I’ve been living in my rental for about 8 months now, and so far this has been the best company I’ve rented from! Reasonable pricing, quick & easy move in, attentive with maintenance requests, and there’s an easy-to-use website to pay rent/make maintenance requests on. This has truly been the only company I’ve rented from that I feel like actually cares about their renters, and they’re not impossible to get into contact with. Would 100% rent with them again.
Tarina was helped me find a very cute apartment in my budget. She was kind, informative, patient, and very knowledgeable. She helped in every way possible. I couldn’t have asked for a better experience.I have since moved in and placed a few maintenance orders (nothing big, i.e cabinet hinge broke) and Amanda helped to schedule a time that worked in a timely manner. Magic is Centerbeams maintenance guy and he seems to know what he is doing. So far, so good. Will update with move out experiences.
My mom was on the search for apartments. We met Michelle. She seemed nice. We looked at 3 apartments, and never once was told that the application process was based SOLELY on credit, or we would have not even wasted money to apply. My Mom has been at her job for over 8 years, no evictions, makes plenty of money (over 3 times rent) and has no pets but had a few years married that messed up her credit. They denied her, and refused to give her a copy of her credit report, which is 100% illegal. (We will be contacting an attorney, and the better business bureau) When she inquired about her score, Michelle said she couldn’t discuss it, but told her a lie as to what her score was. (We checked both credit companies, and her score was at least 20-30 points higher on both than she said. Which would have made her qualify for approval.)That’s not the worst part. They make you pay the deposit to hold the apartment before you even do the application; so if you get denied they cash your money order, and give you a check that only their bank will cash. But if it weren’t for Michelle, my mom would have had to wait the entire weekend for her money, they don’t care that they have $1000 of your money.I drive past this place every day, and swear I will never use you as property management, or anything for that matter, and tell all of my friends, family, and coworkers about what’s happened. Your business practices need to be reviewed and audited because this isn’t how things work with other places. (Believe me, we’ve been on the lookout for months going through the motions. Luckily she found a place this week, no thanks to centerbeam.)If I could give this place negative stars, I would.
Janet Lawrence is the ABSOLUTE best property manager I have EVER dealt with!! She is super nice, understanding, and a great business woman overall. I started my lease here when San Marco Properties were managing and I HATED it, so much to where I was about to pay a lot of money to break my lease! But then the new company came and I loved it , they completely changed and cleaned up the neighborhood. I cant thank Janet enough. I did not renew my lease due to a family member that I needed to help out. But now I am looking for apartments again and will definitely be moving back with them.

I moved into one of the remolded townhome from one that wasn’t remodeled.the move was only 50ft different. But Boy was it a different the new place is fabulous everything is new from the appliances to the floors and new carpet. My manger was awesome (Jeff) he was very patient with me it made the move comfortable.. the townhome looks upscale and clean outside and inside. I am very pleased.Regina
I’ve never experienced anything worse than dealing with this property management company. My husband & I are landlords, & we know how this is supposed to work. We use property managers that actually get things done, & we would love to see this company receive the proper training so they can do their jobs effectively.*update - after our conversation, if you guys think the only issue we have is our HVAC, my husband & I honestly don’t know what else to tell you.*another update - we were charged for removal of items that we ended up having to leave behind that were not even removed & that the homeowner was completely unaware were still at his property. We had someone who was coming to pick up the elliptical, futon, & the table + 2 chairs, but they weren’t able to come at the last minute & we had no choice but to leave these items & let you all know why. The homeowner is having to remove these items HIMSELF & we want our money back for what we were charged to remove them.Do you guys care at all about your clients? We would love to see you guys receive the right training. We know you mean well; we just don’t understand the incompetence...
Ashley went above and beyond and took care of things that a realtor would not normally take care of, such as helping me find a lender, an inspector and an insurance company for my home purchase. She was extremely professional and helpful and I highly recommend her as a realtor. Also, very happy with CenterBeam Real Estate as a company and what they provide.

Jennifer Grunewald has been my realtor twice now in the last 2 years. First in helping me find a home when I moved to Jacksonville. Then recently selling my mothers hone. She is professional and knows the market. We sold the home for more than what we had expected. From start to finish she handled everything. CenterBeam Real Estate manages my rental property and I have had the same tenants for two years with out any issue. They make it so easy, the property managers are always accessible and reliable if any issues come up. Highly recommend them if you dont have the time to keep up with your own rental properties. It takes a lot to make me want to write a negative review, as Ive been a business owner and I know how much a good word of mouth between customers to potentially new customers is so important to keep the business alive. When you call in regards to seeing the availability of a house you have listed and the young lady whom I spoke with doesnt have a clue as to how to have a customer service voice or attitude and ultimately failed at being polite, quite disappointing! I would have loved to have asked her whether or not if there are any houses potentially for sale instead of looking at houses for rent but as she ultimately decided to hang up on me before I could even get the words out of my mouth!!! I will not refer anybody that I know of to do business through this business. Thank you Miss Jennifer for totally eliminating the possibility of potentially having a new commission sale since thats what your paycheck is based off of.
I had a great experience while living at a complex under the management of Amanda at CenterBeam. Whenever I had a question she answered within the hour. If I had an issue in my apartment she had someone out the next day to fix it. Always very professional, quick and fair. I have missed not having her as my property manager!!

Last year I was scrambling to find a place for my growing family to live. I met with probably twenty property managers and visited what felt like a billion properties. Then I saw the banner advertising newly renovated apartments on Old Kings road in the exact neighborhood I had hopes of staying near with my job being on Baymeadows. I made a phone call and the process took about 3 days and we were MOVED in not just added to another waiting list. The staff at Center Beam was friendly, caring, helpful and accommodating. They are always fast to respond to any problems we have had and they dont rest until a solution is found. I am so thankful for how supportive they are it takes the stress from my shoulders. I was very interested in renting a home with this company, however my experience with one of the realtors (Kylie) was not great at all. From our first meeting she didnt introduce herself to us, she seemed very annoyed and wasn’t very thorough on anything regarding the home. I ended up not going with this company due to the way she handled things.

Jen took the time, on my schedule, to find us a home in 2015 and we were so impressed with her work that when we sold our old home this year, she was the only agent we considered. I have lived in the same apartment for two years that was privately owned and barely maintained. Its always scary when new management comes in! However Janet and the owners have done great things The units have received a facelift - remodel and kinda out with the bad (if you catch my drift .I personally have been trying to buy my first home and it has been a not so fun nightmare roller coaster ride .Janet the property manager as well as the owners have been above and beyond gracious and understanding!!! As I am still looking after a three month contract fell through due to the owner not even having a clear title on the house I wanted! I have bragged about these people to anyone who listened and would recommend them to anyone:) THANK you guys so much I hope to be in a house of my very own soon.
It’s the midst of an epidemic and I am very happy with the service from CenterBeam. Ashley made the leasing process very easy and smooth and followed up along the way to ensure everything was good to go. Khoe is working remotely and was quick on answering all my questions. RUN AS FAST AS YOU CAN. We were excited to get a recently fixed up place, since theyd recently acquired the property, but things quickly started falling apart. Some of the floor boards were loose (they seemed like the cheapest materials possible), the hot water in the shower didnt work and took WEEKS for them to fix, the A/C went out TWICE, and the bathroom window actually FELL OUT OF THE FRAME. The solution for the window? A WOODEN PLANK. It took us WEEKS to get an actual glass pane in the window and even then, it didnt seal properly and caused the room to be uncomfortable and probably contributed to the MOLD that began spreading from the windows. In several instances, we called a problem in, came back to find no progress, and when following up with our property manager, were informed that she was told the problem was fixed. THEN, when we were relieved to be done with the place, it took MONTHS to get a response about our deposit being returned, and they had the nerve to tell us WE owed THEM money, because our $750 deposit wasnt enough for a few scuffs on the wall in one room ($1100 just for touch up painting?!) and were charged a fee to remove remove air filters. Seriously? Oh and dont believe anyone if they try to tell you theyve done better recently. We ran into an old neighbor whose A/C had been broken for MONTHS and was offered a consolation prize of a (heavy) portable A/C unit which I can tell you from experience does nothing but somewhat cool the area immediately surrounding it and does nothing for other rooms. This is the WORST experience I have had with a rental unit.
I can honestly say I NEVER leave reviews, however this time I have to post about the tremdous help I recieved! I am currently deployed and between the time difference and distance it has made it very difficult to lock a place down in the area that I have wanted. Not only from other personnel getting to them quicker, but also property managers and landlords not willing to work with me because it is more difficult. However, that is NOT the case with Michelle at Center beam! She made the process of locking a place down for me extremely easy, along with being very professional and super nice while also understanding the difficulties to easily get associated paperwork to her at times. If you are looking for a place hassle free, contact her!

Beware of hidden charges.They charge money from security deposits to clean the apartment (regardless of if you clean it) which I think should be paid by them. Its barely mentioned in the lease agreement.They also charged me for the things I didnt break. Think of your security deposit as rent thats going to be charged after.Maintenance would happen at slow to average speed, I had to remind them of issues multiple times.
Worst experience I had in town they have one property manager named Janet Lawrence she is totally unprofessional doesnt know how to run a business in threatens tenants with 30 day notice if they complain about conditions in apartment. They treat tenants of color, including myself with bias and discrimination by kicking them out and not fixing things in apartments. Also, they are good liars and are always trying to cover up for their lies with excuses for why they treated people like garbage.

After speaking with Cristina about managing some of our investments properties I have been advise to steer away from certain neighborhoods and she suggest that a good property management company should not provide services in 32208 and 32209 zip code. And I should not waste my money in these neighborhoods. Some one should explain Cristina and Center Beam the meaning if Discrimination and the meaning of Steering. I would not do business with Racist.

Only place that responded when I was looking for an apartment.I forgot to leave a key for my dog sitter and they had a new key made and left in a lock box within 3 hours.Maintenance is very friendly and quick to fix any problems.

2022-04-05When we got our place in Orange park it was tough finding a rental. You would think in that situation your stuck with mediocre property managers. NOT THE CASE AT ALL WITH CENTER BEAM! It’s been great here the response time is quick service is great. Courteous and kind. I pride myself as a great renter as I am a mechanic and handy around the house. Mostly cause I couldn’t depend on good help. I love calling them up now it frees me to take care of the lawn and do my own projects.

2022-04-13I really enjoyed renting from them for the short time I did. Very friendly and caring. The couple times I had a maintenance issue they got right on it, and unlike most places that try to charge you for every little thing when you move out they did not. I had to end my lease early and they worked with me on paying them the money I owed. If I ever were to move back I would for sure rent from them again!

Top to bottom, bottom to top, ALL STAR human beings, that extends to their careers. Manager Mrs. Logan Woods, Assistant Manager, and Owners, makes you believe in people. I’m pushing for someone from Centerbeam, to run for President 2024! Superior upkeep, neighborhood, response times, and effortless paperwork, and transactions. The best propery I have EVER stayed at. 2022-02-08As an employee, its tremendously exciting to be able to work for a company that deeply cares about its clients. Renters will have occasional maintenance issues, owners may have unexpected expenses, but seeing the intelligent staff always striving to make prudent decisions in their best interests makes me proud to be a part of the team. Its great to be able to see the company grow throughout the years, continually improving our processes and use of metrics to deliver better service, prices, and results to our customers. I also had the unique pleasure of being both an employee and customer. My wife and I personally used Katie from our newly formed sales group to both sell our existing condo and purchase a new house this year, and our expectations were exceeded from start to finish.

2022-05-03I’ve been living at a centerbeam property for almost a year. We’ve since had water damage, no heat, and our staircase has almost collapsed. The only thing they “fixed” was the staircase, after almost literally begging them to come out. The water damage however is still present, and I pray there isn’t a hurricane that comes through this year.

2022-06-27I enjoyed renting under Centerbeam. We would have still been renting if we didnt need a bigger place and the rent became a little pricey but other than that, it was a very good experience.

Rarely do we need to contact them, but when we do, they are always quick to respond and address whatever the issue may be.A special thanks to Amber in particular. She has gone above and beyond on several occasions, making sure our maintenance requests are taken care of asap, then following up after the fact to ensure were satisfied.
