Our HOA has been using Extreme Management Team for almost 6 years and they have been very responsive to our needs. As a small HOA with only 29 homes, we were concerned with mind-share. Not a problem! We receive top-flight service, vendor management, monthly reviews and new vendor suggestions.

I own properties in eight different resorts around Central Florida where Kathy and her team at Extreme manages. I serve on the Board at one of the eight.Because of their strong accounting skills and integrity to follow the laws of the State of Florida and local governments, I simply will not own properties if they aren’t managing.We’ve had investments in resorts where the Boards either didn’t understand the laws or didn’t care and almost lost everything. I sleep easy at night knowing I’m not the only one watching out for my investments.If you’d like lots of examples, call me. Extreme Management will get my vote every time.
I live in Eastwood and this review is for Monique Adams. I am currently seeking approval from HOA on an extension project for my house and I have been corresponding with Monique on the application process. She was so helpful throughout. Gave me tips on what the management team will look for and what would cause my application to be denied if it lacked detailed information. She promptly responded to all my emails and guided me until submission. She is very efficient and wants to assist you as best as possible. Cant thank her enough for making this tedious process so seamless!
This is my first time purchasing a home with an HOA and Managing Company. Our property manager Robert has been attentive and patient. Responds quickly to any of my questions and has great follow through. The accounting department is professional and reports are delivered on a timely basis .
I have made three attempts since early November to contact Extreme Management regarding a tree overhanging my house. My insurance company has refused to renew my home owners insurance policy. Now I am scrambling to find coverage because of their failure to respond.I am forced to give them one star. Otherwise they would get zero.
What ever my questions Robert has always gotten back to me with the appropriate answers in a timely manner. He has offered assistance in things that Extreme Management doesnt do. Always pleasant and helpful. Pleasing everyone is a hard job but he is always professional and friendly.
Tammy and Emmy are the nicest people I have ever met! They are patient and always willing to help the people living and vacationing here. They are professional and very cheerful! As soon as there is a need , they are solving the problem. We couldn’t ask for better leaders !
There had been mostly negative reviews in the past but now I want to share my wonderful experience with the new management which Tammy Hardt and Kathy Hardt just took over. Within a matter of TWO days Kathy resolved an issue that I had been going back and forth for the past SIX months. I call that unbelievable, outstanding and awesome. Those who still have some unsolved issues should follow up with Tammy/Kathy. Im sure you are going to have a satisfactory answer.
I wrote to Emmy about my disappointment . I don’ t know if she forwarded it to you. We moved here 2007 we were happy but now it’s gone d drain. I tried to comply with d rules but d simple garden hose too. What else do u want from me. This is d worst year of my life. I took it out with my tears in my eyes, why is this happening to me. One of this days I’m going to have heart attack . Pray for me. 😭😅
They have no problem charging for the most random things... but it is almost impossible to communicate with them and get a reply in a timely manner. One time I received a blank letter... still wondering what that was for. Come to find out my neighbors received it as well.I would leave 0 stars if I could.
I have never had an issue with Extreme Management since the day they took over our community.I understand alot of reviews are negative on here, but alot of owners must realize Extreme Management takes directions from the HOA Board they work for.I have never experienced an issue with Extreme since they took over my community. I am not only speaking as a homeowner, I am also speaking as an HOA Board member.
Useless. If I could give zero stars and still be able to write a review I would. The lettering on their CTRL, C, and V keys must be completely worn off by now because thats all they know how to do. Theyll mail you blank letters, email you the actual text of their internal calendar item reminding them to send something via email, instead of actually sending whatever it was the reminder was for. U.S.E.L.E.S.S. I cant wait for the next board meeting to ask them to their faces what the process is for replacing them.
Worst management ever they decide things on their own and leave you clueless until after the fact. A bunch of bafoons working therereply to whoever: thats not true and a lie the manager told me they sent letters out i asked all neighbors no one got anything nor any permission so we can act before. than she tried to blame it on usps which is not true either they said the management company decided. so stop lying and i can call you a liar also because all you do is reply to all the below comments so im not the only one look at all reviews and instead of blaberring back do something about it MANAGE ... we are paying you for it and u have time to reply to google because no one will hire you from bad reviews but no time to answer phones or return the owners calls how ironic!!!!
Diana is personable and diligent. Her care and concern for the community and residents is apparent via her interactions and communication. She responds promptly to communication, with intent to assist residents, as well as providing pertinent email notifications to the community. Dianas management allows for the community to be amicable and aesthetically appealing.
This Management Company has been a major factor in saving our Association from financial ruin. They have provided us with extensive, professional and auditable financials on a monthly basis, They have been consistently and fairly enforcing all of our rules. They have given the Board of Directors sage advice and consul as we grow and develop our Associations operations and governance.
A big shout out to Shamara in the office at Elite Resorts Citrus Valley RV Community in Clermont, FL. We are brand-new to the area, from Seattle, WA. Shamara has been so responsive and helpful as we acquired our RV site and transferred everything over. She is always a pleasure to talk to: friendly, cheerful, and professional in answering questions, addressing concerns, and solving problems.
Extreme Management Team has been a welcome partner at Oasis Cove since 2015. Kathy Hart, Owner/CAM, approaches her position with professionalism, integrity and with a positive attitude. As the President of the condo association, I lean heavily on Kathy and her expertise. There have been countless moments when she has made herself available outside of business hours to be a thought partner for our Board. She takes responsibility if a member of her team makes a mistake and goes over and above to rectify the situation. Together, we have been able to provide a multitude of services for the residents. I trust Kathy Hart and strongly recommend her work.
I have been a real estate consultant for many years and have had the opportunity to work with many community management companies. In over 8 years I have found Extreme Management to the be the most responsive, professional and valuable community managers. They provide a high value of service and have always been very responsive to any issue I raise. To my enjoyment, I have also noticed over the years that many residents, investors and tenants who do not want to comply with the rules of the association are effectively brought into compliance by Extreme Management substantially increasing the value of my investment. I am always pleased to learn Extreme Management is on the job & I just want to thank Extreme Management for how theyve helped our HOA get on track since weve switched to them. I would recommend Extreme Management to any association looking for a quality management company.
Should change name to Extremely Incompetent Management. ZERO stars are too many. Contrary to what many owners may believe, I give good, bad, AND average reviews. In other words, I do give a review thats accurate based on my personal experience. This Company is terrible. Good thing theyre not an Octopus, because one hand wouldnt know what the other 7 are doing!! Theyre human, so they have just 2 to keep track of. Still, one hand cant figure out what the other is doing. Theyve been working on a website.....for seven months!!!! HELLO-Work harder, or get someone involved who knows what the Hell theyre doing. If you choose to get involved with this incompetent bunch, as the old saying goes Youll be Soooorrry!!!

Crooks will be Crooks question everything the say or send demand proof go around them to your renters an ask them are they getting the service you pay for, IF NOT REPORT THEM TO THE CORRECT Authority with your evidence of misconduct etc.. The first day in the apartment there were roaches everywhere. Were endured that discomfort. On Thursday I told my children they could go to the pool and gave a relax day before we hit the road. The pool was closed all day the first lie we were told was that the pool was being cleaned. No one was at the pool all day to clean it. After that we were told the pool was closed because raccoons had been in the pool. As the only black family there this was highly offensive. I did not enjoy this stay and I was very disappointed with these behaviors. Aand whats worse I never got a response from anyone there. No one should have to experience this especially children. This was a condo in grand palms your company manages these properties and cause this mess.
In Italy they have a word for companies that operate like this one. Im not going to use this word, because I have no doubt these folks would not hesitate my own money to sue myself, but let me describe my experience here and Ill let you be the judge:We purchased a vacation rental property in Highgate park on May 31, 2016 and paid HOA through closing. After that, we’ve never heard from HOA until this August. We’ve tried calling their office and request login to their website in the past year and had no response. There was no reply or call back to voicemails and our request for owner login was never got processed/approvedOn Saturday, August 12, 2017, we received a fine imposed letter from the HOA, including over 3000 USD in fines and fees (in addition to th regular payment) This is the very first notice/communication we received about an HOA payment being due on this property. In the letter, HOA claims that they already sent us a fine notice previously. That is incorrect. We have received no such notice, nor have we received any regular notice that the HOA is due.We’ve sent multiple emails and left voicemail over the last few months which received no reply. One day we did get through, Meghan at Extreme Management indicated that HOA got the wrong address from the title company and has been sending mails to our rental. However, there was no mailbox set up at the rental and title company did confirm that they have the correct mailing address at closing and has provided HOA with our phone and email information. We’ve never received any call or emails from HOA.After the call with Meghan, we finally got provided with owner login information. We’ve logged into the payment portal immediately and paid full HOA dues minus fees and fines.Our property manager/realtor, and title company have all tried to contact Diane Klein who is the COO of Extreme Management Team but all went to voicemails and no one has received any response nor return of phone call from her. One time we managed to get through, we were promised a call back which never happened.Now we got a letter from their lawyer with yet additional fees. This is absolutely insane as we have NEVER gotten any bill before they charged us $3K in fines and fees.
Our community has gone down hill since this company Has taken over.we have commercial vehicles, motor homes,boats, and many other violations that have not been corrected for months.garbage cans left out ,nMail boxes unattended,just to name a few.l am not sure if it’s this management co. Or our board,or both.the docs need to be followed.we as owners ,hope it gets better.
Extremely bad Management Team. They dont return calls. Currently, Im having some issues that Diane is suppose to resolve. Her response is always Ill call you back at the end of the end. You will never hear from her. It has happened over 10 times. They will be hearing from my lawyer soon.
Lie, cover up, harass and extremely rude. If you can avoid these people, do so!I have read other reviews here. It should be clear to everyone that this company is not helpful, kind or considerate. In my experience they have been exactly the opposite. Very rude (one gentleman in particular), never sympathetic, not helpful and often clueless.
I literally feel like a prisoner in my own home! Security waiting at the gate when I arrived today and my gate opener doesnt work and there has been no discussion of its deactivation or return of the deposit! (Steak dinner in the car getting cold).Parking issues not disclosed and phone calls and emails not returned.Extreme-ly disappointed in this codon management company!
Before you decide to use this company pretty please do yourself a favor and do your research. Guys REVIEWS dont lie. Look at the majority of their reviews.Tammy runs my Community as a dictatorship. They made a Homeowner group on FB where I was banned for voicing my voice and thoughts! It started off with them deleting my comment to blocking me from the page.I have questioned things such as how our internet/Cable server is $6000 for the year, if we divide this by 12 months it breaks down to $500 monthly. I dont get answers, I have asked where the HOA financial statements are as after looking through our budgets numbers make absolutely no sense!Tammy first told me that our Board lives over seas, if you see the email on the pics you can see they claim otherwise nowI think our Board does not even exist and Tammy runs everything and pockets lots of money writing off fake checks to herself and her company.I dont understand how no one from the Board is ever available to communicate with us but TAMMY TAMMY TAMMY.P.S ICING ON THE CAKE, she owns the concierge company that runs our HOA which we pay 100k yearly !! Talk about SCAMMINGIn November she was harassing me for a proxy letter, which I never signed but for some odd reason it worked out in their favor!The minutes to the meetings dont add up, Everything seems so fakeI attached her contract fees, as she claims she is not the one whom imposes these fees but her company is the one that RUNS all the fees, she could have waived many of the fees but she is a money hungry individual.what brought me to look into all this?I got a letter named INTENT OF LIENwhen I saw this I immediately looked into the home owner portal and paid off my HOA fees which I had mailed checks in for, however MAGICALLY they never got them. When I explained myself to Tammy she sends her puppet Mary to respond to me. I told them I found it unfair that they were imposing such fees and I had already curated the past due HOA, a day later magically my check is cashed, yes the one they never got. this fancy letter had a fee of $100 YES A PREMADE LETTER that only required a name change. she refused to waive it blaming it on the HOA. she charges the HOA these fees and HOA has to pay them, like really?tammy could have easily waived it for me.She picked the wrong individually to play her money hunger with. I am moving every channel possible to have her company investigated, the fake HOA in my community and making sure they are Audited correctly. Tammys company is full of fraud and scams.PLEASE GO LOOK HOW MUCH your HOA is paying her, check contracts, fight for your rights. HOAs and management companies are a mafia. They may have been getting rich off of us for years but not anymore Ms Tammy and Extreme management, you opened up the wrong can of worms.P.S She claims I used fake pages to leave reviews, no sweetheart, Ill post with my actual name. This is by far the worst management company out there. They lie, do not return phone calls or emails and when you do finally get in touch with someone in the office they are very unprofessional and rude.Why my homeowners association decided to switch and go with them is beyond me. I guess that just shows how stupid our board is, but that is a whole different topic.
Extremely bad accounting department, doesn’t cash checks for up to 2 months. They lie about everything all the way to mailing items that homeowners never receive. Don’t respond to homeowners via phone or email. Homeowners beware, keep copies and documents when dealing with them!
The worst management company in the USA.I own a property that is insignificant and unserious, a company that has been managing it for a few years and despite having reported that I have lived in the USA since 2017, they continue to send notifications to an address that no longer corresponds to a country that I no longer live in 5 years ago. years, all with the desire to take our properties by force, may God have mercy on their corrupt souls.

2021-11-04This review is to recognize two individuals that have impressed me with their work ethics, sense of fairness, and their ability to remain uniformly compassionate to their clients—Tammy and Emmy, of the Extreme Management Team.I never imagined that I would live at a property that had an HOA, but here I am…. And despite the urban legends/horror stories that had influenced that opinion, I was exceptionally fortunate to find a house that has an HOA with a Community Association Manager (aka “CAM’s”) / Team that utilizes logic and common sense to professionally facilitate the daily needs of our community.For a little insight, CAM’s are the liaisons between the Homeowners Association Boards and the homeowners—the bridge between both parties. Most people don’t understand that relationship. In this role, good professional CAM’s must have broad shoulders to take 100% of the blame and abuse from both sides, for policies in each community’s governing documents/HOA Board directives and the sometimes questionable antics of some homeowners. At the same time, the CAM’s must have a strong personal code of conduct that is prepared to accept that they will get zero credit for any of the good that they do for both sides. So is Life.As a military leader, I was quite familiar with this sort of position. I was the bridge between my men, and the directives of the Army. I learned that any orders that I was instructed to give, became “My” orders that I issued to my Infantrymen… I never gave “Orders” that I took full accountability/positive possession of. And any needs or concerns that I brought from my men, were confidently presented to the Chain of Command above me…. I can tell you, there were times that I managed information from both sides that were unreasonable/not pleasant—but I stood firm and did it in a professional manner. So is the life of a CAM.Now, if you have read this review this far, be prepared to hate me. I will take a moment to speak on the behalf of most service providers out there… The majority of reviews posted, are from emotionally charged individuals that are upset about self inflicted problems that they were held to task about. These reviews take the form of negative input, from individuals that lash out at the only targets they can focus on—literally cases of people upset at the messengers that are trying to help them. It’s like someone peeing into the wind, and then being upset with the person that advised them against doing it in the first place. Calmly communicating your concerns, as well as being honest with yourself about accepting responsibility/accountability for your actions, and you will find that those situations are resolved fairly for all parties. Additionally, consider the old adage, “…He who represents himself has a fool for a client…” The only thing worse, is when a person irrationally lashes out at their representation, rather than working with them… As a consumer, we should try to filter out the facts, when reading things posted on social media like this—and yes, I am including this review in that category. Seeking to gather as much information as possible, filtering out verifiable truths from one sided half truths, is always the best approach. Thank you for your time.

2022-08-30Very bad management company, ive been trying to contact them for MONTHS, to get my hoa dues bill so i can pay. they never answer or return phone calls, i left voice mail, sent emails but no response, and now they sent me a threatening letter that theyre going to put a lien on my property. may be you should try to do your job first before sending out letters like this. these people shouldnt be in this business. if theres negative number of stars i wouldve given it.

2022-08-04Terrible company to work with. We live in a nice neighborhood with big oak trees. With big oak trees and less sunlight, grass does not grow as much. I have replaced sod multiple times and they keep sending me notices. They now want me to cut a huge beautiful oak tree down. They do not care about the environment or the people in their communities. Sad.

2022-08-24Please stay away from ANY neighborhood that has this company as their HOA. They find any reason to fine you. They don’t respond to HOA requests in a timely manner. And they did ABSOLUTELY NOTHING to improve neighborhood conditions or concerns. All they do is collect money & harass residents about what they can’t do to their home. The only people that were exempt from punishment were the board members that lived in the neighborhood and they were free to do ANYTHING. Do everything in your power to avoid this company

2022-07-01Me and my family just moved into the Westchester neighborhood only a couple of months ago and have been notifying the HOA of trash and unkept landscaping on the field behind our home that is not on our property and not on our neighbors property and the two specific people that I email named Robert and Keri do not even care to reply let alone take care of the issue. I have provided photos, follow up emails, I have even asked if there is anything I can do to meet them half way. This is a poor excuse for a homeowners association. Do not consider buying a home here if you’re looking for a neighborhood HOA with the slightest concern for the homeowners. You can expect this HOA to let you down and not respond to your email if the matter that you pay for is too difficult for them to handle. Moving here was a big mistake.

2022-06-29Terrible management. HOA dropped the ball in sending bills to the correct address and penalized me because they couldnt read the HOA transfer of ownership documents from the closing attorney.The property is also not kept up the way it should be. The pool is stained and discolored, furniture around pool is in poor condition.

2022-08-23This HOA company was the main reason I sold my home in Florida and moved to Texas. Dealt with harassment, unfair treatment and the pettiest fines you can think of. Before you buy a home PLEASE ask the builders who the neighborhood HOA is and if they say Extreme DO NOT PURCHASE! They will make your life a living hell

2022-02-23While I still feel that emailing needs work, after speaking with an owner, I feel much better. They’re more responsive and professional via phone. Things get misread via email, so I highly recommend calling with any concernsAnytime I have a concern, it takes days to hear back and nothing seems to ever get resolved. Once I become more aggressive, suddenly my emails are being answered within an hour and it’s always defensive. The emails always make it seem like I’m being unreasonable, but I only ever want to see my community clean and there be better communication. I work in customer service. If I spoke to my clients the way Extreme Management spoke to me, I’d be fired.

2022-04-08Get numerous threatening letters about some mildew on fence panels (because it brings down the value of the neighborhood), but they dont seem to care about the massive drug problem we have in our playgrounds. Used needles, pot and others. But you know, its not a big deal, its only where our children play.
