Our family had a unique situation that required us to find a rental in a few hours of arriving unexpectedly. The Duncan Team was very accommodating, responsive and helpful. The process and service was very simple. Our rental was very clean and had everything we needed. Will be utilizing Duncan again for our next visit to AMI.
Rented a beach front vacation home on Anna Maria for April of 2021. 2 hours before we were to check in Duncan Real Estate staff called us and said that the home was not available. A Classic IMO Bait and switch situation. And if you look at their reviews from past rentals, it was NOT the 1st time they had done this to a customer. They offered a very low rent home in exchange and indicted to us, that our rental would be free because of their screw up. Their staff, a woman with a British accent, told us it would be free. She indicated it would be free 2-3 times. We in turn found a similar home, were told by their staff it would be free, they rented it for us. They paid for it. Because they indicated that the rental would be free and covered by Duncan because of their screw up.We stayed in the similar, but NOT on the beach home.On return home, we were told No the home was not going to be covered by Duncan. After numerous attempts to contact Ms Darcy Duncan to explain our situation and discuss what her staff had promised, she instead put her lawyer on us. Mr Garret Barnes. He of course threatened us with legal action, was rude, and used very threatening tones, he probably will take legal action, based on this review. Everything in this review is true. Darcy Duncan and Duncan real estate did not hold up their end of what was a legal contract for a beach-front home and they reneged with 2 hours before we checked in. I would NOT ever trust them again. EVER. Please do not let them ruin your vacation.
Duncan took great care of us at both 7th Heaven (longboat key) and Sandy Toes on Bradenton Beach. Any issues were dealt with quickly. Condos were in excellent shape! Pictures were accurate. Well be using Duncan again when we return to the area :)
We are very happy with our stay,house was nice and well maintainedhad some issues with the keypad lock but one called and duncan took care of the problem right away.over all we had a awsome time thanks Duncan team for your service.

We just returned from a wonderful vacation on Anna Maria Island. We rented Island Gem B on Magnolia street from Duncan Real Estate, and were very happy with the whole process. Sybille was very helpful and responsive thru the whole process. When we arrived there was a nice welcome package with lot of information about the island. The place was very clean and need, linens and supplies were perfect. The pool was a great added feature for the days we didnt go to the beach. The backyard grill was great for cooking the fish we caught on our charter trip. We could not be happier with the vacation and accommodations. We were centrally located to great restaurants, shop and the great pier where the kids could fish at night and the adults could enjoy a beverage and live music. We will definitely be returning and using Duncan Real Estate.
Duncan Real Estate made the rental process from start to finish seamless! We will absolutely be using them in the future. The property we rented was Pelicans Nest, it was perfect for our family of 6 and only a 5 min walk to the beautiful beach!
Island Purchase June 2021Darcie Duncan is nothing short of AMAZING! We were purchasing our first-time island dream home from out-of-state, and Darcie facilitated the entire purchase process from start to finish. Her personal knowledge and expertise of the island properties made our experience flawless. She made us feel welcome and appreciated. Theres no one Id rather use than Ducan Real Estate!
My family had such a wonderful and relaxing time had at Beach n’ Bay!! The place was lovely, had plenty of room and the owners had thought of everything we’d need (and more) for our beach vacation. It was extremely clean, also, which was a big relief because of Covid.Having the screened in porch was a perfect extra hang out area and a nice place for coffee every morning;)As much as we loved the inside, the outside was our favorite spot! The pool and spa were amazing!! The kids loved the extras details - the ledge with Adirondack chairs, table and umbrella and the area that had a built in table and bench. Relaxing in the spa was so nice while the girls played in the pool! Also, there were beautiful blue lights that lit the pool at night! This, along with lovely landscaping and other accent lighting, made for a very magical atmosphere!The location couldn’t have been more perfect! Only a 2 minute bike ride to the beach and close to all of our favorite restaurants!We definitely want to rent this ideal place again and have recommended it many times already!Duncan Real Estate was also very easy, friendly and helpful:) An overall wonderful experience!
This is our second year visiting AMI. Our 1st Summer we booked through Airbnb. Once we found out that Duncan Real Estate managed the property, we booked through this this Summer. Our experience was much more person than with Airbnb. Duncans customer service is excellent, and their staff is very informative and friendly. I highly recommend Duncan for vacation rentals in AMI.
We had a GREAT vacation at Marmalade Mermaid! The house was so cute, so much more than the pictures! The walk to the beach was so quick and easy. The bathroom in the smaller bedroom needs attention but wasnt a deal breaker. The swim spa was a nice addition but we are beach people!Ducan Realty was awesome to work with. I contacted them a few times to get ideas about the island because it was our first visit there and my baby had an 18th bday during our vacation. They were always quick to respond with helpful information.Our family would for sure stay in Marmalade Mermaid and rent from Team Duncan!
It would have been a 5 if the king bed mattress beyond its useful life.Other than that great location, walking distance to beach and restaurants and pool was an added benefit.

We recently stayed at the Blue Coconut Bungalow in Anna Maria Island. Originally, we looked at booking through Airbnb because they are a known brand and we were weary of using a local vacation rental agencies. However, after reading the reviews on Google we decided to book using Duncan. We were happy that we did. The price for booking through them was substantially better. The process of booking was easy as we went through the website and was able to get everything done electronically within a day. The place was clean, beautiful and perfectly located. In fact, what we thought was a long walk from the beach was a short 5 minute walk. The checking in process once there was easy as we were texted a door code hours before we arrive. I was able to text Duncan during the whole process and they were super responsive with regards to texts highlighting any issues that we may have had while at the property. We plan to us Duncan exclusively for any vacation bookings on Anna Marie Island going forward.
We booked a vacation rental through Duncan Real Estate for our spring break vacation. The booking process was very easy and the staff was responsive to any questions we had along the way. While we were hoping to check in early we understood this was a busy time for them and they still met the posted check in time of 4:00 pm. The house we rented looked just like it did in the pictures. We rented 513 North Bay Cottage. We knew from the pictures that the furnishings and decor was dated but we also knew we wouldnt be spending that much time in the house. After all its spring break. The toilets and showers worked. The beds were comfortable. The knob on the dryer was broken but all of the appliances worked. So for our indoor needs everything was fine. The back yard/pool area were amazing. The pool was a wonderful place to spend the day relaxing. This was our 3rd trip to AMI and our first using Duncan. We will be back next year and would be more than happy to book with Duncan again.
We booked a one week rental and were very impressed! Excellent communication. Very clean rental. Pool was adequately heated. I will definitely book with Duncan again. Top-notch!

We rented a condo on Anna Maria Island through Duncan for a week with family. The property was very clean and was decorated with a lovely beach theme. We loved it! The service was awesome. Check in and check out was super easy. Will rent through them again!!

Our family rented a lovely house from Duncan this summer and we had a wonderful experience. The house was in a very nice location with a great pool, the beach right across the street and very comfortably furnished. It was exactly as it appeared on the pictures.We had a couple of issues with power supply and internet connection in the house, but the Duncan team was always helpful to respond to our requests.
Our family stayed June 24- July 1, 2016 in the Evening Shade property and we had a great time! This location was only a 2-3 minute walk from the beautiful Gulf beaches and in the garage had everything you needed for those days at the beach, including kayaks, a wagon, beach toys and even a pop up tent for shade. We will definitely be using Duncan Real Estate again!! When we had an issue with the garbage disposal, maintenance showed up within 30 minutes to fix it.The only suggestion I would make is that the paint be touched up on a more regular basis, but everything was clean and we felt very much at home.
We stayed at Gerties Beach House - everything was as it appeared in the pictures and description.My wife, son and I stayed for a week and loved it. The location was perfect, we never counted the steps to the beach but it was close and easy to walk with a three year old and beach chairs/umbrellas. The private pool was amazing - we were lucky that the other side was empty the week we were there so we had the place to ourselves.There was a plumbing issue one night during our stay but we received a quick response from the Duncan Real Estate team and it was taken care of within hours.We would definitely look at Gerties again other places with Duncan Real Estate if we come back to Anna Maria Island.
We had the most fantastic stay at Playa Encantada in October. Lovely condo equipped with everything you need and more, situated right on the beautiful, peaceful beach. Duncan Real Estate is the only company I would recommend to my friends here in England. Duncan Real Estate has really friendly staff who are 100% efficient and professional. Duncan Real Estate operate as a team so any query I had from the UK was answered prior to our holiday. Duncan Real Estate offer wonderful service too and go the extra mile. They provide essential items so you dont have to worry about going to the supermarket immediately. They also emailed me directions to the nearest supermarket prior to travel along with lots of fun useful ideas like hiring bikes etc.I will use Duncan Real Estate again.
In one word: outstanding! If you can stay in a beach cottage that actually looks like a beach cottage, why stay elsewhere? Thats exactly what the Marmalade Mermaid is all about: a beautifully renovated house circa 1940s (just guessing) with all the modern comforts of the digital era and all the charm and details of a historic house. The owners have done an amazing job of decorating the place with charm, quirkiness, a tasteful (not cheesy) nautical theme and an eye for detail. This house has it all. The beach is just across the street and you can relax on the front porch swing and enjoy the beach view. The kitchen is modern. The 3 bathrooms are clean and up-to-date. The beds were incredibly comfortable. And our kids loved that each of their rooms had a TV! I would suggest a minor improvement: update the A/C unit or vents in the beach-facing room. It was warm throughout the day (even though we kept the blinds closed all day) and not much cooler at night. The rest of the house was perfect. Definitely coming again next year!
Duncan was wonderful to work with. With our two cats they were able to find us very nice rentals two years in a row. This year we had a few unexpected plumbing problems and they were fixed right away. Any issues were handled promptly and the men that showed up to take care of things were very nice too. Their linen service is a dream. Almost too much of a good thing, but happy to have it. One champagne glass! No problem, they brought us 6 new ones. A cool night, no blankets! They brought us two brand new ones. Thanks for the 5-star treatment!
This is our 3rd year using Duncan Real Estate for our Anna Maria Island vacation rental. Each year we enjoy the ease and helpfulness from the agents at Duncan Real Estate. Making reservations and checking in is very accommodating. Every year the property we rent is always in excellent condition and we enjoy our stay!!!
We stayed at a Duncan Real Estate managed vacation rental called Seagrass Retreat. This house had a great location. However we had some issues during our stay that were all related to the management company.The main issue was the sliding glass door to the pool. It seemed to be missing wheels or some sort of very important part that would make opening the door possible. It was definitely child proof which is a plus but it would be human proof in the case of a fire which is a negative.When we first arrived the house did not seem like the floors had been swept well and the pool was pretty dirty and did not have a pool vacuum. That was ok though because we turned it into a game with our toddler called “Clean the rental we just paid thousands of dollars for” and she just loved it.The weather during our stay was in the 90’s. The instructions told us not to turn the thermostat below 75 degrees and if the AC froze that wed have to pay $500 (I doubt that the VRBO contract said anything along those lines). The AC was not working well because it was definitely not 75 degrees in the house and several of us had issues sleeping because we were so hot. The ceiling fan in my room specifically couldn’t be turned up to high on account of the screeching sound it made. Maybe some people like sleeping to the sound of a parrot being put in a garbage disposal but it wasn’t our preference.The worst part of all of it was that we couldn’t stay the last night in this house as we had planned. The property management company told us after we had booked, months in advance, that we had to leave the house on July 3rd because they couldn’t find anyone to clean on July 4th since it was a holiday. I find it very interesting that they knew in March that they’d be unable to find someone to clean the house in July. Even after cutting our vacation a day short even though we had several family members traveling from out of state, they would not give us an extra hour for checkout. It was nice to have the cleaners waiting outside our door in their running car an hour before we checked out though.In the words of my husband: “I don’t think this hospitality business knows the meaning of the word hospitality!” If the owners of this property are reading this, I hope you consider changing management companies.As Florida natives who vacation at Anna Maria almost every year, we will remember to go out of our way to avoid any Duncan Real Estate properties in the future.
My family stayed at the Surf Riders cottage in Anna Maria for a week, and loved it! It was very clean and had everything that we needed!It is only a very short 3 minute walk to the beach where we enjoyed the beautiful sunsets. Duncan Real Estate was very helpful with any questions that we had. We would definitely book again!
Great company with great employees. Stopped in the office to renew for next year while out for a bike ride. Mentioned a couple minor issues. By the time I returned to the rental issues were fixed!, Dealt with another local realtor for years that was taken over by a national company last year. Total disaster!!! Took 10 days to fix/replace the pool heater!! Had a terrible experience with the same national company with a California rental.Great to deal with local people again. Already booked with Duncan for 2020.
We have been working exclusively with Duncan Real Estate for the past 3 or 4 years whenever we come to the island. The ease and convenience cant be beat. The team is great, very helpful and responsive!
Overall great experience. JP and the rest of the Duncan team exemplified customer service. From sending reminders for upcoming balance due dates, to providing details like wifi access and happily answering our foolish questions, the Duncan vacation rental team were the best. And we loved Breezy Daze .. It was much better than it was represented .. Bigger than we thought, had individual spacious bathrooms, a huge garage/storage area, and a convenient wagon for all of our beach stuff! Pool was clean and perfect for our grandson. We didnt realize how much wed use the screened porch .. for both morning coffee and just before bedtime. The City pier is only a couple hundred yards away for fishing, ice cream and people watching. Thanks for helping make our family vacation one to remember.
Duncan Real Estate did an excellent job of providing the rental, informing us of all that we needed to know about checking in and out, excellent information about things to do and places to go during our stay. The island is fantastic, and the food and sports too much to take it all in on one trip .. coming back again soon ... and Duncan will be the ones to help us.
We rented Hidden Treasure 2. Gorgeous, clean and close to the beach. The duplex was very well equipped. The pool area was amazing. Our family will definitely book there again! Oh and Carmen at Duncan is super pleasant to work with! Great experience all the way around
This was our first time booking a vacation rental through Duncan. I found out about this fantastic team from a relative of mine (from Germany) who books through them almost every year. The rental specialists that I talked/emailed with were very friendly and answered my questions and clearly explained the process for booking a rental. My family and I booked The Villas 2b, and as soon as we walked in, we were amazed with the cleanliness and location of the property. The property was right across the street from the beach, and the condo had a beachy feeling to it. The heated pool was a plus too! The price for the property was also affordable, especially for being right near the beach. We spent 4 nights on Holmes Beach, and we cant wait to go back next year. We definitely plan on booking through Duncan Real Estate again.

Thank you Duncan for another beautiful trip. We are usually there during the summer months, Irma changed that for us this year. November on the Island was just beautiful. The weather was perfect. As usual, the house was amazing and everything we expected. Booking 2 weeks next year, It gets harder to leave every year! :)

Another wonderful Stay on Anna Maria Island. We stayed a week at the Beach Front Escape and also rented the Suite retreat. House was clean and beautiful, and perfect views from all the windows of the beautiful Sunset. We highly recommend Duncan Real Estate to find your perfect Beach home.
Duncan Real Estate was super helpful from booking to check in and beyond. We chose Coral Beach for our stay and the home did not disappoint!Centrally located on the island, Coral Beach is within easy walking distance of numerous dining and shopping options as well as a nicely equipped and maintained public park and, of course, the beach.The home boasts 3 bedrooms and 2 full baths. The single level home was very clean and tastefully decorated with an upscale beach theme. Exquisite quartz countertops adorned the kitchen and the luxurious master bath. The well equipped kitchen included soft close cabinets and drawers behind which every kitchen gadget/amenity imaginable could be found. A separate laundry room with high end, super capacity washer and dryer was a huge convenience. The complimentary starter sized paper products, dish & laundry detergents, and bathroom toiletries were also a nice touch!Our group included 4 adults and 3 children. Plenty of comfortable sleeping and seating options were available. There were 2 separate living room spaces, each with ample seating and a TV. The screened-in lanai had two additional sofas making for plenty of room to stretch out and relax. Combined, the dining room, lanai, and large patio space offer spacious dining seating for 20+people! With a large outdoor gas grill and a superior indoor stove/range combination, there were ample cooking options. Also, Coral Beach has 2 large indoor refrigerator/ freezer combos and a smaller fridge outdoors!Beach access from the home was just a short walk away and Coral Beach had everything we needed. Plenty of beach chairs and soft coolers were on hand to grab and take for some great days at the beach! Sand on this section of Anna Maria Island is white and fluffy with a flour like texture. Surprisingly, the beach was not at all crowded in spite of the fact that we were there peak season.Upon returning from the beach, the private and heated outdoor shower was lovely and made rinsing off before jumping into the pool a breeze! Ahhh, and the pool..... The heated pool and spa were just beautiful. The lighting and seating options were great, especially for nighttime pool parties.Overall, you just can’t beat the location and amenities of this home. Coral Beach is an Anna Maria Island showstopper for sure!
My family has rented from Duncan on multiple occasions. The properties are always gorgeous and well kept. The staff has worked with us to make accommodations when we needed to. They are knowledgeable about all of AMI and their rentals are listed at a great price! I would strongly suggest renting from them!

The rental company of Duncan was awful. The 4 bedroom house we rented wifi and cable did not work. We called and had people in our place several times and then had to wait until end of the week for Spextrum. Again we had to wait for the 3 cable guys to come in and they to fix the internet and cable juat to fi d out the wiring was old and not set up correctly. Not to mention when we called the management at Duncan they did not care and Matt was extremely rude. Rhere are alot of rental companies on the island I would never use or recommend Duncan their customer service was awful.
We stayed at the Lazy Mango for Spring break and it was awesome! The house is very spacious and comfortable. It is only a short walk to the beach, and is right across the street from the Community center if you want to play tennis or work out. I do wish the kitchen had better pots and pans, as we cooked most of our dinners in, but really it all worked out!
We stayed in Violetta Cottage on bradenton beach. loved the house and the area. Quick walk to the beach and quiet neighborhood. Hubby had a great chat with the 91 year old neighbor. Would highly recommend
We rented a very nice unit through Duncan. Prior to signing the agreement, we questioned the available parking and were told that there were two 0wner spaces available and that a motorcycle and small trailer were permitted in addition to our car. Upon arrival, we were told that we were only supposed to park in the GUEST spots and that the trailer and motorcycle were not allowed. After a discussion with the condo president, we were able to resolve this issue. Also, two weeks prior to arriving, we realized that we did not have wifi service in this unit. We were advised by Duncan to call Brighthouse to see about adding that service to the contract.We did that, received a cost and told Brighthouse not to do anything until they heard from us. Unfortunately, Brighthouse called the owners to inform them that we had cancelled their service. Duncan Real Estate contacted us and we explained that we had never given Brighthouse authorization to proceed. Understandably, the owners were upset and decided they were unwilling to let us rent again for the following year. We tried to resolve the issue; however, Duncan would not 1-tell the owner that we were willing to pay the extra wifi charge, 2-tell the owner that they told us to call Brighthouse in the first place and-3 never authorized the change. When we attempted to secure the condo for 2017, Duncan lied to us and said the owner was taking the property off the market rather than tell us the truth. Until Duncan admits to the owner that they were responsible for the mix up, we will not use them again. Not only did we lose the opportunity to renew for next year but the owners lost renters who are responsible and take good care of the property. We advise you to beware of this companys unprofessionalism and shoddy work ethic.
We stayed at the Tortuga Cottage and didnt want to leave once our week was up. The cottage was adorable, the short walk to the beach was a breeze and having our own in-ground pool was the icing on the cake. Weve stayed in lots of rentals and this one was the BEST! If we return to Anna Maria Island next year, we wouldnt want to stay anywhere else! Thank you so much! The Krimmel Family
Our family enjoyed a wonderful week at 208 Archer Way (Déjà Vu) in Holmes Beach, Anna Maria Island. Beautiful home, very well equipped and furnished and a great pool. Duncan Real Estate is a first rate company and we’ll definitely rent from them on our next visit to AMI.
We travel to AMI from the Uk every year and for many years now we have rented through Duncan. We can recommended them very highly for all the help they have given us. They are a pleasure to deal with and were very good at helping us over the difficult Covid period.
Michelle Laade of Duncan Real Estate has now handled our last three transactions, all of them in Bradenton. Very professional while warm and personable, she dealt quite well with the usual issues that come up in buying and selling homes. One of the big issues was our own anxieties, but she kept us on track through her stabilizing and efficient advice and leadership. She works very well with the others you need in such transactions, especially our Mortgage Banker, Wayne Gunter of BB&T Bank Mortgage. Quite the team!
We stayed at the island escape a 2bdrm/2bath unit walking distance to the beach and restaurants. The unit is very clean and updated with everything you need! Very easy check in process and a quiet neighborhood.hope to stay again next year!
Just got back from our first vacation to AMI. We stayed at west o gulf and the house had everything we could possibly have needed for an amazing week. The beach was beautiful, so clear. We saw manatee, dolphins and lots or birds. It was so nice to chill by the pool after a hot day at the beach. Definitely want to go back.
We used Duncan recently for our trip to Anna Maria and were very, very happy. They are courteous, patient, professional and thorough. We will be return customers!
We just returned from our stay at the Blue Turtle. This is our 5th year staying on the island and our 2nd year booking with Duncan Real Estate. When weve had questions and or concerns, theyve always been accommodating, courteous and professional. We are boaters, so we prefer to stay on properties with water access and a boat dock. This was our first stay at the Blue Turtle and the home needs some work...sorry! For the $$$ spent on renting for a week, I was expecting a little more for our money. For example, usable pots and pans are limited...there was only one pan that could be cooked on without the food sticking to it. The one spatula that was there, was burnt up on the end. Tough to flip pancakes with a spatula thats not smooth on the end. There were lots of serving spoons, made eggs several days in a row with one spoon. After, several mornings, I got pretty good at it. The owner just needs to go through what is there, throw out whats not usable and buy a few things the kitchen needs. I know this may sound petty, however we cook when on are on vacation and its important to have pots, pans and utensils to work with in the kitchen. Also, there was an appliance above the oven, not sure what it was, because it was not a microwave...no directions on how to operate it...useless! They need to get rid of that thing and put a microwave in! There were places on the walls that paintings or decorations once were and now is a blank space with a nail and or picture hanger there. The Hot Tub didnt work and we were told that it wasnt a hot tub but rather a spa and it would be additional to get it turned on. Again, for the $$$ spent for a week, I should be able to turn the spa on at night to enjoy the evening with my family and friends. Now that Ive done enough complaining, let me tell you about the good things! The house is in a great place on the island, right down the street from the beach, right down the street from the Pier and right down the street from Jenni and Janes and lots of other great places to eat! Great access on the water to Bimini Bay so if your boaters, you can get right out into the Tampa Bay. Lots of room in the home...plenty of room in the house to get lost if you wanted too. All the bedrooms are big! This home has an awesome Master Suite...loved the open shower with 2 shower heads! Lots of closet space! As a matter of fact, one of the bedrooms has a bathroom connected and you can use that as a 2nd master suite if you were splitting the house with another couple. There is a 2nd refrigerator downstairs to store drinks for the pool in as well as an additional place to store ice for the boat. A/C was nice and cold! They let us bring our Shih Tzu puppy when they clearly didnt have too. I want to thank the owners for allowing us to bring him. I gave the house and Duncan 4 Stars not because we didnt have a great stay and didnt enjoy the home, I just feel like the little details would have made our experience that much better. We would definitely stay at the Blue Turtle again, however I would bring my own plastic spatula and maybe a pan or two:) Also, I highly recommend renting a golf cart...makes your life easier because parking at the beach and else where on the island is limited.
We are currently staying at coconut breeze for the 4th time. During the summer it’s great, but if you decide to come during the fall or spring and expect to have a heated pool (which you pay the extra price for)then go somewhere else! We came in the fall of 2016, and after repeated phone calls over several days of being told “it’s working- just give it time to warm up” it was finally fixed and we finally had a warm pool for the last 2 days of our vacation in which our kids could FINALLYswim. We decided to give it another try over last summer and everything was fine so we rented again for spring break and we are currently here... with a cold pool. It’s now Thursday and yes we were refunded our fee for the heated pool ... but who cares when you can’t enjoy a private pool for the week! We called for the 3rd time yesterday evening (they sent a pool guy out which fixed the problem for a few hours on Tuesday) we reached a call service, she said she would have someone call “very shortly” after I refused to have her wait until the next day (as it was just after 6 pm), surprise surprise no one called. Someone from Duncan did call this morning to address the problem and said they were sending the pool guy out... it’s now 4:30 pm and they still haven’t showed so I’m expecting the same response- nothing! I’m hoping since they respond to the comments on here that maybe they will see this and take it seriously. We spent thousands of dollars on this rental and they are refunding just over $300... very unfortunate. Also, check in is 4pm...on our arrival Saturday we were told the cleaning lady should be done by the time we arrive and had been given the keys at 4 (which they almost didn’t do until they talked to the cleaning lady) we had to wait until 4:50 pm to get in - we were told it’s a busy week so check in time isn’t guaranteed (I would think if it’s a known busy week, hire more cleaning help???) When the cleaning lady left, the rugs were left outside, dishes left in the dishwasher (we rewashed them not knowing if they were clean), a pan in the cabinet still had dirty foil covering it from the last tenant, and that night when my son pulled out the sleeper sofa , there was unwashed sheets and blankets crumpled up on the sofa - GROSS! Also on check in, we were told the grill wasn’t working and asked not to use it until it could be replaced“Tuesday or Wednesday “. Terrible customer service!!! I will say they did bring the grill (a tiny cheap one) on Tuesday after 4 days of our vacation without one... not sure that’s a positive comment but at least they brought something.

My family and I had a great vacation. I highly recommend Duncan Vacation Rentals. The pool was great and the house was spotless. Everything in the house was in good working order.
First let me start off with the place we booked we found online, before paying the reality place $2000 dollars over the phone right then and there. Myself and my husband called asked ALL QUESTIONS ABOUT THIS PLACE WE BOOKED THE ENTIRE TIME WE WERE NEVER TOLD THE PLACE was a duplex with a semi private pool. We ASKED SEVERAL TIMES THIS IS A HOUSE RIGHT WITH A PRIVATE POOL. The lady over the phone assured us it was. We get there to find the place is a duplex. We had made them aware there would be 2 cars there with our party alone over the phone as well. We get there to check in and start unloading to find we are a duplex and will be sharing said pool ( which my family NEVER minded doing). We walk in the unload everything and find the blinds covering the front door had looked to been cut also shredded by maybe an animal. The couch looked like it had never been cleaned (was bauge and looked black) VERY dirty. I called said place to let them know ( from fear of being charged for what looked like a damaged )couch blinds and pillows all had holes in them. I called said place and they seemed careless. After unpacking we head down to the pool when there we found our neighbors who had a party of 8 looking for a place to park. We had 2 vehicles and made this place aware never once did they tell us we were only allowed one. So we agreed to move a vehicle. I again called said place and asked about parking once again. I got a lady that was absolutely clueless. We asked her where on the island could we possibly park the second car so I wouldnt be towed? She responded with no idea. So after getting that response from this place. We drove to the police department to purchase a parking pass that was $25. The pool we shared with our said neighbors, we also got the thrill of sharing it with 20 other people they brought home from the bar with them. EVERYDAY!!! We had a HORRIBLE EXPERIENCE WITH THIS PLACE!!! After my husband arrived that night to see the place he seen it and told me to call them and tell them we would like a refund. THE PLACE WAS A DUMP. Everyone there our neighbors even across from is said the same thing!
Had a great stay on AMI. The house was very well cared for and exceptionally clean. We needed the pool heated, and the Duncan team hopped on it right away. Cant wait to go back!
We rented the Palma Sola Paradise house for our extended family. The house was very accommodating to our needs. The property is well maintained and the grounds are picture postcard perfect. Duncan Realty was good to work with.
Our stay was at Dolas Dream on Bradenton Beach. The location was right off Gulf Drive, 400 ft to the beach, 300 ft to Bridge street. This allowed us to walk to all the beach, shops and restaurants. The house provide more than enough room and the pool was very nice and my 5 year old daughter loved the LED lights that changed colors randomly. We have stayed in Bradenton Beach the last two years and we will book this location again next year. Our stay was for two weeks in May 2016
The process of booking a vacation can be extremely stressful. Duncan made it as simple as possible and our check in and stay were even better. We will definitely go through Duncan again for our next vacation.

Darcy Duncan cannot be bothered to take an upset clients call so when you stop in the office to talk with her I overhear her tell the secretary...t tell him I had an appointment and she slinked out the side door and hid behind the dumpster and smoked a cigarette... bunch of clowns this place...not recommended unless you can sell it yourself... then she’s you gal!

2022-06-17The staff at Team Duncan have always been amazing! Only an email away, they are very professional and prompt in communications, especially Sybille and Petra.When we arrived on the island a little early, they welcomed us into their lovely office, where we met Petra in person. She offered us bottles of water and let us leave our luggage until our rental was ready. Then delivered our heavy suitcases (just to the next street) to our rental to save us having to pull them along the street in the hot weather.Great team and I look forward to dealing with them all again in the future. 2022-03-21My wife and I are both Realtors in another state. With that being said we know what to expect from a Realtor in a transaction. Robyn Hawk was spot on and very knowledgeable about the area and followed through on every step of the transaction. To be honest she did a lot of the listing agents work as well. Our transaction was complicated due to condo docs and other situations with the property. She arranged for us a virtual showing to view the property since we live over 1000 miles away. That showing was about 45 minutes long. She showed us the interior along with all of the amenities the property had to offer. I would recommend her to anyone, she is very competent and just a pleasant person. Robyn follows up to this day with us to see how things are going. 5 STARS all the way.

2022-04-07We truly enjoyed our stay at Island Escape. This condo was perfect for couple’s getaway!! It was clean, beautifully decorated, and fully equipped with cooking utensils plus a gas grill. There is also a nice screened in back porch for dining or playing games. The boat ramp at the end of the street enabled us to enjoy watching one of the neighbors (and team) practice for a dragon boat race. The condo is very accessible, walking distance to the beach and restaurants, but we preferred renting a golf cart to explore the island. Don’t miss out on this lovely condo!! We have already made plans to stay next year! December 2021

Location is perfect for beach access, grocery, and close to all areas of AMI. Great property for large family (or multiple families). Highly recommend property and Duncan.

2022-05-03I rented a week through this company, at Coconut Breeze in Holmes Beach, in February 2020, prior to COVID, for a July 2020 check in date. My husband became ill in May and upon contacting them, they refused to provide any refund after we had paid in full at the time of booking. The company absolutely refused to assist, even though their website states otherwise. Stay away from this company and book elsewhere.

2022-02-15Our stay was such a disappointment! The pictures on the Duncan website for this house are not accurate. Pictures are of this house 7 years ago when we first rented it for 3 months - January thru March 2015! The house is now under new ownership and looks nothing like the pictures on the website. Just stayed at the house and it is in bad need of repair and the inside needs a complete painting. The furniture is completely different. It is old, mismatched and smells bad. The HVAC did not work and the linens provided were dirty and stained. Such a shame as this house was once so nice and has such a great location.
