** This is an update to my initial previous post (below):This will be our third year as absentee landlords. I was initially skeptical of using a property management company but, after doing some research, decided on using Gulf Coast. They have not let me down. They communicate regularly and their accounting records are great when it comes to tax time. We have used their service techs a number of times, were quite happy with the results, and pleased with both the ease of getting the job done and the cost. Everyone we have dealt with has been easy to deal with and professional. I highly recommend Gulf Coast Property Management.At the top of that list of Gulf Coast professionals is our rental manager, Scott Bodager. We have had a troublesome tenant from the beginning and I cant imagine how difficult this would have been without Scott to act as our guide and advocate. Scott is a consummate professional, understands the needs of owners as well as the vagaries of tenants. He acts as our communication mechanism with our self-entitled tenant, but also answers questions, makes suggestions, and highlights issues that may require attention before they hit crisis stage. He has been both sounding block and voice of reason. He has been clear and direct with our tenant when needed (minimizing turmoil for us), communicates and follows-up with is quickly and completely, and maintains a sense of humor under pressure.I cannot confirm, but I assume that the rest of Gulf Coasts property management staff as qualified as Scott.Top marks for Gulf Coast. I wouldnt have signed up for the third time if they werent.********We found Gulf Coast when we realized that we wouldnt move into our retirement home as soon as planned. We were impressed with the available services and assurances, and the energy of the people who would, effectively, sell our home by the year.We were caught off-guard by the costs associated with start up.However, while not inexpensive, being remote landlords makes the cost of Gulf Coast a good choice for us. They source and vet tenants, handle money, and can do some (limited) repair work.What has made Gulf Coast a value-add has actually been our rental manager, Scott Bodager. Scott is a true professional, knows and understands the rental business, and has clearly accepted the role of landlord advocate for us. Our tenant has posed more than a few challenges for us. Through it all, Scott has not just been our guide and teacher, but also been our eyes and voice, helping identify limits, and resolving issues with the least disruption, allowing us to be more hand off. If Scott is representative of Gulf Coast rental managers, life as a landlord should be easier and less risky than you may expect.
I have had Scott Bodager for a property manager from Gulfcoast for 2 years now and I must say in the last year he has gone above and beyond for my family and I . We really appreciate everything he has done . He is quick to responed to my emails and has made this last year of renting our home a breeze. The team at Gulf Coast Property Management is always very responsive and easy to work with. We have only had a couple small maintenance issues with our rental home, and each time a technician (Scott Imfield, the last time...very fast and professional) has responded quickly and taken care of the issue the first time. Would highly recommend Gulf Coast Property Management for anyone looking for a rental home in the Lakewood Ranch area.

I have not had a good experience with landlords. I was not expecting a lot but then I met our current manager, Scott Bodager. Not only is he extremely helpful and pleasant, he has the BEST sense of humor! Any items we were having trouble with were addressed immediately with the owner and taken care of. It is so easy to get in contact with him and I never have to wait. Best decision we ever made was to go with this company and then we hit the jackpot with Scott. SO grateful!!

From the kind, courteous and responsive associates I’ve had the pleasure of dealing with, to the ease of using their app for payment and maintenance request, has exceeded my expectations. Never have seen anything like this. Im my own landlord, but contacted them to potentially manage a property for me, since Im out of town. I met with Beth Vandroff, who states she is the business development manager. She views the property, and tells me she will get comps to me in a few days. She also informs me she has a similar property in the same area. I repeatedly call, text, and email, for weeks. She never bothers to respond. How unprofessional. Only when I send a message to the contact us page, stating my dissatisfaction in the follow up, she immediately emails me. Interesting- not a peep prior. Could it be, the message I sent went to her? I assume so. She said the property is now not a good fit. How strange- no word of that when she toured one of the units. I wouldnt hire this firm, and especially Beth, to manage my parking spot. If she treats a potential client this way with 4 rental homes, imagine how she would treat the tenants.

I have only recently started having Ms. Jimenez as my My Maintenance Coordinator, but she has totally turned my attitude around regarding my initial experience as a renter under Gulf Coast Property Management.Ms. Jimenez always responds in a timely manner, with a friendly and positive attitude. She follows up and keeps me informed as to the progress of my request. These actions were not followed in my experience with Gulf Coast in the past. Gulf Coast manages five properties for me. They have been wonderful. They take care of issues, communicate regularly, consult me when they need to and just handle smaller matters, and they provide excellent records for tax purposes, etc. I couldnt be more satisfied with their services. Here at the end of 2021, Id like to give a special call-out to Scott Bodager. This year Scott really managed some difficult tenant issues for me. Aside from some over-and-above efforts on his part to deal with a few tough tenant relations issues, he is always responsive, communicative, and he provides me the information I need to make decisions about property upkeep and repair. I feel like I have a real partner with Scott, and thats really valuable to me. Mario Palatino also deserves a mention. She has helped me with complex financial matters--needing tax documents reissured to a different tax ID because of how some of my properties are owned, dealing with a trust companys need for documentation to be submitted a certain way. Shes another gem!

Communication is key as issues come up, and she has kept us appraised of what is happening, thoughts on potential solutions and how to proceed. Scott Bodager was our property manager for two years with our rental property. He has excellent skills balancing our needs as well as the owners.He provided information and support in a timely fashion and coordinated tasks during the time in which our house was for sale.Scott was reliable, efficient, and most of all accessible throughout the time he worked with us. He responded promptly to all of our issues, questions, and general concerns.We were very fortunate to have Scott as our property manager because he made the time less stressful for us.

We have been using Laurie Rastovski from Gulf Coast for about 7 years and the experience working with Laurie has been fantastic. She has a knack for finding topnotch tenants for our rental unit, and wastes no time filling vacancies. Moreover, she treats properties as if they are her own, and goes the extra mile to ensure they are well cared for and respected. You never have to wonder what the status is as she is efficient and up to the moment with her communication, and you can be certain that when she calls, she will always be in a good mood. If there were more stars, we would give them.
I was hesitant at first when I deciding on whether to manage on my own or go with Gulf Coast. However, after meeting with a couple people, I knew it was the best option for me.Having moved to the Orlando area, there was no way Id be able to respond in a timely matter if any issues arose. Not only do they handle issues in a timely matter but they handle them and do them correctly and efficiently. They also keep me updated on payments, if the tenants are staying or leaving and just overall taking care of me the owner and my property.I really feel like they are looking out for my interest and I cant thank them enough for everything thus far and I have piece of mind knowing that my home is being taken care of.
When people go beyond client expectations it is important to reinforce those standards by acknowledging individuals like Holly Farjada and her team at Gulf Coast Property Management. It is commonplace to write a critique when someone is unhappy or dissatisfied; it is equally imperative to publicly do a shoutout when questions are immediately answered, problems are solved, and the turbulent journey into the leasing world is minimized. I actually believe it was harder to be approved for a lease than it was when purchasing a home. Holly was our conduit and wow, did she ever deliver! Many greatful thanks for her help in getting us into our new Casita.
My spouse and I had an extremely unpleasant experience with Gulf Coast and/or the owner of the home we rented for the last year. It was a last minute decision on our part. Unfortunately there were problems right from the start... the Friday we were to start moving in we found out from the water company that the water had been turned off completely and wasnt put into the management companys name so we couldnt just have them switch it over to us they had to physically come to the house and unlock it and then go from there so we had to wait until Monday so we had to rent a hotel for the weekend. The house was dirty as well because the cleaning people couldnt clean it with no water. We were also promised by the person who we viewed the home with initially that the pool deck and patio would be pressure washed as there were 2 dogs living inside of the home before we moved in, that never happened. We repeatedly contacted them about it via phone and email which we have as proof and ended up paying for that to be done as well as the screen and outside of the home and under the entryways on our own, I wouldnt be so upset about that but when I got my deposit back I was charged for pressure washing not only the patio and pool deck but the garage as well! The carpet cleaning I get that no issues there. The $300 cleaning bill I was expecting $200 as it states in our rental agreement. I mean I had to literally for months clean dog hair from base boards, the carpet, etc and I did not complain so this was upsetting. Our dog lives outside for this reason, but my fault for renting a home that housed animals I guess. This home was advertised as a salt water pool home, but we found out after living there for a week the salt water converter wasnt working and the pool guy had been having issues getting answers for repairs from the owner! We finally were able to get this resolved 3 weeks later. We also have emails about this as well. My dishwasher broke, this is also something else that took a month to resolve they said because of the owner. I was charged for the master toilet being clogged as well and all of the toilets were in working order and had never been clogged at all for the year we were in residence. It was an overall unpleasant experience. Some of the issues that came up either went unanswered and ignored or it was like pulling teeth getting it resolved in a timely manner. I am not bashing this company Im just rehashing our experience. This has been very upsetting as I always paid my rent on time every month no matter how many issues I was having with this company or the owner apparently.
I just want to take a minute to say thank-you to all the Gulf Coast Property Management staff for the excellent work you all did during and after the storm. I was very pleased to receive the daily updates. I know you had lots of other clients whose homes were in much worse shape than ours but I was very impressed with receiving the updates and the speed in which your team handled even my small issues.I have been using Gulf Coast to manage my home for over 5 years now and I would highly recommend them to anyone who is looking for any of their many services they offer.

As an absentee property owner having a trustworthy company like Gulf Coast Property Management and a reliable property manager manage my rental home is a blessing and an asset. Elaine Dexter has been my property manager since I bought and started renting the property in 2014 and I cannot say enough about her. She professional, courteous, respectful of my property and an advocate for the renters. She is always looking out for the propertys best interests and how to maximize my revenue by keeping the renters happy, the property in tip top shape for the renters and always getting that repeat rental for the next season. I have never not had a seasonal rental and every year have extra rented months. She takes care of everything, I just cash the check. Love, love, love this company and my property manager. Its a win / win for everybody.

Ian Lesikar has been assisting me the last few months and is a consistanly good communicator. He is very professional, kind and a great liaison between the tenant and myself, the owner. Andy Moore and his Gulf Coast team have done an outstanding job in finding us tenants, handling the entire property management process with ease and professionalism, and exceeding our expectations. Living in Colorado, we knew it would be challenging managing our Florida property on our own. Thankfully, Gulf Coast has made the transition from owner occupancy to rental, stress-free and worthwhile. We were reluctant at first to take on the big responsibility of becoming landlords. However, Gulf Coast makes it easy and enjoyable for us to keep our property and look forward to adding more. They keep us informed so there are no surprises, and work hard to ensure that the needs of all are met, and at the end of the day, that their clients are happy. We are very pleased with their services and highly recommend them.
This review is 5 months overdue however, after multiple attempts at reaching out (which I assume now the reply will be to contact them which is too late), and sending over a certified 32 page packet of emails over two years, pictures, and assessment I feel compelled to express the incredible level of disappointment, frustration, and now anger towards the racketeering job placed by Gulf Coast property management. Rented a unit for two years. Upon receiving the keys, my family and I went to inspect the house. Now, there is no move-in inspection done with a representative from the company which we found odd but had already signed the lease and paid two months deposit so could not back out just document what we found. My middle daughter broke out in hives within minutes. Had the carpets professionally cleaned by a reputable vendor that provided me a chemical report of what was found on the carpet. Sent it over to GCPM and was blown off simply stating that they use a company and can guarantee that the work was done properly prior to moving in. Not admitting to the three holes that were in the carpets prior to moving in although they are clearly in pre-inspection pictures supplied to me after 4 months of living in the house and three requests in writing.Note...we are a hotel family and move every two years to another city, sate or country and are familiar with fair practices and the first time we had not executed a move in inspection with landlord present.Within the first month, house flooded from toilet, garage door opener did not work. Took over three day to get a reply and over a week for a fix on each.in month 3 was slapped with an HOA maintenance to pressure wash the front drive as it was too dirty. Landlord answer, sorry that is on you as current tenant, and we know the HOA has sticky rules.Subsequent first year, replaced the vertical blinds from previous tenant whom appeared to have a dog and shewed up the blinds. Advised Gulf Coast and was inspected by first property manager and appreciated via email (this will be important below). Additionally, washer died, dryer died, panel on microwave died. Avg fix/replacement timing 8 days.I will not belabor the point and bore anyone with more tedious emails.Had my painter from work come and do the all the walls in the house. Two housekeeping attendants, that needed hours due to Covid closures, clean the house from top to bottom and my a carpet cleaning company come and do one more extensive clean. Have all the receipts and left 1 gallon of matched paint in the garage for next tenant along with 4 bulbs for outside.All-in-all a much better home than I moved intoSo much so that on the 11th day after I moved out, they already had someone living in the house. At the rate they do work, shows that no work was required to show a house, get a signature and move someone in.Now, deposit return.They took out $1,768 from my deposit fordifferent blinds, replacing a toilet seat because it was worn, carpet replacement, painting of the house, patching holesDid not provide pictures or receipts after requesting themsent an extensive history with pictures and responses to their deduction.No response after two requests months apart.They do tell you they cannot be sent to litigation and that would lie with the owner. Who sues for $1768. Thats asinine. They know one will waste their time going to small claims court for this money and they come out like bandits for not responding.Dont waste your money, time, or quality of life in renting from this unprofessional company.I welcome the request to speak however at this stage its non-sensical.
We placed our first property with Gulf Coast approx 4 years ago. They are professional, ethical and easy to deal with. We have since placed other properties with them and with our referral 3 friends are now clients. We have experience dealing with tenants and it can be difficult. Since going with Andys company there is a rewarding comfort level in not having to deal directly with tenant related issues. As a bonus Andy has a Realtors licence and his experience in purchase and knowledge of local rental markets increase the success of investment.I follow up with my tenants experience and all having renewed there lease feel they are being well serviced. Gulf Coast gets my 5 star award.
I am an investor with 10 years of experience. I acquired my new investment condo in Bradenton Florida on September 6th and by October 1st, a tenant was already living in. My experience with multiple team members of the company has been very nice so far. They are very professional and competent: from the head managers to the assistants and agents. Ive dealt so far with Nate, Ian, Kelly, Tara and finally Kris the super star! Kris is simply awesome if not great! I love the quality of work they are all providing. I will definitely, hire them again if I acquire another property in the area. Keep up with the good job guys!Addendum on 7/9/19I have been dealing with GulfCoast Property management for a little less than a year. So far, everything has been running nice and smooth. The latest interaction has just occurred with Chelsea who has helped renew the lease with my current tenant with a fair increase. I was impressed with the efficiency that Ryan Cecil, our new rental property manager, immediately identified and addressed some issues we were having with local ”critters” and some recent items in need of repair. Ryan scheduled a service call right away with Curtis, who then promptly and professionally took care of the maintenance problems. It was a pleasure dealing with both of these friendly and professional Gulf Coast Property.
Gulf Coast Property Management has done a great job for me renting out my house in the University Park area of Sarasota/Bradenton/Lakewood Ranch. After going through two prior property managers, even with due diligence to find them, I was not happy with either of them and again did research on property managers. I narrowed the search down to two property managers, but chose Gulf Coast because they contracts and leases they used were so much better and fairer to both landlords and renters than the competition. A couple other property managers used contracts and leases that were so onerously one-sided that I just couldnt sign them without drastic changes. The Gulf Coast documents were terrific. Since I started with Gulf Coast, they have been great in managing my property. I am extremely pleased with the service they have performed and with the tenants they found for me.
We bought a home in Parrish Fl in March 2014. However, we were not able to move in until June.Therefore we needed a property manager. Florida gulf Coast was recommended by our RealtorTheir staff has been awesome!Unfortunately we had water in the house. Caused by a leak in an elbow. This was discovered by Gulf Coast on one of their visits.Their House manager promptly took care of the situation. They brought people in to clean up the water. He then recommended a company to repair and renovate the damage. Through the entire process, he has been available 24-7 answering my questions and intelligently offering solutions.The repairs are still under way. I feel secure that our Gulf Coast manager is still there, being my on site eyes and ears.Furthermore, my new neighbors called us to tell us what and excellent job Gulf Coast was doing maintaining my lawn and landscaping. They said it has never looked better! They said Gulf Coast seems to be there all the time.A huge THANK YOU to the employees of Gulf Coast for their outstanding performance, ..
Gulf Coast have been managing our investment home since 2009. They were recommended to us after we were let down by another company. We are currently on our second tenant with Gulf Coast and we are hoping this tenant remains in place for many years to come as they seem to be looking after the home and paying on time.We are very happy with their services, in particular Alyssa who is one of their property managers. Alyssa always returns my calls and I feel as though she is looking after our best interests.There was a minor issue last year when a small repair was carried out without our permission. It wasnt a huge deal but I had expected to be informed before work was performed. I am happy to say they appear to have remedied this now.In summary I would have no problem recommending Gulf Coasts services.
Scott Bodager does an outstanding job for Gulf Coast Property Management. Whenever I have had an issue or problem, Scott has always quickly responded to resolve or fix the issues. Scott has always been very accessible via cell phone and email and he always follows up to make sure the job or installation that was performed was to my satisfaction. It has been a real pleasure working with Scott over the last year!
As this was my entry into the world of owning and renting a Florida home, I was unsure of what to look for and expect. Andy was very professional and informative when we met. He also suggested a higher rent than other companies with whom I met. I wasnt sure what to think, as the others were all in the same lower range. But I was impressed with his overall presentation, so I went with Gulf Coast and hoped for the best on the rental income. Well, they delivered in spades! Not only did they get the rental figure Andy proposed, but they have rented it solidly through the high season with even a summer rental as a bonus. Their overall handling of tenants, maintenance and finances has been outstanding. Choosing Gulf Coast was one of the best financial decisions Ive ever made.
We are tenants transitioning from Michael Saunders to Gulf Coast as our property management firm, and so far it has been extremely smooth. Our MS folks also moved, which was important to us. Maintenance issues have been handled promptly & professionally. I also like the website access to features that help make the entire rental experience work more smoothly.
I had the pleasure of working with Laurie to find our new home and have Kelly as my property manager. Everything has gone better than I could have hoped or imagined. We began very stressed trying to find a home and when we came across the house we chose, Laurie was so kind during the showing and made everything so easy after that point. Kelly has been wonderful since we started living here and been super helpful with any questions we have. We are so happy this was our first experience moving into a home!
I contacted 3 other agencies before contacting Michelle Burton at Gulf Coast. She answered me immediately and provided the information I was seeking. Michelle and Nat treated us like we were purchasing a house. We are not home renting novices. Most agents treat you with a lack of respect since you are renting. My wife and I ultimately rented a home through Gulf Coast. We also worked with the Office Manager, Scott. Everyone was easy to work with and they patiently answered our questions and addressed our concerns. If the need should again arise, I will contact Gulf Coast first and wont even consider any other agency. I highly recommend Gulf Coast to prospective renters and home purchasers.

As a homeowner who is younger and needed some advice/help reaching out to renters in a secure manner, I decided to work Gulf Coast Property Management. It was the best choice Ive made! Their marketing and advertising was effective and they found a tenant for my home very quickly. Plus, the tenant ended up signing a three-year lease! Thank you Gulf Coast for all you do! Scott has proved to be a personal, professional and people oriented person to work with. He spent time to look over things preparing for rental and I felt included through his listening and feedback. He responds promptly and courteously to handle questions in email. In fact I feel like he takes care of everything that I would do and more. I am in process of moving and he reduced my stress level by clarifying tasks that Gulf Coast could complete. He also thinks of things to do I didnt think of and seeks my approval before acting on tasks. He is a class act. My only complaint is that he showed up extra early for initial appt. but that is better than not at all or late! Overall I highly rate him as a welcome presence on Gulf Coast staff. I already feel part of their team with dignity and respect.

Recently I was in a situation where I needed to seek out a property management company. Andy and Gulf Coast Property Management came highly recommended to me by my realtor. While in the end I did not need to pursue enlisting a property manager, Andy would also come highly recommended by me. Andy will be first on my list when I do need this type of service (I did also interview a couple of other companies at the time). Andy met with me in my home and was very informative and helpful. His services are impressive and his follow up and consideration have been awesome.

I have a number of rental properties and Michelle Burton represents GCPM to find tenants and get all the checking and paperwork in order. She is an incredibly efficient person and pushes very hard to make sure vacancy time is minimized, which is important in terms of making a good return on the properties. She is an excellent communicator and keeps well informed.Andy is very lucky having such dedicated and professional employees.
Gulf Coast is my Property Manager, and Ive never received anything less than top quality service. They maintain our property to an excellent standard, and respond to any issues that arise promptly. This experience has been a pleasure from day 1. All of our concerns have always been dealt with in a very timely and efficient manner. We are being kept updated on everything happening at our property without feeling like were being spammed.Chelsea is amazing to deal with, she replies to and acts on emails faster than Ive ever experienced with anyone else on the property market. Even a Friday evening 6pm has not held her back from communicating information between our tenants and us.
So far Gulf Coast has exceeded my expectations. At first I was very hesitant to hire any management company. I had heard only negative experiences with management companies;but,definitely not the case with Gulf Coast. On the contrary,they are very efficient in every aspect of their operations. They take care of all matters in a timely manner. When I make a request I only have to do it once. I dont have to call back a second time to make sure that it was done - something that Ive gotten so used to doing with other businesses. They are a very well-managed company within themselves. I respect and trust this company with my property.I very highly recommend them.

Owning a property locally, I really didnt see the value in hiring a property manager. That is until my tenant stopped paying rent and answering my calls. I let it go on for about 2 months, 2 months of listening to broken promises and excuses. I consulted an attorney about my options for eviction and they wanted a $2K retainer. $2K??? I was barely breaking even on the property and that would have wiped out any profits I did make. After scouring the internet and chatting with a few companies I decided to go with Gulf Coast. No joke, within 7 days the tenants had left. The property was in OK shape. Not perfect but OK. Between Gulf Coast and myself we cleaned the property up, made some small repairs and started advertising for new renters. Well that was 7 months ago and I could not be happier with how its worked out. Yes I am only around the corner but Gulf Coast take care of everything. i just collect receive the money. There was one problem with the stove but it was repaired under warranty. I usually dont write reviews but this company saved my skin and I will be eternally grateful. Thanks to everyone there.
Good service, until there is an issue. I have had to go almost two weeks without a dryer and was unable to dry any clothes at my rental in Lakewood Ranch. We had spoke with Gulf Coast multiple times and it took forever for the issue to be resolved. Its about a month later and now I have no hot water and its day 4 now. I believe Gulf Coast only works with (2) selected plumbers and therefore the hot water heater broke and needed a part and their two plumbers dont have it so they have ordered it. Its 2018 Im sure there is a plumbing company in the area that has faster access to parts. I am not pleased with their response time to fixing things.
We highly recommend this property management company! Twyn Electric works with them as a subcontractor providing electrical repairs and maintenance work on their properties. Scott and Matt are awesome to work with... honest, communicative and easily accessible, as well as quick to pay. Over the years, we have developed a great relationship with then. We highly recommend them to everyone!
Working with Laurie was a great experience. We moved from Colorado. We had 1week to take care of business and find a place to live. We did not find our house until the weekend and we’re flying back to Colorado on Monday . I called Laurie on a Saturday afternoon, by Monday morning she had a time set that we could see the house early( even though some one was living there). After we flew back to Colorado she was very helpful with all the paper work, even took the time to chase down the home owners association application and email it to us and worked with them to get us approved. She also helped set up our utilities with the city of Bradenton. She made the transition so much easier than it could have been . Has checked on us two or three times since we moved in to make sure we had everything we needed. Also there were a couple maintenance issues when we moved in and they were taken care of immediately. Weve had our house under management by Andy and his team at Gulf Coast since 2010, and we couldnt be more pleased. We moved from Florida to California in 2007 and used a different property manager for the house for a couple of years, but we were dissatisfied. We switched to Gulf Coast and have been very pleasantly surprised by the quality of service. First, Andys team found a renter for me in about 2 days. And that same tenant has renewed every year since. Additionally, if there are any HOA or household issues to take care of, Andys team is on it pretty quickly. In all, Id highly recommend Gulf Coast Realty if you have a house you want to rent out.

I reported a leak in my ceiling almost 3 months ago and they have yet to fix the problem. My ceiling looks like it make fall through at any moment and the problem is only getting bigger. They sent over a maintenance person who hit on me and made very inappropriate comments to me that made me HIGHLY uncomfortable in my own home and when I reported this to the office manager he literally did not care. This whole management company is a joke. They never respond to your issues unless you physically go to the office and hound them. This is the second review in less than 6 months I have written them because they are that terrible. And like Jacqui said they do not take care of our landscaping at all. They dropped off a week killer bottle two months ago and I guess expected us to spray to kill the weeks? Like that is such a joke I am paying you $1,600 a month in rent and you cant even maintain the exterior of the building? My next review I will include pictures! :)
Nate Berger - Just wanted to take a few minutes and let you know how happy my wife and I have been with Nate’s help in helping us find and close on our vacation rental property. I started renting a villa in Prestancia in February of 2020. The door bell did not work. I notified Gulf Coast Properties about this and it is now July 20th. Nothing has been done. Now the dryer is not drying my clothes properly. I called day before yesterday and was told to call an emergency number. I still have not heard back from them yet. My oven light is out, and far worse, my air conditioner broke one night. I called who they had told me to call to come out. They said they could not unless they got the owners okay. They called his number and then called me back and said he had disconnected his phone. So I had to call someone else to take care of this as I was feeling sick in an overly hot house. I deducted it from my next rent check, and was told I would have to pay for it. When I first moved in, the hot water did not work. The owner was reached for that one and it was repaired. The workman said the unit is old and needs to be replaced. He asked the owner and the owner said he would not replace it yet. I have owned many homes in 58 years of my marriage. I am renting only because my husband passed away and the house was too much for me. I have never been in this position before, where I feel cheated and that no one cares. It seems that as long as the owner gets his check, everything is Ok. I on the other hand, am suffering from the lack of response from Gulf Gate properties and their bias attitude for the owner and not the renter. I am an 83 year old woman and have enough problems as it is without having to worry over this. I cannot move to another place at this time because of the covid virus, but as soon as that is over, I hope to find a better situation. There have been other things as well. I was told that the house had a deep cleaning and it was NOT deep cleaned. The vents were filthy and there were bugs all over the place. Two dirty kleenex wads were tossed up over the light lattice work over my sinks. I told them about this and nothing has been done about it. It is a MESS!

Please do not rent from this company. They are very unprofessional and the service being sub par is an understatement. They do not care about their clients. Back in October of 2014 my unit was flooded by the unit next door. All this company did was bring in fans and ran up my electric bill. The flood damaged my personal property and the upstairs and downstairs of my unit. I was unable to lock the front door because water swollen the door and when they finally sent someone he sawed the door. This was a safety concern for myself and my daughter because the door would not lock and you could see daylight through the door. I called the management company continuously for months to no avail. It took them 9 months to come back to my unit and put the floor boards and tack the carpet back down! I decided not to renew my lease after September 30. They have yet to send me my deposit. I asked Jodi, when I could come pick it up she said she had to mail it. As of this date I still have not received my deposit. I explained that I needed my deposit so that I could have a place for myself and my daughter. Jodi was very rude and was not concerned about my situation. I have a $2100.00 DEPOSIT she said I would have to file a claim to get back. This unit was damaged through no fault of mine and I need my money for living expenses. I have pictures that shows the damages and condition of the unit that I will post. I requested to have Andy call me on several occasions and have not received one call of concern.
We have had the most unfortunate and consistently frustrating experience in using GCPM as our property manager over the past few years (for multiple properties). In helping others to make informed decisions, I am taking the time to post this review. Please kindly note that they regularly ask for positive reviews to be posted on google reviews (including sending along a link to do so, so be wary of what you are reading on here).We gave this company so many chances to come through on its promises but it is just a poorly organized and poorly run organization. There are so many different people responsible for each property - from an assigned manager (who changes repeatedly), to a maintenance team (who GROSSLY overcharges for very simple repairs - $85/hr for a handyman to change a lightbulb for example), financial team (who uses the worst software for property management, making reading statements a nightmare), purchasing team (for a broken appliance for example), leasing team, etc. These people do not all have aligned interests - for example, the leasing agent just wants a body in the property in order to get paid, but that person will never have to deal with the tenant again, so their motivation to find a top quality tenant is just lacking. After finally firing them to get our sanity back, one of the tenants, who was greatly relieved as well to be done with them, told us that she thought they are one step above a criminal enterprise and we were embarrassed not to be able to disagree with her. We offered her our profuse apologies for all that had gone wrong.Without getting into the long boring details, suffice it to say that if you are looking for the most expensive possible way to lease your property - look no further. They need to send someone out for a repair? You will be charged a $25 vendor coordination fee each time (isnt coordinating to send someone out to fix a toilet part of the reason you pay a MONTHLY MANAGEMENT FEE?). A property is vacant and they are paying the water and electric bill? You will be charged a $25 utility accounts management fee for EACH utility, EACH month. You need a repair? Be prepared to pay the most you could possibly imagine for that service, and be prepared for them to just keep sending service people to the house without stopping for a minute to think about what could be a larger picture. They will spend spend spend freely and bill you nonstop. If you call to question it, you will speak to multiple people and each will not really have a clue as to what is going on. Its very frustrating, both for the landlord and tenants.We have been renting properties in 3 different states for almost 2 decades, and Gulf Coast is about the worst management weve seen. Be warned.
Scott is the best client service rep I have worked with — I’ve worked with several (>5) as I am a rental property owner. He communicates often and well (with good news or bad); he keeps options open, he is not a spendthrift with my money and he takes care of the small stuff without bothering me.JK
I would highly recommend Gulf Coast Realty. We were in a bind, and Michelle Burton took us under her wing. We were at the mercy of Fannie Mae, and Michelle was the light at the end of the tunnel for us, and got us into one of her rentals right away. We truly cant say enough good things about our experience with her. If you, like us, are skeptical about the real estate market in whole, especially here in Florida, expect to do a 180 in your thinking. Other things to expect: Your calls returned, your calls picked up right away, prompt response to a question, GENUINE human kindness. As we all know now in 2014, things hard to come by.When we start looking at buying again, we will use Michelle, in that process. We have a good working relationship with her, that I couldnt put a dollar value on. We appreciate her!
This was the first time we booked a house, rather than a resort/hotel. I looked on-line and found Gulf Coast Realty. I was a little worried at first about booking through this service, as I had never done it before, or heard of them. However, we took our chances. They were very nice to deal with. They provided us with a lot of information about the area, how to get around, etc. The home was beautiful and clean. I would definitely recommend Gulf Coast if you are looking for a property. We will definitely use them again in the future. it was nice to have such a big house. lots of room, a kitchen to have some of our own meals rather than always restaurant food. Nice pool table in the house. Gorgeous pool outside (screened it). when we called for service, they were quick to help us out. The only negative I can say about this property is that we had problems with a neighbor with dogs. when we sat outside, the dogs would hear us, and bark. Which would wake them up. She called the police to complain about the noise, and it was only 7:45 in the evening. We are all middle age, and definitely not noisy or partiers. I would definitely book through Gulf Coast Again, but not sure I would take the same house, due to the fact that we had problems with the neighbor. After all, we were on vacation, and if we cant sit outside early in the evening, we would prefer another area.
We are giving GCM 5 stars with the caveat that we have only used them for 3 months, and there are always expenses and difficulties associated with the initial handover of properties. My husband and I have been managing our own properties for 5 years and even though we thought we had it down to a science, ti was literally stressing me out to the point I could hardly manage myself. Gulf Coast has taken the responsibilities over and I cant tell you how much they have been worth every penny so far. we are slowly weeding out the less conscientious tenants and replacing them with better ones. They have been doing check ups on the condos and I know as soon as anything is wrong. I strongly recommend these guys for taking over your babies.
The transition from Michael Saunders to GCP, as well as the support during the last two years, have worked out wonderfully in spite of the time zone difference between Florida and where we call home.Maria Palatino answers all our inquires and requests in a very courteous, professional, timely and correct manner. We are so happy to have Mrs. Palatino as a pleasant and competent contact person in the back office.We are looking forward to an ongoing great co-operation with GCP and also with Laurie Rastovski, which we really appreciated working with.
Laurie Rastovski was wonderful in finding the right home for us to rent. She listened to what we were looking for and only needed to show us one property! Plus, she was very sensitive to our timing issues in regards to the closing of our home and beginning of our lease. We’ve been here 2 months and it feels like home!
As a property owner/landlord, I can tell you that the property management business is full of people that dont know what they are doing. Gulf Cost, however, has been very good about dealing with issues that come up at my property. They were also very helpful to me in converting my property to a rental unit and even helped out with financing some repairs. I would especially recommend them to new landlords that are first entering the business.
We have been using Gulf Coast Property Management for apprx 10 years and have been very pleased with their services. The property they currently managed is our first home but we currently live in Chicago. They have been professional, courteous and effective throughout our time with them.
Just had a GCP technician leave my property. The technician, was tasked with making an adjustment to my front door and replacing the weather stripping around the front door. Robert was courteous, articulate, and friendly. He explained the things that were pertinent to the job, and answered all of my questions. It was nice to see a young man that took pride in his work and display the confidence needed to complete the task.
I signed up for lease management with Gulf Coast Property. It took over 3 months to find a renter for my property. I had to lower my price repeatedly, but this could just be what the market now requires. My complaint is with the tremendous charge they gave me to make my house renter ready. I have numerous charges that I believe were excessive. This is after I already had much of the house repainted and cleaned professionally. I do not believe there was much that needed to be done, but their bill came to $2179.31. I was charged $107 to change the keys. They finally removed this charge since there was no key to change. There was no previous renter. Here are other charges I believe were excessive. For example. $360 for cleaning sliding glass door? Rent ready labor $1,121 yet everything seems to be already charged out including labor. I also had an HVAC service charge for $85, but the tenant complained the first day of moving in the HVAC was not working. I do not believe they even had this performed. If they did, it should be working. I have a home warranty and asked them to use this incase of HVAC or any other problems. They did not do this, but sent me a work order from another company. I am not happy about their work
For the past 2 years Gulf Villa Rentals have managed our house and let it for periods when we are away. The house and pool have been immaculate when we return and any maintenance issues have always been dealt with promptly and efficiently. The lettings have been arranged by Gulf Villa Rentals and feedback from renters has been very positive.
Donot use Gulf Coast Vacation to manage your property - they are not responsive at all . They charged a big fee for start up , took weeks to take my pictures of condo , did not put in the right dates or description of our property and did not want to follow our hoa rules etc. or follow up with leads I found - within a week of them finally listing our property I terminated our listing I had zero confidence they would follow thru keeping our guests happy when they couldn’t keep their client happy it took days for them to return our calls.
GCPM did a wonderful job handling my vacation rental. I received good advice, prompt service, and they were very responsive getting me renters for the lengths of stay required and to my renters needs. I will use them again soon. Special thanks to Amy C ; good project manager.
I needed to find temporary housing during the construction of our new home. I was concerned that finding a decent property to lease during the middle of tourist season would be very difficult, if not impossible. Everything I saw online was too small, poorly maintained and/or over-priced. Then, a realtor friend referred me to Gulf Coast Property Management. After meeting with GCPM leasing agent, Michelle Burton, and giving her a description of the perfect home, she said she thought she had just the one....and she was absolutely right! Michelle showed us a beautifully upgraded nearly-new home. Michelle then proceeded to far exceed my expectations with every aspect of the leasing process, handling all of the details with the lease and the HOA requirements. She also provided meaningful and timely communications along the way. If the remainder of my leasing experience with GCPM goes as well as the first couple of weeks (and I have every reason to believe it will), this will be one of the most positive consumer experiences I will have encountered in a very long time.
Gulf Coast took over as property manager on the property I originally rented from another management company. My experience with them has been not so good. The debits to my security deposit were over the top. I disputed and never received a response from them. In my opinion they are completely unprofessional. I would warn others to be careful entering or exiting one of their rental properties.
I have rented several different properties over the years through Gulf Coast and have never been disappointed. The homes are beautiful, kept clean and maintained. The staff and maintenance, pool, and lawn team at Gulf Coast are extrememly accommodating and friendly. If there was ever an issue it was addressed immediately. I would recommend using this company for your vacation rental home if you are traveling to Bradenton or Sarasota.

Most dishonest company Ive ever dealt with. They did not let us know they property was in the middle of a dispute with the HOA when we rented it. We did not have access to the pool for various months because of it. The repair jobs are bad and we waited about 2-3 weeks to get a replacement dryer. Then they deducted from our deposit citing extraordinary cleaning when we left the place cleaner than when we rented ( ceiling fans and windows were filthy when we rented) I would not recommend this company to anyone!
I am a tenant and am transitioning from Michael Saunders rental to Gulfcoast. The transition has been seamless. Love that I can pay online! When I found out that Scot joined Gulfcoast I was very happy! Scot has been handling this home for the past 2 years. He hasalways gone above and beyond in responding to my concerns. We live in a property managed by Gulf Coast and had our A/C go out on a Friday night. We reported right away and the I was told by their property manager Al that per their policy they will send someone on the next business day. After pleading most of the afternoon with them as it was now 88 degrees inside of our condo, I was repeatedly told that nothing could be done for me until Monday. I was given no other reason besides that this is their policy.I would certainly not recommend living in one of their properties or using them for property management unless you are satisfied not getting even basic customer service. When I asked to speak with the supervisor I was told that he was already aware of the situation and said there is nothing we can do, we will have someone out there on Monday I was offered no alternatives to have anything done for us we were left to suffer in what could be detrimental to our health conditions and had no one that was willing to do anything about it and told me this is not an emergency. Beware of this company.
First this company took my 3200 dollar deposit check and then called to tell me I couldnt move in because I was a convicted felon. They made me deal with this mistake in the middle of trying to move.Then the av broke and it took two companys over a month to fix it and they started a small fire in the process. The sink was broken and never got fixed. They threatened to fine me for parking in the street even though I wasnt and the kicker is when we left they put our deposit check in me my finances and my moms name so we couldnt get our deposit back because we live in a different state than my mom. Rude uncaring and annoying. Also they bribe people to put good reviews on here with gift cards and who is going to write a bad review while they have control over your house and your money? I would never deal with them again and Andy the owner does he even exist?
My wife and I purchased a villa in Bradenton nearly nine years ago. During the buying process we were introduced to Andy Moore and his team who explained the procedures involved in the management of homes that are to be placed into the rental market in the Manatee County area.We decided to allow Andy to oversee the maintenance and upkeep of the villa and also the guest greeting and liaison duties that would be required.This has turned out to be the best decision we could have made and has been the reason why we are still successfully renting our wonderful home in the sun despite the massive downturn in the property market in the U.S. and the effects of recession.When repairs inevitably need to be made to the home, Kevin and his maintenance team have consistently undertaken these works with speed and skill. He has always given us a full account of what these tasks will entail and (more importantly) the anticipated costings before any work is begun.We have found the subsequent invoices to be more than reasonable and always feel as though nothing is too much trouble and that Kevin really enjoys his work.From the efficiency of Jodi and her team in dealing with the financial aspects of running the home, through to the clarity of the guest booking procedures and the thoroughness of the cleaning regimes at Gulf Coast Property Management, we have nothing but praise for the people involved and hope for many more years of successful business with them.Howard and Pauline Walduck.
If you are looking for a company that doesnt give a crap about your home or its tenants, than you have the right company for you.When I moved in I was told I was the first tenant residing at the property and that any issues would be resolved since they were unsure of what the homes issues were when we moved in.So far I have had to call them three times, and have received a bill from them for repairs that are the homeowners responsibility. I have attempted to reach their office three times, have left messages AND e-mails, and somehow they always seem to forget to call me back. Over and over again.Communication is poor, they lie to their clients to get what they can out of their pockets, and their maintenance staff doesnt know what its doing (I had to have an electrical contractor repair something that their electrician messed up, and somehow still had to pay both their bill, and the contractors bill).If you like having issues all the time and dont care about your tenants, go with this company.
Their service to rental property owners is sub-par. Our properties suffered quite a bit of neglect under their management, and we had 2 long term renters break their leases. Promised regular inspections were not done. Poor communication re: almost all aspects of their responsibilities. Talked a good game, but once we contracted with them we were extremely unsatisfied. We fired them for their incompetence, and they kept our money even after they fired the manager responsible for our property, which to us was an admission of the poor service we received.
Amy Clark the vacation rental manager has her finger on the pulse of the properities she manages. As a homeowner new to the rental program, Amy gave us the confidence and attention to detail that put us at ease. She is an excellent communicator, and genuinely cares about facilitating a superior experience. Kudos to Amy!

Can never get ahold of anyone at this company. I am due my security deposit back and they said it would come certified mail. Well guess what I havent gotten anything, they couldnt provide me a receipt, and if its going certified mail from Bradenton to Bradenton I think I would have gotten it by now. My lease ended over 2 weeks ago. Everytime I call them it goes to voicemail as if nobody is I the office. Well yeah it must be great being able to go on vacations using other peoples hard earned money and not returning it to them when they put forth special effort to keep the property they were renting in good standing and in acceptable condition for the next tenants which by the way I was not a fan of your practices of showing the property to other people while I was still living there. So again I AM DUE MY SECURITY DEPOSIT AND WANT IT BACK IMMEDIATELY. You were lickity split about taking the money out of my account on time every month. But now when it comes time to return my money that youve been holding you have cold feet and totally forget how to answer a phone.
If moving someone into a home with several different colors of paint over repairs and refusing to fix it, because the last tenant made an effort to cover them, is considered good, then theyre awesome! The entire townhouse is like this. It looks like a small child went through with a paint brush and just threw in a few strokes of paint every few feet. Its ridiculous! The entire place requires re-painting, and they refuse. In addition, they do not respond to inquiries, and they have not fixed 2 fire hazards in the home, including a sprinkler head hanging from the ceiling of the master bedroom and a range hood filled with grease, overflowing from the top. I moved in only 2 weeks ago, and brought these items to their attention immediately. I was told during my initial viewing of the home that the painting would be taken care of, as well as several issues with the flooring. They also did not take care of the flooring, and did not even have the carpets cleaned. Im beyond disappointed.
Absolutely horrific “service.” He was the selling agent on our place representing a seller in Europe. The place should have been cleaned before ever putting it onto the market instead we were left with dirty underwear all around in drawers which I did not check previously. He held our refund money just because he (as an owner) could not write a check. After telling neighbors about it they all say things like, “We’ve been trying to get him out of this neighborhood but can’t.” and “He is just dreadful but we are hoping for Karma.” I just wish I had known his reputation prior.
Informative, friendly and amazing in the face of Hurricane Irma - they helped us find the right area to buy and subsequently let out our property, told us everything we needed to know to rent out in the USA, finalised the handover of our new build from builders to themselves to manage (all the while we are back in the UK) , got in some great tenants and when IRMA hit, boy did they keep everyone posted with tips, information and reassurance - even though their own homes were in danger. What a super team, Andy should be so proud of them, we know we are because we have the BEST management agency team ever. Thanks guys x

Horrible experience ! My air hasn’t worked since July and my kids are sweating to death! For $2150 a month AC should work !! Also Lisa in the accounting department was very rude and u professional denying is to pay the rent a day late ! What a joke! I would not recommend renting from them unless you want nothing repaired even in a brand new home !!
My family (4 adults, 3 young children) and I just spent a delightful week in a home on Stone Harbour Loop. The setting was ideal, overlooking a lake and the golf course, and the accommodations were comfortable and well maintained. Ive never come across a better equipped kitchen.We highly recommend GCPM. Rentals are not move in ready when they move you in; they are missing things and some items just do not work. They are not quick to respond to emergency calls, and they try to nickle and dime you when the lease is up. I would highly recommend NOT renting from this management company unless you would like to spend additional months trying to get a hold of someone to give you a reason why you are not receiving your deposit for returning your clean and neat rental. STAY AWAY!!!

When We started vacation in December 2018, Ryan came to our condo and politely and professionally addressed a list of issues with the property. Then, when we left the property 2 days ago, we inadvertently left a few items of clothing behind. Ryan promptly got the clothing and shipped it to our home…it’s already on its way! I would leave a big fat 0 if I could !! Worse management company I have EVER dealt with !! My AC upstairs has not worked since we moved in FOUR MONTHS AGO!! My one year old and eleven year old are sweating to death and we pay $2150 in rent in Lakewood ranch !!! Not to mention a bunch of other things that are broken . Lisa in accounting is rude and unprofessional . I have never had issues like this before ! I thought they were great at first so BEWARE !!!!!
Call these guys and ask for Ian if you want to make things happen fast. I had to move last minute out to Seattle for work and didnt have time to pack my home up and Ian was proactive and help organize my home into a storage unit and literally saved my life! These guys are incredible, if you decide to use any other property mgmt company youre taking a gamble.
Rented two homes under their care two years in a row. Nothing but trouble two years in a row.Broken pools and spas in both homes, defective washer/dryer units in one home that left stained clothes, one home that reeked of stake cigarette smoke, more repairmen in the house on multiple days than there were guests, and snarky private email correspondence from the owner when we complained about the absurd situation. Very unhappy.

2022-05-18Definitely dont try to get anything fixed with this company. They take months to get anything done and rarely get back to you. One of the ladies told me I wasnt following up about a maintenance issue. It had been going on for NINE months and no one would come. and YES, I followed up MANY times. This seems to be a recurring theme. I ask for something to be fixed and they take months to get to it and get it done. And the repair people they hire are 80% of the time, TERRIBLE. I suggest looking elsewhere, but if you have to rent from this company, dont expect great service or service at all.

2022-04-04In late November 2019 we invested in three rental properties in the Sarasota/Bradenton area and have used Gulf Coast Property Management for full service annual rental management since then. The service provided by our Leasing Agent (Laurie Rastovski) and Rental Manager (Scott Bodager) and their support team is excellent.

2021-04-19Scott is responsive both by email and calls, and has been great to work with. He has advocated for repairs when theyre needed and does the best a third party can do with the tenant/owner relationship. The team overall at gulf coast has been easy to work with. Laurie was also amazing to work with during my transition out of state and made several efforts to ensure our comfort in the new home.

2021-12-03Gulf Coast Property Management is the go between for us and the landlord who owns the property where we stay. The rental was annual. We had a bumpy start, but overall the company was helpful in communicating between us and the owner and providing advocacy. Marcella and Aisy in particular have been professional and responsive, and helped us through some stressful moments. We are very grateful to them.As regards our negative experience, we placed two maintenance requests to which they responded. For one of the repairs, a technician came but did not enter the home. We gave permission for them to enter the home, but we were charged a sizable fee for not being at the property. During another repair, a tech came and our son answered the door. The tech left without asking to speak with us and then we were charged a second fee. Between the two fees they charged over $200. In the end, they refunded one of the fees.After that incident we had all positive experiences. The yard of the property slowly lost all of its grass and weeds took their place. Neighbors frequently complained about it. Gulf Coast tried many times to encourage the owner to rehabilitate the yard, to no avail. Nonetheless, Gulf Coast went out of their way to continue advocating for the owner to keep up the property. As concerns interior repairs, Gulf Coast always sent technicians in a timely manner and they nearly always fixed all problems.While Gulf Coast cannot control owners or tenants, they can provide effective communication and service and they did accomplish that on the whole.

2021-12-16We woke up a few weeks ago to no heat. I emailed our manager, Scott Bodager, and within thirty minutes an a/c company was calling me to tell me someone was on their way to rescue us! The issue was fixed and it started to warm up so the poor dog could take her sweatshirt off. It is so nice to know if something is wrong that it will be addressed and not blown off. I have no worries with Scott and can relax in our lovely home. This company better be good to him so we have him forever!

2021-06-22Gulf Coast took over our property in March 2021. Ive dealt with Scott personally several times since then. He and the staff have gone to great lengths to accommodate our needs and respond to different situations as they arise. What I like most is his way of applying common sense to managing properties and PEOPLE. If youre up front with him, you get fair, workable and professional results. I ALWAYS get a response, and usually its from him directly. He has an open door policy and does a great job communicating with results. Im very happy hes here for us.
