Stay away. You pay TOO MUCH for what you get. Almost a year in the house and I have a leaking on my kitchen as always Lennar does not know where it comes from. I called a plumber and as soon as they came to the house they told me it came from the Main bathroom, which as you can see on the pictures, the shower walls are absorbing water and all the shower needs to be re-done. I have a ticket open with Lennar for almost 5 month to come and re-do it. If they would have fixed it when ticket was open I wouldnt have a leaking. Also WORST CUSTOMER SERVICE ever.Really do not waste your time and money.
I strongly recommend not buying a Lennar home. The construction team is lazy, cuts corners, does not meet deadlines. Walked through and marked things that needed to be fixed, came back several days later for the acceptance and nothing had been fixed. Construction people crushed the internet boxes so I am still waiting for this issue to be resolved between AT&T and Lennar so I can finally get internet in my home, 6 weeks after moving in. Incredibly painful closing as well with the mortgage company they use who told me everything was good days before to suddenly the day of the closing 10 more documents and things they needed done. Example of cutting corners, my front door needed to be reinstalled, it took 4 attempts before they actually did it. They tried 3 different lazy fixes before finally listening that the door had to be reinstalled. Too many other examples to fit on here. Save yourself the headache.Updated: three months post buying pipes are spewing out dirty water full of dust from construction and I have a leak in my roof.Updated: Seven months later there is a long crack on the back wall, the AC broke, and we realized all the electrical sockets in the kitchen are supposed to be 20 but they are all 15.
Code to access the model didnt work for the self tour, no one was available at the office to get me in for the model tour that was scheduled online prior to me arriving, and lastly when I called Lennar customer service line, the representative told me to walk over to the office again, bc she knew no one would answer. Smh, not professional for clients looking to spend hundreds of thousands of dollars on a new home.
Everything was more or less going well until the club house opened. Extremely disappointed in the customer service provided by the employees of Lennar and Aquabella. FYI If you are planning on going to the clubhouse to enjoy your day with your family forget about bringing basic necessities like water, since only small coolers where two bottles of water and two ice cubes fit. If you do bring a cooler bigger than your average size cooler it must be left by the terrace unattended, is either you watch your kids or your cooler. Also, no food allowed unless you pay a deposit to rent out the terrace space.. bring a piece of bread and finger food because come on, who gets hungry after a couple of hours in the sun and the pool. Do not attempt to go inside to use the water fountain by the gym, because you will be harassed and asked what you are doing inside, even though you have a FOB to gain entry. Also, only one bathroom outside for over 50+ people.. use inside bathroom at your own risk, since its only meant to be used for the Gym. The specific employee, tall lady, black hair, and Cuban (describing best as I can, did not get her name) loves to gossip. As soon as she was finished telling me what I can do and cannot do with a couple of hand gestures she went to the next table to speak about the matter with a group of family that was sitting by the terrace. Extremely unprofessional, specially since the other employees that do the rounds do not behave in the manner in which she does. For those thinking on buying or even renting here at Aquabella, make sure to research well enough what you are willing to deal with for the price you have to pay.Yes, I did speak to management to address the incident. All I kept hearing was excuses made on behalf of the employee and that she works under a different division. Not once did the manager looked interested in understanding the issues that I was raising but more so in explaining the rules of the clubhouse and what we are allowed and not allowed to do. The management is not there to hear your complaints but to remind you to follow the rules so save yourself the trip and again, live here and enjoy the amenities you pay for monthly at your own risk.
I started to see humid spots from AC vents. 2nd floor is uneven. Cracking noises. Lennar = cheap craftsmanship.Update 2/20/2020 Our AC broke. It took them 2 days to get it repaired.**One year updateBottom line, don’t count on Lennar’s limited warranty to fix their defects.
Two terrible experiences with the same guy called Billy. first one i went with my wife because we wanted to get a house and the guy happened to be rude and the first thing we heard was: this is expensive and i do not think you can afford it, he didnt even asked for salaries, down-payments or if i have the money to pay the house cash, you dont know if some random people can or cannot afford a house if you do not have any information about that person,The second bad experience with the same guy was because i called to the same condo to get an information for a friend and he answered the phone and right away said: i do not have time to provide any information, i have clients in the office and hangup instead transfer me to another person or at least asked me a number to call back. i have some friends living there and all of them complain about how rude is this guy. Avoid him!!!
As far as Lennar as a builder in complexes I think they went in expanded this community too much and its very blah it doesnt have the well if I could they have another of those developments the big community and its all the same Bland Noel aspect to it unfortunately and salespeople are not the friendliest ones there when are can do better than this had a subpar experience when I went here I was expecting more well Factor and no amenities
WOW stay away, Maria is unhelpful and mpre of there staff are just completelt incompetent. They make you fo with their lender, whic has a closing costs of 20K, they do what you can to make sure you loose your deposot of you dont use their lender. Too much BS from LENNAr NOW ADAYS
Entering this condominium is a joke, the rows of cars is something incredible, the mailbox they put to call the tenant is from the 80s, it takes an hour to call, an hour per car! lines to enter are from 30 min to 60min!! depending on the day and time, they really have to solve the issue of the entrance
When no one is working it is as if the club house did not exist. AC at high temperature, no tv, no music, no fans in the gym. There is nowhere to call and if you succeed, its the same, they dont answer.The gym seems like a joke, and it doesnt fit even 10 people at a time. The teams seem bought at a flea market. And I dont even tell you about the constructions. Showers and pipes are still clogged due to the amount of sand running through them. And the funniest thing of all, electricity. It is like a free turn to the island of Cuba. Nothing, that if you connect a dryer and a fan at the same time or anything together with another, the power goes out.A whole episode of disasters.And not to mention the two guys who work at the reception. Every time you ask something, they look at each other with total Alzheimers and a face that glows in ignorance. There is no solution.Welcome to Lennar.
It is a very modern complex. broad, economical. has a large social and recreational area, has parks, Lagos, a full clubhouse so that its residents are always at home, Adams prices and facilities are definitely designed for customers like you. You have no excuse ... because here are all the possibilities
Too bad quality and sloppy when they repair. My bathroom had to be repaired more than three times, its horrible finish. They are irresponsible, unpunctual, what more can I say, I have more than 8 hollow tiles in my kitchen that can crack at any time. If you are going to buy here, hire an inspector first, no matter what they say.

2021-10-11STAY AWAY FROM THIS BUILDER!!! ITS TOO LATE FOR ME>>>I am a homeowner from Aquabella community. I’ve been here since 2018 and yesterday I decided to take down the plywood used for the attic hatch after seeing droppings what appeared to be from termites and discovered the termite infestation.The wood is all eaten up by termites, is this the type of homes that Lennar is selling. I need an remedy from Lennar for my situation. I did not invest into my home to have termites destroy it and I sure did not pay Lennar for a termite infested home. I bought a pre construction home from Lennar so I don’t have issues like this with purchasing old home.So please if anyone wants to ever move in or buy into this community, please do a complete termite treatment, the builder Lennar does not care about the problem at all. All Lennar care about is how soon can they get return on their money, does not care about any residents at all.When i contacted Lennar about my problems they said that termites are pest and they do not care anything abt it at all. I am ashamed that a fortune 500 company like Lennar doesnt care about what they are building and putting out to the public, they should be ashamed of it. They didnt treat the soil or the wood they used to for construction.This is not the only problems that people are having with the shady work Lennar has done to our community, the contractors Lennar used to build these homes have cut corners, neighbors have found bathrooms constructed without water barriers and mold growing underneath carpets and behind walls. People have found so much trash behind walls and left over lunches. Its a shame, the type of workmanship these contractor of Lennar have used on our home. So be aware of what you are getting yourself into. If i were to do this again, i would not, and never again a Lennar home in my life.

2022-07-11Was so so happy with this place but it’s become such a hassle for friends and family to visit with the new machine they placed at the gate and there only assistance to guest sometimes line takes forever to get in especially when you got cars cutting in.

2021-01-12Recently stop by to view the new development and wanted to view the model unit. We called ahead of time and no one answered the phone. So We went to Sales Office and knock at the door. A older guy came to towards the door look who it was and simply just went back and sit in his chair!! I was like wow!! seriously!!! Just base on this experience, I will never view properties associated with Lennar even though they are the Largest House Developer in Florida. They just lost my business!!

2020-10-20What everyone else says. You will notice most of the good reviews are from realtors and not the people that live here. Very poor construction and shoddy workmanship. Lennar is a very bad builder. I would never buy here and am glad to be renting. We have sand coming out of our faucets and have to clean out the little plastic screen from time to time. They tried to fix it once but now we just accept it. Plenty of gaps in counter/wall/floor joints. They left grease pencil on several areas of the wall that wasnt caught during the walk through. The sliding glass door leaks and there is water damage on the drywall at the bottom corner due to rain seepage. Plenty more examples but I will leave it at that.

2021-03-18Please stay away from here. In less than a year our windows were leaking! The floor popped out and cracked everywhere and now the bath tub is causing a leakage. This is poor construction and honestly the inspectors that passed this should be fined. This is a hazard, especially cracked floors with children.UPDATE:Lennar is definitely the worst! Especially Ileana Rios. She is so inconsiderate. I was promised 5-7 business days for the floor to be repaired. It was finally done on day 8 because I insisted. Today, however, is day 9 and my toilet hasn’t been installed. Not to mention, she promised to MAXIMUM leave us without a kitchen for 1 day (we went 5 days without a kitchen) I texted her multiple times that I have a 4 year old and she ignored my messages. I will be posting everything once I get a chance to upload. I really hope this can change the minds of people that are trying to purchase properties by Lennar. It’s not worth it.
