I submitted everything that was asked of me for a particular listing they had for rent. Well after I waited 5 more days I called to check the status and I was told the home was no long available, but it was still on the site. I then asked for a refund of my app fee and was told they dont do refunds and later found out they pushed my app to another listing they had. I was told that house would be ready 3/26/21 and yet still no communication regarding the home and its now 4/8/21 and I have yet to move. Not professional at all...In response to your reply. So you are blaming your companies unprofessionalism on me. Answer me this, where did my 55 dollar application fee go? After I was told the property I applied for that was on your website was no longer available I asked for my fee back I was told you all didnt do refunds. And later found out (by me calling you not you calling me) that my application was pushed onto another property which I was told would be available at a certain date and it wasnt. And as far as payment goes for deposit, had your staff returned my several voice messages I left you would have known I had 3 months of rent in hand along with deposit ready to conduct business. All in all, lesson learned. Be Blessed dear...
I would recommend if you can rent through a different property management company to do so. I myself work in property management and have been nothing but frustrated and appalled by their negligence and slow movement. Im afraid I should not have been surprised, though, seeing as their touring and move in processes were as inconvenient as they were. Their offices close earlier than most work places, they will only tour when convenient enough for them, and same with scheduling the move in.I will only list facts:Moved in 2/6/2020-the house wasnt even clean and they ignored requests for it to be clean-there was even urine all over both toilets from contractors! We created a large move in work order on 2/7 which included items like a crack in a bedroom wall near the window, a hole in the living room wall, broken glass left in the backyard and materials left by contractors, and NO SMOKE DETECTORS anywhere in the house.On 2/9 we realized the outlet for the dryer didnt work and placed a work order for that on 2/11.Work orders can only be placed online and they will not provide you with updates if you call in. Must request an update online.We did not get smoke detectors installed in the house until after we threatened the rent payment. This was completed nearly an entire month later on 3/4 or 3/5. A month of a family with 2 children residing in the home with no smoke detectors and one of the bedrooms on the other side of the house. This alone is a violation of Landlord responsibilities under Florida Statute. I did not report them for this violation, even though I should have.The dryer work order was not completed until 3/20. This is nearly a month and a half of us needing to spend money at a laundry mat when the laundry room in the house should have been operable. If they would have scheduled an electrician at the start, instead of waiting for s to threaten rent again, they would have found the wires hanging behind the breaker box-an easy fix for an electrician, and we wouldnt have had to spend $65 at the laundry mat. We requested a concession for our expenses due to their neglect in completing the work order and they are refusing. We didnt even ask for a specific amount, just a concession to show they are interested in resident retention and are a decent property management company. Their response was instead threatening us with fees and eviction if full rent is not paid.In my opinion and experience so far, this management company is not reliable nor concerned with their tenants needs and their responsibilities as a property management company/landlord.

If you want to work with a group that will cross every “T” and dot all your “i’s” here you have them . This Group was able to step in and assist me in staging, listing and close out a dead in the water property which I had 75k invested capital in. The property went from dead in the water to closing in 30 days, moreover, guided my wife and I in a 21 day (12 business days) closing on our personally home within a week of each other. The quality of service displayed by this office is above average in every way. They walked us through the home rental process, navigated delays and communicated unforseen/uncontrollable hiccups. SLUM LORD ALERT!!! This company is horrible. I am a hard working single mother with 5 kids and I deserve a safe and clean place to live. Instead I have a house heavily infested with rats!!! Never got to schedule a walk through of the house before moving in. And because I was coming from a domestic violent situation and was homeless I put all my faith into this company. Took them two months to take the lock boxes off the doors after I had already moved in. Did not cut the grass so it was overgrown from day one. I have had plumbing issues since Aug and no one has fixed the issue. I have to wash dishes in the one bathtub in the house. This is excusable. No one answers the phone after 4pm and they seem very nonchalant about addressing the issues. I am seeking an attorney
Very professional. Photos taken of my property were of the highest quality. They knew what they were doing. My home sold quickly.I was very satisfied with the sale, I would like to thank Veronica for all she did during the period of time my house was up for sale. She went out of her way to take care of any problems connected with the sale of my home. I wish her the best of luck with her real estate career. In closing, I strongly recommend this company for real estate needs.
No one answers the phone here and they respond to everything late. I had submit things through maintenance and didnt here back for months. They never call you back unless you harass them and make threats. Nothing worked. My fridge broke the first 3 months of being there and i had to toss everything i had to eat after just coming from shopping. They promised to help take some off my rent and only ended up taking the late fee off after saying that it was not going to be included in the first place!! My heater didnt work in my unit and they never fixed it so i had mold growing which made my daughter sick! Worst place to rent from! Go elsewhere please!!
By far the worst customer service I have ever witnessed in my life from the secretary to the office manger. They are all rude and should find jobs that they are more happier and better qualified for because clearly that atmosphere is not for them. I recently bought a home from Duval Homes and the process was SEAMLESS! Their attention to detail is great, it felt like I was buying a custom built home. They are up front and you know what you are getting when you work with them. Every area of their business is personal and friendly. I wouldn’t buy any other way- thank you!
I strongly recommend this company. Ive had a very good experience. They worked with me in the beginning to get me in a place quickly. When I put in emails on the site for repairs they had someone out within a day if possible. Clay Jones and his staff will work with you and try to accommodate you as much as they can. If I ever moved back to Jacksonville Ill definitely use them again.
By far the worst company ever. Stay clear from this place. SLUM LORDS. I’ve had multiple issues in my home and they NEVER fix the issues. NEVER email back. NEVER call back. They are a ratchet money hungry company. They do not care about the tenants or the homes. DO BUSINESS ELSEWHERE.
I was informed the application process usually takes 2 days on 1/16/19; however, I just checked the website (Smart Move) and my application is still pending. I was an independent contractor the last 2 years until January 1st when both companies I work for switched us over to employees. I submitted employment verification forms for both jobs and was given the run around about my bank statements. One issue was they didn’t see page numbers on the documents which was my fault since I did just print from both accounts website instead of downloading the actual statement. Then I submitted them with actual page numbers like they asked; however, there was still an issue since I didn’t submit every single page since all the information such as deposits were listed on either the first or second page. I sent the bank statements in their entirety after just the deposit pages were not enough. When I called to check to see if they received them and attached them to my application, I was told that they didn’t see ONE page (3 out of 4) from one of the statements and my documents sent out of order, so she was unsure what went with what. Due to my job being right down the street from the location I offered to take the bank statements by hand to avoid any more issues since I need to move ASAP. I personally delivered my bank statements and asked if there was anything else needed. She told me no everything was good. We set up an appointment to meet at the property the next day at 1pm. The next day (1/24/19) I show up at the property at 12:45pm for our 1pm showing. 1pm comes and no one shows up. I call at 1:06pm to see what was going on. No one answered so I left a message and headed back to work. Around 15 minutes later, I received a call back stating they’d just received my message and I must’ve missed the property manager because they said they would be in the area….in the area? What about at the house for the showing. I informed her they couldn’t have been at the house because I got there at 12:45pm and left at 1:10pm or 1:15pm. She asked if I was still in the area because she was unsure of what happened. I told her no I was heading back to work. She claimed she would call the property manager and get right back with me. I haven’t heard from her since. The next day on Friday, 1/25/19, I called to see what happened to being called back. The receptionist stated she could see that I had an appointment on 1/24/19 but there were no notes listed to say what happened, so she’d have to get back with me once someone came in. I guess no one ever came in because I haven’t heard anything back. I told the young lady who told me the application process usually takes 48 hours I was looking to move ASAP. I told Veronica (I believe that’s her name) the same thing when I placed my bank statements in her hand (1/23/19) and I’d been out to the property several times and just wanted to see the interior of the house due to the property being number 1 on my list. I would think that would mean something but obviously not. I would appreciate getting my $45 application fee back since they didn’t follow through on their part!
I love Duval Homes Real Estate. The staff is very pleasant. Clay is very professional and responsive. Anytime I call, he answers. He works with me when I need it. So if I had to recommend them, I would.
AVOID AVOID AVOID!!!!! The took my application fee and never called me or emailed me about the property I was interested in. After I applied and paid they just disappeared. Horrible experience. How could you even do that during COVID times? How could you treat struggling people like that? MONEY HUNGRY
I had a great experience working with Clay. I couldn’t believe how responsive he was to all of my requests and questions, and he knew far more than I ever hoped to about the process of buying a home.He knew the area very well, but he happened to know the particular area that I was looking in even better because he already lived there.Hands down, GREAT experience working with Duval Home Real Estate.
Jessica Jones is by far the worst realtor I have ever encountered !! She very unaggressively sold my house for me and also sold me a new house too. I literally was left without any representation at closing by her or her brokerage at closing when I was signing very important papers on both closings. I also feel she very lazy and takes her time on everything she does and doesn’t work 24/7 to get your house sold or answer questions you may have. I even had to buy my own lockbox to replace the unsecured one she put on my front door since after month later it still was never replaced. Stay away from at all costs. Extremely frustrating experience throughout the whole process.
I’ve invested with Clay for over 5 years and never lost money. They manage my rental portfolio with very little issues. They are knowledgeable and straightforward and work to build relationships. I would recommend for your real estate investment needs.
I come in to discuss late fees that they are trying to charge me, takes me to another room tries to discuss the charges with me tells me that she has contacted me a few times I asked her to let me see the call record She doesn’t show me the call record and tells me that she doesn’t have to show it to me I told her I am the renter so I should be able to see the call log as soon as I start recording she wants to have the male staff escort me out of the building like if I was some type of threat I am a pregnant woman she felt threatened as soon as I started recording her because she knew that she never called me and have no proof of it ,..I did not hire my voice she hired her voice at me I have everything recorded second of all you never called me you just left a letter on the door”never called” have recorded on my phone where I’ve called in the past and I did not refuse to pay the late fee I said that I would pay as soon as I finish talking to my husband and that’s why she started yelling at me I did not yell at anybody I started hiring my voice a little higher when she started getting mad at me I’ve never refuse to not make a late payment fee until I spoke with someone Please try not to act like you are the victim y’all handle everything very unprofessionally y’all stuck a notice on my door at the very end of the month then when I’ve tried calling several times you never answer and I was outside your office because my car as I explain to y’all or are you death ? My car doesn’t work I have to let it run first before I could takeoff are you seriously threatened by a pregnant woman? I told y’all I can’t read very well that’s why I always called Y’all never even called me to let me know that it was different realtor companies managing the property I should at least got a month notice I’ve never had problems with the other company I have all my Google Maps saved where I made the trip on the 3rd to make the payment but y’all told me that you don’t have a dropbox but then the next day you want to tell me that I could’ve just let it under the door?! Get it together all of y’all are really crazy I already knew I was going to have problems as soon as I walked in the door because the female yelling at me was already giving me dirty looks and, that’s why y’all have 3 stars... leaving a note on the door I open the door y’all just drive away then when I called you have me on Google voice then when I finally speak to someone you’ll tell me you’re going to give me a call back and never do,.. I have text and videos and google maps,. You just stick a letter on my door and run not explaining anything to me never giving me a call never answer when I call tell me you don’t have a drop box when I made a trip to pay on the 3rd then text me next day that I could of slipped the payment under the door then I come into the office to talk u get dirty looks and get yelled at when I told her I would make an 80$ payment after I talk to my husband tells me she has my call record on when you called me I asked to see the call log she got mad and told me she wasn’t going to show me. She didn’t show me because you never called it’s all lies just admit that you are wrong.,. It’s amazing how fast you respond to my review but couldn’t respond to my calls or text messages all month and “owner” you are a coward and never come out to speak with me only over this review you left 2 paper notice on my door 2days before the first then when I call to ask how to pay no body never answers the only time you ever answer is on this review nice finally getting in touch with you, it finally took me to come into your office to get answers? Then get intimidated when I have proof of coming to pay on the 3rd and videos telling me I was going to receive a call back and wave the late payment fee, your employe that was yelling at me told me she had a call log with you calling me I ask to see the call log and she refused,. She refused because you never called 🙃 have a good day take me to court for late fee

Ive had a great experience with the management company. Customer service was very good. I spoke with Veronica and she answered every question I had about the rental property I have. The whole process has been flawless. From the website and the communication provide to the rental analysis provided before placing the home up for rent. Very pleased.
Clay has been helping me with providing rental for my clients for around 10 years. Most of them have challenging situations, but Clay always overlook that and assist them with getting into an affordable home. Now that Im in the market of purchasing a home for myself Clay has came through for me. He is really being patience and understanding, and no stress or pressure. Unprofessional and unorganized. Does not respond to emails in a timely manner or at all. Rude over the phone... So many issues, I wouldnt give them used toilet tissue to wipe with!!!
Would give zero stars, if I could. They’re a terrible company, and beyond unprofessional. I honestly don’t see how they’re still in business.Edit: they responded to me and so I’m going to respond in my edit. Many are NOT happy with their business. Funny how they can respond to google reviews, but they can’t respond to emails and phone calls about current leases and such.
I did an application the Friday before Christmas to rent a property from them. I called that day to see how long the process make take for approval I was told by the secretary that I should hear something the Wednesday after Christmas. Today Is Jan. 4 and after making several call through out the last week and a half, I still have not heard anything from the company... No decision or information about my application ( which I know they havent reviewed per conversations with my previous landlord). They took my application fee and did nothing... Stay away!!!!!

I wrote a review and took it down but now I have to put it back up I call several times when I get an answer the property manager is never in the office I have been in a house with two rooms with an ac vent in them I have a newborn baby summer i here it’s so hot also the pipes In The house a galvanized but when this was stated nothing has been done I put in maintenance request online people come out and check things out but nothing gets fixed it’s so hard to get a reply also I was moved in the house before an inspection took place now I am responsible for more rent I just wouldn’t recommend anyone to go through this company it’s just too much

Making an appointment to see a property is a nightmare.... and when I finally did get an appointment I was on my lunch break and the woman was 20 minutes late. I tried to make a second appointment to view the home because I was actually interested despite the poor effort on the managements part. No one ever got back with me to make a second appointment.

I wish i could give 0 stars if i could. Rodents have been running around the unit and they know about the problem and have done nothing....they had someone come out and lay sticky traps which i have done myself which is not that effective instead of professionally fixing the problem....hopefully whoever is responding to the bad reviews reads this because I have a toddler in the house and rodents carry a lot of bacteria....my rent is paid on time every month and i definitely dont deserve these conditions so beware renting from this company if the owner is reading this contact me asap because this has been a problem for over 3 months now.

This is a scam they use transunion reports and if transunion does not work they dont accept you I never heard of a credit company not being able to pull up your credit report they are tied in with this company to take applicants money they need to be in prison I already did a application and they told me my application would not process cause my co applicant credit check would not work through transunion

I did an application about 3 yrs ago turned in everything and didn’t get a callback or hear from anyone. Don’t know if they were between management or what. But I’m not a tenant i viewed some properties over the weekend on online just browsing tho🤷🏾♀️

I had a horrible time with this company very unprofessional never rtn a call never fix thind Christina a liar she tried to black male me fiemr money knowing i was on section 8 which she got me kick off bc she charge me wuth plumbing issue and late fees.....Now they are keeping my deposit and sueing me for like 2000.00 in late fees...Christina repeats gossip and talks to u very rudely... I was displace from my apt for thirty days bc a upstairs pipe broke and they left a mess in my bathroom and bedroom for thirty days....Then one paper towel get flush down the drain i had to call bc i had the bottom apt where the water and sewage back up in my bath tub it took them two and three days to come.... Im really upset bc she made me loose my section 8 bc of her lies and poor managenent.. Never trust this company as long as she works for that company.....Liar

2022-04-26This company has a terrible application process. An application was done on a property, and we waited for a response. An email was received within a few hours to do a credit application and send more pay stubs. They said you have 48 hours to get all this done to be considered for home. Everything was done within 24 hours. Only to be told a few days later, your denied. They stated the application was done wrong. They stated they didnt receive all pay stubs and home has been rented. Im a very detailed person and I know for a fact they received all info in the time-frame asked for. A conversation was had with the property manager, she stated the email wasnt received within 48 hours. When asked what was the last email received, she stated the one with the pay stubs. So we were 😕 confused, you have the email in question, why lie. She goes to say, well the house is rented pick another one. Well my thoughts, you guys are ignoring emails and taking peoples money. Not a company you want to rent from. A rental company should not start off being dishonest. Someone dropped the ball and did not read their emails within the correct time-frame. There was no apology, just pick another home. I dont recommend this company at all. The property manager was rude, unprofessional and has no Customer Service training. If I could give Zero stars I would, because this was low.. Even after I sent a screenshot, showing they received the email in time. She still did not admit, they were wrong, I feel they already had the home rented. They just want to get your money, because people are desperate for a home. I kept all proof and will be contacting an attorney, because its too many bad reviews and someone needs to look into their rental process. A claim was made to get the $74.00 application fee back.

2022-02-24This company owns a house next door to me and they hire another company to fix their house. I asked them many times to pick up when theyre done so their trash would stop blowing into my yard. But instead everytime theyre there they are rude and very disrespectful. After reading some of the reviews about this company its no wonder why the company they have working on their house is like they are. I have tried to call the company but they dont want to hear about it either. I will be reporting them to the city if they keep it up.

2022-03-01Got approved and denied SAME DAY due to clay jones getting in his feelings. He also PERSONALLY told me he was going to give me my app fee back and still havent its been TWO WEEKS. I DONT RECOMMEND ‼️ have to file a claim just to get $55 back smh03/01 For some reason It wont let me respond to yall on a separate comment but everything I said was true Clay called my sister who also rent through Duval homes to get to me when I CLEARLY left a message and sent a email. HE told me and I have TWO witnesses that he was going to give me my money back since he got in his feelings and decided to deny me the same day he approved me and it took a minute for yall to approve me so yall had time to figure it out Clay is just unprofessional and made a choice to just take my money. NEVER RESPONDED UNDERSTOOD I DONT KNOW WHERE YALL GOT THAT FROM !

2022-02-07I would stay away from this company. They hardly ever fix anything and when they do its usually by someone who dont know what theyre doing. Pay good money for the home im in and its a shame. Cant wait to leave this awful company.

2022-03-13I just would like to Publicly Thank Duval Rents,This is the 2nd time they put me and my daughter in a home,Mind you Im a single Mother, ❣️ I have a eviction on me also,And they STILLLL helped us,People also have to remember you pay for what you get,Also Gotta remember to take care of other peoples homes,Keep in mind that affects the owner very much when you just destroy their homes,Makes it harder to trust people.....Thanks so much to Duval Homes (Mr.Clay) for putting us in a home,My biggest fear is being homeless,and yall put us in a house thanks so much

2022-03-02I am really beside myself with this organization. My daughter sent me a referral to rent a house from this company. I completed the application, sent money and never heard back from this company. I called and left several voicemails, sent several emails requesting an appointment just to talk to someone. I received one email stating that my offer letter could not be a accepted and I would have to wait for paystubs. Therefore my application was considered incomplete. It has been 2 months now and No response from this organization. They kept my money and I feel that my money should be refunded. GIVE me back my application money if you are not going to consider me an applicant.03/01/2022:. This response is absolutely absurd for the fact that you told me that we talked on the phone and you told me we needed more information you did not give me any directions you did not provide me with the email I was not able to go back onto the website and update my status when I actually received my check stubs from my new job. Said thats what you were waiting for but you dont have a process put in place nor does this company have the means of communicating professionally with possible candidates. You can tell by the endless reviews there is One bad Apple here and its called communication!!!! And with the lack of that communication you take everybodys application fee without fail. Appears that youre in the business of taking peoples application fee and then not doing anything with their application or just automatically rejecting their application for some ridiculous idiotic incident without failure to reply and encourage the candidate to update their application to continue their search for a future. it is clear to me that this is a hustle not a business so if youre in the side hustle to take money from peoples applications then why dont you just change the name of your business to Duval hustle instead of Duval homes. I will be reporting you to the Better Business Bureau. Oh but wait youre probably not a member of the Better Business Bureau. The proof is in the pudding people.

2021-10-20** Im Giving 5 Stars Due To Homes, Qualifications & Price; However, This Rating Is Subject To Change**Has anyone successfully rented from this Company? They have strict timelines for turning in deposit and getting the rest of the costs paid. The problem Im having is no contact. I received an Approval and shouldve paid my deposit by now, according to their email, but no one has replied, no one has offered to show the home, the lady who answered just referred me to the instructions in the email.Im ecstatic to be approved for the home I fell in love with, but in my current situation, timing is everything and Im in need of knowing whats next, or knowing if the home is no longer available which means I must continue my search. Any suggestions on who to contact? I may end up going to the office, but im trying to wait on that since they are appointment only right now. Any help is appreciated.

2022-04-08I do not recommend this this company , they don’t communicate at all , i needed to move asap and they said the process of viewing my application would be a fast thing , 3 days to review my application and its been way longer than that , when i call they don’t ever answer i have no emails from them , this is not a good company to depend on , you’ll regret it
