very very concerned and worried I won’t get that back now when we move out. So as of right now we have had a positive experience but ultimately getting our huge security deposit back in a year will make or break our experience with the apartments. Overall beautiful apartments and would recommend at this point in time.
If you’re looking to rent/lease, save yourself the time and DON’T rent here!!! To begin with, the new leasing staff are absolutely very unprofessional and rude. They don’t tend to renters and treat them with importance as they claim to most of the time. Conducting business with them is a complete HORRIBLE experience. Secondly, they never show any sense of urgency for service requests submitted. I had an emergency service request for the safety of my unit and it took the maintenance team literally a whole day to get someone to come out and fix the issue. I had to call the leasing office and even physically go to the office (and have to deal with the absurdly rude leasing staff) to receive updates on the request. Also, I pay entirely too much at a “luxury” apartment complex to be in a gated community only for the gate to constantly be broken. I’ve even witnessed a leasing agent lie to a family who came to look at the property and the leasing agent told them that the gate had just been broken (when it had really been broken for WEEKS) and that it was going to be fixed that weekend (when it really didn’t get fixed until about two weeks after that day). The list can go on !!!! Moral of the story AVOID HERE AT ALL COST! You’ll be better looking some place else for a REAL “luxury” experience!
Really beautiful apartments, everything is brand new and gorgeous. The kitchen is amazing, all the appliances are top notch. The apartment complex itself has EVERYTHING you need, a beautiful resort-style swimming pool, a gorgeous 2 floor gym, a dog park for your fur babies, parking garages, a tennis court+volleyball court, I could go on & on trust me it has it all. I only have one complaint, the walls are a little thin and If your neighbors are noisy you will definitely hear them. Besides that I am in love with my new apartment and cant wait for the gym & swimming pool to open! I would definitely recommend living here, you will love it.
Please read when considering this property with the others nearby.I have lived in this apartment building for 4 years. I moved in before the building even had their full certificate of occupancy. Ever since The Related Group sold the property to Rockpoint (a rental property holding company), the management of this property has gone steeply downhill. To the point of cutting corners with the law when dealing with tenants (more below)Things that have happened since property was sold:- at least 5 manager changes (same management company)- the water is yellowish for some reason- the maintenance people who lived here for years (really some great people) were moved to more glamourous properties- you pay for your own fridge filters, maintenance used to replace this for you- 24/7 security suddenly dissapeared. Now you just leave a voicemail for the office and they get to your issue when they want to. (you used to call at any time and get a response the same night from security)- visitor parking has been a mess. Residents park in guest spots to avoid $35-65/month fees for extra car parking. You only have 1spot per residence.If living here, do not count on having your deposit returned. I lived here for 4 years. I never had parties or spilled things on my carpets or damaged my walls. I lived very low key in this apartment and was still billed almost $250 for new carpets and almost $250 for new paint. I was told because the carpets were not perfect, it is my responsibility to replace it. The paint used in these apartments is some of the cheapest paint I have ever seen. Look at walls with corners when you are touring any apartments, they will likely already be chipping.Mind you, all of this was sent to me 2 months after I had moved out. in Florida, landlords must contact you in writing within 30 days of moving out to claim any damages against your deposit. Otherwise, they must return the deposit in full. This is the law, FL 83.49. When I called the property manager about this (tried 9 times), I was told returning my deposit was impossible. It has been a week since I reached out in writing to this property and I have not heard anything. Im sure Ill see a scripted response here before I hear anything from the management here.Keep all of this in mind when looking at this place. Once you sign that contract, they will spend as little resources on you as possible. Once you move out, Its time for them to cash on your deposit.Update: 7/23. Called the number given in owners reply several times a week with no response. Again, No help given from property manager.Management here still has my money and phone number. They can call me.Update 09/02/2020: Property Manager has expressed no interest in informally resolving the issue and would rather go to court over a law they have broken. Management takes no accountability at this property. If you have any disagreements with managment here, prepare to go to court over the issue. That is the management style you sign up for with TRG management. I only hope the owners, Rockpoint Group, LLC. is aware of these issues.
**DO NOT RENT HERE! ** You have ZERO privacy! Walls are so thin.. we hear a sneeze, cough, baby cry and anything else your neighbor does! This place is advertised as a LUXURY apartment and IT IS FARRRR from that! I have lived in actual luxury apartments and houses and this is NOT that! The hallways always smell like marijuana (not the buildings fault but still), the gates have been broken for over 2 months, the pool DIRTY and filled with bugs, ...there has been no luxury in anything I have seen here. Also, they have only ONE cable company allowed on the property which wanted to charge over $200 for basic TV channels and internet! The staff has been ok however service requests take some time to fulfill and they show up without making appointments or giving you a time frame! There’s no security guard to patrol any area which I think is an essential part of being a “luxury” apartment.Lastly , I will say... the one positive thing. The location is great and the apartment itself is pretty however it’s NOT WORTH IT!For the price you pay... you can definitely rent somewhere with A better quality of living. We will absolutely be leaving with happiness when our lease is up. I hope this helps SOMEONE!
I had one of the most wonderful experiences at town city center luxury apartment with Ariana Gonzalez. She was fast. Most importantly kind and so understanding towards my friends an I situation. We are eternally grateful to her. I highly recommend this community and her especially.
If you would like a residence surrounded by resort like amenities and amazing management, the Town apartments are definitely for you! This is my second time residing here and I recommend it highly. Not only are the apartments and the complex itself beautiful, a fabulous outdoor mall is being built within a few minutes walking distance. Cindy, who is the manager here is gracious and accommodating to our every request. I love living here and recommend it highly to anyone that is looking for a great place to reside. 😊
PLEASE READ BEFORE RENTING HERE:You can find a better place for less or same price and the staff of this site is not honest.My experience in this complex was not positive. Here I explain reasons and you will find your own conclusions.I lived for 13 months in apartment 5387. This complex is new and beautiful, and has some details and options that make it look luxurious, but do not be fooled because it is not.The same day that I moved to my new apartment (which was to be released) I had a stained floor. My wife had to clean it herself because nobody went up to do it. The walls were stained, which was inspected days later by the maintenance staff. The kitchen had to be changed three weeks after we moved: the cooking pots did not work, and after the kitchen was replaced by a new one, the oven burned again. The water heater was repaired 2 times in a period of one month during our first month there.There are a lot of people smoking marijuana and my daughters bicycle was stolen. Would you pay more than $2000 in a place with this kind of security? Its not the Communitys fault, but for the amount you pay, you expect something different.This community charges you monthly if you have a second car. When we started our contract they offered us the second car free, however from the month of December they charged us the second car and did not warn us.However, the most astute of this people is about the security deposit. Before Move Out, I asked if we needed an inspection, most of all to avoid any problem with Security deposit and they told me was not necessary, they told me my Secure Deposit was guaranteed. So, I have a two-year-old daughter that we cannot lose sight because she paints the walls. Our apartment only had four scratched walls and maybe It was necessary change the carpet in my daughters room. It did not present any other problem at the time of leaving. In fact, we deliver it clean. We left this community on March 31st 2018. Today, May 29, we have not yet received our Security Deposit ($ 600) + a refund of $ 50 that overcharged us and we had a dispute for 11 months. 11 months!We went today to ask what happened with the return of the deposit and they told us that the repairs to our apartment had been exactly the amount of our deposit plus the refund that they owed us. Exactly the same amount, with cents included. So, paint walls and change a carpet cost $650, the exact amount, with cents included that they had to returned me. When I asked them to show me the invoice of all the work they did in the apartment that I rented, they told me that they could not show me anything because they did not work like that. But I wonder: Does not the law say that they have to give me a bill for everything I pay? That is the guarantee means for those people?Apparently, these people are thieves, as well as liars. Do not believe in them. Today we open a case against this community through Office of Attorney General Pam Bondi. I do not know if we will win, but at least there will be a precedent and this community may not continue to mock people with impunity.Do not rent in this community. There are other new communities where inclusive could pay less. If you pay more than $ 2000 per month, it should be worth it. Believe me, here is not worth it.My brother and a friend had a similar experiences here, so, I think you will remember this review if you rent with this Community.
From my 10 years in the military to living apartment to apartment, I’ve never seen such a well taken development from their pool area to the two level gym that is always pristine. This place is set up like a mini resort, and it always feels like a vacation on the weekend. Since living here, Cindy whom is one of the leasing managers, has helped take care of any problem I’ve encountered.Definitely recommend living here and it feels like a home away from home.
Went on a tour of the property while showing interest in this particular apartment community. They have beautiful one and two bedroom apartments, a fantastic club area, and the office smells and looks as beautiful as the apartments. I was helped and toured by Terra, at a time where she had a lot on her plate. Even though she had a ton of work to complete, Terra took the time to tour me and it didnt feel rushed or I didnt feel any less important than the other work she had to accomplish.If youre considering top notch service, a beautiful community to live in, and a great shopping experience nearby, Town City Center is definitely a community to seriously consider.
This place is deceiving from the outside. Once you sign they really dont care about you. My kids were harassed at the pool. Parking is horrible. This place has a pest problem, gate never works, and once you leave good luck getting back your deposit back. I am still waiting on someone to return a call or email.
From the first time we came to the office we got a very good service! Especially Cindy Palomo, she is very professional and always ready to help. She is awesome!Complex is new, with very good amenities. The only disadvantage, which I imagine the owners already have to be aware of, is the lack of minimum security that should be offered to residents, it is a expensive place, therefore security is a very important factor to offer to residents. There are no cameras in the corridors, nor in the garage, and from the sides you can access easily to the building. If someone has bad intentions, seeing that there are no cameras, makes thefts more likely to happen. I imagine, that they will take necessary steps to correct this, otherwise, it is a disadvantage for residents. Out of this, so far, we always got very good service and the place is beautiful !!
First off let me say this place is amazing. Its always kept clean, the amenities here are mind-blowing and will make a day off feel like a vacation and everyone from the property manager to the maintenance staff have always been incredibly helpful with whatever Ive needed. Especially Cindy, she has always gone above and beyond to help me on more than one occasion with various issues and has always got the job done with nothing less than a smile. You probably wont find a better place than this, with this type of staff anywhere, and Oh, did I forget to mention the food trucks?
This place is amazing. The units are spacious and modern with 5-star facilities. The fitness center and pool area are nothing less than fabulous and make you feel like you are at a fancy resort. The staff is incredibly helpful and customer-service oriented. Especially Cindy, shes the best. Anytime you need anything, she is there for you.
Ive been living at Town City Center now for two months and Im very pleased with my apartment. The rates are competitive considering the area and the resort style amenities. Cameron was very helpful during my application process and always kept communication whenever I had questions since I was shopping around for a place. His consistency and customer service was why I chose town city center. As a person who works in hospitality I value quality service. I have noticed unsanitary and inconsiderate practices by fellow tenants which of course is unfortunate but the management and maintinece team does whats in their power to keep the property looking beautiful and I for one am grateful.
My husband and I became empty nesters and decided to sell our 5/4 pool home and downsize by giving renting a try. After searching for many months, we came upon Town Ciry Center. I can honestly say, I have not missed my home of 22 years. The best part is that all the maintenance is included. Everything is fixed at no charge. No more Home Depot or yard maintenance. The place is kept immaculate and we have not had ANY COMPLAINTS about the leasing management. They have been outstanding and pleasant to deal with. Before we moved in, we were a little concerned with some of the reviews but decided to give it a try, if for a year anyways. So far we love It. Another positive experience is that the complex is close to an immense number of stores and restaurant. I have been fortunate to have met great neighbors. To sum things up, we love it here.
After been there for a while I can tell this is not the place they sell me. All the apartments has thin walls where you can hear everything from your neighbors,Gate is always open, no safety at all, people smoking weed in common areas so if you have kids (not healthy) if you make a payment on your last day for any personal reason and you get confirmation same day they will put you on late payment (happen to me twice and that will affect you at the moment you decide to go to a new property). Botton line READ THE REVIEWS and decided your self.
Beautiful community. New community. Staff is very friendly and willing to help with any issues needed. The maintenance staff is very helpful and have a quick response time. Parking assignments are still being worked out because of the newness of the community, however this is a temporary issue. This is a great place to live! Beautiful place to live.There are events that are put on by the Staff too. Food truck nights, mobile car wash day, and even a taco & margarita night put on by the Staff on May 5th!
From the moment me and my significant other decided to come visit these apartments and take a look we fell inlove with the place. Chris at the front office never minded to show us around multiple times and went beyond the call of duty to find us the apartment we wanted. Everything from the gym, to the club house, and to the pool has been done really nice and is maintained great! Residents get along, pool area is always filled with people having fun and enjoying their time. Highly recomend this place for anybody looking for a new place to call home.
The area, apartment layouts, and amenities are extremely attractive. And if you can get past the terrible leasing management, it could be a great place to live. I agree with a previous reviewer in that specifically Cindy is extremely unprofessional and unreliable. In person she is very friendly. Unfortunately, any other experience in contacting her is always beyond disappointing. If you email her she wont respond. If you call her she either wont return your call or address you in a curt unprofessional tone. Im very surprised that a community that advertises itself as a luxury residence would keep her in employment.When you consider this community take into serious thought the people who you will be stuck having to deal with for the next year. It may not be worth it.
Where to start... I went here to rent an apartment on a Sunday it seemed to be the nicest looking complex around the Pembroke Pines area, first of all the leasing agent had some really ghetto rap music playing in the office and was texting on his phone while I was talking. No big deal we’re young it’s fine. But that’s a warning sign imagine how serious they will address your issues if you actually live here... let’s go to the tour, the outside looked pretty nice the pool area was nice but I noticed an empty beer can inside of one of their plant pots when you first enter the building towards the pool, now if your charging 2k a month rent the complex should keep its name of luxury and make sure people aren’t just trashing a nice complex... moving on... I was taken to an empty unit that I would actually be able to move into . The hallways were pretty dirty but whatever it’s an outdoor type of place what do you excpect? While looking around the apartment I noticed a dead roach in the bathroom. Red flag right there. But I was like okay maybe they just need to spray . My only issue was it was a smaller roach and not on the first floor which means there’s more. I was immediately turned off by that. Good luck if you signed a lease here.
I have lived here 1 year and all I can say its that is the most unsafe place I have ever experiencedMy Trek bike was stoled from the bike room, it had 2 chains and both were cut. We called the security officer and he told us that a few more were stoled and reported to the Pembroke Pines police station. Throughout the last year there were apartments break in and lot of vandalism. The gate is 70% of the time broken. So anyone can enter to the community.The apartments are beautiful but pricey, 1/1 $1770 including $40 of water and sewer. The amenities overall are well maintained just a few things, the electric key scan doesnt work properly most of the time in the gym door. The spinning bikes are not well maintained, they are hard, or broken or noisy
I have been living here for the last nine months approximately and I really expected more from this complex, its management and staff. When you see the word Luxury in the name, usually you assume that the monthly lease fees (that are not cheap) come together with a superb customer service experience which unfortunately I have not found (with only one exception). Late maintenance orders fixing, bad maintenance of the common areas of the building where I live, the garbage area is a complete disaster, people park in your assigned parking spot and there are not consequences at all are just a few examples of what you will have to deal with leaving in this complex....going from Luxury in the name to just an OK regular place to live. They are very strict and not flexible at all with everything that is related with your payment responsibilities, unfortunately it is not a two way street when the ball is on their court...in this case you are supposed to be patience and understanding....very disappointing!
From the first time I came to the office I got a very good service! Ill start off by saying the property is beautiful. The units are very nice. The staff is amazing, they have been outstanding and pleasant to deal with. Another positive experience is that the complex is close to an immense number of stores and restaurant.The only disadvantage is the lack of minimum security that should be offered to residents, it is a expensive place, therefore security is a very important factor to offer to residents. Overall I LOVE❤️the place.
I am not use to write reviews, however this merit to do it to alert others. I just moved out from that place. The apartment was impeccable , except for a small dirt in a master room carpet. They charged me $496.8 for a small dirty spot on the carpet that could be washed out . But they said they changed both carpet ( 2 bedroom) using my money. I am very disappointed with that place. Be prepare to donate money when you lease. Also I spent many nights awake, because neighbors put music out loud all night. Every day I smell Marijuana from neighbors. I decided to moved out that place as soon as my contract turned to the end.I DEFINITELY WONT RECOMMEND THAT PLACE EVEN TO MY ENEMIES.
I LOVE living here!! Ms.Cindy helped me with my move in and it sooo simple and easy. I would/have recommended this place to all my friends and family. If your looking to live in a place where the office cares about your needs this is the place. I had a clogged toilet and called the office and one of the guys came within 3 hours. AMAZING service!!! Will for sure be renewing my lease :)
I recently moved in and have had nothing but the best experience. Cameron Ivory made the process seem seamless... we moved in and without a hitch or bump have become part of this amazing community. Everyone is nice and courteou. The property is very well maintained, always clean and the amenities are always made available. 5 star rating all the way!!!
If you want to live somewhere where your neighbors have access to your apartment move to Town City Center. My boyfriend and I were hanging in the living room when someone entered a key and started opening the door. We ran over and he stated he lived directly above and that his key worked for our door too. This is clearly very scary considering it puts our belongings and safety at risk. We called the front desk immediately simply asking they change the lock but PAOLA was already leaving and had to go, she said it wasnt their fault and that we had to deal with it till tomorrow. She was insensitive, rushed my boyfriend off the phone after barely letting him get a word in, and now refuses to answer the phone. It is actually sad that someone can be this inconsiderate towards this situation. Definitely WONT be renewing the lease... the apartment complex next door is ten times nicer- check them out.
Its an aesthetically appealing place. Staff is very professional and I know them all because each has helped me in anything I need, and the maintenance staff is very helpful too. I dont understand the bad reviews for Cindy as she has always been very sweet by phone and in person and Ive dealt a lot with her so I would know. Also, the manager is very nice and professional. The amenities are always available in times listed and the common areas are always clean and organized. I love the food trucks that come sometimes and the emails we get for special events and gym classes. The sauna is great and the gym. The apartment itself is nice, the only thing I would say is really cheap is the paint.. It comes off so easily that the walls can look dirty. Also, the bottoms of the cabinets and the window and areas in the cieling where a fan would go seem to be open enough where ants and other bugs can come through because of the way its constructed. The first month everything was fine, but after that we had an ant issue for a couple of months which we complained about.. They did try to help, Cindy even came to my apt to look at the issue and was shocked. But even the pest control guy couldnt help. My husband had to buy silicone gel to put on the cracks he could see on the cieling so that the ants wouldnt fall on our bed, so that we could finally sleep in our bed since we had been sleeping on the couch!! Then things were fine for a while until we started getting a few gnats and silverfish.. Which come with humidity. We have a dehumidifier for that reason and are very clean and organized, however a good friend of mine thats in pest control told us they must have a leak somewhere because the silverfish keep coming back... The gnats would come and go but the silverfish would come from the cieling and fall on the bed, and be in my closet, and recently in the bathroom. The first time we had seem them was in 2016 around august and it has gotten worse. Besides the bug issue everything is great..but everyday i see at least two silverfish and its crazy, and sometimes ants still get through the silicone on the ceiling.. compared to other homes Ive lived in where you only see ants during rain season, and not falling from the celing! If they get the bug issue in control this would be a great place to live.
I fell in love with this apartment complex from the first time I viewed it, the proximity to shops restaurants and the fact all are in walking distance was even more attractive, the staff have always been very helpful and they even know me by name which made my interaction with them feeling like homeNo complaints I love it and would recommend to anyone.
The good: Great amenitiesThe Bad ! : 1. No security , several apartments and cars broken into , front gate never works anyone could come in. No security guard on site and the few cops the live here ( our neighbors) are starting to move out , bbq propane tanks have been stolen, Parking lot is always occupied by none residents. We dont feel too safe here.2. maintenance and hygiene: gym missing punching bag ,hallways and doors are in desperate need of a pressure cleaning ! Several bugs including but not limited to spiders have been spotted all over the hallways ! Rats have been spotted at the BBQ area . Maintenance staff come into your apartment without authorization , example my wife was home alone with our daughter and they came in the apartment without even knocking on the door . Bottom line : Not a great place to live in unless All these problems are resolved.Ps you are limited to one cable company only which is not that great .
Customer service is trash, I applied here for a apartment I paid $900 USD for their fees as requested on the form their office staff made a mistake that I had gotten paid bi-weekly when in fact I am paid weekly as a result I was turned down.. my issue is I was told I would have my refund in 6-7 weeks it has now been well over 8 weeks last month I was told the same thing instead of receiving my check I received a letter stating that I was being charged for damages on premises that I had not entered enquiring about this I was told I would receive a refund in 3 days it has now been a month, also Francesca is very rude!
I moved from Orlando and have been living at Town City Center Luxury Apartments for a couple months, The staff here is amazing !! Cindy has helped me with very much in my transition from orlando , she has been very prompt and professional, and I really love the amenities. Over all a great experience.
Ive been shopping around for almost a month. Town Center is the nicest, cleanest community, and has the most amenities. I love the resort/island feel of the community. Natalie has made the leasing process a breeze and always happy to answer any questions. I highly recommend this community.
The property was maintained, for the most part for the two years we lived there, but theres no security and its not a place safe to live . Anyone can walk freely through the complex, parking garages, pool area etc. Theres no surveillance, no cameras, no one in charge to help you. Even the local police explained how they had contacted the owners and expressed safety issues and their concerns. We had two cars broken into, golf clubs stolen, and two bikes had chains cut and stolen while parked in the cage area in the garages. Office personnel is well aware of the issues and have done nothing to remedy the situation. Two apartments were broken into on our floor, and one manager and assistant manager had their apartments broken into as well. If youre going to live in PBP find a more secure facility. With the new strip mall and restaurants under construction within close proximity the issues will only get worse.
The worst place to live. DO NOT RENT! You clearly hear other people in their apartments coughing, laughing, talking. Our neighbors upstairs walk, run, drop things all day and the NOISE is unbearable at all times of the night. The hallways ALWAYS smell like weed. There is no security on site, gate is always OPEN! Our car was stolen from this LUXURY rental community and the association answered by telling us move out. This is truly a nightmare of a place to live, for almost $2800 a month there is MUCH better places to live.
I was delighted to work with Cindy, they are overwhelmed with work of new tenants leasing and showings that whenever you call or put a request in for issues in the apt it never get resolved. When I first moved in I had no hot water to bathe my babies, I called 15x and finally got Nikki she stated its a new place and hot water takes long to come, her response was the most absurd answer when I told her that was just bs to get me off the phone she got very condescending and told me I was being rude. I called my contractor he told me to check the switch maybe water heater off, when I checked it was in deed off!! My ice maker hasnt worked since over 30 days. They know about it and yet no one has come to fix it. I saw the maintenance manager at the clubhouse he said he forgot and that hes drunk right now at a party to remind him tomorrow. Most of the staffs are very unprofessional. Alarms are always off loud that its always startling my baby. When you call to ask whats happening they dont answer. My husband went to the office, Nikki said they didnt answer because everyone is calling! Um try sending an email to lets us know you guys are doing a testing. Weds there were 3 apt break ins!!!! Theres no security! I was told by Cindy at the time of leasing that theres armed police guards. Iv yet to see one. This is such a luxury place with no cameras or security I find that hard to believe. They need security. The leasing manager sends an email stating to call office for a courtesy patrol um how about real guards daily and a functional gate!!! Theres always ppl coming in from the plaza walking in sitting down they dont even live here! Is there a number to speak to someone about these concerns as karman isnt helpful and doesnt care about tenants. If youre new and want to lease they treat you very professional n nice.I dont feel safe at all. Why isnt there any cameras in hallway?? No security? Our rent is $2400 we should have security! And a gate!
When we first moved in, we were impressed with the facility and the staff. It was brand new and half of It wasn’t finished yet. That didn’t last very long because everything is usually amazing and everyone is super accommodating AT FIRST to get you in the door. We have been here over a year as we save for a home and honestly can’t wait to leave. Now it is just another over-priced community who basically allow anyone to move in as long as they have a deposit. People smoke weed and loiter all over public grounds and even though you do not live here you can just walk into the community and have access to the pool and gym and apartments. It’s honestly not very safe. It is not as well kept, the gates are always broken or rammed into, they never uphold any rules especially when it comes to your parking spot and the office is just another office with underpaid disgruntled staff who just seem to brush you off whenever you have a concern as though they have too many complaints to worry about yours. I say keep looking, you can get better service and amenities for around the same price in the area.- 10/19/2017
Living in Town City Center has completely changed! New development for Pembroke Pines - It is extremely expensive for the quality and space - Promises has not kept! So call 3 Bedrooms apartments Smaller then 2 Bedroom apartments. 3 bedroom apartments absolutely has not enough space. Background checks are not being correctly getting done. Pets DNA and other testings are not getting scheduled.Also when you are moving out no matter what you clean your apartment or not they do charge you for Extra carpet cleaning & Cleaning the apartment for extra 150$ and up.Town Apartments makes you fall in love with amenities and trick you with spacing and their charges - just be cautious and make sure read your lease and definitely shop around before you make your decision !
This complex is run so poorly, whenever we have an issue they never come to fix anything, not sure why I pay for maintenance. The neighbors are crazy I’ve been almost broken into twice because the neighbors confuse us for someone else. People that live here are noisy, the walls are also thin so you can hear everything. They never help when you have an issue but as soon as the complex has an issue they are on you. The trash always builds up, this place is a mess and expensive. & I wasn’t told about the construction it’s so hard to get home now and a lot of noise and debris from construction no one should live here
I L.O.V.E. my new luxury apartment. I love the open floor plan living room and kitchen design. Bright track lighting in the kitchen and dinning area. Quality granite in the bathroom and kitchen. One bedroom has a walk in closet and the other bedroom has two closets adjacent to each other. Light dimmers in the bathroom. Its all the little things that I love and make this place pleasant to live at. I cant wait for the gym to open and swimming pool area.
This entire experience of moving has been a breeze with the help of Christopher. I moved from Maryland to Florida with ease. Christopher went above and beyond to make sure everything went well. I wasnt able to physically visit the apartment, but he FaceTimed me to show me the property. If you are interested in leasing with this property go with Christopher. I could not have asked for a better move. Also, thanks to the entire staff who have been a pleasure.
If zero star was an option that’s what I would rate them. Don’t waste your time or money. You’ll regret it. Trust me! I wish someone was honest in their review of them two years ago when I rented from them. I would NEVER RECOMMEND TOWN CITY CENTER. They need to remove Luxury in their name.
This complex is all smoke and mirrors. The apartments are aesthetically nice, but the materials used are extremely cheap and break often. More alarming is the safety factor. The gate is broken more than working. There have been several apartments and cars broken into. It seems like there are police on the premises at least once a week. I dont know if this is indicative of Pembroke Pines or of the development. I would not recommend this area.
Town apartments are beautiful ! Everyone that comes over falls in love with my apartment and the way it is set up. The landscaping is beautiful and so is the pool area/gym/club house. They keep this place VERY clean !!!! The only reason I didnt give this place 5 stars is because the walls are very thin . I could hear my neighbors kids.
Moving in was a pleasure once your in its a different story. None of they policies they put in place and you sign on lease are upheld ... dont bother paying for additional parking I have for months and anyone can park anywhere. For seven months Ive paid this fee only to have to carry groceries flights down or circle looking for a space when it rains. Your safety is not their priority .. gates are left open, outdoor lights are off leaving walkways pitch black. Pests are left dead for days and even when they email back someone will be over immediately still they need an entire business day to get it done. Reporting to management or property managers will actually accomplish nothing either . They hold you to your lease but deliver none of the promises they promote . Truly disappointing expirience looking forward to my lease being over

He was very imformative! moving here has been the best decision i’ve ever made, it was nice to get out of miami, there is so much to do in Pembroke Pines, you literally have everything within a mile radius, parking is no hassel because it’s assigned which is important and trash is included! Realtors *BE WARE* you will not get paid by Town City Center unless you have a commission agreement signed by them.. They promised me a commission in the amount of $1,500 when I registered and brought a tenant to them. Such tenant is living in this complex since July 11th 2020, 90 DAYS AGO, and they havent paid me :-( I have send numerous emails and made many many phone calls including to TRG management. They do not want to put me through the supervisors voice mail nor give me the supervisors phone number nor give me their email. REAL ESTATE AGENTS MAKE SURE YOU HAVE A COMMISSION AGREEMENT SIGNED BEFORE BRINGING TENANTS TO THIS PLACE.
I had one of the worst experiences in this community, similar to Francisco Javier Cardona experience. Lease Office here wants to rent apartment but they are not honest. I did not renew a Lease and I moved to City Center on 7th, which is next to this community and has a better price-value relationship. Do not trust on people who run this property.
STAY FAR AWAY FROM THIS PLACE! Visiting a friend that rents a 1/1 for 2000. He owns two parking spots. I’m parked in one of them and get my vehicle towed. I was parked for less then an hour. We spoke to owner of the complex who just so happens to be our next door neighbors. Not only did they ignore the fact my friend owned the rights to the parking spot but worse were extremely unprofessional and rude and upset I was a visitor. In short, she called and got my car towed for a prarking spot registered to who I was visitong

Have lived in many places and now am living in Manhattan NYC. I cant say enough on Town City Center community! The apartments and its amenities rivals New York standards. Still with high quality, Town City Center seems to me, that it would be a great place to raise a family without giving up quality of life!
This community is beautiful. It has a lot of amenities. The only issue is the Leasing Manager. Cindy is very unprofessional. She makes a lot of errors and is slow at doing everything. If you deal with her, you will need to apply months in advance to get anything accomplished.
Im a current resident here and all Ive had is a bad experience. All of the staff here is messy they dont know how to properly run the apartments. The gates are always breaking and they key to access all of the amenities never work. Ive gotten home at 1 in the mornin and I cant even access the building which is ridiculous because we pay rent and yet we cant eneter our home ,because the gates wont open and the staff knowing that nothing is working they close the gates and thats when residents cant acces the building. When that happens you have to wait until theres a car coming out so you get in and if you want to use any of the amenities you cant because nothing ever works. This issue hasnt just happened once but multiple of times it pretty much happens every month and thats very upsetting.
I can no belive this place. my sink broke 7 months, rats in my place - garbage all over. my son have his toy stolen - the manger say it not their probelm. why you no care for us? we pay good money here to be treated like dirt. now I lodse my job and they say we must move out if we cannot pay rent for 1 month, 1 month.it makes me so angry that this place take advatage of people and they have violence all the time.
Ive been in town city center for over 2 years now I cant get past the quality of service as a resident and the facilities are always kept clean and the staff is what makes my stay and living situation that much better. I moved here in hopes of finding a relaxing safe environment to live and I succeeded, thanks to the staff and management my living situation is very enjoyable. So thank you town city center.....

Really after one week living in that community was a NIGHT-MARE themanagement never take a call for repair or nothing all times ask to live message, they never return. But the worst is security, not even one week that we live there when they brake into my apartment, destroyed the front door, dont took any thing because I got an alarm in I been notified in call the police immediately. That place from out side is a GOYA, but from insideis the jail. In the pool area people smoking marijuana.You can feeling the smell. In general that place is a real JAIL. in NIGHTMARE.

The amenities here are absolutely awesome! The staff, what can I say. So supportive...really go the extra mile to accommodate you. The tenets here so friendly extend themselves so much that you feel your living in the suburbs. I highly recommend this place to call home.

Stay away from this place, we’ve been living here a year and there’s nothing luxurious about it, there’s always trash in the hallways, trash always overflow and oozing liquid into the parking lot which makes it look really bad for a “luxurious place” and there is no security and multiple break ins in cars . Definitely not your best option .

This place is a joke and there staff is horrible..if i could give them less then a star i would... A gentleman by the name of cameron let us to believe we were getting our deposit back after changing our minds about staying there...he told us 4 weeks and the money should be back in my account a month later nothing i call and a lady tells me they dont give back the security deposit...This place is just out to get your money...and one person says one thing and another person says another thing.....its sicking....i feel sorry for all the people who have to deal with there treachery once you move in...they act all nice at the beginning but when its not in there favor they switch up..
Terrible customer service, we had an appointment for Saturday and they canceled it, they changed it for Sunday 2:30 pm we arrived and they told us that we did not have an appointment that the person who was going to show us the departments got confused and did not register the change of appointment. .... The person who is at that moment in customer service, Francesca Dias, gave us a terrible service, did not want to help us or give a solution that her coworker did not do what she had to do ... apparently they do not care that the apartments are rented ... A very bad experience when visiting Town City Apt. Wasting our time on rest day ...

2022-01-20I just moved here a little over a month ago and I am so happy with my decision. The location is perfect, surrounded by shops and restaurants. Everything is so close by. From day one Francesca has been amazing. She helped me through the whole process and has been so nice and patient. Any questions I have she answers them in a timely manner and if any issues she gets them resolved super quick. When I moved in some things needed to be fixed and Carlos in maintenence was wonderful. He was very sweet and friendly and had no problem taking care of things that needed to be done.

I just met a member of the new team; Richard S. who so far has shown to be a class act professional with real concern for property and tenants. I am hopeful he represents the new managements way of doing business and things will significantly improve. The community has great potential and I truly hope they turn things around.

2022-07-14Im not sure what is happening with management but it was recently changed from City Center Apartment to Arabelle by Brainbridge management.We are in the process of renewing our lease and it has been awful. The online lease had glitches and we were not able to electronically sign which prompted us to print and physically sign and turn them in to management. A few days later, the manager resigned and nobody took responsibility with our signed lease. The online lease still has glitches and we were not able to sign our renewal for more than 1 month now.My husband and I both work in the hospital with horrible hours so we are never able to talk to management in person.Management has serious flaws and they need to really correct them dealing with legal documents.

2022-03-03If I could give this place 0 stars forever, I would. I don’t understand how you expect people to have guests come over but have only 4 parking spaces where the cars never leave. The people who park there are residents themselves. Tow my car for no apparent reason as well. Charge so much in rent but can’t afford to even get the gate to be fixed properly. Plus the price for a 1/1 is overpriced, your better off living somewhere else .

2022-05-04Not a peaceful environment. Very loud neighbors especially at night 7 days a week. Loud conversations, yelling, stomping, loud music & constant door slamming. Have had this issue since the second weekend we moved in. Seems there is no resolution other than to move out. If you visit during the day it seems nice and quiet but once your moved in (especially at night ) you’ll notice how loud it really is and unfortunately your stuck with a year lease. Not a place for you if you enjoy peace and quiet.

Beyond helpful in the pursuit to find me an apartment, did a walkthrough and was very informative and provided timely responses on all questions. If you want to move here I 10/10 recommend asking for her. The experience was wonderful and will recommend this complex to friends simply for the customer care.
