When you recommend a professional, you always want reassurance that the recommendation will be well received. At the end of the day, Joshs firm sold my property in whats generally considered to be a tough market. There are a few things the firm did to get the property sold, with specific high value in the following;- Great staging and suggestion to paint the interior a single bright color- Helpful support from a referred plumber and pest control professional- Their roofer (Joe S) came out on a Sunday to make repairs, much appreciated- Ben Stafford in the office provides terrific support- Juliet held a handful of open houses, and attended showings timelyThat said, there are some areas where you should be more aware than I had been;- If you want Josh to represent you, discuss what his involvement will be. He delegated all responsibility to Juliet, who I had declined to work with when she made a pitch to get the listing months earlier. I paid a full 6% commission to get support from Josh, and I never would have offered a full commission had I known that hed defer everything to Juliet- A number of things were missed unnecessarily, including their failure to show my property on Joshs website (until I noticed the error), and a failure to market an open house (again, I pointed this out to catch their error)...You have to double check their work- Their promotional materials emphasized innovative signage and marketing as differentiation points, though I did not observe any difference- Their recommended painter (very nice guy) was less than ideal as a painter. He splattered paint everywhere, and charged far more than standard rates. I used him at their recommendation, but I question why they use him- I never felt that they cared about my best interest in selling the property for a maximum value. Juliet comes across as more of a home-shower than a home seller. From the beginning, they pressed me to reduce the price to a below market rate. Even after an offer was made and a home inspection was completed, Juliet pressed me to reduce the price further rather than fix minor issues. I did not observe quality negotiation skills, and my negotiation skills made it possible for them to maximize their own commission- On the day before the closing (5 PM), Juliet failed to attend the walk-through with the buyer and buyers agent, apparently because she was at a football game (a 43-0 game, where she apparently stayed until the end). As the seller, I did the walk-through.Overall, I am satisfied with the fact that the house was sold. I would not go out of my way to recommend their services.

I worked with Dayanna to help me find and close on my first FL condo. I bought my first house in Chicago in the late 70s, and have been buying property ever since, so this wasnt my first rodeo. Most of what I owned had been in CA and while there are some similarities, Dayanna, quickly schooled me on the nuances of purchasing in FL. We first interviewed realtors to determine who was the most knowledgeable about the area and our type of house. We immediately knew that Josh was the right choice. He was enthusiastic about the process from the front door. The pictures were phenomenal. They were so good that we wanted to buy the house!! The comp houses were just that: comp houses. Not new construction, etc. We immediately received an offer that right on the mark and were moved and closed within 30 days. When we complained about how fast the process was—he told us that it was a good problem to have. I met Josh via a Zillow message inquiry associated with a property in Ft. Lauderdale, FL. He called me within two minutes of my inquiry. I told him my wife and I were moving from Dallas, TX to Ft. Lauderdale and needed a real estate agent to 1) find a 2-month rental while my wife and I searched for a permanent residence and 2) help us find a permanent retirement condominium. I provided Josh with our parameters (price, sq ft, location, etc.). Within one hour, he sent us a Compass database collection with properties that met our criteria. Before we arrived in Florida in early August, Josh had found us a 2-month rental in a new condominium building, 90 steps from the ocean. Over a 4-week period, Josh showed us every condo property from South beach to Central beach to North beach that matched our criteria. What we quickly discovered is that Josh is extremely knowledgeble of all the properties in Ft. Lauderdale. He was not in this for the quick sale - he dedicates himself to client satisfaction. Josh was very patient with us and pointed out the +s and -s of each condo unit he showed us. Josh never waivered on his commitment to find us the best place at the best price and that met our needs. During this 4-week period, Joshs wife gave birth to their first child and he balanced his commitment to us with his need to be with his wife and new baby. 2022-05-20Josh helped find our first home in southern Florida. Relocating from Boston was stressful but Josh helped make the process easier. He knows the market very well and is a great negotiator. We gained trust quickly in Josh during a trip down to Florida to explore different properties. During that trip, Josh dedicated much of his time to us to make sure we found our dream home.Our favorite aspect of working with Josh is that we never felt like just a number. He was responsive and attentive, regardless of the time. Our newly built home in Florida had several delays due to Covid supplies and city delays which made the entire process even more stressful. Josh helped keep us grounded and focused throughout the ordeal. He even had his team coordinate with our movers as we could not be in Florida in person for the official move.Josh and his team are top notch and truly value their clients. 2021-10-21Josh and Vinnie were amazing - we called them on a Friday, Saturday and Sunday we saw approximately 15 houses, and Monday we bought one were in love with. They were responsive, knowledgeable and huge allies throughout the process. Josh is an amazing advisor, advocate and has the area wired - he knows everything, including great recommendations for service providers. It was the easiest, most pleasant house buying experience weve ever had. Well be using them for all our real estate needs in FL.

The firm is highly experienced in beach and inter-coastal South Florida properties. They know the ins and outs in navigating the market for their clients and know how to protect their buyers from issues that may not be apparent to the ordinary person (as was the case for me).
