Very understanding with foreign military posted to Jacksonville.. They definitely go the extra mile to help out and always easy to engage. Their were here to help policy was a blessing through the property selection, lease signing and pre inspection process. They even put up a welcome home sign for our family. In closing I would highly recommend Hover Girl Properties and say everyone else we tried was a waste of time.

Hovergirl was very helpful with our experience when we sold our home. They have the right team of individuals who can assist with navigating the buying/selling process. Which was very important for us since this was our first time, and there was a lot of uncertainty on our part as sellers, and we just did not want to get overwhelmed. Molly Evans was our agent and she is very responsive, and kept us in the loop with everything that was going on with the transaction all the way up to Closing. The team at Atlantic Coast Title and Escrow were also very helpful and professional. We bought our home through them, when we moved, they did the property management and when it came time to sell - well, we listed, were under contract and closed in less than 30 days. Lara Yehl is phenomenal. Cannot say enough good things about her professionalism, energy, and just an all around wonderful human being. I haven’t rented a home in over 15 years however because of the over priced market and my need to move to the Jacksonville area in such a short amount of time constitutes for renting for a short amount of time. I tried to rent two homes from Hover girl properties. The first experience I submitted an application for a home that had been on the market for hours. I received a response from Jonathan that he would contact me once my application had been processed. In order to view the home I would need to set this up with his wife. I contacted her and her first non generic response to me was “ we are only accepting applications with a credit score of 600.” This was somewhat offensive because in order to submit an application you have to access the hover girl website that has that information. Of course she eventually she stopped communicating and of course my application must still be processing because I never heard back from Joshua. On to the next home. The next home I was interested in was only on the market for a few hours. I contacted Lesile. She answered and I briefly explained the situation with the previous house and she informed there were 25 applications received for the home……I of course have an application on file my credit is well beyond 600. Ive owned my own home since 2013. Ive worked for the federal government since 2009. I’m an Air Force Veteran. No criminal background what would exclude me from qualifiing. Lesile agrees to show the home that evening never heard from her again. This happened for a second time. Horrible experience.
I highly recommend Molly and Mitchell Evans and Hover Girl Properties as a whole company to anyone who is needing to buy, sell, or manage real estate. They are simply the best!Molly and Mitchell Evans, and the entire team at Hover Girl Properties have supported us extremely well during the last six years. As property managers for our Jacksonville home, they were quick to help us find two tenants during a 5 year span and were always extremely responsive to both our requests and the service needs of our tenants.Most recently, Molly and Mitchell helped us sell that same home. It is never easy completing real estate transactions or preparing a house to sell from across the country, but with their help it was a completely painless process.
If there was a zero star Id give this company several. The worst management company in the local jacksonville area. Amateur hour at best, the positive reviews on these folks are fake. They pray on poor military and mainly work with the bottom of the barrel homes. Most homes they manage are military owners who live far. The homes are bare minimum with no upkeep. Dont even clean the place before you move in. You will hear from neighbors the horrer stories, constant turn over. The women who owns the company is nasty and her husband is a dud (nothing going on up there) guess whos wearing the pants. Stay clear from associating yourself from this company, it will save you a lot of trouble.
Hover Girl Properties has been absolutely wonderful since taking over as my management company. They are the 3rd company that Ive been with managing my house in the Riverside area and I cannot say enough good things about them. The house has gone through some very large, unexpected maintenance while tenants have been in the house and Tina Priest has been extremely professional, timely, and nice! Every time I speak with them they know whats going on at the house - its been an absolute night and day difference between Hover Girl Properties and the last two companies that I had hired to manage the property. This review is long overdue and well earned.

It’s was an absolute Joy to work with Hover Girl Properties. We live out of town and unable to manage anything. Joy took charge and fixed up our rental home in less than 2 weeks. We had to have new flooring, painting, tons of handyman stuff, ac, exterior and dealing with previous property manager. She got it to be put up for sale faster than I could imagine. She managed all the contractors and selling process making our life a breeze. We have been renting with Hover Girl properties for 2 years. Kelly and Rick were amazing when we initially did a search for a rental property and were very accommodating to our situation. We had very little time to view properties and they did whatever they could to help us with finding the perfect home to rent. In the two years Hover Girl has continued to be wonderful. Lara from Hovergirls Properties helped me find an investment property here in Jacksonville to rent out after I sold my townhouse in VA. She was available whenever I wanted to see a property and facilitated the 1031 exchange process at settlement. Everything was extremely easy and if I had any questions Hovergirls would respond with the answer quickly. After settlement Hovergirls found me a great tenant within one week! We had an AMAZING experience with Lara from Hover Girl Properties! She was super responsive when we had questions or concerns which was very important for us because we were moving from a city over two hours away and we were not at all familiar with the Jacksonville area. When we met in person, she quickly picked up on the type of home that we needed and brought us to a neighborhood that spoke to our heart right away. We went under contract on a new build without a second thought! Some people think you dont need a realtor when youre buying a new build but after our experience, I feel theyre ALWAYS necessary, especially in this crazy market. Hover Girl Properties has been managing our rental property in Jacksonville for more than 5 years, and we feel very comfortable knowing they are taking care of things as we live out of state. Earlene very quickly got our property rented and were the only management company we spoke to that actually understood our market and agreed with the rental price we were seeking (and received!). They are always responsive to our emails, and it seems that they are the same for our tenants. Were very happy with Hover Girl Properties and will continue to use them for as long as we maintain our property as a rental!
This is a terrific group of people who are excellent at what they do (in my case, finding a perfect home to rent). I had the pleasure of working with Blair who was warm, friendly, fun and very professional. She made finding us a home a priority and was on top of the newest listings and was in touch constantly to arrange viewings of any properties I liked. Finding a place in today’s crazy real estate market was not an easy task but Blair handled it with ease. I cannot say enough positive things about Blair and Hover Girl Properties!

I rented a town home through Hover Girl Properties in Dec of 2018 and recently moved out to relocate to another state. The entire process from viewing the home, to signing the lease and moving out after my lease was done was smooth and efficient. The property was beautifully maintained and any service issues I had while living in the home were answered very quickly. My husband and I were searching for a home in Florida. We were referred to Hover Girl by an agent in Crystal River. I surely am glad to have gotten this referral. Lara was our agent and is a rock star! She is so personable, I felt like I had known her my entire life after only a few minutes of interaction. She listened intently to what features we were looking for and made arrangements for us to see a list of houses I had found and others she found. If she felt any of my choices were in areas less desirable, she didnt hesitate to let us know despite those houses having healthy price tags that would have netted her more money. She was not concerned about her commission rather was most concerned that we found what we wanted and a place we would not regret having bought. She spent as much time as needed with us, not making us feel rushed. Once we made an offer on a house, she went above and beyond by meeting 4 different contractors (inspectors for: house, electrical, pool, dock) at the house on our behalf (we lived in another state and couldnt just pop in at will). Her vast knowledge/recommendations of reputable area contractors/vendors has proven immensely helpful for some of our needs after our move (interior design, window shades, lanai/screen repair). She truly was in this arrangement with us to do what was best for us. Had we gotten buyers remorse and walked away, even after all the work she had put in, I dont think it would have phased her a bit...it was important to her that we were happy with our decision. Since the move, she has kept in touch to see if we were good and if we needed anything. I am eternally grateful for having gotten her as our agent.

Lara was my primary realtor for my second purchase last fall and she was every bit as wonderful as Joy was the first time around. Lots of FaceTime showings, patience, and phone calls to regroup in this challenging market. I was ultimately able to purchase a home that was exactly what I was looking for. Even better, I sent a friend of mine to Lara a couple of months later and he was also able to get exactly what he wanted.As for the property management side, theyre phenomenal. Everything is communicated in a timely manner, our tenants are happy, and they are always available to answer questions. I dont worry about the house at all. Joy is patient, knowledgeable, funny, and incredibly good at her job. She turned what could have been a difficult and frustrating situation into a very enjoyable one. I truly cant say enough about how great Joy and HGP were to work with!After receiving several recommendations for this company, we decided to use HGP to long-distance purchase a home in Jacksonville. Despite being thousands of miles away, very unfamiliar with the Jacksonville area, and just being an overall complicated situation to deal with, Joy and her team went above and beyond 100x over throughout the process. Joy took so much time to explain the pros and cons of different areas of Jax, did FaceTime showings with us, and was always available to answer every question under the sun. I’m a current tenant with Hover Girl and have had a great experience with the company as a whole. I found my house online and the realtor Glenn got back to me quickly and showed me the house. I will say the application process was more thorough than other companies I’ve rented from in the past. I have had a couple maintenance requests come up and the office staff (Tina) has handled them quickly and the handymen/plumber they sent to the house were professional and got the jobs fixed.

Thorough, professional, and nice people! I worked with Hover Girls several months ago to purchase an investment home in Jacksonville. They took the time to listen to my concerns, look at a TON of houses on my behalf (thanks to FaceTime), quickly put an offer together and work diligently until we closed. They communicated with me constantly along the way and were available night and day to provide advice and recommendations as I was going to be a landlord for the first time. We now use them for property management and I cant say enough great things about the staff. They secured renters quickly and have gone above and beyond to ensure things run smoothly for both my tenants and myself.

We used Hover Girls to rent our first house and have met and worked with both Joy and Allison personally. HG helped us with the entire process, from marketing the property, to securing tenants, and now arranging maintenance services and collecting rent. You dont pay them until they get tenants to occupy the home and their monthly fee for property management (10%) is standard. Overall weve been very pleased with their services, their thorough communication with us, and their competence and professionalism. We even received a follow-up call from the owner the other day to address and talk-through some of our concerns. They all seem like great people and its a wonderful company!

We reached out to sell our home and they were able to meet right away to discuss listing and their suggested next steps. When we decided to hire them, they helped line up handymen and various contractors to get the home ready to go. We knew our house was in a unique area, its not a cookie cutter neighborhood where everything is priced the same, but they provided a thorough report and walked us through every page. Weve used Hover Girl as our property management company for the past three years, and theyve managed to take excellent care of our older, historic home. Our home comes with its share of challenges, as its over 100 years old, and theyve managed to stay on top of maintenance and repairs in a timely fashion every time. After using Hover Girl to lease out my home over three years ago, I decided to give them a try to list my property for sale after my tenants relocated out of the city. They actually met my tenants to get the keys and other items when they were vacating, and Hover Girl took photos the same day for the listing. Through some very good coordination on their part, my home was listed and getting attention immediately the day after my tenant vacated. For most of our almost 9 years renting through Hover Girls, it went well, I thought. There were plenty of communication delays but those were excusable. I received photos, and leasing paperwork was handled well.However, I grew increasingly frustrated with how regularly I did not receive timely answers, and I often had to follow up with them.Finally, I sold the house, and learned that long-term repairs were needed, such as replacing siding due to wood-destroying organisms (WDO). So rather than sell for $250K, I lost money on the sale, at ~$200K.HGP kept the place rented, but without any apparent interest in my investment. And it cost me dearly.

Hands down the best real estate company in Jacksonville. They are very knowledgable and were transparent throughout the whole process. We were given outlines of what to expect and when we needed to have documents finished. Between Lara and Molly, they were able to get our house sold very quickly and for much more then we were anticipating. Im very glad we found them.
SELLERS BEWARE of Joy and Lara the owners of Hover Girl Properties. After listing my home they had the purchaser at my home and gave a verbal full price offer. We accepted the first offer because it reminded us of when we purchased the home & being a military brat it hit home. The actions of these agents after the home inspection was pushy, nasty & the reason many people will not entertain a government purchase translation. Joy left the county & Lara handled the home inspection portion. The home inspection came back pretty clean with minor items which is VERY normal. Instead of picking one or two important items with their client they came back with a laundry list of repairs. The home was sold as is but Lara become increasingly aggressive stating these are VA MPRs (Minimum Property Standards). 1st, the home inspection doesnt dictate repairs. 2nd, all FL Contracts are As Is. 3rd, the lender never sees the home inspection its only for the buyers informational purposes ONLY. After a lot of back and forth with pushy aggressive tactics we agreed to entertain 1 repair until Lara would not allow us to use our own professional to repair. They stated so everyone felt good we needed to use their person. We decided no to repairs and its a take it or leave it. The buyers agreed to proceed and Lara kept stating VA MPRs but again this is determined by the appraiser and not the home inspection. The agent asked if someone could come to the home and inspect the fireplace and of course I agreed HUGE MISTAKE! They were only there to inspect but somehow someone authorized the repair of the fireplace. The first day their preferred gas company came to the house the guy was there from 1pm to after 6pm and worked SUPER SLOW. The repair guy started the pilot light and discovered the on/off switch wasnt working and advised it needed to be replaced. No big deal and he left, after he left I didnt think anything else about the manner but they arrived again UNANNOUNCED Monday the following week with another person to fix the fireplace. The arrived around 1pm and didnt leave until 8:30pm and by the time they left the fireplace was completely torn apart. It was the most unreal moment and I was in such shock I couldnt even respond to the matter. I believe this was another tactic on the agents part to get a subject to repair appraisal as a negotiation tactic for the repair addendum. I immediately canceled the appraisal and notified my agent they needed to be back the following day and fix this mess by 5pm. The two days prior, these two people worked so SLOW and bragged about their hourly rate. However, Tuesday they worked liked they had a job to complete and left stating they replaced pretty much all the parts to the fireplace. I watched the fireplace work without any problems the first day but the switch wasnt igniting the pilot light and when removed the live wires touched it worked without any problems. Either, these agents get a kickback from their preferred people or they are just programed to try and stick it to the gullible sellers not realizing I wasnt paying and I didnt agree to a repair to be made. This was by far unprofessional. The appraisal was completed a few days later and it was completed as is with no required repairs unlike what the agents said based on the home inspection. It was never disclosed until the end of the transaction that Im in the industry and Im a government mortgage loan underwriter. Their actions, pushy and aggressive tactics are a routine that is overwhelming putting sellers in a position of jumping through hoops to make the closing date.

Current tenant, have leased with HG for 8 months. Over the course of our lease, we have had some difficult maintenance issues due to our house being 100+ years old - it happens. The maintenance team for HG is highly professional, timely, and great at coordinating with contractors. Recently we were in a situation where we had no hot water for several days. HG worked with the owner of the house (who lives out of state) to get us reimbursed for a week of rent. I am very pleased. The team is always very kind and helpful and I would highly recommend them.

Incompetent would be the best word to describe Hover Girls. First and foremost, they prey on military families who are looking to rent a home, buy a home, or rent out a home they own. We used their services for nearly 5 years and routinely had issues with the tenants they placed into our home. They allowed our first tenant to walk out of our home and violate the lease. The second tenant left early as well. You probably see a theme here, as we had 6 tenants in 5 years. Once a tenant would move out, they would send us a bill for finding a new tenant without even consulting us as to whether we wanted to adjust the rent or not. Due to Hover Girls, we lost about $300 in month that we should have received in a fair market rent, but they instead decided, without our consent, to set the price of our property. The tenants they did put in DID NOT take care of the property and we were subsequently liable for well over $10,000 in repair for the damages after we kept the tenants deposit. They were routinely delinquent in notifying us about repairs to the property. The management company routinely forgot that we paid them 10% a month and for the payment they did effectively nothing. In addition, the owners Glenn and Joy Doyle are the rudest business owners we have encountered. They spoke down to my wife and I and there associated Leslie Duncan is also equally inept. I would stay as far away from this company as possible if you are looking to buy or rent.
Allison Chance was our realtor. Our family was on the market for our first home. She took the time to understand our familys needs and took the time to get to know us. She helped us understand the pros and cons of the homes she showed us. Explained every bit of info we did not understand. As a military spouse herself she understood the need to plant roots and give our children a sense of stability from moving so much. Allison is a kind hearted, lovely person. She got the job done for us and we couldnt be happier. If we ever needed a realtor again Allison and hover girl properties is our go to.. you wont regret choosing them, especially if you are military!!

Rented from them for 7 years. Never late, never an issue. It was a great relationship for both of us. When we informed them that we wouldn’t be renewing our lease they sent us their cleaning list to have the house ready for them which included instructions to have the carpets professionally cleaned with a receipt for proof. My wife asked if maybe they’d come check it first as we believed the carpets were going to need to be replaced since it was cheap, contractor grade(that’s what Hovergirls said) carpet and was 7 years old. High traffic areas looked like high traffic areas and in my daughters room, there was some slime stuck to the carpet. We didn’t want ho spend $$ just to have them replace it anyways. They refused and said we had to get it done. We did, it cost us $200. When they did the exit walkthrough, we were told that if all carpet was being replaced, it would not be on us since it’s cheap, contractor grade carpet with normal wear and tear. BUT if they only were replacing my daughters room, that would come out of our security deposit. Well, of course that’s what happens and they take almost $400 out of our security. Funny thing is, a month later, the house is posted for rent with NEW CARPET THROUGHOUT. $200 to clean plus $400 from our security is $600 we’re out. Plus, we already gave a $1000 non-refundable pet deposit for our 2 potty trained chihuahuas. What I thought was a good relationship was just them taking all they can.
Awesome property management company. We are a Navy family and they treat us as if we are their own relatives. Everyone is professional, friendly, and they work really hard to do everything top notch. Their contractors and affordable, professional, and always do a fantastic job. They know the ins and outs of the Navy life. They know what to handle on their own and when it is time to contact the owner. We trust them with our biggest asset so that says a lot. Have been renting through them for over 4 years now and will continue to do so.
I have been a customer of Hover Girls for over nine years and used them for property management services and selling my home. I could not recommend them more highly, great service, communication, and integrity. Earlene is amazing and will work like crazy for you.
Unhelpful, from a renters perspective. They went above and beyond to move us into the house quickly (our request) and assuage our concerns about the rental terms/house condition. But when push came to shove after my roommate and I gave notice to vacate, several agreed upon actions were not honored on move out. Furthermore, the return of our security deposit was at worst stonewalled, and at best intentionally obfuscated. All this after being near perfect renters! Never missed a payment, reminded the realtor/owner after our lawn care lapsed, and generally took care of the place. Thoroughly embarrassed to have done business with them. Recommend you look elsewhere as a renter!Edit: After posting this, we received half our deposit back as a good faith gesture. Good on them
Hover Girl Properties does a great job managing my rental property. Although I live out of state they really give me piece of mind knowing my home is taken care!

Besides deployments, moving can be one of the toughest things about military life. There are so many decisions to make and in many cases there isnt always a lot of time. When we were getting ready to move from Florida to California on military orders we had the added stress of figuring out what we were going to do with the home we owned there. Hover Girl Properties quickly took that stress away and have continued to for over four years. Not only did they find tenants for our home, but they stayed in frequent communication through out the process. They have also been the property manager and have done an excellent job. Everyone I have recommended them to has had a great experience. Hover Girl Properties works with both the tenant and the landlord to ensure all interests are looked after. It can be really hard to find a company that has the integrity that these women and men have. An added bonus is that the owners are/were military spouses and have experienced so much of what my family has gone through. Joy, Molly, and Bobbi were a pleasure to work with. We purchased two new investment properties in the Fleming Island area and I have already recommended the Hover Girl team to other investors.
At first the experience was great until our AC broke in the middle of summer. The property management knew it had issues before and the owners did as well. Instead of replacing it they did a temporary fix. It broke again 5 days later and they wouldnt get anyone to replace it over the weekend. The condo was 85 degrees inside and forced us to deal with it until Monday. They refused to give us a refund for the days we had to spend with the apartment at 85 degrees and didnt offer any compensation for the abnormally high JEA Bill. Worst customer service experience. I dont recommend this property management AT ALL

The Hover Girls came highly recommended when we moved from Washington, D.C. to Jacksonville 2 1/2 years ago. Joy and Lara were in constant contact with us as new properties became available and were always available to answer questions about the area. In one whirlwind weekend they were able to find us a great house, help make an offer, and sign a contract. They took a lot of stress out of buying a home! Bad start. Called multiple times, left voicemails with two different people with official Hover Girl voicemails, and sent several online messages. Never received a single response 2 weeks later and obviously the property is gone. Can’t imagine what it would be like if the AC went out.

The Hover Girls not only manage our current Jacksonville rental, but we just recently bought a new home with them as well.We worked very closely with one of their agents for months going over MLS listings and she did a fantastic job answering questions we had about locations and even made appointments to visit properties herself that we were interested in but couldnt go to see. Ive employed Hover Girls Properties ever since I moved out of my Atlantic Beach townhome in 2010, and their performance has been outstanding ever since.Theyve kept tenants in the place continuously, keep a sharp eye out for maintenance problems, and basically take care of everything without me having to lift a finger.Im actually pretty self-conscious that I havent been back to my property since Ive moved out, especially hearing horror stories from other landlords about their property managers. But these folks have allowed me to rest easy knowing my house is in good hands!
Dont have time to tell an entire story but do know that most positive reviews on google and yelp for this company are written by their own company employee fake account. Deal with them only if you want to stay unhappy until your lease is over.
We heard about Hover Girl Properties from 2 different active duty military families. When we called inquiring about our move to JAX, Joy was extremely helpful, professional, and knowledgeable from the start. She spoke to us many times by phone before we even got to JAX, and then took us around for 5 days while we visited with the kids for Spring Break. She made time for us all week and took us to see many homes, being EXTREMELY patient with all our questions and requests for showings. There was absolutely NO PRESSURE, and we even left JAX that week without a decision about a home.Joy stayed in touch the next few weeks and eventually helped us find a TERRIFIC home in the neighborhood we wanted. 2022-08-31Joy is an amazing person and partner. She worked with the team through a difficult transaction in a transitional market but still got us more than expected. Her and her team were supportive throughout the process, responsive to questions, and were there any time of day. I have used Hover Girls for over 5 transactions between selling, buying and rentals and have been pleased with the service each and every time. They make each business deal feel personal to them and they are there for you. Cannot recommend them enough.

Closing paperwork was a breeze and questions were all answered immediately. Lara kept me and my tenant informed daily through text messages, real piece of mind.
