I rented for 4 years with Homeriver group and the last two years were horrible. The neighbors had a shoot-out in front of my kids in front of my house, I was overcharged when I called Ann I wouldnt get a response, then I reached out to Alex and he fixed the problem for a month then the same thing started happening again. So I decided to move at the end of my lease and I just received a bill charging me twice for everything keeping my 1500 dollar deposit and saying I owe them more money on top of it. Call Cheryl and not to my surprise she doesnt respond either.... Stay away from this company the maintenance doesnt fix anything and they charge you for calling them for the same reason. They said its an investment group that owns these homes and they dont care about the little people at all.
Excellent property management! Ms. Linda White does an outstanding job managing Bloomingdale Village Homeowners Association. Her hands-on management skills have improved the appearance of our subdivision and enhanced property values. I highly recommend Ms. Linda White of HomeRiver Group!!
I worked with Homeriver and specifically realtor, Bridgette Daniels, to sell my Odessa FL home. I am an investor and was selling this from a far so finding a realtor that I can trust was really important. Bridgette offered tons of experience within the market and offered excellent advice, all that lead to a quick and easy sale at a price I was extremely satisfied with. Highly recommended!
Bridgette Daniels is a great example of what a property manager should be. She took over our lease after another agent went on leave of absence. She was very professional and responsive. She is experienced with all types of situations and our only regret was not having her as a rep the entire three year lease.
Worst property management company Ive come across. The company is quick to take your money and charge fees for anything. Theres literally a fee to PAY your bills (mine is $44 just to pay). Theres also a $10 monthly fee for a $2 air filter that does NOT come every month.The communication is terrible. My agent has been replaced several times and no one is helpful nor do they know how to resolve basic disputes. Ive used these guys when I was a renter and Ive used them to manage my properties. I will not recommend.
We moved in to our rental here in Lakewood Ranch Florida on 6/10/22. On the next day ( 6/11/22) our main ac unit stopped working. An ac technician came out and based on the report , a part in the unit has to replaced. Today is 6/28/22 and we are still WITHOUT ac here in Florida. We are getting the run around from our agent at Home River Group ( she states that the homeowner is impossible to get a hold of to okay the service repair. We have 4 kids ( one is 3yr old girl) and we have been dealing with this situation for quite some time. I am not sure what we can do. It clearly states in our lease that the landlord is responsible for heating and air conditioning systems We are trying to be as patient as possible but enough is enough. Hopefully someone of authority at Home River sees this and addresses the situation.
I am a current homeowner at the Towns Of Summerfield Creek in Riverview Florida.Home River Group is the property management company that myself and the other homeowners here in my community pay to manage the property they do a horrible job seeing and catching the issues like landscaping and other maintenance problems going on in my community! This is a brand new community and when Ive emailed the property manager Kevin Perkins he seems to have an excuse or a smart remark. Guess they forgot who they work for and theyre only contracted by myself and the other homeowners. Oh well.... the same way we hired them per contract we will have to let them go. Definitely would NOT recommend using HOME RIVER GROUP!!!👎👎👎👎👎
This is my first venture in owning a rental TH. HomeRiver and especially my PM Audra DeRosa have been very helpful and responsive to all my questions and concerns. It has been a smooth process and I would recommend their services to anyone looking for a Management company.
Incredibly disorganized. Using their platform to communicate with their employees is like talking to a brick wall. Tried to apply to rent a place only to find out its under contract but will continue to refresh online listings to make it appear as a new listing for the property to scam people out of more application fees. Instead of holding my application, they swap it to a completely unrelated property without authorization in an attempt to remediate. Terrible and frustrating experience.
This company is TERRIBLE. We moved here at the beginning of January with a newborn. We emphasized how vital is was to make sure everything was clean. They promised the house was clean & the yard was mowed before we moved in. I even contacted them a 2nd time before hitting the road from Colorado to FL. Again, said everything was taken care of. Onve we arrived, the home was not mowed. Bricks were on the porch. Debris was everywhere in the yard. 1st time seeing the place and hadnt even gone in yet. Windows were open, bugs were caked on the window and multiple dead/petrified frogs were in the home. Garage had webbing covering the garage door. They gave us multiple problems revolving money after we had paid a deposit. They will get you with the fine print. When I called them they replied, there was just a storm and bugs are everywhere in Florida. (My fiance is a native, just saying) They took several days to get back to us. Never got taken care of. We are very disappointed and just plain sad. Maintenance takes forever to come by, only seen them once in 6 months and have contacted them several times about issues around the house. Leaking sink that builds up mold, and we have a baby. I can not express this enough, rent from anyone but this company. Penny Pinching and RUDE. They dont care about your well being.
You don’t have an assigned manager, no provided contact info. Your to make Maintenace requests on tenant portal yet it’s taken 4 days shy of a month for a response. They provide NO grace period to pay rent. It’s due on 1st or very expensive late fees assessed. Pay ur rent 8am est on 1st and takes 2-3 days deduct from bank. UPDATE- the problem has been resolved re: the turnaround time for Maintenace repairs. They are fixing my sink. I had to add to tbis one as Google does not allow you to make more than one review.
Purchased a home that was in a HOA managed by HomeRiver. We had various requests and needed various documents to close, our the representative responsible for our HOA Community was Linda White, she helped us get what we needed. Which my wife and I appreciated greatly.
Not everything goes great sometimes and I get that. Unfortunately this is one of those time. The last few years renting, Ive telt directly with the landlords. This time Im having to go through this management company.Well here goes. My a/c unit stopped working since last Friday 3-4-22. (Its been 81° in my apartment)Ive called in the work order several times. Sent an email too. And have had no response to my email.I did receive one call from a small a/c company on Sunday. But all but 1 employee had covid.Its now Tuesday morning 3-8-22. And Ive finally received a call from another a/c company. (They received my work order at 9pm last night)And said they would send someone later today.This is so not right ❗🤬
Tiffany manage the community that I live in, she is a awful manager. She dont return calls, send letter to the wrong address, doesnt respond to the whole board only one board member, dont respond to emails in a timely manner I can go on and on about how shes not interested in our community her main interest seem to be violations and fines.
One of the worst companies to deal with they are the Hoa for my townhome community. They poorly communicate. They charge you for services that you don’t even have set up. And it seems like the buck gets passed along I wouldn’t recommend them at all I’ve been in this community five months and they lack accountability.
Being the HOA President of Heron Pass Community, Tiffany Davis has made navigating our community a pleasure. She has been very supportive and available at all times. She is knowledgeable about her job which makes me look like pro at my job. She has a serve first mentality and this makes our community function well. Thank you Homeriver for assigning Tiffany to the Heron Pass Community.
Marcus Compton is a top notch outstanding agent. The Best! He has been taking care of our rental property for many years now. What we like best about Marcus is that He responds promptly to any questions and concerns. He fix whatever problems we may have and takes care of our rental property. He does a very good follow through. He is very knowledgeable about the property market and he will not give you meaningless or unrealistic expectations. He will find the best people to rent the property. You are in good hands if you have Marcus Compton as your property agent!
Home river has been working with our community since inception of HOA, they have done their very best to keep the community running as smoothly as possible. Have to give a thank you appreciation to our property Manager Linda White she has been trying hard to stay on top of all concerns when dealing with our community, and it has been a pleasure working with her. Want to thank her for helping with HOA as I have been president for past three years and her assistance and dedication to our community . Thank you for all your help. Ron
Update - After working with Linda as President of our board I can say she goes above and beyond for the community. I would highly recommend working with Kinda for any existing communities in the area!We had some issues with HomeRiver in the past due to the representative assigned to our community. After meeting with our new HOA board discussing the concerns we were assigned a new rep Linda who has been wonderful. She’s always willing to step up and help us with whatever we need and answer any questions that have come up.
The HomeRiver_Connect group has been a great help when it came to finding the right tenants to live at my home. They always responded on time and worked with me to accommodate and convenience me the best way possible. I recommend their services to anyone who is looking into taking that step towards renting their property. I have to personally thank Marcus Compton for his great help and assistance in making this process very easy for me. He is easy to reach whenever I need help and always answers whatever questions that I may have.
We rented a home from the Home River Group based on their excellent reviews. It’s been a long time since we rented, and we wanted to ensure the process was as aggravation free as possible. Renting from the Home River Group thus far has been a big mistake. We were not allowed to view the home before we signed the lease as they said it was under construction (remodeling) and it would be a safety issue. Since it is so difficult to secure a house in the Tampa area, we went ahead and signed the lease presuming it would protect us from any issues. However, upon moving in we immediately started noticing issues with the air conditioning. One of the bedrooms was ten degrees warmer than the remainder of the house and often the house itself would not cool below 80 degrees. The property manager insisted this was our fault and that we were setting the thermostat too low (73 degrees). He insisted we set the thermostat at 75 degrees and that would fix the issue. Shortly thereafter, the AC quit completely leaving us at 87+ degrees for almost 48 hours. We had to call multiple times to get the issue fixed and have them send somebody out. The AC now does work for most of the house, just not the one bedroom. In addition to the AC being a problem, the house was infested with roaches, silverfish, spiders, and a myriad of other insects when we moved in. We paid a large sum of money to mitigate the insects even though in the lease it clearly stated that the landlord was responsible for initial insect control. The dryer vent also was not properly cleaned and still has not been. It is so clogged that our dryer cannot dry the clothes unless we remove it from the vent or run a cycle two or three times. Our master bedroom sliding glass door does not seal shut allowing lizards and more insects to enter the house. The front door is warped also leaving a gap for pests to enter the house. And finally, there is a random leak under the kitchen sink. We were told since it doesn’t leak consistently it will have to continue to leak. We did have a few other problems that they have since corrected. There were eight outlets that were not working properly or very loose, creating a fire hazard and the hot water spigot for the washing machine was leaking. We agree that it is hard to know the problems a house may have until it has been lived in. However, we have occupied our residence for over a month now with little to no resolution for the problems. We have contacted our property manager and several other people at Home River Group to no avail. They do not return phone calls, text messages, or emails.
Linda White is our property manager and she is doing a fantastic job. She is very responsive and knowledgeable, and is great at following up. One recent incident that stands out to me has to do with a car that struck one of our gates and destroyed the hinge and motor. The auto insurance company originally denied our claim but Linda didnt take no for an answer and now they are paying IN FULL to replace our gate. That saved our association over $7,000. Im very happy HomeRiver hired Linda because shes been a huge asset to our community.
I cannot speak more highly of Marcus Compton and HomeRiver Group! Marcus managed my property for over 12 years, securing several quality tenants during that time. His efforts allowed to me totally hands off. He was well apprised of market conditions and set the rent accordingly. Whenever there was an issue with a repair, he responded quickly and found a cost effective solution. He always had my best interest at heart and I could trust him completely. When I made the decision to list my property for sale, he was the only choice for a listing agent.
I live in Riverview Lakes and we are managed by the HomeRiver Group. For the longest time it seemed as though we as homeowners had to wait a long time to receive response and communication from them, that is until their new property manager, Linda White, took over. She has been so responsive. Its like a night and day difference. On behalf of our entire community I want to thank her and the HomeRiver Group for their continual commitment to professional excellence.
The wife and I have been looking to move back to Florida and out of all the Property Management Groups we have been in contact with we were shocked at the application fees HomeRiver Group charges. We have paid between $35 to $65 for application fees and to us that is reasonable but when we saw a house to rent in the area we wanted the app fees from HomeRiver Group were $150 per person that is $300 just for the app fee for a $2100 per month house that is 10 times the amount we paid with others....I have had personal background check done me to apply for government contracts that werent even a tenth of that fee. Look close at any contracts you sign with this company. The only reason I gave two stars is that the person we chatted with there was very polite and professional. We wont do business with them however, not at that price.
I have been working with Linda White for the past couple of months now. She has been amazing to work with. As a business development manager, communication is key. Linda has always been on top of anything I have asked of her. I am very excited about this opportunity to work together and look forward to many more in the future.
Blake Slusher has been so responsive and professional.I have requested documents for months ( previous Managent company, and current). With no response, once Blake responded, even after business hours, his dedication is amazing!I am happy to have a responsive management company for a change.Thanks Blake. !!!
As a homeowner, Ive had the opportunity to work with Linda White from HomeRiver group as she manages our neighborhood HOA. She is been great to work with. She is incredibly responsive and will always follow up. Moving to a HRG managed HOA from another has been so refreshing. HomeRiver Group has such a high level of customer service. Thank you Linda! You are the best. Please dont ever change communities. :)
Wasted a day finding this property. They send me request to apply at 6pm. Paid them $155 Property was ALREADY RENTED. A week later and it’s STILL for rent on realtor.com. Don’t waste your time with this bogus company. I scored an 843 of 1000 (1000 highest) on and my credit score is 803 out of 850 highest. They just collecting app fees. If they do it 1000 times they pocket $155,000
Ive been working with them for a few years now and theyve been excellent. Ive really enjoyed working with Nichole, shes very attentive, hard worker, gets things done, and has been nothing less than professional and welcoming. One of the best Property Managers Ive ever had the pleasure of working with.
Im very grateful that Nichole Jones is our new property manager because she single-handedly changed my opinion of HomeRiver Group. When we first moved in, I think our previous property manager knew she was leaving, and it took forever to get her, or anyone, to respond to our issues. My husband and I were extremely frustrated, and we would try to call the property manager repeatedly, to no avail. I would also go on the portal and update our work order requests in order to try and get someone to get back to us. Somehow, I learned that Mary Sullivan was the property management supervisor, so I took a chance and gave her a call. She immediately answered the phone and got involved. She understood my frustration and told me she was actually in the process of training our new property manager (Nichole) because our old one had recently left the company. Mary was wonderful, and she truly made an effort to help us. She eventually turned us over to Nichole and things have gotten even better. All of our work orders have finally been resolved, thanks to Nichole, and my initial bad opinion of HomeRiver Group has completely changed. Nichole has gone out of her way on several occasions to get our issues taken care of and make sure that we were happy with the results. I couldnt be more pleased. Nichole and Mary are an absolute pleasure to work with. I also received assistance from Stephanie Tardio on several occasions, and she was also wonderful to work with. She truly went out of her way to insure that my problem was fixed and I feel very fortunate to have such a great team at my disposal whenever I need help. The best part is that they listen to you and they will stick with you until there is a resolution. I’m finally confident that any future problems will be handled with professionalism and a smile. My husband and I applied for a townhome in Temple Terrace, and Maurice and his team were an absolute godsend. He was very communicative and friendly, responding to my emails and calls in a very timely manner. I had literally applied for our townhome, sent our documents and got an approval from the property manager within three days and that INCLUDED Memorial Day! Maurice was very sweet and walked me through the steps, and was patient with the millions of questions I asked him. I will definitely look through HomeRiver Groups website and listings the next time Im looking for a home!
I want to give a shout out to Michael Perez! Excellent person! Very easy to talk to and highly professional. He was able to assist me in every way he can and get back to me very quickly. I want to acknowledge his work ethic! He takes his job very serious and is the right person to do the job! My respect to Michael Perez. Received a Notice from the HomeRiver Property Manager for our HOA. It is clear that the Violation Letter /Notice was an arbitrary, discriminatory, unreasonable and selectively enforced action that has not been implemented consistently, fairly or uniformly throughout the community.
I live in Riverview Lakes Townhome community and I had a few water leaks in my roof and have reached out to HRG and Linda responded immediately; got a roofer out to look at the issue and it has already been fixed! Customer service is top notch with this company and Linda is wonderful to work with. Very friendly and informative and professional. Just thought everyone should know!
I have had multiple dealings with HomeRiver Group as I own a home in Cypress Mill whose HOA is managed my HomeRiver. I recently worked with Kevin Perkins of HomeRiver and he was able to quickly and efficiently assist me in moving my ACC request through the approval process. I really appreciated his attentiveness and understanding of the issues. Kevin is a great guy to work with and makes HomeRiver a better organization.

I wanted to take a moment to specifically recognize Shawndel! We moved into the community over 1.5 years ago and she has been absolutely amazing! I have had so many questions, concerns, and requests. She has not only responded to every one of my emails, but she has been extremely pleasant and timely! I can only hope that at our next location we have another person like Shawndel!! So far, my experience has been awful and its only day 3 of dealing with them. I am a tenant and was told move in day was today 4/16. The first day we had contact with someone, we asked for additional information regarding some items on the lease and no one responded. I sent another response asking for an update and did not get any clear response (still have yet to get clarification).I was then told to pay the requirements and sign the lease. Which I did. I also acquired insurance and sent proof to the initial point of contact. After waiting hours for a response (since move in day was now less than 24 hours away) I asked to sign the lease. I also asked how to receive information regarding access to the property. They did not get back with me until early this afternoon and said I still had to submit documents. Of which, I submitted yesterday.Today has been awful. I did not receive information on getting my keys until 430pm today and that was after asking a few people for direction. Again... 430pm ON MOVE IN DAY. They first pointed me to someone who was on vacation until next week. After I asked AGAIN how to get into the property, they sent an email with the wrong address and information. I inquired yet again and have yet to receive a response.To say Im frustrated is an understatement. I am really hoping their communication and their promptness gets better.
Home River (formerly Home Encounter) has managed our rental properties since 2011. We have had numerous property managers during this time, but none of them compare to the professionalism and responsiveness that we have experienced with our current property manager, Nichole Jones. She is always quick to respond to any inquiries or issues that come about. Recently, Nichole was on vacation when an issue arose. She still texted and emailed the appropriate people to make sure our problem was resolved. This speaks volumes about her work ethic and dedication to her profession. I feel blessed to have Nichole as our property manager and I hope Home River realizes what an asset she is to their company as well. Thank you,
Been trying to get an approval for the roof color. I requested for a feed back on their website with my email address to contact me and no response. We were finally able to get a response in a form of an email waiting for the vote. In the meanwhile the leaking on the roof has caused more damage on the ceiling and now will be costing us more in repairs.
I have been working with Katelyn Keim and she is very thorough, sticks to her word and keeps things organized and orderly. She does what is right and keeps accountability to the board members. She looks out for the community as a whole. She stays on top of issues and gets things done. If a company trys to take her from Marbella Terrace association you better give her a large pay increase.
This company is great!!! The property manager that I deal with “Bridgette Daniels” is super amazing!! Any questions or issues I had she assisted quickly and promptly. I am currently renting now and during this time, the owner decides to sale the townhome unit. Bridgette was/is extremely courteous to my needs as the tenant. She even sent me new rentals they had where all I had to do was transition to a new unit at any point with no penalty or fees. Now what company does that!!At any rate, if you are looking for a property manager, Bridgette Daniels at HomeRiver Group will meet all your needs!p.s. I was not asked or paid to make a review this was all my personal experience!
I am a resident at Arbors at Carrollwood. I wanted to compliment my new manager, Sai Davila. Sai has gone above and beyond to assist me with anything and everything I requested. Actually more responsive then the previous manager Martha. She assisted me with resolving water pressure issue quickly and Im grateful. Which ever company lost her, its a GAIN for HomeRiver.
Over the years, Ive had several property managers at HomeRiver Group, but none quite like Ms. Bridgette Daniels. From the time I met her, face to face and over the phone, she has been nothing but nice. Very professional and courteous. There has never been a time when I called or emailed her that she didnt respond within 24 hours. Recently, we have had to communicate more then ever before, and she once again, displayed nothing but professionalism and superb quality in handling the matter at hand. She certainly is a jewel worth keeping and I truly appreciate all that she has done and bring to the table at HomeRiver Group.
Great experience selling our property!My wife and I had a great experience selling our home with Marcus Compton and his team (Home River). Marcus is very professional, and he knows the local real estate market well! He did a great job with the market analysis in order to price the house right. He always kept us informed during the process. He also kept great communication with the buyers and with the tittle office. Thanks again for all your help!
I have been using Home River Group for 5 years now and they are doing a brilliant job of managing my property. Prior to using Home River Group, I had some difficult tenants on a few occasions. Thank goodness for the expertise of Home River Group who are a hands on company and I can not praise my property manager Ann Barrassio enough. She is doing a great job with taking care of my property and also keeping my tenants very happy. I highly recommend Home River Group to any one who owns rental properties and needs professional management.
As an overseas owner I need a property management company I can trust to do a good job. Over many years our experience of HomeRiver meets that criteria. We would prefer less frequent changes in property managers which can be irritating. Our current manager, Bridgette Daniels, is very good, very responsive with maintenance issues being quickly addressed after appropriate consultation with us. Based on our experience a good company to consider if you are looking for a full property management service company.
Ive had great experience with the company so far! Ive been working with Bridgette Daniels, and she has done a phenomenal job. I live out of town, and she helped coordinate renovations on my property and renting it out. I wish I had known about their services sooner. Highly recommended if you have property management needs!
As the HOA President of our Community let me say that not only I respect Kevin Perkins but so does the other board directors and the Majority of the residents in our Community.Kevin is phenomenal and so generous with his time to all the needs and concerns of the residents.No other person will do.If Kevin was not our property Manager I would not be with Homeriver even tho they are great Kevin is our guy...
Awful experience and slow response to work orders. Have had ac issues and constant leaks takes weeks to fix and I have 4 calls a day from several people hard to understand working from home unprofessional asking same questions about same work order. Then closing tickets without fixing anything. I cant wait to move. 2 years of constant drama and stress and now they sold the house anyways so ready to move out. Im avoiding homeriber group completely. Ever since they took over home encounter which was awful to begin with it got worse. Awful experience no communication vendors are rude that they hire and nothing gets fixed. My ceiling is falling down and carpet is trash. Stay away from these people.
My daughters rented a property in the St. Pete area and their experience was awesome! It was perfect for both of them as they were finishing the local university and living in a gated community. Looking over the bay was really very nice. When it was time to go, Nichole Jones provided us with the absolute BEST customer service. I applaud this womans diligence and prompt follow up. Huge thanks to Nichole Jones!
I own a single family home that was managed by HomeRiver Group in a dishonest manner. This company had various repairs done without my approval, they breach the contract they had with me by charging me for repairs done beyond the amount agreed, and without approval. Also HomeRiver property management Marks up the Maintenance InvoiceWhen I brought this issue to their attention they decided to break the property management contract and never refunded or guaranty any of the repairs done in the house. Needles to say the BBB and Realtor association will be notified of illegality of business transactions.
Changed my mind after a previous good review after renting through this company for a mere 5 & 1/2 months. I guess it depends on who is your property manager and if the actual owner is cheap or not. Nice older house with very minimum renovation done to it. Could be so much better with nicer renovation. Money hungry property manager Bridgette Daniels that doesnt appreciate a nice, decent, good tenant that pays their rent and takes care of the property and keeps It nice & clean.😏

Shes one of the best realtors Ive had the pleasure to work with, and Ive bought and sold a good number of properties over the years. She got us a beautiful country style home in Plant City that was EXACTLY what we wanted. FURTHERMORE she got it for us at $16,000 below asking AND we were able to close on it in less than 10 days.WE SAVED SO MUCH MONEY!!!Even in a sellers market, somehow she was able to negotiate with the seller in our behalf. I give all the credit to her charming personality and her profound knowledge for the real estate market here in the Tampa Bay area.

Our assigned manager, Linda White, is exceptional. She provides prompt and knowledgeable information, in a professional, friendly manner. When she says she will check on something, she does it. It has been a pleasure to work with Home River Group. Our neighborhood association hired their services about a year and a half ago. In that time, we have been able to streamline many of our Association’s processes and improve the aesthetic value of the neighborhood through proper vendor management. Marcus Compton with HomeRiver Group is a fantastic property manager. Any time I have ever had an issue with my rental unit he resolved it very quickly. I had my A/C unit go out on a Sunday and he had someone to come out that day to repair. He is very professional and courteous. I’m so glad he is my property manager!!
Updated review.My old property managers have gone and I wondered why. My new property manager is different and horrific, Bridgette Daniels. I DONT recommend anyone going through Home River Group. The company charged me for a late fee when their system wouldnt allow me to make a payment and I provided evidence of such and still was not corrected. I have called qnd sent emails. I do feel they are scammers. If you need to deal with them dont use Bridget. I really miss Karrie or Samantha. They were amazing property managers. Thwy are both gone now. She returned my phone calls, took the time to answer my questions (I had many), and when I met her in person she followed the Covid-19 safety guidelines. I own a home in a community that uses HomeRiver for the HOA and Clubhouse.I pay $56 per month, on ONE occasion I couldn’t make the payment due to an emergency situation. I called them like I did to my other banks to inform that the payment will be late but As soon as I had the money I will pay. I was never got a hold of anyone that could help, which it seems to be normal for HomeRiver.A day, A DAY, ONE DAY after payment day they send a letter charging $205! Didn’t call, didn’t check if the customer is alive, they just want money. Ok, is their job and I get it so I again tried to contact them multiple times, again the phone number in the letter isn’t for billing department or the person who send the letter, anyways a gentleman answered and I was told someone would contact me. Couple of day passed, they called me but I was at work and couldn’t pickup the phone so I missed the call. They call me ONCE! Didn’t even try to call again, didn’t leave a voicemail or text me, or called me the next day so I called and again, no response.I continue to make my monthly payments but didn’t pay the late fees because its to much money, from $56 to $205 when I was responsible and called them from the beginning to inform my situation, and I HONESTLY thought they would remove the late fees since it was a one time situation.Today, I got a letter from a lawyer, They send my account to collections! Threatening my credit and my home for $56 that I’ve been try to pay since September. Here’s what they want me to pay now,$56 now $409 (late fees and admin fees)$31 filing fee$583.21 Attorneys fees= $1,023.21They just don’t want to work and clearly don’t care about the customer, THEY JUST WANT MONEY! This is a MONEY HUNGRY COMPANY! One of those companies that will ruin your life for $56 and for me that disgusting.I’m not saying I didn’t get letters from them or emails, but what’s the point of that if they don’t want to solve the situation or even respond to my calls. And I understand that they don’t have to forgive the late payment from the first month because I was late, but $1,023.21?????No, that’s not the right thing to do.Hopefully this review reminds them to call me back.

Great management team! The receptionist at the company, Anabel, is so friendly and very helpful whenever I call or come in with any questions! Our property manager is Karrie Lewis and she has been phenomenal and such a pleasure to work with. She is very friendly and answers all our questions in a timely manner. The maintenance team is so quick to respond to our help tickets, havent had any difficulties.
Ann Barrasso is simply the best property manager I have ever worked with (and I have worked with quite a few of them). She is passionate, resourceful, detail oriented, and most of all, she cares. HomeRiver is our property management group. Since Ann Barrasso took over our property management, the service has been awesome. Ann is professional, courteous and kind and treats the property like it was her own. The house we are renting is older and, quite frankly, had some issues. Ann got it done and continues too. If and when we over own a rental home, Ann will be our manager. She’s the best.
As a new (first time homeowner) resident, I have a lot of expectations and know that I have been a pain in a lot of rear-ends. However, Kevin Perkins has always answered/returned my calls even when he was not responsible for an issue I was reporting. I can honestly say, he never brushed me off. He has a difficult job and what I appreciate most is he maintains his professionalism in the most trying times (not to mentioned in a COVID-19 world) while at the same time he assures he will seek a solution. An excellent overall experience with Ruth Wood! Knowledgeable, professional, and extremely proactive. As a first me buyer, Ruth was excellent guiding me through the arduous process that comes with buying a house. Also understands the military lifestyle and the needs that come along with it, which was an amazing plus. Wherever an issue arose, Ruth was there to nip it in the bud early and effectively. It would be a terrible mistake not to have Ruth represent you and your family as your real estate agent!
Richard Schrutt is our property manager for Hillhurst Crossing, and he does a fantastic job in maintaining the property, making sure the rules for renters and tenants are followed, and listening to our concerns. He is certainly the best property manager that we’ve ever had!
Since Ann Barrasco has taken over as our property manager my rating for HomeRIver has definitely gone up! We now have regularly scheduled maintenance and inspections to make sure things are running smoothly. Issues have been fixed quickly, communication is always open and responses are quick! We are raising 3 kids in the home we rent from HomeRiver and they have such an understanding of our schedules and their willingness to work around our busy lives is great.

As happy as we are about closing on our new home, were sad that we wont be working with Colin Gill in the future. He definitely made our 16 month (and FIRST) renting experience easy and the best the we could have ever hoped for. We had heard nightmare stories from friends who chose not to rent from a professional firm ... which in fact we almost did the same thing and are so thankful we chose this rental property managed by Home Encounter instead.Colin Gill and every person that we came into contact at Home Encounter was always very professional and responsive either in 30 minutes or less or at most always within 24 hours. Great communication with our property manager, Ms. Ann Barrasso, and staff regarding everything including tenants relations, maintenance, and other special requests. The on-line owners portal is a great tool for us to stay informed of all monthly activities and documents.
My wife and I have leased for the last three years with first Home Encounters Tampa then when they merged with and became HomeRiver Group Tampa and Colin Gill our property manager has been wonderful. We would continue to lease from then had the owner not want to sell the home. They’re great people to work with their very accommodating and very responsive to any request for maintenance. I have had great experiences through the past many yeas, but a good example is this year. I needed a full rehab of my property. Vitaliy worked closely with me to get what was needed while meeting my budget requirements. Then I needed some maintenance work , pictures etc to get better insurance and Kerry ensured that everything was done and I got what I needed while finding a new tenant. I highly recommend this team and this company.
I have found dealing with your office to be a good experience as a first time home buyer, My wife and I delt with Mr Marcus when we visited your office and he was extremely friendly and helpful to us. Its a good feeling to be treated so nice when youre delving into uncharted territory for the first time as we were.Were a little sad because our shed project was not approved because of height restrictions but Were still happy to know that theres always someone there to help us. Karrie is a fantastic property manager! She is always very responsive and eager to assist with any questions or problems I may have. The complex where I live had a major plumbing issue (HOAs responsibility) and I sent an email to Karrie late in the evening asking for assistance and she responded immediately and said she had already spoken with the maintenance crew on site about the issue. I found a unit that they had listed on multiple platforms. I fell in love and went through the application process. The person I was working with was Maurice I asked if their were any other applicants interested he stated “no” and i seemed to be a bother each time I spoke with him. I was advised that it would take 2-3 business days for my application to be processed, I applied on a Saturday then told to resubmit some documents on the next Monday and didn’t hear back so I reached out to Maurice on Wednesday afternoon and again seemed like I was his last priority. This was very frustrating seeing as I advised to him the importance of the time frame I was working with, again not seeming to be his problem. He didn’t answer my call and sent me a text saying that the property manager was reviewing my application and would reach out to me that afternoon for sure and that two other applications were also submitted, I then received an email at almost 11:00 at night on a Thursday 6 days in and 4 of those being business days in the email it said that they decided to go with another applicant, at this point I was confused since I asked if their was any other interest and he told me no. The email did say that they were willing to refund my application fee. I would sure hope so after all the frustration and brush off I got from the rep. Being late I couldn’t speak with I’m until the next morning and when I spoke with him and asked about the other applicants and why he I had already told me that no one else had applied, his response was that he does not like to toe up with kids that other people have applied because it seems to deter them from submitting your application I had already told me that no one else had applied, his response was that he does not like to toe up with kids that other people have applied because it seems to deter them from submitting your application. At this point I could care less whether I was approved or declined from them I just wish that there was more honesty and transparency and that I was treated a little bit more understanding in my situation. I feel as though I’ve wasted my time and Put me in a tough Position to find something else at this point. it’s great that they’re refunding that application fee but I explained everything to the agent and asked questions so I had a better understanding of what the scenario was for me to decide whether to apply or not and I feel like the information I was given was not correct and would’ve deterred me from applying just as the agent stated I’m frustrated with this company and I do not recommend using them. And when I received the check for the application fee and the bank needed to call the verify it Maurice refused to verify the payment so again no help and obviously not his problem
Really really terrible management for HOA’s. Not only is the manager excessively misogynistic, he lets the community fall apart. Kevin needs to have his position and attitude reviewed by his superiors. They have no clue on the legalities of the running of an HOA and balk at anyone trying to point out why his Way of doing things is not always legal. Save the money on upcoming legal fees resulting from mismanagement and possible suits from female owners who are not allowed to speak at the meetings without being rudely cut off and told to stop talking.
I own a unit in Hidden River Townhomes, managed by Home River Group. Recently, I submitted a request to remove/trim back some evasive brush and dead tree limbs coming very close to my front door and causing mold and mildew issues on my walkway. The management company kept me abreast of the process and timelines and this is currently being addressed for removal. The POC, Blake Slusher has kindly been updating me and checking back with me to make sure this has been completed by the landscape company. Makes working with this management company a pleasure.
I had a 2 bedroom house in Tampa with Home River Group for a year. Shortly after moving into the home the plumbing completely seized up. No functioning shower, nor toilet. After an inspector came out and dug up the septic tank, they discovered that the owner had previously done a makeshift patch on the tank (With roof shingles!), and it needed an actual permanent repair. (which the owner was not willing to pay for). The toilet and shower did not function for about an entire month. I demanded my money back for the month rent since my pregnant wife and I had no functioning bathroom (why would we pay full rent for an uninhabitable home). They fought with me and only ended up returning a measly $100 for the month. At the end of the lease, they took $200 out of my deposit for two blinds that were outdated and already in terrible shape when I moved into the place. They were extremely cheap, small roll down blinds that couldnt cost more than 15 to 20 dollars. Home River Group is just like most corporations, money hungry and indifferent to the needs of the customers. Unfortunately, as renters we have less and less power over our housing options. If you go with Home River, I hope your experience is better than ours!
Richard Schrutt has been an amazing community manager for our neighborhood! He is very responsive and always on top of all of our neighborhood HOA needs. We have seen a significant improvement in all things HOA related since he took on our neighborhood. I highly recommend him as your property manager with HomeRiver!
In the time I have been with Home Encounter (now HomeRiver Group) they have accidentally dropped one of my houses off their radar and it went months without being advertised for rent and the other house was trashed by the tenant, leaving over $7,000 in damages. Management has constant turn over and no one is responsible for anything. Front line workers try their best to be customer friendly but the company is systematically broken and has little checks and balances to protect the home owners asset. I paid a high price because I was active duty military and didnt have the time to constantly watch over what they were (and werent) doing. Beware and for me: never again!
I want to say that Ms. Tiffany Davis is a great asset to our community. She has been a tremendous help to me. She is a very pleasant and knowledgeable manager to come to for assistance. Tiffany is always happy and smiling which is great. This homeowner is happy to have her managing my community.
Switched over to Home River and have enjoyed the professionalism they display. Property management is a very tough business to appease all parties. I’ve enjoyed good communication thus far and maintained reasonable expectations which have allowed me to appreciate the work Home River and particularly Samantha have been delivering.
Patty was absolutely fabulous to work with. I can’t thank her enough. Any time I had an issue she responded very promptly and ensured I was happy with the resolution! Can’t say enough about how great Patty is, she worked hard to make sure my needs were met but I could tell she was just as dedicated to the homeowner!

I hired Home Encounter (predecessor to HomeRiver Group) in our gated, deed-restricted Tampa community several years ago when I was President of our HOA. Best decision I made! They are professional, responsive and great at handling the issues the Board doesnt want to. They run inspections very professionally, which has resulted in reducing neighbor-on-neighbor tensions associated with Board-led inspections. They also run the Secretary and Treasury functions very well. Highly-recommend!
Not worth the headache, they rent out trash and expect treasure in return. They do the bare minimum to keep the unit up and running. I rented one of their property for a year and had to deal with the owner directly in order to get anything done. She didnt have a clue how badly her property was being managed. Unless youre in a bind I wouldnt rent from these people. Bridgette did make an attempt to make it somewhat better but that only added gas on the fire. Never again!!!!!
I wasnt sold on property management companies based on prior experiences with other groups. After seeing the impact that HomeRivers property manager Richard Schrutt has made on our community since Novemberish of 2019 my opinion has changed. He and his team do a fantastic job managing our community and working with our board to ensure success.
I was amazed. Im not the most technical person, but I ACTUALLY received a return call so that I could speak with someone about my issues in logging into the portal. Greatly, I appreciated the responsiveness of HomeRiver Group Tampa Property Mgt; they listened to my issue and responded. In this day and age, that is rare. They were GREAT.
I want to thank home River group for renting my house in under a week! I want to thank Maurice Thomas and Rebecca for all the assistance and doing everything in their power to get the house rented so quickly. I had a horrible experience with HomeRiver my property manager Samatha Zanoni was the worst person I have ever had to deal with as well as anyone else I came into contact with through this company. I will never recommend to work with this company, they constantly tried to get money from me. Any time I had a issue it was a constant battle to get a maintainence person out to my home, and Samantha would argue with me call me a liar. We only communicated through email so all of the lies and accusations are in writing. I tried to file a complaint but no one seems to care, I paid my rent on time and took great care of the place I was renting yet I was being punished and still am. I had issues literally until the day my lease was up than even though I one hundred percent made it clear I was not renewing for obvious reasons Samantha decided to take it upon her self to mark me as non renewable. So much happened in between I could write a novel, I feel like this company is a scam they don’t have consideration for people just themselves. They were trying to make me pay for things such as the air conditioner that broke often because of not being well maintained. I also want to mentioned the agony Samantha caused me to go through to drop off my keys, she failed to send me the proper instructions advising me I can mail my keys to the office so I didn’t have to drive an hour to her office when it was closed, she advised me to do, which than resulted in me having to come back during the week to drop them off during normal business hours. She than emailed me accusing me of lying saying she has been trying to send me these instructions for my keys for a couple weeks in the mail but it kept coming back to her, so I obviously didn’t get anything. I have also attempted to speak with a manager named Christian Reyes which Samantha again advised me was her manger (he is not and she will deny all of which I have to say), he was unhelpful and than I had the pleasure of speak with Matt MacDonald who was also unhelpful and called me a liar when I gave him proof of Samantha wrong doings. It is beyond me why I had such a terrible experience with home river group, I will ensure I never rent from this company again and if I see someone else is I will make sure they don’t. Anyone reading this do not use this company for any of your needs they are not a reputable company.

Not only was he personable (which always helps) but he was extremely professional, which made me feel safe living a lone. Online only. Their online Chat is very professional and expedite in helping customers out resolving issues. The phone directory is a joke. No one ever answer, return call or text no matter what your issue. Try the online and get a online Chat agent that will provide you with a Top notch service. The five star is for the service they delivered to me. in addition to that they are running an email address that doesnt receive email. Make sure you highlight that so the agent can provide you with an alternative.

Our community is Silver Ridge located in Historical Brooksville, recently managed by Jerry Elmore of HomeRiver Group. Jerry Immediately reached out to the Board to assure us that he’ll always give us honest,accurate & professional direction ,he explained in detail his background and knowledge of this business he welcomed any and all concerns. In just a short period of time Jerry Elmore has dedicated himself to our community in which we had a lot of issues. We are experiencing a complete turnaround upon his first visit to the community. Jerry is very professional not just with the board of directors but each of our vendors and homeowners as well. We here at Silver Ridge are confident Jerry is Truly a honest dedicated professional and truly a blessing to our community.
After chasing my deposit for 4 months I finally got part of it back. I had the place professionally cleaned the day I moved out but yet they deducted $250 for cleaning, I pressure washed the front of the townhome and had the nicest townhome in the community, but yet they charged $150 to pressure wash the front of the townhome, I had cable TV and internet and never saw satellite dish on the property nor did I put one there, but yet they deducted $150 to remove satellite dish. They charged $150 to repair a door. When I left there was nothing wrong with any doors. they charged me 12 out of 12 months for an air filter. I never received any air filters and nobody ever came to change any air filters. The notice that I had 15 days to object came with the check? I will be taking them to small claims court!!DO NOT RENT FROM HOME RIVER GROUP THEY ARE CROOKS!!!!!!!
I can’t say enough about Richard Schrutt. You wouldn’t believe the rats nest that our community was in prior to when Richard became our property manager. He’s an incredibly hard worker and is always on top of everything!I’d also like to add that Courtney Jedlicka, Richard’s assistant has been amazing as well. I’m sad we are losing her on our account but happy she’s been promoted. She deserves it!
In my dealings with this company i have been nothing short of utterly pleased with the service i have received from Mr. Jerry Elmore. Being part of the towing industry which is 24/7 i have yet to meet a property manager more on top of things even after hours. I have a tendency to handle things as they come in, and jerry is always right back with me immediately or within the hour no matter the time day or night. I moved into a Lennar Subdivision and Kevin Perkins was our Property Manager from the beginning, I never had a problem at all with getting any requests handled in a timely manner. After the property was turned over to the HOA Kevin Perkins has stayed as our Property Manger and I work with him as the President of the HOA. He is honest, fair and will tell you what he thinks if it is not in the best interest of the community. We have worked together as a Board and Property Manger to get control of our street parking issues. Kevin Perkins has been very attentive in our community to help us keep the neighborhood thriving!
The property I rented was owned and managed by Colin Gill. The home was in great condition throughout our stay and Mr. Gill was attentive and quick to respond to any and all of our concerns. We moved due to military orders to California however, if not for that, I would have continued to rent from him for as long as possible. I would HIGHLY recommend contacting him if looking for a rental property!
I tried to inquire about a listing for viewing with no response days later. Apparently leaving voicemails and going through their scheduling UI means nothing. I had to contact the director of property management to get some sort of response back. Turns out the house that was listed was already taken before it had a chance on the market. Our community took over the HOA from the developer in December 2019 and as President I have worked closely with our manager Shawndel Kaiser. She is a pleasure to work with. Professional, knowledgeable and detailed. If we had been stuck with the prior manager we would have definitely changed management companies. Shawndel saved your account.
We worked with Marcus Compton for many years. In his capacity, both as a manager for our rental property and later as the listing agent for a property sale, he met our every need. Marcus was extremely capable in negotiations and very reliable in following up on all details. We enjoyed working with Marcus due to his friendly manner and straightforward business skills. We would not hesitate to call on Marcus in the future for our real estate rental/sales needs.
My experience has not been satisfactory. The two-star review is an improvement over what it would have been two years ago, as your client manager is more responsive than most. ut your business focus is not on the owner/landlord. It is clearly on your maximizing fee/profit for HR. Instead of routinely finding the est price for reha, you price only HR services, and only get three ids if asked. You also have a poor record of finding and placing good tenants. Many new tenants have trouble paying the rent as soon as they move in. And when they pay out, the turn usually costs me 3-4 months rent, and tenants are rarely held to account. Ive paid 10s of thousands of dollars in mortgage payments weeks before rents are received. I am writing this on Jan 26, and Ive yet to see a January rent payment hit my account - nearly $3600 in gross rent, and I havent seen a penny. Meanwhile Ive shelled out $2500 to the mortgage companies. Perhaps there is a reason, But read on...Today, prompting my choice to send this review, I attempted log in to the owners website to figure out what might e happening and to help prepare for tax season, I got a log-in error message. When I tried Forgot Password, the site did not respond. If it is down for maintenance, shouldnt I at least get that maintenance?
The experience with Maurice Thomas has been great so far. We found a home that we liked, applied, and got a prompt response back with an approval. From the beginning all the fees were disclosed to us via email and via phone. We were receiving responses after-work hours and even late on weekends. We look forward to receiving the keys to our new home.
Great Company....they replaced our last management company a couple of years ago and our HOA board could not be happier. They are proactive, responsible and knowledgeable. I would recommend this company any day of the week. Specifically.....Tiffany Davis is outstanding.
Great HOA management company. I have been a part of several different HOA’s and have had several different HOA companies. Home River by far has been the best. Very responsive and reasonably priced compared to other providers. All that being said, a company is nothing without great people. My HOA manager Richard Schrutt is great. Responsive, understanding and proactive. I would highly recommend Home River and Richard for any HOA looking for a great management company with great personnel.
Brad and Tiffany do a great job in managing the day to day activities of our POA. They helped to quickly clean up a number of legal and financial issues that had been in limbo with our previous management company.Where they have been invaluable is with their advice and guidance on the occasional odd ball issues that always seem to come out of left field. I would highly recommend them.
PFW, a terrible company, as a owner and a former customer. With a few exceptions, their decentralized management in ineffective where no one is responsible or accountable...also, a revolving door of representatives make it hard to find your point of contact, really bad. As an owner expect repairs and also expect to be fleeced by PFW vendors. This co has no problem in passing those costs on to you, the owner/customer. My last tenant destroyed the place and their deposit did not cover half the costs. If you expect any sort of legal help from PFW, dont. I felt that they were more of an advocate for the tenant, not me, the paying customer. Couple more things, good luck figuring out their voodoo accounting and random moving target minimums. Their on-line web site is quirky, and not helpful, again youll need a PhD in accounting to figure this bunch out. In between tenants I got out. I was with them long enough to finally get out and Im much better off. Look elsewhere.
Marcus has been taking care of my rental property for five years. He has always demonstrated professionalism. Most importantly, during tough times, he put in so much extra effort and handled the situations exceptionally well. I have been impressed by the excellent job Marcus has done.
As a Company, we have the best experience with this great management team, especially with Dayana Pérez. She is very professional and reliable. For my company it’s very useful to know that she is always there for us; every time we need help she’s there to help us. Thanks to her profound competency, practicality and outstanding character, all jobs succeed without problems. We really appreciate everything you do for us.

My property has always been well handled and the agents keep things under control. My favorite aspect of this business relationship is that the agents respond immediately to any and all questions, they always do their best for me and I feel well cared for at all times.
So far I am impressed with this companies determination to make things right after having and HOA that did nothing. Home River is doing everything to fix the mess the last HOA left us in. They have a very quick response time and have been wonderful to deal with. Great job guys! Brad has been wonderful through this process.
After 14 years with the same HOA management company our community chose to partner with HomeEncounter. It has been an amazing experience for us. The attention and level of service is everything we need. Our board now has a collaborative and innovative management company and our residents/owners could not be happier. Together we have accomplished more in 1.5 years than the entire previous 14 years. During our RFP process to discover a better management company HomeEncounter stood head and shoulders above the rest. They continue to perform beyond our expectations. The board contact has almost daily/weekly communication with the property manager which allows for almost immediate resolution of any issues and the perfect follow through to help the community accomplish our goals. Bayshore West in Tampa Florida could not be more pleased.
Jan 30th. I emailed you had no replies then I called , a lady said that she can’t handle the situation had to hand over to her manager she will ask to call me back. No reply. I emailed again on feb 27th. Still no reply so far. If there’s rating for zero star I would definitely choose that. Can’t believe this is the company that manages my property . So if you guys don’t even look at the emails people sent why should you print those letters ask people to contact you through email. ?
We have not heard from HRG since before the Pandemic of COVID19. No emails nor any updates for residents and tenants to know about billing or any concerns. The only email received was confirmation of the rent getting paid.I think they need to work highly on their communication skills with their tenants.
WARNING. DO NOT RENT. House was filthy with bugs in cabinets. yard not managed. charges a monthly rate for air filters that you have to remind them to provide to you. monthly rate is 10 dollars and they give you one every three months. appliances in the house didnt work. condition of the house was poor. refrigerator broke within a week of move in and we lost all of our food. the peppery manager didnt seem to care and implied that we were lying. I will never in my life rent from this company again. if i could give negative stars I would. once this lease is up, i will be renting with invitation homes again. Im sorry that i ever left them.
Im self employed and had no pay stubs to show Maurice. He worked with us and we showed him some financial records and after some back and forth he got us into a beautiful townhome that my family loves coming home to every night. Maurice was very straight forward and professional. Even after moving in and directing us to our actual property manager Maurice answered every phone call and question. Do business with this company.
If I were able to give them 0 stars, I would give them -15 stars. One of their real estate agents (Maurice Thomas) intentionally lied to my husband and I. Prior to applying, we asked for the fees associated with the move-in process that we would need to move in (Security Deposit, 1st month rent, and Administration fee) as well multiple other questions. The agent purposefully misrepresented the information in order to get us to apply. After applying he sends us an email stating there will be additional fees that will be applied such as monthly filter fees, etc. When I reached out to ask him for clarification, he was incredibly rude and stated do we want the property or not. I asked for our money back immediately. They did not reimburse me our money back in full, so I had to reach out to management. No one has contacted us in regards to this matter. I wanted to write this review to make sure anyone doing buainess with them is aware of their misrepresentation tactics. Be very careful doing business with them or avoid it all together.
I just want to express how happy we are as owners in Richmond Place with Homerivergroup. Such a wonderful management company and the best management company Richmond Place has ever had!!!! Since taken over, our community looks so wonderful and our property manager Tiffany Davis is fantastic!!!! Thank you homerivergroup for everything!!!!!!!! Happy Owner

2022-07-07I call and they never answer my phone calls. I’m a current customer renting my home. I would like as well when a work order is being at my home I want the maintenance to keep to provide me details that work order are properly done in my home. Not the vendor leaving an unfinished job and wanting to charger the whole fee. Not cool for the tenant or the landlord myself. When property managers you’re trying to call always go to voicemail and never answer. Sometimes I have to get through email not even that. That’s what am paying fir a service to have communication. Sometimes I have the tenant contact clearly the property manager is not doing its job by not answering . Clearly it’s a service an paying pretty much am functioning as a property manager. This will be last I year will be contracting these people.

2022-04-14Westchester Manor in Tampa Fl is managed by HomeRiver. Managed as in they collect the HOA cause they dont do anything else. The complex was affected by the past real estate market crash, but now there ks no excuse for the conditions since everyone is paying their HOA fee. Owners are wondering where that money is going. There is no maintenance what so ever. The complex is quiet and good people leave here, but it looks run down just because the HOA is not reinvesting the money. Four years full of promises.

2022-05-18Linda White is amazing and she makes sure to send out emails when it comes to events, reminders and other things within the community at Summit at Fern Hill. She’s always pleasant and helpful when I have questions or request! She’s amazing with follow ups and making sure community looks amazing. I experience other HOAs that don’t care or it’s hard to get a hold of. Definitely a better experience than when I first contacted Home River a few years ago!

2022-04-25Before filling out the application I called to ask if the money in the bank account would be sufficient instead of income and I was informed as long as it is 3x the yearly cost ( I was told this on two separate occasions) which I had more than enough in there). Now it does say that assets do not count as income which is one of the reasons I called ( I was unsure of their meaning of assets). So I fill out the application only to be rejected for income. I called back the second time confused and ask about the income part and the guy tells me the same thing ( 3x the yearly cost). He is also confused as to why I was rejected and tries to transfer me to the property manager for an explanation. They do not pick up the phone and he tells me they will give me a call later. They never call and instead chat me via their website. The property manager tells me to review the tenant criteria requirement. In the review it states that “no assets rule” I mentioned earlier. I explain to her that I was told on two separate occasions that my bank statement would be fine and they never replied. It has been 5 days since. Do not rent from this company. It’s a scam like many others.

She assisted with my property on harvest glen lane - She was not only extremely professional but was always quick in responding to my questions and concerns. She is always prompt to reply to questions, proactive in thinking through potential comments or questions, and handles a sometimes challenging job with graciousness, clear communication, and understanding. 2022-02-02I’ve been an owner/resident at Bayshore West for 10 years and as with any homeowners association there’s always something to be ironed out and worked through but it always comes down to representation and proper management to maintain order and adherence to the the community rules and regulations. I feel compelled to write a review to acknowledge Linda White for her exhaustive endeavors to try and restore and maintain order here in our community.. She is diligent as well as incredibly patient considering the fact that when she came on, things were in total disarray and chaotic .. We have never had a more conscientious and dedicated representative managing our property.. It’s clear that, at times, anyone in her position is faced with this daunting task to try and acknowledge and address all of the issues and concerns of the owners and board members concerns .. She never seems to get frustrated or complaisant. She is wonderful and we are lucky to have her ..

2022-06-23Extremely happy with the service and support that weve been receiving from HomeRiver Group. Our PM Bridgette Daniels is a rockstar! She takes great care of multiple properties acting as both PM and Leasing Agent. As a PM, Bridgette is on-site on a regular basis, making sure the property is in great condition and handling the needs of the tenants quickly and efficiently. As leasing agent, turnovers are addressed quickly and shes helped us to place some really great tenants while keeping vacancies low. She has implemented some nice improvements that have help improve the property and upgrade the overall environment for the residents. Truly outstanding service from Bridgette and her team at HRG!!!
