We are very happy now!!! Our home is amazing and the unit has a great location.We love the pool area, is amazing and the gym is very good.Neighborhood is awesome.The girls from office are very helpful and nice also the maintenance team. Thanks Gables Palma Vista we are very happy to be here.
We lived in this apartment complex for 1 year and it was the worst! I am an extremely clean individual I mop, sweep and clean daily. After moving out of this apartment they proceeded to keep my deposit for the grout between the tiles being low, not placing the hurricane shutters back in the harness in the garage. Mind you I am 55 a single mother two girls and those shutters took two of us to carry up our stairs during hurricane season. We could barely keep them up! When I called the office to inform them of this they merely told us it was our responsibility and they would not remove the charge! They also charged us for each individual light bulb that was out in our apartment! I have never heard of a complex charging to change a light bulb mind you every timer they changed a light bulb it would be out again in less than 3 months! This is also an extremely inconvenient place to have a pet or young children. There is NO guest parking and there are NO sidewalks! It is extremely unsafe to walk around in this complex especially later in the day when everyone is coming home from work. I have to hold my puppy on such a short leash as he is so small and we have almost been hit a couple times by neighbors speeding into the complex. This place is no where near worth the money and is an extremely inconvenient neighborhood to live in for anyone with a family. Wouldnt even recommend this place to my worst enemy! Beware of all of the hidden move out fees and just buy your own light bulbs so you dont get charged for there cheap ones!
BEWARE OF THIS COMMUNITY AND STAFFCurrently on my fourth year of living here, sad to say it will most likely be my last for many reasons! The apartments are beautiful on the surface, pool, and gym are great! However staff up front has never been great since I first moved in. One thing that I would recommend is not increasing the people who have lived here for so many years by $200.00 to $250.00 every single year! They are constantly checking our apartments (sometimes without warning) for everything you could imagine. Even last time I had no warning and got a knock on my door with my entire family over, and when I told them I was in the middle of spending time with family, they told me they had a key and where coming in one way, or another! How disgusting. I would definitely recommend the staff treating their residence with more respect, and considering that with the annual increase (with your residence gaining NOTHING in return) you may loose loyal residence! Just a thought for management, because moving is a pain, but all these issues are becoming an even bigger pain which is a shame.Editing my review which started off at 3 stars now because my apartment on my LAST MONTH of living here was sadly flooded because their water line broke out of the wall when I was not home. Ruining all the furniture in the master bedroom, living room, and closet. What does management do? Rush people into the home to redo their floors as Im in the moving process. Not worried about a single thing I own that their water pipe that broke ruined. The apartment below me is growing mold in their walls as it was vacant and was flooded as well. What do they do? Send someone in there to paint over the walls. NO GUTTING TO REMOVE THE MOLD. EVERYONE BEWARE OF APARTMENT 1207 AND 1208 IN BUILDING 9840 !!!! As it was not done correctly and can cause a very bad illness!Below is an attached picture of THEIR PIPE that broke completely out of the wall. Along with the fire fighters who had to come because their EMERGENCY TEAM was not on call at 7pm on a Sunday night
I dont usually write negative reviews but my experience at Gables Palma Vista warrants it. After paying over $1300 in move in fees I was informed that the front office had neglected to collected over $1500 in prorated rent for the move in month. So far - not great service, but no complaints. Per their request I provided them with my banking information for rental payments. Upon the 6th of the following month I received a notice that my rent was past due and that I owed close to $300 in late fees. I assumed this was a misunderstanding as I already provided them with my banking information for payments. I contacted the office to get the matter resolved. I was met with nothing but hostility. No acknowledgment that there had been incompetence and miscommunication on their side. After speaking with Amanda James at their regional office I realized this is company policy. They will make no concession for bad customer service on their part. I dont make late rent payments and was cooperative with the front office with every request. I feel the communication process was at best incomplete - at worst deceptive. I communicated my intent to share this horrible customer service online - and was met with indifference. I do not recommend Gables Palma Vista.
I sent in a maintenance request because my apartment had no hot water the evening before Thanksgiving. Because of the timing, I didnt expect anything to happen until Friday or even Monday.But Cynthia in the leasing office saw the request and got someone in maintenance to come over after hours. It turned out that I needed a new heater, so she started calling plumbers and kept at it until after 9 p.m. or so. Then she called me to explain the situation (theyd come on Friday because they didnt have the right model heater right then).She was supposed to have Thanksgiving and Friday off, but she still kept in touch with me to let me know when the plumbers were going to be coming. Then she called again to see how things went. All on her day off! How awesome was that??
Jazmin gave me a tour of the property and gave me so many options. Knowledgeable of site and did not feel any pressure. Helped me visualize my furniture and pointed the cleanliness of the most important spaces in a house, bathroom and kitchen. The apartments are well maintained and properly taken care of. Grounds of this property are beautifuly maintained. Close to everything. Thinking very much about moving here.
I think the staff is nice and as long as you dont Park illegally you wont be towed or booted. True, there are not a lot of guest parking spots but if you are willing to walk a hundred yards or so spots can be found. Rent is a bit high but all of the units have Ben renovated and are now quite nice. They do an excellent job of keeping the common grounds clean and landscaped.
Very nice place to live. Quiet and No DRAMA is what I like. I do not understand most of these reviews on here. 1st let me say, I only have one car so parking has never been a problem for me. I have lived here for a year and a half and have nothing really negative to say about the place. Any requests or concerns that I have had so far, management staff have taken care of and resolved rather promptly. As of right now, I am awarding 5 stars for efforts thus far, Hope they do not dissappoint me and make me regret do so.
My family and I lived here temporarily while we were building a local home. This is one of the few communities that allows for a temporary status which I was very grateful for. The pool and the gym are top notch.. theres an outdoor grilling area thats very nice as well. The people that work here are very nice very kind and always try to be helpful.
I was quite fortunate to acquire a four bedroom townhome at the Gables Palma Vista property after downsizing from a larger home.I must say how delighted I am to have met the entire staff and each person I have dealt with have been so caring.It’s very hard making a change in your life with a move but I only had cooperation for all that was needed from the get go. Cynthia was awesome in finding us the home that suited us. Cynthia, Chrissy and Julie are all on top of things, and get things done expeditiously.My suggestions are also noted . I always try to be helpful in making things better for others.Thank you all for being wonderful. We appreciate it all your efforts n making this a most positive experience.MJP
This will be our last lease with them. There is no parking for guests. If you have guests and they are over late they will get booted. They have priced themselves out of the market for what you get. Remodeled but ended up with 10 year old washer and dryer. Their online system doesnt work properly for tenants. Last, but, not least, they allow commercial vehicle parking. Work vans everywhere and they wont do anything about it.
I enjoy living in this community, it’s close to everything including 95, Publix and Ulta. The staff is very friendly and helpful. It can get a bit noisy but we live right in front of the kids playground and parking is a little scarce but we’re going on 3 years and I very much enjoy it.

((((The worst)))) The office you never get a response back from them and the worst is the manager Cynthia Kelly she is extremely rude please stay away from these apartments they’re not even that nice there’s no parking can you tell your cars at random and the people in the office are like scammers they told us they could go around lotta stuff to get us a pool we don’t need that we was promised one apartment and then I gave us a complete different apartment trust me I will never ever use these apartments company again I don’t usually leave negative reviews but this was a mess so nobody goes What we did
Ive moved to the gables community since 2011, so far everything is fine, Im going to renew it for another year ... I like it here because the maintenance is fast, they keep everything clean, they really take good care of everything ... We have the parties In the pool, this makes us integrate with all.
I wanted to thank everyone for their reviews. I had really thought about moving into this complex but it sounds like there are some serious issues with maintenance, security, parking and the price of rent continually going up. This is definitely NOT what I am looking for. Thanks again.
We are very happy with Gables I guess you can always view the negatives (yes guess parking is not the best but I use to have the same complain in NYC with the difference that I do have my car in the driveway is only if guess come over ) other than that the service and cleanliness of the place are 10 out of 10
It looks like a very nice place, but actually very dirty. People don’t clean after dogs, and mostly large ones. There are a lot of jaguans and, accordingly, their feces are everywhere. There is a lot of soot and dust from the road. The staff is extremely not attentive, very slow. When we left, we weren’t beautifully bribed for money and you can’t do anything with it, you just have to pay. In general, from living in this complex there was an extremely negative sediment. Strongly do not recommend.

2022-01-12The place is in a great Location.It’s Private. Your next to all the restaurants.I love my updated kitchen. Full washers and dryers. I had a small issue and Jasmine and Cynthia and the team took care of it. Love it here. Would recommend. Thanks you Jasmine & Cynthia.

2022-06-23I wanna say special thank you to Jasmine.I would give Jasmine 12 stars out of 12 she’s just amazing when she promised something she deliver something she always take care of residents in the highest level of service always have her beautiful smile even if she have have 20 cases taking care she always listens to the residence needs.I live in the property for 2.5 years and definitely recommend gables are top of the line in customer satisfaction.And another special thanks is to the property manager Cynthia was always helpful smiling listening and taking care of the all other inquiries.Dana is sweet and friendlyLuiis is a maintenance guy very reliable trustworthy he knows every body by his name. Luis definitely knowing how to solve the problem and find solutions for all what’s happening in the property he’s super helpful. Once I had a problem in midnight with my AC and he return my call in less than one minute it was after midnight.And finally with this old tree amazing ladies in the office and Louise wait which is a maintenance managementI called them “The Charles Angels”

2022-04-20Not worth the money living here they raised my rent almost 600 bucks a month. I can’t understand how they expect average people to pay that kind of money. Has anyone gotten a raise of 600 a month? Didn’t think so…. The parking is horrible and the maintenance and office staff are rude and it takes so much time to have maintenance come out to your unit if you need help. I can’t wait to leave this place don’t move here.

2020-11-16I thought I was going to be here for a year or two since moving to Florida. In January, its going to be 8 years... I love living here. Its so convenient. I can walk to Publix and restaurants. During the Pandemic, our unit really works...

2020-09-03I have lived here now going into my second year with my boyfriend. The place is pretty. But there has been more negatives than positives, it is not easy to get someone in the office on the phone very often, and if you leave a voicemail they dont usually get back to you. Also, charging people 25 $ because you left a huge trash can, that can barely fit into the garage may I add, out during a pandemic is not exactly friendly. Also parking is a nightmare. There is no guest spots barely. If you have a guest and they cannot find a spot - they will boot your car, which I understand. BUT if you are going to do that as a landlord - you need to give your tenants ample space to actually have their guests park. May I mention also this is not a cheap community, we pay dearly to live here being a nice area in West Boca. So having parking should not be a problem, yet it is and continues to be. The maintenance is very nice when they come by for calls, nothing against them at all.

2021-06-15Our experience here has been awesome! The location is great for shopping and dining, and the schools are very good. Neighbors are nice, the kids all play together, it’s been a pleasant experience. Glad we found our place here at Gables Palma Vista!

2020-08-17I had high hopes since the application and move in process was smooth...boy, was I wrong! One week after moving in major water leak in my unit. The process to fully get my unit up to par was excruciating! Not only did I have to take over 16 hours out of my day to have workers In out of my unit, I had to constantly follow up. I was not able to use my master shower or my dining room for over 2 weeks! I had to call the regional office, but to no avail. District manager never returned phone call and regional manager called only after district manager told her to! customer service is non-existent. After all of the inconvenience and time out of my day, they thought it was sufficient to give a $150 gift card. So laughable. Zero accountability! So disappointed!

2021-02-01Steer clear from this rental apartment complex. I made the fateful decision to rent a 3 bedroom unit being as I sold my house in Broward before I was able to find a home in Boca. Service is non existent, to the point where my wife filled out the move in checklist during our move in August 2020, with items that needed to be fixed/corrected and it took 2 months and multiple reminders before maintenance finally showed up. Water in my building has been shut down twice due to water pipe leaks. In fact, my neighbors apartment flooded suddenly on a Sunday afternoon and had a hard time getting the on-call emergency maintenance person on the phone. There are plenty of rental home options in the Boca area from which to choose from that are far superior and would cost just the same, as rent here is not cheap. Will be buying a home and moving out but even if that were not the case, I would find somewhere else to rent.
