As a plumbing contractor I get the opportunity to work with a lot of people. The Maintanence team at IPS is exceptional. Front of the house is Grace. She directs phone calls with never ending cheerfulness. Sergio is great at communicating with the tenants in situations that can be stressful for them. He is very dedicated to helping the tenants. Marco is one of the most professional property managers I’ve ever worked with. He is always on his A game. Leo and I have worked together for years now and have built a relationship of mutual respect. He is absolutely the best at his job. He is very detail oriented. In short the entire team has earned a five star rating because I can’t give them six :)
Moving in the summer of 2020 to the area from California was not an easy task however, Innovative Property solutions team made my life easier with their process and support from beginning to end, now I left that house to move to a new home I built and if I ever need to put any property for rent I will call them.They offered always great service and took care of any issue.
IPS and Sergio in particular has been wonderful to work with. Sergio is super friendly and helpful, always getting our requests done as quickly and as conveniently for us as possible. We are really enjoying our new home in a great community.
Sergio was great in handling the scheduling of the plumber. He made sure to contact me and make me aware of my service order being set up. Kudos to the maintenance team.
DO NOT RENT from this company - RIP OFF. They will do their best not to give you back your deposit by adding large fees. This includes: replacing ALL light bulbs, painting the entire property, etc. They are not accredited with the BBB and the customer service is horrible. Once you voice your concern/complaint, you will be unable to get anyone on the phone and IF they do answer, they will give you the run around in order for you not to be able to speak to anyone. What kind of business does not answer phone calls?? So unprofessional!!
Do NOT rent from this company ! Communication skills with this business are completely Horrible ! The Receptionist never answers, called 20 times in one day and only got a response twice in which children could be heard in the background ! I had communication with the owner Aaron via email once in which he was sarcastic, and unprofessional, attempted to call him leave messages and email several times with no response at all ! Not to mention the unnecessary fees (which are astronomical) and stipulations. I have never heard of company or leasing agency requiring receipts that you had carpet professionally cleaned beforefor move out ! They charged me a fee of $150 for lease coordination when my lease ended ??? They charged me $70 for lightbulb changes at move out ! Never heard of it !!! I would not let them manage my Dogs cage on dooms day and I hope anybody ready this would do the same !
Ive been a tenant for 5 months. IPS has done a great job of answering my concerns in a timely fashion. The contractors they have sent out have all been top quality and very professional people. Sergio and Ayleem have both been responsive and helpful to my concerns.As a tenant, I would rent from IPS as they are local and invested in the community and committed to high-quality service.As an investor, I would let IPS take manage my properties as they are committed to solutions that increase property value while maximizing tenant happiness and minimizing vacancies.
As a real estate investor, IPS is easily one of the top property management companies I’ve worked with.Sergio and the maintenance team are responsive (I’ve never gone more than a few hours without a response) and professional.
Our experience has been great working with Sergio. He is so fast to communicate and acts quick. Sergio is incredibly reasonable— we really appreciate the collaboration with him!
So just the other day I realized that our house started to get warmer and warmer with the AC turned on. I was starting to worry. Then it finally went out on Memorial day and decided to call IPS knowing they might be closed I still called and left a message. Literally not even 2 mins passed by I got a call from Sergio. At first he mentioned some other name and couldnt really understand him but then he calmly explained to me that he was calling me back from IPS. I proceeded to tell him what was going on with our AC not working. He quickly got me with the right people called the number he provided and they kindly explained that they couldnt get no one out to us due to it being a holiday. I understood. He then proceeded to tell me that they would get someone out there the very next day as soon as they can. Today came around and sure enough it wasnt even noon yet and a kind gentleman came to the house it took him about 30 mins to fix it. Very very satisfied especially with how fast they got to it. Thank again Sergio for returning my call the IPS staff and the AC repair man.
Taylor, Sergio, and everyone at IPS continue to be super responsive and timely in all communications and services. We are pleased with their attention to our 2 properties that we lease with them!
Horrible communication and customer service. Avoid at all costs!!!Yes, reply, I am not a tenant, seems like I dodged a bullet there. I called to try to rent a place and no one answered for weeks straight only after 10 or so emails did we get a call back, over a week after the first message we left and were told the property had just been rented...even though it was still up online. Then they asked if we were interested in another property and I asked if they had any near there and they had no idea and said just look online.
Marco and Sergio at Innovative Property Solutions have been great to work with and love the quick response time and always ready to help us with the tenants to get the work resolved in a timely manner.
I am a new tenent in a property managed by Innovative Property Solutions. From the beginning of the rental process through the move in the staff of this company have been very helpful. Once moved in i found a few repairs that needed to be addressed and their quick response to my request is impressive. Kudos to Sergio and Ayleem!! I rented from this company only to find a few months later the condo had mold in it, meanwhile the company makes you sign in your lease that the tenant will be responsible for all mold ! Disgusting ! They never answer the phone or respond to concerns ! Do Not put your families through the drama of using this company!
I had issues at my apartment from long time, but Sergio and Innovative Property Solutions outperformed to fix the issues after understanding my concern.

This company has been nothing but amazing to work with. I was working with Angela and Taylor getting my condo ready to rent and they were outstanding. This was my first time working with a property management company and they answered all my questions and really made me feel comfortable with the process. I can’t thank Angela and Taylor enough. Without them working as hard as they did my condo would not have been rented out so fast.
IPS communication/customer service skills is horrible. I called the office was placed on hold and the person never returned to the phone.The application fee plus the extra fees are outrageous.It’s like they robbed you at gun point and no mask!!
Update: The owner decided to not renew the lease and sell the house. We were not ready! The staff was wonderful in working with us moving as quick as we could. They were so helpful and liaised between the owner and ourselves.-They took over after another company ignored us when there were serious issues. This company, its employees, work hard to take care of your property needs. Very glad they are in charge now because things are getting done. Finally.

Terrific property management company. I am an out of state owner of a FL rental property that IPS manages. We recently did some minor upgrades and repairs to the home to re-lease the property. Aside from being very responsive, the IPS team managed the contractors hired to upgrade the home, provided multiple quotes, and got the work done in a timely manner, which is impressive considering how hard it is to hire contractors at fair prices in such a high demand market. That, and they quickly marketed and leased the property in parallel while the improvements were being made. Top notch all around service and property management company!

Ive used Innovative Property Solutions for years. They were great to start and they have only been getting better with time! I recently had an expensive job that needed to be taken care of and Sergio was a great help start to finish in ensuring my costs were kept reasonable while receiving high quality service.

I didnt give you a low rating because I wasnt approved, I gave you a low rating because I called multiple times to have questions answered about the application and left multiple messages! Whomever refused to call me back and/or answer my calls. Which is just lack of customer service in my opinion has nothing to do with my approval or not. It has everything to do with how your company is ran. I do not appreciate you assuming its because I didnt get approved instead of looking into how you guys run your business.
We moved into one of IPS’ rentals at the beginning of the month and I wanted to give it a bit of time before reviewing our experience with them - I feel very confident in sharing now that we are extremely happy with this company thus far. Our leasing agent, Taylor, was extremely prompt and professional in our communications, and she was always polite in answering our many questions. We sent an itemized list of repairs to be made and she wasted no time submitting the information to the appropriate department and let me know that they were being taken care of. We had issues with our water heater after being here only five days and submitted a maintenance request via their state-of-the-art PropertyMeld portal. Leo reached out to me and had a plumber at our house within the hour and our water heater was replaced without incident. We have been so pleased with how responsive everyone has been to our needs and it has made us feel so cared for.
This sounded good until I read how the company responded to reviews. its not very professional for a business to mock offended clients. Some responses are sarcastic sounding and grammatically ignorant. This is not what I want handling my service.

I was too early to leave a review for this business. I should have waited to experience their service for one full cycle. They are actually the polar opposite of what I wrote here. I completely rescind my positive feedback below.--------------I had the pleasure of having Aaron manage my house in Jacksonville. Since day one he has always been proactive in all matter related to the house/tenant. The entire time he managed the property I didnt have to get involved in a single matter whatsoever. And this is true for end of contract move-out phase as well, just as much as it is during the contract period. In my case, the tenant had breached couple of conditions in the contract where permanent modifications were done to the house. Being a professional, Aaron knew exactly how to handle the situation and he did indeed do it smoothly. I literally had to write a few emails at my convenience throughout the entire contract period to manage my house. I had total peace of mind knowing the house is in good hands.I recommend anyone planning on hiring a property manager in the Jacksonville area to consider Innovative Property Solutions. Aaron and his team are true professionals. They actually deliver what they promise. Having worked with another property manager in Jacksonville before, I doubt there is a better manager in the city.
We are a relatively recent property management customer with IPS, and could not be more satisfied. Our relationship started at a peculiar time in our investment propertys history. Within a month of signing with IPS, our long-term tenants gave notice to vacate and our HVAC system gave notice as well. We live overseas, and felt a bit overwhelmed with all of the moving parts, but the IPS team was well organized and responded rapidly. Angela makes us feel like she is our personal assistant - despite the time differences and certainly other customers and obligations she has, she always makes time for our needs. In fact, Hannah, Taylor, and Heather make us all feel prioritized. Our property was back on the market and rented without suffering a gap - quite impressive during COVID times and summer moving season! Hopefully, the new tenant will stick around as long as the last ones. It is clear, Aaron has a solid business plan and executes it accordingly.
From the first meeting that we had with Angela we knew that we had someone who was going to care for our home as if it were their own. She took a certain interest that gained our trust immediately and after 2 years of working with her she has yet to fail us. There was an additional sign of relief on our behalf in how our home would be managed as she maintained constant communication with us which was challenging on it’s own as we were stationed in South Korea. Angela took the time to ensure that we were able to reach her when needed to answer questions in a timely matter while keeping us constantly abreast of what was going on throughout the entire process from the day she starting managing until the day she found us a tenant. Lastly, she did her job so well that we had a tenant within 1 month of us starting a business relationship which was praise as it was difficult to pay the mortgage on a house while living somewhere else.
I just want to say that if I ever have an issue at my rental home Sergio is quick to respond and complete whatever task in needed- thank you
IPS provided a great service for us since the first day we started our conversation to rent a property in JAX/FL. Once we had the usual technical problems in the house, like a dishwasher not working, they prompt took action to solve it. Employers were always polite and helpful, great service response. IPS worked hard to rehab our properties and then were able to get them both rented very quickly in a seasonally slow period. Communication with all team members has been great. Above expectations and past experiences with other Property Managers.

I wouldnt recommend these people to my worst enemy. Used them as my property managers and they ended up being complete liars. Put some of the worse tenants imaginable in my house, and I never made anywhere near a profit using this company. They say theyll get you a deal using their vendors, when they end up sending you the most expensive people in town! Boy did I learn my lesson. I wouldve been better off managing it myself.

I have had a great experience for the last 4 years. We had one very difficult tenant who we had to get rid of. Even that was actually a good experience, well as good as could be. I have homes in 4 states with 4 different management companies and IPS has been the best I have worked with. The guarantee are fantastic and have saved me a lot with tat one bad tenant. They did a great job in getting them out got the home turned around very quickly and found a new tenant an d I didnt have to pay another leasing fee. I am a hands off landlord, I dont want to have to deal with anything, and if that is what your looking for I highly recommend!

Communication was amazing and they seemed to always find renters in a timely matter when needed. We found pricing fair for any repairs through thier network of providers which was a big bonus. When it came time to sell, they were right there, guiding us on how to get maximum $ for less. They managed to sell the place within 2 days of putting it in the market. There were many computer issues with our information getting to the office but Alejandra was extremely patient and helpful. She found the issue and walked us through each step as they got up and running to ensure our paperwork went through. It is stressful in looking for a house but she really helped it to be less intense with her kindness and helpful disposition. Thank you!

I had the great pleasure of working with Innovative Property Solutions this year and I am very happy with their work and professionalism. I dont live in Florida so I was nervous to invest somewhere so far away from home. I needed to find someone I could trust to work with. I did a lot of research and spoke with multiple investment companies, but they didnt sound as promising as Aaron. I chose Aaron as he had an upfront, honest and realistic approach to investment. He is very knowledgable about the market and seemed to understand the investment strategy that I was looking for. Through him I purchased my investment property for a very reasonable price in a decent neighborhood that gives me positive cash flow. They also screen and place tenants very carefully. I like the fact that they have a tenant guarantee in which if something doesnt workout with the tenant they placed, then they will pay for the eviction. It just gives me an extra level of assurance that they will place a good tenant who will take care of my property. I hope to work with Aaron and Sarah again the future, they are a great team.
IPS has managed my condominium for about 2 years. They have done a great job, communicating in a timely manner, overseeing any repairs needed. They even referred me to a great realtor when we were ready to sell and helped us with that process, all while we were living out of town. Aaron has a great team and I would highly recommend IPS!
We have been renting here for over 4.6 years and can say Innovative Property Solutions has been the best out of all the rental companies I have ever had. When you put a maintenance request in for someone to come out to fix something, they are always on it and the problem is fixed in good time. Thats one of the reason that we have been here so long. Staff is extremely friendly and willing to help with anything.
I have been a tenant at one of the properties Managed by IPS since May. My initial interaction was very positive and there was a seamless application and move in process. However, I discovered once I moved in and had a maintenance issue, that it was my responsibility for the repair of the home which in my mind defeats the purpose of renting. As a tenant I have to pay for the upkeep of a property I dont own. Nevertheless, I suppose it is my ignorance for not reading the lease line by line prior to signing it. The issue that has me most perturbed is the notice I received on the door yesterday from the county saying that the home Im renting that I pay the rent on early, not on time, each month will be up for public auction on 1/16/2019. I called the office, spoke with the Receptionist who placed me on hold and never returned to the line, nor did I get a call back. I would expect that a property management company would ensure a property is not in foreclosure or delinquent on taxes prior to assisting an owner in renting it. I need answers now on this matter. Im not sure what the Florida statues say about this particular issue but I do know there is something that protects tenants and I will be sure to find out what and exercise my rights.***Update- I am happy to say that I was immediately contacted by decision makers, one of which was Aaron Cooper who quickly and efficiently resolved the issue with the taxes. I am still a bit irritated about the repairs, but I am thrilled about how empathetic and understanding Aaron was. I even got a card showing appreciation. I am very grateful.

The process of viewing properties was fast and efficient, I’m a big fan of self touring apartments/houses as I don’t feel rushed or awkward as I would with someone else there with me.The application process is thorough but easy to read and fill out. Once we got into our new home Taylor really went above and beyond on making sure everything was well don’t and perfectly pristine. We had an issue with the electric socket not working and they had someone out in under 24 hours. Paying my rent is easy online and as me and my fiancée live together and have the option to bother pay our parts on our separate accounts without having to worry about sending or pulling out money to give to the other so we can pay. I’m super pleased with my experience with them as a tenant

We had a great experience with this company until the dreaded security deposit time. Heather and Taylor were always very professional and helpful! After our lease ended, we were never contacted by IPS regarding the security deposit in any way. One month later, I reached out to IPS and theyre response was that they were trying to contact the owner for the deposit. I emailed multiple times and called the office even more often. The property manager, Aaron cooper, could never come to the phone to speak to me directly nor respond to my emails. When we finally received the deposit, two months after the lease ended, it was sent in an plain envelope instead of certified mail. IPS did not follow Florida law with any of these proceedings. To end on a good note, we loved this property and had very minor issues with it which were resolved in a timely manner. We were able to come to an agreement on the lease and the company was helpful whenever we reached out.
I was a tenant for over 3 years in a property managed by ISP, and ultimately purchased the home I was renting from the owner. Aaron, Heather, Taylor and the team were always professional, friendly, and responsive. They were also very supportive and helpful during the purchase process. Great team to put your trust in!
Aaron and his team came to my rescue!About 1 year ago I ended a business relationship with my previous property manager for negligence. After scouring the web for trustworthy managers, I found IPS Jax. They were professional, respectful, and most importantly, effective and efficient communicators.Being stationed overseas, I needed a team to take care of issues as soon as they occurred, or at least be available to communicate a plan of action to me. I can tell you that if you don’t have a good property management company, you might as well prepare for aggravation to no end. I found this out when I had a previous management company that was absolutely HORRID. That being said, Innovative Property Solutions IS NOT!!! They are the absolute BEST management company I have ever had the privilege of working with. They were upfront, honest, and most importantly, DEPENDABLE. When they said something would get done, it got done. And quickly. It wasn’t weeks later. It was hours later. Aaron was absolutely top notch. Always kept in touch, and always let me know what the score was (he doesn’t BS). I would greatly recommend them to anyone in the Jacksonville area! They brought my life as a property investor from almost giving up (because of my previous management company) to wishing I had more properties for them to manage! UPDATE 2/4/2020 3pm - I went into the office with a money order to pay the fee and the guy in office clarified that they wouldnt have late charged me over that. (see issue below) He said he would correct the girl who talked to me over the phone. I still ran around for an hour to get this $25 to them, but at least the guy in the office was nice. Ill add back a few stars. Had 1 star on there but ill bump it up to 3.2/4/2020 1:30pm - I originally gave innovative properties 5 stars. Up until now they’ve been great to work with. I’ve rented through them for 2 years - I just renewed a lease and did not realized the renewal charge would go onto this months rent - I assumed it would go onto the month that the renewal lease took over. I got a notification after the system took out my normal rent that I owed the 25$. No big deal right. I went into the system to pay the $25 and it said it won’t process the $25 because it takes seven days to process the original amount. So it won’t take my money because it is currently taking my money. So I called to see if I’m going to get late fees if I wait the seven days for the rent to process so I can pay the little $25. According to the girl on the phone, it will generate late fees. It will generate $10 of late fees a day. That is $70 if I wait for the money to process. The only other way to pay is to leave my job today - go get a money order and drive all the way to their office (not close to me) to pay the little $25. Again, I have been a loyal renter and good tenant for two years. I have never missed or paid rent late. And... Apparently there’s nothing they can do to help me. They can’t void the late fees or take my payment over the phone or move the charge to next month or anything. Oh, also, there’s no manager or anyone else you can talk to to clarify, according to the girl on the phone. So I have to miss hours of work, drive all the way around town for a stupid $25 renewal fee. Makes me wonder why I just renewed an over $10K lease with them. ALSO, I pay a fee every month for the portal that wont let me pay online right now... GO FIGURE.So I have now rated them 1 star because the first problem I have - they can’t seem to help me in the slightest. Thanks for nothing Innovative Property. I will not be renting through you again.

My experience as an owner has been great for 3.5 years now. Great communication, I love their weekly updates when my house is vacant. Any issues we have had with the tenants have been handled well and they always make sure I know whats going on and why. I would recommend them to any landlord looking for quality management which is hard to find around here.
Innovative property solutions is been amazing. They manage my first investment property and they have walk me through the process and made it very easy. The property was rented in a week because they didnt waste time and was promoted as soon as it was available to rent. I have had this property for 2 years and they still provide outstanding service.
I had the pleasure of working with IPS when they were first starting out. I was new to Florida and it was my first official lease. Between the contractor and my landlord Aaron, everyone was more than helpful and so understanding. They worked with me to ensure I got into the exact place I wanted in the area I wanted to be in. I can say that was the most positive experience I had ever had, and it being my first rental made a huge impact for me later on down the line. I will be moving back to Jacksonville for business this summer and have already contacted them to get set up in another place. I wouldnt want to rent from anyone else. Thanks a bunch!
We just finished a lease with IPS, I would highly recommend them. We bought our own condo because of this positive experience. If we decide to lease our condo we will definitely be using IPS. They take care of both tenants and owner. Only negative I have is communication, the office rarely picks up the phone especially when it’s urgent and need to speak with someone...other than that, even the maintenance guy is so awesome!
I moved into a rental property managed by Innovative Property Solutions (IPS) about 6 weeks ago. I very rarely write internet-based reviews, but I have been so impressed with IPS customer-focus and overall service that I feel I should share my experience -- to recognize a great business and to inform other potential IPS customers. From the very beginning, with the leasing process (Taylor - leasing agent) to ongoing maintenance and management of the property, IPS has been outstanding. My rental property has had some unexpected maintenance issues, and Heather (my IPS maintenance manager) has been amazing. She has coordinated with multiple maintenance contractors, the property owners, and the building Homeowners Association to address each issue in a timely and effective manner. Her responsiveness, professionalism, and genuine concern for the well-being and comfort of my family made these challenging situations much easier and less stressful for my family than they otherwise would have been. Leo (customer service) has been terrific as well. He often answered the phone when I called IPS with questions or concerns. He addressed all my questions, in a kind and attentive manner, and quickly coordinated with IPS teammates to resolve any problems. I strongly recommend that you seek properties managed by IPS if you intend to rent in this area!!
IPS has the most easy to work with and accommodating professionals on their team. Not that I have had many during the multiple years I have been a tenant of theirs, but any issues that arise, they are always on it to get them corrected. They are always informative and courteous in their communications.
If I could give Innovative a rating of less than “one star” I would gladly do so. Aaron Cooper is the most unprofessional, rude, arrogant, narcissistic person I have ever met. This has to be the worst property management company on the planet.
By far the worst group to handle rental properties, Aaron Cooper could not be any worse on managing property. If it doesnt involve the rent money dont bother in asking for ANYTHING else via their tenant portal a service you pay extra for every month and never get response! I DO NOT recommend renting from this group nor I DO NOT recommend using them to handle your rental property! If I can give them Zero stars I would! I initially reached out to Aaron Cooper to discuss a possible business relationship. We had a productive discussion where certain agreements were made moving forward. However from that point onward I experienced nothing but unprofessional and discourteous behavior from Innovative Property solutions. I attempted to follow up with Aaron in a variety of ways and was flatly ignored on all accounts. If this is at all indicative of how Innovative Property solutions treats its clients then I cannot recommend this company.
When I decided to take a job and move across country 10 months ago, the team at Innovative Property Solutions was the most helpful in helping me find a home quickly. Aaron definitely helped make things less stressful. I would surely recommend these guys to anyone that is interested in working with reliable people with great homes to offer.
We moved out of a beautiful property in June of 2018. Our experience with IPS started off fantastic. I found our unit online and had a lengthy conversation with staff on a Friday afternoon just before 5pm. They were happy to help me through a glitch in the website and I was thrilled that they were so nice and didnt just shut off the phones and leave me til Monday to figure it out on my own. We moved in as soon as we were allowed to and things went downhill from there. I had concerns which after a few back and forth conversations were ignored. Later down the road I gave a 3 or 4 month notice that we would be moving to another city. They didnt seem to know what to do with me since it was so long before what my lease required me to give, so I was ignored then as well despite being told several times I would get a call back. The lease was a little vague about documents that needed to be signed by who and when, so I was panicking as weeks were rolling by with no update. During this time, I received a text message out of the blue requesting entry to the property for a repair that we thought had been completed a month prior. I responded asking if my outstanding lease exit could be addressed before I agreed to that, and the response was unbelievable. I was basically asking if whoever sent the text could walk 5 feet away and ask whoever handles move outs to read my email from a month ago and respond, acknowledge it, anything. She told me it was not her job and she only handles maintenance. Keep in mind the office at that time was no bigger than a nail salon, I was not asking for her to cross the Grand Canyon to help me. I would love to post screenshots of this conversation, which I still have. I received an email minutes later from Aaron about how I would be liable for damage to the property if I continued to refuse to have the repair done. It was all so absurd and dramatic on their end. We werent even at the property because we were back in our previous city having just delivered a baby. I am a very do unto others kind of person, so we had put in this super early notice because we wanted to let the property owner know as soon as possible that he would need a replacement tenant so that IPS could go about the proper marketing strategies to fill the property immediately after us. I stalked their website and zillow all summer, and it was not listed any earlier than the week we moved out. The real estate listing putting the home up for sale wasnt even published until then as well, and the home spent the rest of the summer on the market. When we moved out our initial move-out photos were LOST and had to be retaken long after we had left the property. Why did they have to be retaken? Another glitch with technology caused them to disappear, and we only found that out because we didnt receive our security deposit back within Florida law and/or what our lease stated, and the owner wanted to see how we left it. I see in other reviews that IPS is sadly not proactive in making sure owners follow the law, the lease, and common courtesy with the timely return of security deposits. When I did receive the check, it was written with a sharpie and the July date when it was initially written (and correctly due to us) was obviously changed from 7 to 8, August a month later after I had to keep asking for it. When I found out our pictures had been lost, I had a spitfire attorney on file ready to go to bat just in case. We will never rent another privately owned home anywhere in the country based on our experience with IPS, as we learned there is no point and no difference in renting directly from an owner when it comes to the safety of your security deposit. I believe they jump at any chance to execute drama and file you as a tenant in that category, even when it is completely unnecessary and they are in the wrong, and I dont believe they have the property owners best interests at heart. I would not recommend IPS to a tenant or an owner.
My girlfriend and I scheduled a viewing for a house for lease. The day we viewed the home my girlfriend was on the phone with an agent who told her information wasnt available about applicants. We filled out an application that evening and waited to call before submitting. The agent did not dissuade us to apply after we viewed it. In the lease requirement, they state that application fees are nun refundable, but that we have the right to request info about the number of applicants. When I called the next morning I brought this up to the same woman my girlfriend spoke to; she not only said there were 9 applications on this house, but she could definitely supply this information, because shes the one who handles this information. She was clearly not being honest while we were viewing the house, and withheld information to the volume of applicants with a non-refundable fee.
We met all of the qualifications for the home rental we paid $130 application fee to find out we were denied with no reason. So I guess they are taking dozens of application fees and you better hope you get picked!!
Would not recommend to anyone renting and opening up their home to be rented ! Very unprofessional communication skills awful
I have worked with 5 different management companies over the years and I can say IPS is by far the best. I have also managed my own rentals for a number of years and I am very glad to be working with this team. I have learned as a landlord that the tenant and their property manager can often disagree, but in the situations I have experienced I have been very happy how IPS has handled tenants and their concerns, I am sure it doesnt always make the tenant happy but I have felt that their judgement calls are correct and that my best interest have always been the priority and I appreciate that.
I used IPS for 2 years. They are unorganized; sending me e-mails meant for other home-owners, late to provide documents (or dont at all), guarantee things from contractors and then try to deny it (I have this in writing).They hired incompetent contractors to repair the HVAC $6,000 and its still not working properly. They were trying to hid issues with the contractor from me. Over charged me for cleaning (more than they deducted from departing tenant). Overall a terrible experience with an unprofessional group.Update: all vendors used were at the recommendation of Aaron, however he tries to fault home-owners if there are issues. IPS also charged me $175 for their vendors HVAC diagnostic - if I look at the vendor site its only $85. $0 maintenance markup is obvious false advertising.
I began using Innovative Property Solutions about a year ago to manage one of my rental properties, and thus far my experience with them has been great. I would go as far as to say IPS has been the easiest property management company I have worked with in all my time owning and renting real estate. I am impressed with the motivation and ability of the staff at IPS to have tenets in place; I never worry that my rental investment may sit vacant. The feedback Ive gotten from my tenets regarding their experience with IPS has been nothing but extremely complimentary as well. Not to mention they are a great value from a cost perspective. I would recommend Innovative Property Solutions to anybody looking to sell, buy, or rent real estate in Northeast Florida.
Innovative Property Solutions is just that, Innovative. They have a close personal connection with their clients and go above and beyond in all areas of their business for a happy pairing for their investors and tenants. They are attentive to the needs of their tenants along with proper screening of the tenants to make their landlords feel confident that their investments are in good hands.
IPS has been our property manager for over 3 years and eventually transitioned to our agent when we decided to sell. They have been timely with all transactions and proactive with communication throughout our entire relationship. Aaron is extremely attentive and considerate when managing repairs. Being on the West Coast, it was a relief to know that IPS would take care of our property and communicate appropriately. During our transition to sell, there was a flurry of activity (including last-minute repairs) that were handled with exceptional professionalism. Aaron worked diligently to get the deal closed and was successful. If you are in the market for a property manager/agent, talk with IPS!

He always follows ups, keeps me in the loop and willing to work with us on appointment times. He has been a pleasure to work with every single time. Thank you Marco!.Shortly after we rented our current home (6/21), we were informed a property management company would be taking over. I admit I was concerned. Thank you IPS for changing my outlook. 2022-06-09Sergio at Innovative Property Solutions Maintenance team did a great job with our maintenence request process.Sergio contacted us within a reasonable time informing us that our service contractor had been assigned as well as helpful information about where to locate on the MELD, the assigned vendors name and contact info. Shortly thereafter we were contacted with the exact date and time frame (which was chosen from the time slots that we stated that we would be available) that the service contractor would be out to perform the repair. After the job was complete, it was nice to receive a follow-up message asking if the repair was done as planned. Great service! I would definitely recommend Sergio and the IPS team.
