Let me start by saying that working with Eric and Sophy was the best decision I have ever made. They made the entire process of selling my moms condo effortless. I live in NY and I was unable to do anything related to getting the place ready for the sale of clearing out the condo. Eric and Sophy helped me out to hiring cleaning crews to deep clean the place. They then took on getting charities to come and pick up some of the furniture and other companies to clear out everything else. They staged the apartment so well that I actually had second thoughts about selling the place. If you want an amazing experience either buying a new place or selling your current place, dont waste time and call them.
I strongly recommend Eric Farmelant to anyone needing a realtor. At first I was skeptical about hiring a realtor, but it took little time to realize Eric put my best interests first at all times. He talked me out of some potentially expensive, bad decisions (even though not doing so would have meant a greater commission for him), and ultimately helped me find a great new home in very little time amid the COVID shutdowns. As a first-time home buyer, I had many questions and concerns, and he promptly and patiently addressed them all. A colleague referred me to Eric and I’m grateful he did.
I am not living in Miami and needed to sell my house quickly I contacted Eric and he immediately answered his phone. On the same day we started taking care of all of the paperwork for the house. The next day he came in and suggested some low cost repairs that can help increase the value of the property. He even found EXTREMELY affordable handyman that helped me do the repairs. The house was occupied by 2 tenants and I had issues removing one of the tenants. He helped me escort the difficult tenant out of the house. He ran errands to finalize outstanding permits that were required before the closing could occur. Within a month the house was sold for an excellent price. Im extremely happy with the work Eric did and I would highly recommend him as highly experienced, efficient and well connected agent!
We engaged Eric to sell our condo and purchase our forever home. In just four months, both tasks were accomplished and we are extremely happy.When we first met with Eric he gave us suggestions for low cost improvements we could do to distinguish our condo from the 3 similar ones on the market in our building. After we made the changes, Eric brought in a professional photographer to showcase our apartment and make the listing pop. Eric handled all the showings personally and if we hadnt had time to prep for a showing, he would arrive early to make sure the apartment was presentable, even folding our laundry for us! We were under contract within 2 weeks at almost full asking price (in a very soft condo market), while the other 3 units for sale are all still unsold. Our family benefited immensely from Eric’s suggestion that we negotiate a leaseback, so we could remain in our apartment after closing while we searched for our home to purchase. This avoided the inconvenience of securing expensive temporary housing or moving in with family. We secured the leaseback at a below market rent and were able to transition with no life disruption.Even before we sold our house, Eric was already helping us look for our purchase. We were uncertain of the area we wanted to settle, but Eric spent time taking us to many different areas so we could get a feel for them. He has vast knowledge of the market and always tells you the pros and the cons of everything. Eric never pressured us to make a decision or to rush. To the contrary, if a house didnt line up with our wants and needs but we wanted to move forward just to get something done; rather than try and secure a quick sale and get his commission, Eric urged us to keep looking and remember our goals. We went out every weekend until we found a house our family loved. At our price point the market was very competitive, but Eric deployed a unique strategy to secure our home. We bought it well below the asking price, and at Erics suggestion, negotiated a credit from the seller to help us cover our closing costs and save money for furniture! We also got the seller to install hurricane impact windows.As first time homebuyers we had a lot of questions and Eric responded to us within minutes at all times with informative and patient answers. Eric was fantastic. We had to find an apartment with very little notice after our daughter got a job in Miami, and we live in Oregon. Eric was was responsive and thorough from the start. After looking online at a large number of places we narrowed the search down to 4 or 5. He visited all of them in person to see their condition and checked up to make sure they were legitimate rentals (one was a scam). After we had our #1 pick he helped with all the documentation. He continued to follow up throughout the process, including the HOA application. When we got to the apartment it was exactly as described. Eric is a life saver.Before I found Eric, I contacted ~12 real estate agents. Half of them never got back to me. The ones that did respond, sent me apartments that were in terrible shape and did not meet even half of my requirements. Was moving to Miami from California and was overwhelmed with all the options, navigating through scams, and trying to negotiate/communicate with realtors on my own. Found Eric through Yelp/Google and reached out to him. He responded to me very quickly even though it was relatively late for the Eastern Time Zone. Asked me what I was looking for and provided me with tons of options with my search parameters. Really went out of his way to go view units for me and send me videos since I was unable to fly out from the West Coast. Knows the market really well in terms of price, timing, shady business practices. Due to an unconventional request, there was a hang-up during negotiations with the original unit I wanted. Eric advised that I move to my next option and got me a lease agreement pretty much the same day. Eric has a legal background so it was super helpful to have him do all the negotiating, writing all the contracts, reading legal documents, and watching your back. He was communicative, patient, and thorough with me. Highly recommend him. He definitely deserves all the glowing reviews he gets.
Eric served as the agent for my daughter who recently moved to South Florida. He was not only knowledgeable about the inventory in the area, but found a three bedroom apartment in an extremely desireable area. Because of my daughters schedule, Eric met me for the walk through and went above and beyond in helping me unload the car. But this was just the beginning. The apartment, while lovely, was not in a condition to turn over to a renter. A licensed attorney, Eric went into advocate mode and insisted that walls be painted, fixtures repaired, and appliances be cleaned to our satisfaction. In fact, the owner sent a second cleaning crew to bring the apartment up to the appropriate standards. Believe me, this is the agent you want representing you. I highly recommend him.
Ive absolutely recommended Eric. High knowledge of the market, great advisor, very diligent, fast and careful. He had plenty of options on the database, so that made the first part easy. Then, I was able to find the apartment in one day, he showed me around very nicely! He negotiated the second day and I was signing the third. I think that this is a time record, but I was moving from NY for work and that was really helpful.Miami is a tough city for apartments. Lots of no professional realtors. In the same street, you get offers from people.Eric was always looking that all was good, he checked the apartment, ask questions & negotiate things that were not ok in the initial offer. He even checked on me a couple of weeks after. Ive felt all the time that I was in the premier league!

We used Eric to sell our home, and could not be happier. Id strongly recommend Eric for anybody looking to purchase a home. As a first-time home buyer, I had no idea how to start my search. Eric clearly explained what to expect in homeownership and my search and the initial steps to take. Eric was extremely patient and never pushy throughout the process, even though it took over a year to finally close on a property. He offered solid recommendations to complete the transaction (mortgage, insurance, inspection, title, etc.) Quick to get things done, very on the ball, and strong negotiation skills (I paid under list price).
There arent too many deals in this world, but getting a licensed Florida Attorney to act as my agent in a real estate transaction at no out-of-pocket expense to me, surely counts.Eric was thoughtful, knowledgeable and a great negotiator.I found the place I liked at a price that I didnt like. Two days later Eric called to tell me he negotiated the price down to where I needed it to be with a move-in date that fit my requirements. Im not sure the seller liked him but he did fine by me!I recommend him completely. Why go to a realtor with no experience and no traceable background when you use someone with his credentials and education. After all hiring a realtor with nothing more than a high school background isnt any cheaper. Why not get someone who spent years arguing in court to argue for you- at no out-of-pocket expense.Thanks Eric

I needed to find an apartment in brickell and had a short window to find the perfect place-- Eric got it done (and within my budget, may I add). He knew the brickell area very well, which was great because we were able to see multiple buildings in an extremely efficient manner. I was very pleased with Eric going the extra mile to ensure the place was in pristine condition before moving in. His advocacy skills--given he is also a lawyer--are another advantage to selecting Eric for your real estate needs.
Eric Farmelant has been a blessing to us. Our firm works with over 40 professional athletes that move upwards of three times a year. That being said, I am the worst kind of client. I was in need of a fully furnished, short term rental, in a high-end luxury apartment, available immediately in a nice part of town that wasnt too expensive... That combination is close to impossible to find, but also a huge waste of time for the return on investment. Eric, however, was nothing but accommodating and extremely easy to work with.I had made about 25 calls that day when I finally I came up on Erics post on Zillow. Most everyone prior to him had turned me away when they found out what I was looking for. My first conversation with Eric was refreshing. He was not only able to point me in the right direction as far as the areas we were told to look into, but he also had a list of AMAZING options sent to me within the hour. My client and I were able to narrow down our top 5 favorites and then Eric worked his magic. He was able to negotiate everything we had asked for and then some. And this was just the beginning. Entering the lease of a privately owned unit in a large corporate building has its hiccups, but Eric made the process seamless. If youre reading this and youre currently looking for a realtor and or thinking about moving to the greater Miami-Dade area, look no further! Eric is simply the best there is.I moved from Washington DC to Miami. Miami is a hard place to find an apartment because the prices, interiors, exteriors, amenities, and discounts vary widely from building to building. The entire process is extremely frustrating and daunting.The 3 most important things you need in a quality real estate agent are:1. Knowledge:- When youre coming to a new place and you know absolutely nothing about the various communities its invaluable to have an agent who knows the area like the back of his hand.- Erics knowledge of the market and of virtually every individual city, town, and community in Miami is beyond helpful because it helps you quickly learn how Miami is actually set up and organized. Eric could honestly open up his own Tour Guide business, thats how knowledgeable he is of the Miami area and when youre looking for a place to live and grow you want to be near certain things that are important you. Grocery stores, restaurants, gyms, shops, etc. If you deal with an amateur realtor sure you might find a really nice place, but after a month or so youll slowly start to realize that the location surrounding the place is awful.2. Patience- I went on Yelp, I typed in Miami Realtor, and I sent a message to about 15 or so people. Erics response wasnt just quick. He was the first to respond which immediately told me he was serious about his work. He was also very quick to respond every single day from that moment forward. That consistency is crucial as the process can take weeks and sometimes months to complete. From the moment I sent that first initial message to the moment I signed my lease, it only took about 3 sessions to find the perfect place. By sessions I mean meeting up with Eric and viewing apartments as a team in person.- Erics process is very thorough. He starts by conducting a quick interview of you (via email, yelp, phone, etc). so he can get to know who you are and then from there he begins to pair you with places that fit your exact preferences. He uses an online platform that allows you to see locations that fit within the preferences/parameters that you give him and I cant stress the important of this process enough because a lot of the places he suggests cant be easily found online or they look completely different in real life from how they appear online. His platform / process will unveil a treasure trove of hidden gems that cant be easily found on Zillow or Trulia.- A session with Eric starts with him planning out the route/schedule beforehand. He ensures that you visit locations in a specific order so youre not running all around town moving back and forth and sitting in traffic all day. 2022-06-28Eric is awesome!!!!! He helped to make our move to Florida so much easier. Prior to our move we visited to look at apartments and he set up many for us to look at. Ultimately, We decided on an apartment we did not get to see in person. Eric was great about going to the apartment and doing a video walk through for us. He was able to find us exactly what we were looking for and helped to make the process easy for us. We are renting for now, but definitely going to look to Eric to help us find something to buy in the future.

2022-01-03We worked with Eric for about a year to find a home in a crazy market. Eric guided us through the process of seeing multiple properties and submitting offers. Needless to say the process was difficult, with many unforeseen issues coming up. However, Eric was always available to guide us and answer any questions we had, he is very knowledgeable. Im in love with my new home.Im active duty military and my schedule changed last minute, as one can imagine. I had 5 days allotted to view homes, but that changed to 1 and a half. 2021-08-01Eric is by far the best realtor weve ever worked with. We recently used him for a home purchase as well as a temporary rental. Hes super responsive, friendly and flexible. His most outstanding qualities though are his knowledge and his honesty. He actually persuaded us not to purchase more expensive places (which obviously would have given him a larger commission) based on his knowledge of the area and market. He is the first realtor who we actually felt was looking out for our best interest. Would have zero qualms about working with him again in the future. If youre looking for a realtor, would 100% recommend Eric!

2021-08-01I think the best thing I can say about Eric is that he consistently puts your interests in front of his own. When we were searching for a home with him, he actively steered us away from situations he thought were not good value, even when they were offering outrageous commissions to him. This happened over and and over again.He is also extremely patient, and did not put any pressure on us to buy something, I believe he said even if this takes a couple of years, I’ll help you find your place.Lastly, just want to point out the home he eventually closed for us was at a price about 30% below market, and it is perfect for us.Don’t hesitate to work with Eric, we have bought and sold many houses when we’ve had to move, and Eric is the agent who to us best represented our specific needs without being greedy or impatient. He honestly is more a real estate representative as opposed to a real estate agent.
