We put our home on the market with Leonard Real Estate group just before the shutdown due to the pandemic. Despite that, Charlie kept the buyers interested with a magnificent 3D tour of our home and drone footage. Any buyers that came through were required to wear face masks. As it turned out, we had to replace our 25 year old roof. After several roofing companies said they could not even start for 6-8 months, Charlie found us one that started immediately – and finished the job in less than a month!I would unreservedly recommend Charlie Leonard if you are buying or selling a house. He sincerely has his client’s best interests at heart.

As a first time homebuyer I was nervous and had many questions and concerns, Charlie very professionally answered all of my wife, father and mine. I am thankful and grateful to have had Charlie work with us in this process. He gave us a list and we went through almost all of the houses in that list with him going to each of those houses and not once did he complain or try to sell us something quickly. he always was there for us when we needed him and even gave insight to some of the houses we were interested in. I highly recommend using Sean and Charlie for all of your Real Estate needs. We lived locally in Miami Springs and needed to list our house for sale. After interviewing several other listing agents, we decided to go with The Leonard Group and here is why.1) Speed - We signed the listing agent contract on a Friday morning. That same afternoon Sean recorded the video walk through and drone footage of the house. Saturday morning the professional photographer came to take the photos for the MLS listing. By Tuesday the MLS listing was live, but before then Charlie and Sean also did pre-marketing promotion work. We had an Open House on Saturday afternoon which resulted in multiple offers. By Monday our house was under contract.2) Connections in the Springs - While The Leonard Group can represent buyers and sellers in all areas of South Florida, their office is in Miami Springs and they both live in the Springs, so their area of specialty is Miami Springs. Because of this they have a large list of people wishing to sell and buy in the Springs and can make the connection of the two groups happen easily. The day we listed our house Charlie and Sean already had potential buyers lined up to view the property before it was even publicly available on the MLS.3) Presence - Prior to buying our house we saw numerous listings in various areas of Miami. Unless the property we were viewing was having an open house, not once did the sellers agent meet us and our agent at the property to do a walk through. Nowadays with all of the technology available it is very easy for agents to let the Internet do the work for them. They give out a lock box code to potential buyers agents and that is that. Charlie and Sean on the other hand make sure that one of them is ALWAYS present at every scheduled viewing. It is their listing....they know the details of the house and can give a proper walk through to the potential buyer and their agent vs their agent reading facts off of the MLS and randomly navigating through the house as it is their first time visiting too. Charlie and Sean really work hard for their commission where other agents you will maybe see twice during your listing.In addition to the above Charlie and Seans overall professionalism, knowledge of the market, and ease to work with were all reason why we decided to sign with The Leonard Group.On a side note - I will say that if you are selling your house, you should spend the $300-$400 and have a professional property appraiser come in and assess the property. This is in addition to and independent from the market value analysis that The Leonard Group will perform for you. While a Realtors market analysis factors in the age/condition of the home, its main focus is on size of the home, property lot size, location, number of bedrooms/bathrooms and recent comps in the surrounding area. A property appraiser has a different set of calculations to apply that will raise or lower the value of the house based on the condition, upgrades and so forth, while also comparing your property to comps in the area. Since the chances are pretty high of having a buyer that will take out a loan to purchase the property, then the bank will need to send an appraiser before the deal can proceed. So it is best you are not caught off-guard if you listed your house at X price based on a Realtors Market Analysis but the banks appraisal comes in at Y price. Also, knowing the true value of your house will help speed up price negotiations

2019-04-04We worked recently with Charlie and the Leonard Real Estate Group to sell our home, and we couldnt have been more pleased! We received multiple offers the first day the house went on the market, thanks in large part to Charlie’s incredible work. He brought in a fabulous photographer and videographer to showcase our home online, which created much more foot traffic and brought in a larger group of potential buyers. 2019-04-05We are so happy that we chose the Leonard Real Estate group to sell our house in Miami Springs. What can I say...Charlie and Pascal ARE THE REAL DEAL! When we first decided to sell our house, we went through the usual process of interviewing multiple agents. We decided to go with one of the big firms because we were promised huge clientele, fast and guaranteed results. Unfortunately the house ended up staying on the market for more than 100 days with ZERO offers! We were so disappointed.On day 115 we luckily stumbled upon Charlie at the Miami Springs Farmers Market. By the next day he presented us with an up to date real estate market analysis and a detailed strategy to have our house sold asap. We therefore decided to give it a fresh start and have our house relisted with the Leonard real estate group. Charlie and Sean immediately started promoting our house through social media, had it professionally photographed with drones etc. The results were unbelievable! Charlie and Sean turned our house into a bidding war and SOLD IT WITHIN THREE DAYS FOR $25,000 ABOVE OUR ASKING PRICE!!! Thank you guys!!! You are amazing!
