I have been a vendor for Leland for many years now. One of the best communities I work for is Pineloch village. Adrien and Tamara are by far the best property manager/assistant combo I have ever seen. I have been in my personal industry for over 28 years so I can speak as an expert in my field. Their communication between myself and the board is clear and concise. The standard of work they require of our team is very high (which I appreciate and protects they communities interest). The support we get when trying to negotiate projects that entail moving entire sections of vehicles so we can work efficiently is excellent. On top of that, the business relationship is kept to an extremely high standard. Toni was AMAZING…. She replied to me abs helped me resolve concern same day, she also assisted me in issue I’ve been attempting to get assistance with since November. I really wish I could only work with her in future but she was actually “helping” while regular gentleman was out of town. Great job!!
I live in a large condo development and there are lots of nice people but there are many opinions and conflicting ideas. The job of property manager takes a certain personality. It is not the same personality of a real estate sales person, or a secretary, or just a nice person. Frankly, I could not do the job or do it as well as she does. That is why I wanted to do this evaluation because it is only right to point out a great person who is doing a great job. For the past five years we have had Adrien Escalera, CMCA, Community Association Manager as our property manager. First off she is very kind and polite, but what is just as important is the fact that she knows what needs to be done, how it should be done, and does not let anyone intimidate her. I am on the Architecture and Engineering Committee and we always have ideas of what to do, and she is not a negative person, and she gives us the several viewpoints we need to consider. When we decide what to do, she takes it to the Board of Directors and presents it in a clear and helpful manner. Customer Service with Elizabeth at Leland Management couldnt have been better. We had an issue with our gate fob and Elizabeth took care of it immediately with a smile on her face. She replied to our email right away and solved our issue. Elizabeth was both professional and pleasant to work with!
The process for submitting an application was documented online and was fairly straightforward. In spite of that, I did not provide all the necessary information when I submitted my application. Fortunately Liz Ford was able to assist me with amending my application with the necessary info and photos, and then ultimately suggesting that I submit a complete and correct new application so all the needed info was in the right place.Liz was very helpful; not sure Id have gotten to that point so quickly, and without some frustration and delays. I think she made the difference, and the 5-star review reflects her role in the process, the help she provided to me, and her competency. Thanks, Liz!!
Leland Management personnel at Heritage Hills in Clermont strive to provide excellent customer service. Dave, Olivia, Mike, and Keith consistently answer questions quickly, provide communication about problems as they arise, and genuinely care about the residents, grounds and facilities. We have had nothing but good experiences with this team!
David Estillette, our clubhouse manager, is by far the best manager we have had here at Heritage Hills in Clermont, Florida. David is courteous, professional and always responsive to any of our requests. When we do need his services, he is quick to respond and, if a solution is not readily available, he always follows up to ensure our needs have been met. Leland is lucky to have an employee such as David and we hope he never leaves our community!!!
I have worked with Leland for the past 4 years that we have lived in Lake Pineloch Village. For the past 2 years Adrien Escalera along with the staff that she put in place have been our management and care team. It is a pleasure working with them. Henry and Hector her field staff are excellent employees that are both self starting, competent and pleasant to be around. Tamara is a joy to encounter and learning quickly under Adriens example and teaching. Adrien has provided strong leadership and continues to display growth and direction for our community. I hope to work with all of them for years to come.

As a resident of Lake Pineloch Village, Adrien Escalara and Tamara Nunez manage our association. Theyve consistently provided thorough communication and prompt responses to the residents concerns. All the while maintaining a welcoming presence whenever we visit their office. I am more than satisfied with the management theyve provided and hope they continue to provide their services for years to come.
I think Leland took over the Villages of Bloomingdale not fully knowing what they were dealing with. BUT, they have also not been accountable. My experience was Fl Chapter 720 was not referenced when fines were applied to my account. I was fined for a Facebook page that after MANY attempts explaining the account did not belong to me, I was also charged with sending the Towing Company over 200 messages and when asked for proof they are not able to do so and finally, accused of yelling at a landscaper, after having witnessed including doorbell footage that this did not happen. I was and still being fined $300. The real reason for the fines was to keep me from running for a seat on the Board. The Chair of the fining committee (having inappropriate relations) refused to consider FL Chapter 720 when imposing these fines. And the Board was never presented with the fines prior to the matter going to the Fining Committee. When trying to bring this matter to the attention of Leland (Lisa) she responded with details of an unrelated case being the cause of this mess. Now I will to take this further.I am a fan of the webinars, recently taking the Board Certification. The information is useful and convenient.
We had an excellent experience with Leland Management and our HOA leadership! We just moved into a new house and the Association Manager, Kaitlin Marshall, arranged a meeting at our house with her and the ARB chairperson so we could understand the HOA rules and how they applied to our situation. We were able to complete 5 applications for changes to our house and they were all approved within a week.
We are new owners, and needed information and documents on the HOA to get started. We got Freds phone number and left a message for him. He responded by email quickly and comprehensively, attaching key documents and providing links to important websites. We were very impressed with his service!
Most appreciative of an accurate and well-presented webinar for condo and HOA associations concerning their responsibility for conducting elections and an annual meeting. Thanks to Cindy Diaz for all her help. She’s been a God-send!!We moved into our home 1 month ago and couldn’t get any help from the property manager (Christie) for Waterview Reserve. Seems it was always somebody else’s job; phone calls went directly to voice mail; any email responses were generally cryptic and unhelpful.In 5 minutes, Cindy gave me more info and help than the property manager gave us in the whole month prior. THANK YOU, CINDY!BTW…we still have not received any kind of welcome packet or new owner’s HOA manual. We’ve been left to figure things out in our own.We still don’t have functioning gate codes or openers. When service techs come, we have to drive to the dar gate to let them in with the remote that the former owner fortunately left us.So far, Leland Management has been very disappointing…except for Cindy Diaz. Perhaps Cindy should be considered as a the replacement for the current property manager.Jim Kisser
Stephanie in customer support was a big help with my registration and she assisted me with getting my e-mail submitted so that I can receive news! She’s also trying to get a written step by step description to help other Phillips Bay residents to have their e-mails registered!
Working with Adrien Escalera and Tamara Nunez as the Lake Pineloch management team is a real pleasure. Adrien, in the role of manager ,has a thankless job that she performs with grace and good humor. Practical and no-nonsense are two adjectives that come to mind. Our property has never looked better thanks to her leadership and our fantastic maintenance men, Henry and Hector. Heres hoping the team stays here indefinitely!
Five stars for Adrien Escalera, Tamara Nunez and staff!There are the highs and lows of living in a community but having Adrian, Tamara and the whole crew at Lake Pineloch do their absolute best to every time. Living with them as our property management, there have been more highs than lows. I appreciate the consideration and consistent effort they put into having a smooth operation here. They help guide us on any questions we may have in a timely fashion. The demands of our community is different and I sincerely appreciate their approach to handling every case that comes through the office. They are prompt, kind and well deserving of acknowledgement and a raise. Thank you Adrien Escalera, Tamara Nuñez and staff for being amazing for us.
Working with this group has been fantastic. My Mother in law had a stroke and we needed to move her from her place to an ALF. Leland Management Group assisted us with coordinating with the guards gats, getting paperwork signed etc.. Nafiza and her team couldnt have been more helpful and polite,
HORRIBLE, NEARLY NON-EXISTANT, CUSTOMER SERVICE! I received a letter from a new management company indicating they are taking over our HOA. I tried contacting Leland Management to ensure that they stop debiting my account for HOA fees considering the new company was going to do so. I sent e-mails and left voice mails and did not receive a call back or a response to my e-mails. I then call on a Monday and wait nearly 20 minutes on hold to speak to a human (Peter). I explained to Peter I had waited nearly 20 minutes to speak with him. He did not respond. No, apology, no nothing. He then explained to mm that the person who had been managing the property no longer works for the company. I guess that would explain why I was not getting a response to my e-mails! When asked why folks were not notified of this change, he had no adequate explanation. I had received e-mails from the financial institution indicating that there was a planned debit for both of the HOAs that Leland managed. I had cancelled one, as I was under the impression that only one HOA was being moved to the new property management company. I then find out that both HOAs were moving to the new management company. Peter did do one thing right, he cancelled the payment for the remaining HOA. I am so pleased we are changing management companies. My suggestion, if you are considering hiring a management company to manage your HOA, RUN DONT WALK to the next management company and avoid hiring these neer-do-wells!It is also interesting to note that negative reviews go not responded to by the company, dont believe me... scroll through the negative reviews. They only seem to respond to positive (butt kissing) reviews. IT DOES NOT TAKE COURAGE TO RESPOND TO PRAISE it takes courage to actually resolve the problems and complaints and therefore MANAGE your business. They likely did not respond because they are unable to defend their HORRIBLE COMMUNICATION AND LACK OF CUSTOMER SERVICE!
Jenna was absolutely great. I was dreading the process in the beginning, but Jenna made the process easy. Not only was she professional, but also personable. Jenna handled the ARB request extremely quick. I look forward to working with her in the future for other home projects!

Love Leland and our Management Team! I live in Lake Pineloch Village with over 1000 residents and our Management team is the best ever! They are on site 8 hours a day, 5 days a week. We have several commitees that meet every month. Adrien and Tamara prepare all our meeting agendas and also attend all meetings. Adrien Escalara is sooo knowledgeable on every level to the needs of this large community. The maintenance men are phenomenal. Our community has never looked so good! I am the homeowner from Lake Burden community and needs help to get the approval from HOA. Jill Rygh is wonderful to work with as she always picked the call and guided on how to submit the application to HOA for necessary approvals. She is a great listener with true customer service skills.
Absolutely horrible. I’d rate them a zero if I could. I bought a townhouse in the Lake Washington community a month ago, have called multiple times to be put in the gate system and still they haven’t entered my information in. Last night my child and I were, again, unable to get into the gate and HAD TO PAY FOR A HOTEL. For $400 a month HOA, you would think this wouldn’t be an ongoing issue. Especially since I paid $1000 to the HOA at closing. The property manager has not solved this issue even though it was brought to her attention MULTIPLE TIMES. I will not live like this and now I plan on selling this property and finding a more competent management company. I would absolutely not recommend them under any circumstances.
Follow up with necessary repairs, dont schedule a meeting if your representative does not plan to actually show up. Perform inspections of vendors such as the gardeners that do not properly maintain the grounds. The sprinkler piping was temporarily repaired years ago by removing the check valves (backflow preventers) and a temporary galvanized pipe was installed. The temporary piping has developed a galvanic reaction due to dissimilar metals and the backflow preventers were never installed. The callbox directory displays the residence names but does not actually call through to the contact number provided and this has been ongoing for months. The call box should be tested to determine which names on the directory do not actually call through to residence and repairs should be made. Some residents as well as tenants are not removing trash cans for days after pick up, others are not placing them in their garage and leaving them in the driveway or by their entry doors. This does not reflect on the Board members but on the management companies lack of performing inspections.
I recently moved to Northlake Park in Lake Nona area, such a beautiful area with the trees, lakes, trails and so much more. I recently contacted Leland Management (Fred Kapelewski) having questions on my townhouse to make some changes on my back porch. He was expedient in his reply and offered much info for future projects. Great place to live! Yolie Marshall
Having lived in Lake Pineloch Village for the past 25 years I am not at all surprised to see how many laudatory comments are made by our members as well as, in some cases, from visitors.A quick drive through Lake Pineloch shows all the beauty of our homes, from two pools, including one on our lake to a tennis court and wonderful landscaping. It is easy to see why some of us call our homes “Paradise in Orlando.”All of this does not just happen in a vacuum. I made my HOA dues on June 30th and it hasnt cleared my bank . Leland mgt. says it posted the same day. It was difficult getting someone to respond to my phone calls. Has anyone else had this problem or am I the only one ? I am just worried since I sent a check I have no way of proving it was sent at all.I dont want a bad history on my payments what do I do?
This company runs our HOA in Gainesville and all they do is annoy the residents, avoid at all costs. They are non responsive when it comes to issues but have no problem sending you a letter over every little thing they can find. I believe it is their desire to rake in additional profits by fining homeowners as much as possible.
I enjoyed the seminar. But it started a tittle late and went a little long.Kudos to Ryan, who was very competent, for his Q&A section at the end of the conference.Because there were so many sections to cover, and the information being taught was new and somewhat complicated, it might be helpful to tackle a few sections at a time i.e. break them up.For example the laws/and terms could be taught separately from the balance sheet and the reserves. That way more time could be devoted to the individual sections, with perhaps practice and feed back.
This company is the HOA for the Cottages At Argyle in Jacksonville florida. This communities common areas are a disgrace to look at from the dead grass, to dried up flowers, loud music, illegally parked vehicles. I have on several attempts reached out to Mr. Reed Wicker for the past 3 years. Nothing is ever accomplished. This once very nice community looks like something out of the slums. From the first time that I contacted Elizabeth Ford., after purchasing a home in Pine Creek, Melbourne, she was able to answer each and every question or concern that I had and if she didnt have the answer, she would direct me to the person that could. Caring, understanding and always responded to my emails and/or calls either the same day or the next. Should I ever need any assistance when it comes to questions regarding the community that I live in, I will not hesitate to contact Elizabeth because I know that she will be responsive and have a genuine and sincere interest to help. Very bad, unprofessional people working at Leland, the pool is green, the ponds are full of grass, smell bad and looks like fezes, trash are all over the woods, I did collect many times plastic bottles left, most, by lawn company no care and residents. Playground exercise equipment has not properly maintenance, signs are damaged. Dog fezes at the reserve are left systematically by residents. I have video footage and photos about this. We live in Wyndham at Duran in Viera, and recently experienced a problem with the lake behind our house (a decaying dead water turtle that smelled really bad!). Not knowing who to call, I started by calling the subdivision management company (Leland) and was lucky enough to reach Liz Ford. Liz went out of her way to find someone to come get the turtle, and kept in touch by e-mail every day til it was resolved…. She displayed a sincere concern, quick replies, and a good sense of humor, and now I know who to call when ever I have a future question… A real pleasure to work with!
I bought a new house at Ventura Bay. Although the title agency sent the deed and other documents to Leland mgmt, they never contacted me. I sent several emails to their employee MARY FRITZLER, she did not answered my emails. I contacted my title agency and they confirmed sending all related documents to Leland Mgmt already. I was so happy buying house in a nice community but i should have considered who was managing the community. If there is Leland, Mary Fritzler you have to think twice !!!! January HOA fees are paid nowadays, i can’t pay because i don’t have a HOA account yet because they don’t know who i am, where i am living…. Probably after they create my HOA account, they will charge me late fee 😀 Because they just collect HOA fees with penalties… what about Service ? No just MONEY !!!!!!!
Our office has recently had a great experience with Leland Management during the latest transaction we worked with them on. While we do not have any interaction with them on a property owner basis, working with them on resale documents has become very streamlined.From a title company perspective, we appreciate the way Leland Management handles the accounts going through the resale process. Once resale documents have been issued they put a hold on the account so as to insure no payments can be made to the account. This is very helpful, as it keeps the information provided accurate.IYONNA HALL and EMILY VARGAS were wonderfully responsive and very helpful during our most recent experience with Leland.
Speaking from a Luxury Rental Property Manager in New York City, this review was planned on being a one star. From the many attempts of trying to contact Leland Management to inquire about a few items as I have just purchased a home. To the point I had to drive a half hour from my property to go to their office. Which at no surprise was closed due to COVID.None the less, the young lady that answered the phone today just before 9am has made this a five star review. As a Property Manager you know when such people are a great assist to your team. She was the example of everything I would want on my New York team. From being polite, to informative, to answering all my questions and guiding me step by step. I couldn’t have asked for a better conversation. She even asked if I had any more questions, she took the time to make sure I felt comfortable to hang up. She has changed my perspective of Leland Management just from that one call. Sincerely, I didn’t catch her name, however she deserves to be recognized. Great work!
My experience with Gabriella Garafano, the manager at the High Vista development in Ridgewood Lakes was amazing!She was very knowledgeable about the community association laws and helped us get the approvals we needed very quickly.She was a pleasure to work with, very personable and professional. I would recommend her in a heartbeat !!
Whenever I need assistance in our Heritage Hills community, I know that I can count on Nafiza Ameerally to either solve the problem or steer me to the appropriate person to solve the situation. Our first real experience dealing with Leland Management, via Thomas Prince, has been very disappointing. The amount we pay quarterly is criminal, and benefits are nowhere to be seen in our community. Leland doesnt seem to care about its homeowners, only the money it takes from them.
I received excellent service from Leland Management - specifically with Emily Vargas. I moved to a new house a little under a year ago, and received a notice from my POA letting me know about fees that were outstanding. I had been waiting for correspondence since we moved in, and wasnt sure who to contact. When I received this notice, I called the number to make sure I could get all the information I needed for managing this going forward. Emily was so kind and helpful. She assisted me in updating our information (as it had be recorded incorrectly initially) and answered all my questions. I am definitely pleased to know that Leland Management is my go to contact for this!
Leland Management locates at 6972 Lake Gloria Blvd. · it’s the worse management company we’ve had; they manage our community in Winter Garden and Leland has done nothing; most of the residents keep complaining about, trees about to fall, walk path that need to be washed, common areas that need to be touch up or maintenance but Leland does nothing the only thing that they care about is to charge the HOA on time; We can’t wait for the contract to endWorse worse company ever!!
Not sure why, but after several months of talking to several employees,and receiving an outdated document directly from Leland. I havent received simple key fobs so I can obtain access to amenities, Im paying for as a homeowner. I dont know if this is due to the company trying to do more with less, but it is not right. In the event I would happen to go late on my payment, I would be fined or receive a late fee. So, if the company is late with providing services, who is at a loss and where is the accountability?I been so calm and collective about the whole ordeal and understand getting loud or getting irate wont solve anything. Please just do better for all customers.
I needed to change my bank information for direct withdrawal of my PUD dues. When I couldnt find what I thought I needed on the web site, I called Leland Management and was connected with Laiesha Savage. She immediately emailed me the form I needed. In completing the form, I had some questions and I emailed Laiesha several different times with yet another question. Ive been a vendor for Leland Management at various communities and have to say that one of my best experiences ever working with a Property Manager has been with Manny Trinidad at Watermark. Manny is a great team leader and cares about the people and vendors he works with in the community! Cant recommend enough!
Leland Management led by David Estilette in our community is excellent!Our Manager, David is on top of everything and exceeds expectations in responsiveness, care and consideration. Our wonderful Event/Lifestyle Director, Mike Dobbins is a problem solver, so creative and easy to work with handles any issues with professionalism and care. Both David and Mike jump in to support our Heritage Hills Players productions and give of their time and talents to help make the customer/resident experience special. David even helped to serve dinner at our recent murder mystery dinner event while Mike manned the audio board to provide a superior evening of entertainment to over 200 residents. David is a model for the perfect manager, he communicates frequently and with care for the community. He is a true servant leader. David, Mike and the rest of the team treat us and the community with care, concern and we are so glad to have them!
The manager of our Summit Greens community, Victoria Berrios, has been extremely helpful and efficient in all our dealings. She has also been very warm and pleasant during all our communications. Most importantly, she responds immediately to any requests for assistance. I feel I can count on her for top quality help at all times, and that she can solve any problem that might emerge.
Since June weve our community received an accident at the gate the miidle section and street sign still has not been picked up here we are in October. Sept in endured another accident exit gate has been knocked off and still not repaired gate is still currently on the floor it is the end of October and still getting the excuse it takes time to get it fixed. The community is Hamilton park in Wesley chapel. Leland management is quick to want to fine you but not quick to fix things. We are paying our dues and nothing is being upkept
Leland Management was hired years ago to take over the HOA Management at the Magnolias of Ocala.The two previous management companies both had numerous problems and Leland took over with strong processes and experienced resources. They collected significant past dues. They implemented firm and consistent processes for collecting dues and handling late/nonpayments and violations. We finally had funds for improving landscaping etc.Recently, Stephanie Mallary has been very professional and responsive regarding the water drainage issues in the common area behind my home. She came on site to meet with me and to personally review the problem areas. Stephanie and I had numerous emails and phone calls to define and document the issues with pictures. Stephanie put me in touch with a board member to move forward with vendor selection.Lastly, Stephanie quickly resolved a problem with my malfunctioning gate remote and kindly reviewed gate codes and phone keys with me.I appreciate Stephanies responsiveness and clear communications.
They will harass you and target you if they dont like you. They will write violations and NOT clearly explain what the issues are, and then pursue legal damages. They are extremely rude and unprofessional when questioned. These people make you want to leave your neighborhood and live elsewhere. Beware if they manage your community. Countless members of our community have openly complained about Leland in countless ways. I could write a book about all the complaints people have made about this company.
As a Board member I interface directly and frequently with our property manager. He is responsive and demonstrates that he cares. I realize that we have only a fraction of his time, yet he treats us like we are number one. I imagine that he does that for his other clients as well.
I am used to HOA interaction being slow and painful. I submitted a exterior paint application via email to our onsite community association manager, Fred Kapelewski, well after 5 PM last night. I assumed it would take anywhere from a week to a month to have my application approved. Instead, Fred sent me the approval notice before 9:30 PM. My contractor knows Fred and frequently works in our Northlake Park community, but even he was surprised at the fast turnaround. Outstanding performance like this makes life a lot easier. Thank you.
We have worked with many HOAs over the years, some good, some not.Leland Management have been great to work with. Heidi Hodder is the best.She follows through on everything in a very timely fashion. We are very happy with this management company! Wish they handled some of our other investment communities.
Fred Kapelewski is extremely helpful and efficient. He responds quickly and is very courteous. It is such a pleasant experience working with him especially in a time when getting personal help is difficult to nearly impossible. I really do appreciate all that he does.
As a title agency, we work with a lot of different HOA Management companies. The customer service at Leland makes them stand out from all the others. Laiesha Savage and Melanie Vidal go out of their way to make sure our clients are top priority. They are extremely prompt in their responses and always happy to assist should anyone at our office need anything. Together, they have helped us out in a couple of last minute situations and helped save the day. They are a true asset to your organization!
We live in Oak Hammock Preserve.My experience with Leland Management has been disappointing.As a new resident, I would expect that management or someone would inform me of any rules or anything to obey in the new community I live in. I have also not received my community pool key, I have no clue if I’m supposed to pick up because I have no info. I’ve been trying to reach out to Claudette Maldonado for info, but every time I do she has a rude attitude toward me. I do not accept this.
I had a wonderful experience working with Leland Management! Im a Property Manager and work with many Community Associations which Im afraid can be trying at times. Our roads were being maintained (repaved) in the back portion of our community. The project was spearheaded through Chrisann Orlando. I helped man the phone calls for several hours to coordinate residents needing to be transported and postal mail getting delivered. Everything was well organized and ran smoothly. The project was a huge success.
Such an awful company. Horrible horrible people work for this company. Eddie Vargas is incredibly rude and condescending. I attended an event with my puppy, trying to socialize him as it was outdoor. But even before coming in, I ask one of the team members IF I could - otherwise, I would have left. They smiled and told me to come in. I sat down with several neighbors and Eddie walked up to me and very loudly and sternly started to reprimand me for having brought my pet. I tried explaining that his team members told me it was ok, but he wouldn’t let me speak and asked me to leave. He was very loud and I was incredibly embarrassed as the entire neighborhood looked at me leaving. I am incredibly happy we will no longer have them in our community.
As a owner of two properties that are miss managed by this company ! I just can say that they they are NOT responsive to the owners needs, they don’t even read the e-mails sent to them and when read they just response something which no match with the subject of the e-mail ! They are extremely rude with realtors designated by owners and do not provide accurate information neither to owners or their realtors .
As a home owner, I never understood or agreed with the purpose of a home association and/or needing approval from the boards to modify my home. However, after carefully working with Jenna Mengal at Leland Management, she made it very easy and simple. She walked me through many of my request; advising me on what the board seeks when approving a ARC request. She quided me thoroughly with completing the proper forms and making sure I included all that was required. The process was easier then expected and I received quick approvals. My husband and I recently had the pleasure of meeting our Community Association Manager, Gabby Garofano, while seeking her assistance on a matter. She warmly welcomed us, even though we had not scheduled a meeting. Gabby had a plan in place before we left her office, and the issue was resolved within less than an hour. In todays fast and often chaotic pace, we truly appreciate having Gabby as our C.A.M.
Our contact with the architectural review board (ARB) is Jenna Mengel. She has been a great help in getting a couple of our projects approved when our submission was stalled in the pile. One addition to to our property was a fence for the yard in which she was able to send the approval within a few days after contacting her. The other is a back yard landscaping project which was approved soon after my phone call.I am sure that Im not the only homeowner that Jenna has helped to expedite proposed property improvements. It is so nice to deal with someone who takes customer service seriously. Thanks again, Jenna.
We are so thankful for Jenna Mengel and the management company. We purchased our home and were anxious to get a new fence installed since we have 2 small dogs. We did multiple surveys and with the help of Jenna guiding us on what we needed to do get this quickly, the review board approved our project. Every time I called the office anxious or with questions I was helped patiently.
We live in Highlands Reserve. If we could give Gabby 10 stars, we would. She once again was very helpful and went above and beyond to help us get a good referral for tree trimming when we were unable to get someone to do the work. She followed up and was quick to respond to emails. This girl does a great job!

We recently applied for ARB approval to build a pool in our backyard. We were concerned that this process might be difficult and lengthy. But it was quite the opposite! I emailed the information as requested on the form and almost immediately received a reply from Jenna Mengel confirming receipt of the email and other notations for our request. Leland Management manages my community of Heritage Hills in Clermont FL. The staff consistently goes beyond expectations in their management of the property. A example of this is the recent call I made requesting guidance as to what I needed to do to resolve a landscaping issue with the landscaping company. Michael Crawford listened to my situation and then took control; he contacted the landscaping company and followed it through to the resolution of the issue. Knowing that I have management company that I can rely on to assist in the time of need takes the worry off my shoulders.
Our company, Florida Express Environmental, provides garbage, recycling & yard waste services to Summer Glen in Ocala Florida, through Leland Management. Since moving into Oak Hammock Preserve Kissimmee, we see this once beautiful community fall way below standards, so we put our home up for sale as property values are falling here, and we have a very rude CAM who does absolutely nothing here and when you email or call her, she goes on the defensive. Very bad representation of Leland Management. No board meetings which are to be monthly per Docs, so you can meet, know your board members, and address in person. Since DBPR was called, now CAM and Board only conduct video call in instead of using our Clubhouse. Number to call in CAM provides does not work on T Mobile users. Yes, weve had enough and are selling.
I am very happy with Miss Garofanos customer service. i live in california and an owner of 29 High Vista. I needed some help with finding a landscaper. She went to the clubhouse of High Vista where there is a binder of all vendors who service the area. She took a picture of one page of the binder with business cards of landscapers and emailed it to me. also, she helped me follow up with ASI landscaper who misaligned by round cement border. Very thoughtful and easy to talk to.
The Reserves study info was great. We are using your company through Leland and we had such a comprehensive study done three years ago that really showed us exactly what was messing in our old study. We are on the books for another one next week. We are looking forward to get a snapshot of how weve done. I have owned the property since 2014 and found the Leland Staff always professional, yet friendly. I must commend Mgr Ash Smith for always quickly responding to any of our concerns. Not only did he respond quickly, but rectified any issue in a timely and efficient manner.If your complex or community is looking for a good and reputable company, then Leland Management should be your choice.
No one ever answers the phone! When I was able to speak with the receptionist she “uh huh”-ed me the whole time! She transferred me to my property managers voicemail which didn’t allow me to leave a message. I didn’t know the person’s name, only “Joseph” so using dial by name directory wouldn’t have been possible for me. So I called back, and the receptionist never answered again! It’s really frustrating when I am trying to get things accomplished and no one wants to help.
I have always appreciated and enjoyed the professionalism and courtesy shown to our Community by Leland. Our property manager is, without question, one of the most knowledgeable, professional and friendly women I have ever met and I dont know what wed do without her.
Alice was excellent. She made time for me between appointments to choose a paint color for a new door. She helped me choose a neutral color in my wifes absence at my request. My wife was happy when I got home with the choice I made after reviewing several options. Alice is customer focused, personable and professional. She called me after the meeting and said the request was approved and a letter would be coming confirming. Alice is a great Leland Management POA representative.
Andre is our property manager and he is generally easy to get ahold of. Sometimes it takes reminding, so Im a little early of how that would work in an emergency situation (not that I need non-emergency matters fixed immediately, but acknowledgement is nice to have).Additionally, our units are in a legal process due to 3 year old hurricane damage. Instead of reaching out and providing details to ease our worries, I had to ask. After asking, I was pleased with the response and response timing, but I wonder why it wasnt shared with the community en masse?Overall I have worked with and used other property management companies and LeLand is one of the best. I only wish they would communicate a smidge more clearly. Thanks for doing all that you do to keep things running smoothly!
This week I asked Fred K. a specific question about the allowable selection of roofing materials, via email. I was really pleased that Fred K. replied within the hour as my wife and I needed to have information with which to proceed with a roof replacement procedure. Fred provided the excerpt from the HOA requirement(s) and restriction(s) super fast and answered the question completely. He did a great job, we do not communicate with Fred often at all, and it is really nice to know that he is available for questions, and will reply in a very timely manner. Oh, and he is really kind and personable in his reply.
I gave the rating of 5 because dealing with Jeff Gay at Leland Management has been an extremely pleasant experience. Sunrise Preserve is a new community and at the time we build Covid-19 restrictions were in full force. Any questions I have asked has been answered in a prompt and efficient manner. If there was something that was difficult to do or could not be done, Jeff would be patient enough to explain why. Most individuals in that position deal with so many people and in these trying times, they just refer you to the website. When there was something that was possible, he advised me on how to achieve a positive result. I appreciate working with someone who cares enough to give you good advice and be as helpful as he is. This firm manages the community where I live. They have exceptional and extremely knowledgeable staff from top bottom to top. Our CAM Adina Lewis is by far one of the best that I have seen. I was so upset regarding my account and the billing for my Home association. I encountered 2 young ladies who were so very helpful and gave excellent customer service. They were detailed with the assistance and the response time was quick. They made what started out as a not so good experience into an overall great experience. My experience with this company has been terrible. They charged my credit card for an Estoppel letter. It took over a dozen phone calls to get them to send me a receipt for these charges. Each department I talked to told me that they did not handle this and told me to call another department. I would never do business with this company. Pathetic customer service. I will add that the fees that this company charges for Estoppel work is outrageous. 5 minutes of work for $250.00 is a pure ripoff.

She was very patient and responsive to my needs during a very challenging time, and was able to resolve my issue within hours of my reaching out to her. So far so good. Weve only been in our new home for about 2 months, but so far, Leland Management has been impressive. We receive regular communication from our rep., Angela Smith, who has been very responsive to our questions and concerns. Leland Management and Angela have helped to make our transition into our new home both easy and enjoyable.
We appreciate having a Leland representative in our community 2 / 3 days a week. Gabby does a great job helping to keep things running smoothly here at High Vista. She is solution oriented in her approach to challenges that arise i.e. handeling violations.She is pleasant to all and I am sure that dealing with an older population has its challenges. But she has navigated through the issues with knowledge and understanding. Got a new inspector, she has sent out more violation letters in two months then I have received in two years. Went around to some of the neighbors houses to ask if they are getting letters as well. Clearly when you give a small person a little power it goes to their head.
Gabriella and I havent always seen eye to eye on somethings ...however WOW I can fault her professionally nor her manners. I can only imagine how difficult the job must be... Gabriella is always fair and will listen , usually have an answer very quickly. I have been on Highlands Reserve for 18yrs...and I am very pleased to say she been the best so far along with Dominic.... cheers and thk you once again....
I have worked long distance with Connie Gay who is the manager of the Foxwood Community in Florida. Doing business 5 states away could have been a nightmare. BUT, I found all the help I needed when I met Connie. And I also found a friend in her. She has promptly answered questions, sent requested documents, returned emails and phone calls. She is a master at her craft and I could not do without her. Give that girl a raise!
Sarah was extremely helpful getting my gate remotes and setting up my gate access. She understood I am not savvy with technology and was patient as she walked me through the steps. Since I needed to speak with her quite often she was very available to take my calls and with a good sense of humor.
Leland Management staff was very helpful with assisting me with transferring ownership of my property account into my name. They provided me with easy to follow instructions on how to make online payments and setting up auto payments for the quarterly assessments. This was a very pleasant surprise hence this review. It is often difficult to reach contacts for HOAs and often harder to get definitive answers. Together and in 1 day we were able to resolve a Matter regarding a property closing, missing mail, checks and new homeowners. What took others months & unsolved, we worked together quickly and with great Communication Solved the matter and clear the files/Account.

2022-04-12Penny Myers, CAM HIghland Lakes Community: I have had first-hand interactions with Penny Myers, and I have observed her leadership, management and her communications skills in action as she has carried-out her duties as the manager of Higland Lakes Community. I find that my interactions with Penny have always been positive. She is an excellent listener and communicator, whether verbally or in writing. As a leader, she works well with our Board. I am not on the Board but attend Board Meetings and she is always prepared. She manages the ground crews who keep our community in excellent. All my friends in our community feel she is doing a stellar job. Well liked, fair and trusted.
