I really have to thank all of you. The pandemic was one of the most stressful times that Ive ever faced. Thanks to you I didnt have any added stress about not paying my rent on time. Laurie you really are a MVP!!! The next time you St. Augustine come by the Conch House and your dinner is on me!! Once again thank you so much for going above and beyond for me and my family!!!!Please make sure to take pictures of the property before moving in. I was charged 880 for replacing carpet after living there for 5 years. But there was already 3 different types of carpet before I moved in. 180 for 4 par of cheap blinds. Lesson learned for me.
I cant say enough positive about my rental experience. Everyone is so helpful and its not often these days that you call anywhere and an actual person answers instead of having to jump through hoops to get a simple question answered. I really enjoyed living at 1 of their properties they managaed for 3 yrs. We got a great deal when we 1st moved in. They worked with us on lease renewal. Unfortunately tho the owner wanted 2 sell the home because this selling market is high or wed still be there. Not Duvals Realty fault. They were pretty punctual with maintenance requests. Although we had AC problems on and off till the last year when they replaced the AC unit 6 mo. before me had to move. But that was the owner. But I miss the place my family made memories and they helped where they could. I say thanks to Connie and her team. Connie and team set the bar as opposed to the previous landlords we had that did nothing for me. My wife and I cIeaned the home as requested and we got our deposit back. I have not one bad thing to say about them. Thanks for your help and may we meet again...

I have been with Duval Realty, Inc. for 6 years. Before that I took care of my properties and tried a few other management co.s. First let me say its not worth taking care of your own property. A management co. saves you from the dreaded phone calls, having to find reputable repairmen and verifying tenants. The money you save in time and costly mistakes by repairmen as well as verifying tenants and advertising is worth the price to let Duval Realty, Inc. take care of it for you. Some of the management co.s out there are not worth it. Some are not trustworthy, dont have the experience or charge too much for the job they do. I highly recommend Duval Realty, Inc.!

This is the best reality company that Ive ever dealt with. Karen and her team really take the time to ensure everything is perfect when I moved in. The townhouse was in like new condition with fresh paint, new carpet, and very clean. Will recommended to everyone I know.

I am a resident in one of their managed properties, and this is a great company to work with. They are very fast to address any needs a renter may have. The property is very well managed, the grounds are always kept tidy and neat. Maintenance issues are dealt with in a timely and professional manner. When ever I must call the office, the personnel are very nice and friendly to speak with. Never have I experienced such care from a Landlord They sincerely care about their residents. I wish I could give them 6 stars!

Connie was OUTSTANDING! Bent over backwards to get us approved and moved in in 3 days because of our situation and she made it happen. I am very unpleased with the response time of Duval Realty with their Maintenance Department. I rent one of the houses they manage and on several occasions I have filed maintenance requests and their response time is one week or longer (it went weeks once before they came to fix my sliding glass door, ceiling fan, and dishwasher).... I may be spoiled from my previous apartment I use to rent where they would fill a maintenance request within 24 hours or at least call me to tell me they are trying to work on fixing my problem. Once I waited nearly a week for someone to come out and unclog my garbage disposal in my kitchen sink. The smell from the clogged water stunk up my house and I had to cook for my family and clean the kitchen with only one side of the sink working and I couldnt even run my dishwasher because the drain was connected to the disposal and it would make the sink over flow, getting smelly and dirty sink water all over the kitchen. It wasnt until one day I took the whole day pestering them, calling every few hours, for them to get motivated to fix the problem. I am now sitting with my kitchen drawer on my counter along with one of my cabinet doors because my kitchen cabinets are old and in horrible shape and are falling apart left and right and Duval Realty doesnt seem to think taking care of their customers in a timely fashion is important. I have considered letting the owner of my house know how much of a waste of money it is to have Duval Realty as her middle man. Lets just say, the less I have to deal with this company the better. If I can help it I will never rent a house again if they are the property managers.I would like to see what they do if the rent was late... Im sure they would be doing all sorts of stuff in a timely fashion to get me to pay my bill. **HUFF**Sincerely,The Annoyed Renter of Duval Realty.
Cats and ducks have over run the vicinity. The asphalt/pavement is completely torn apart and maintenance rarely comes around.

Due to my active duty status I needed a property manager that could manage my property and maintain the investment that I made in my home, and she does just that. She acts in not only the best interest of the property owner, but the tenant also. Worst customer service EVER. I deeply regret moving into a house rented by Duval Realty. NEVER again will I work with them and I hope to end my stay here as soon as possible.After moving in, my husband and I found that NONE of the lights in the house worked, leaving us in total darkness at night. We bought replacements, rewired all the lights, removed the corroded ballasts and spent several days fixing every single light in the house. $400 later, we are told we will not be reimbursed for lights because it was not pre-approved. Were we supposed to live in the dark for weeks? Connie Taylor continuously tells us she is checking on reimbursement and 4 months later, we still have nothing.The hot tub that came with the house was leaking, (and the hot tub was one of the reasons we chose this house so we expected to be able to use it) and it took 3 months and a very angry office visit for Duval Realty to finally send someone to look at it.The plumbing in the house is bad, and after having the showers and toilets back up for weeks at a time, weve had to have a plumber out here twice to clean out the wipes backing everything up that were left by the previous tenants. Now Duval Realty wants US to pay the plumber to fix what was broken when we moved in.It takes forever to get a response from anyone, and they love to play the pass you to someone else so you arent my problem game.When we leave, we will be taking all of the ballasts and bulbs we purchased with us and hope that Duval Realty has fun paying an electrician thousands of dollars to buy replacements and fix 20+ light fixtures, instead of just reimbursing us our $400.
Apryl and Pat are awesome, simple put. Duval Realty has been managing our property going on two years now and we have had nothing but great experiences. Whenever something went wrong with the property, Apryl was on it to make sure it was corrected ASAP. Living out of state and having Duval managing our home has brought peace of mind and we were able to sleep at night knowing the property would be taken care of. I would highly recommend them to anyone who wants a hassle free experience.

Duval Realty is a Joke! If you want your money WASTED do business with them. They manage our HOA if that’s what you call it lol. I live on one of the cleanest streets in the neighborhood.Mostly all my neighbors take care of their flower gardens no trash anywhere. Yet other street have cars jacked up, trash littering the streets, unleashed dogs, tons of cats running around, the front of the neighborhood was uncut for months, sidewalks damaged from tree trunks, decaying trees falling and construction crews that look like meth heads. I wonder if they even do background checks on the crews or tenants ?? The crime increases with drug dealers almost every time they rent one out.My neighbor is old her yard is always clean and organized but almost ever month she gets a letter about her trash can being out a day or two over. Who is going to put a trash can up if its been raining when the yards get so saturated with water they turn to mud and breeding habitat for mosquitoes. The lawn people get stuck in the grass every week due to the wet land.Maybe you all should stop wasting postage on something as simple as a trash can. I see plenty of critical things mentioned above. I wouldn’t recommend this company to over see any property. Make My Neighborhood Great Again!!

Applied for a townhouse, they never bothered calling. When I called them to let them know I left an application for the townhouse, the assistant took my name down and said she would call me and let me know if the townhome was still available. Still havent heard anything from these people a week later and it looks like they just rented it out to someone.....

Where to begin? Duval Realty Inc. has been nothing but great - from customer service to maintenance. When I applied for a house, they got back to me in a professional manner, and if I have any issues (maintenance related) theyre there promptly. I can not wait to sign another lease!

2022-02-25I live in California and owing a rental in Jacksonville was not always a smooth ride. I had lots of mishaps with a previous property management company till I ran into Duval Realty. Starting from Pat, Karen, Marshall and others are true professionals. They are very accommodating and friendly as well. Karen does a marvelous job with the property walk throughs before and after tenants vacate. I had forgotten to turn back the electricity on the day of the walk though and she had to go back again the next day. She did it with no hesitation and true professionalism. She understood my situation and helped me out throughout the process. She was very thorough and meticulous in her walk through. Marshall is also a great person to work with. He is a true gentleman and willing to help in any manner. Bar none this company is my top pick when it comes to property management and I would hire them in a heartbeat. Truly appreciate all the staff for being so courteous and offering an exceptional service.

2022-05-27We leased from Duval last Year and had nothing but mishaps from day one. The property at 5011 Romilly Dr floods so bad. We believe they know it , patched up everything including mold and just rented it for the money. They did try to fix the problem with no success. That was the time to do what was right instead of handling the problem the way they did. After its all said and done we ended up getting evicted and we feel that they did what was legel in their eyes instead of the right thing since we paid on time and stayed peacefully in the property. Dont fall for the outside looks of that property. Its a dump and it is full of mold inside the walls. Now were displaced and I have problem from breathing in mold.5011 Romilly Dr. E is a dump. Dont move your children there.

2017-12-07Let me start off with everyone at Duval Realty is very polite and kind. They were able to place two tenants in our home over the last 2 years and made sure that we had rent paid by these tenants.Unfortunately they have also failed to do the management part of their job. We have over $1,456 in Damages that has been ruled by an insurance adjuster that it is not normal wear and tear. also stolen items from my property, a ladder, a wet dry vacuum and a shower curtain rod. We also had an unauthorized installation of a ceiling fan that does not add value but more of a fire hazard waiting to happen. Connie from Duval Realty informed me that the house was fine she did A Walk thru herself and issued a full refund of the tenants deposit.I had arrived at my house shortly after speaking to Connie only to find that there was an anchored TV wall mount to the wall, the back sliding door to the backyard was not working in fact it was damaged and water damage in the guest bathroom. They did however remove the TV mount left on the wall and did a horrible job. Between many phone calls,emails pictures and complaints Duval Realty has chucked this up to its now been over 30 days and theres nothing we can do about it. keep in mind I have had phone calls and emails about the situation that started 3 months ago. Its saddens me to see that Duval Realty has not only shown that they are incompetent but that they also dont care and this is how they treat a military families home. 2021-11-25I have used Duval Realty as my property manager for almost 10 years and have nothing but outstanding things to say. Their maintenance department is ALWAYS extremely fast and is an outstanding value for the service they provide. The administration is professional and always kept me up to date on all information about my home and any issues the tenants might have. I am currently selling my home and their professionalism and willingness to go above and beyond is truly amazing. They have gone out of their way to help me, even videoing my home inside and out for potential buyers!!! I am beyond happy with the service I have received from them and cannot recommend Duval Realty Inc. highly enough! If you need a Property Manager and don’t want to have to worry about ANYTHING, don’t waste your time with anyone else. You will not be disappointed!!!

2021-11-25I’ve moved around a lot in my life. So I never knew what it was like to live in a place for more then 2 years. And I didn’t want to live like that now that I have my own family. I was really frustrated. However I meet a really great realty company called Duval realty. I didn’t really know what I wanted? I called them and they brought me right in to go over what properties they had available. Immediately I felt like part of the family. They were VERY patient with me. After we found what I wanted , I was so super excited about moving in to my new home. I will tell everyone to go with Duval realty! They are very professional and personable. Made me feel right at home. Thank you guys for finding me my home!!!

2021-12-01I absolutely LOVE the team at Duval Realty. Marshall Deveries was the most helpful by far in answering my questions!!!! Was on top with the latest prices for like properties, and returned my calls immediately. Such an overall wonderful experience, and will definitely work with them in the future based on previous experience. Highly recommend!

2022-02-21I lived in Bella Vita Townhomes for approximately 2 years. In that time, I had MAJOR plumbing issues and was never even compensated.Marshall, the maintenance director was so passive aggressive and was so condescending I just never even liked talking to him. They never really fixed anything.The window in the second bedroom was cracked and never fixed even though we made multiple complaints. The refrigerators ice machine broke down the 1st month we moved in and it took them almost two months to even realize they needed a whole new refrigerator. That took time and a day off to replace it. But no discount on the rent from them.The fire alarms were so outdated by law standards that they ended up going off one by one and woke us up three different nights in a row!My biggest regret moving in was because the plumbing was so bad that there was a complete main break in the plumbing from our master bedroom bathroom that literally had a waterfall into the bottom apartment underneath us. Duvall DID NOTHING TO COMPENSATE THE 2 MONTHS IT TOOK TO FIX THE PROBLEM. I COULD LITERALLY SEE MY NEIGHBORS FRONT DOOR WHILE SITTING ON THE TOILET.THAT WAS ABSOLUTELY UNACCEPTABLE SINCE I HAD TO PUT A PIECE OF CARDBOARD OVER THE HOLE SO MY NEIGHBORS COULD NOT HEAR ME GOING TO THE BATHROOM!!!!It took them TWO months to fix this problem in my bathroom! It became a joke within the neighborhood!Then the last straw was when they had the gall to to tell us they were not renewing our lease. They charged us $1350.00 and raised it to $1950. To make matters worse, they are trying to keep half of our security deposit for dirty carpets that should have been replaced BEFORE we moved in. There were multiple stains that even a professional carpet cleaner could not get out and Duval had the audacity to charge us for the carpets upon vacating. So off to small claims court we go!Duval Realty should be ashamed of themselves for not only not providing adequate plumbing and provisions, but for even trying to GUAGE those who are going to be dealing with the same issues.Duval Realty, IS a SCAM.
