This is my second house I have rented from lighthouse.I rented the first one for 2. Years. Anytime I had a issue they responded right away. They always put my concerns first. I needed a upgrade and they had the house Im in now. I have been at this house for 1year and signing a new lease now. I highly recommend lighthouse properties. They treat you like your one of there family members.
I have been working with Chris and Lighthouse for a pretty long time now. Awesome group of people, they respond rapidly to the needs of their tenants. Ive never had any negative issues with Chris or Lighthouse, lots of respect for this team, a top notch management company, I would also like to give a shout out to Blake, very easy to work with, gets things handled quickly!
When we had to move out of state suddenly due to a job transfer, we werent sure what to do about our home. We called Chris at Lighthouse Property Management, and that was the best thing we ever we did. Two weeks after we moved, his team had a Great tenant in our home, and we never had to worry about a thing.When the housing market blew up, we called Chris, and asked him about selling our home. Once again, his team knocked it out of the park. Our home was sold, and closed on within a month. We will definitely use Lighthouse Property Management again, and recommend them to friends.
We just moved into our home at the end of February. Nicole W. has been very professional and responds quickly. We pay our rent online and the pool is taken care of weekly by a great pool company. No issues really and I have to say I’m impressed with this property management company. We enjoy renting from them. Thank you Lighthouse! I will definitely recommend your business.

So glad to see that Im not the only person shafted by this company. Buckle up, this is gonna be a long, detailed review. And I only rented from them for 8 months.Michael Hutto was also my agent should I have issues. Seeing as I never heard his voice and he only responded to 2 of my 6+ emails Ill chalk him up to lackluster and uncaring in his job.This company was utilized by the new owner who bought my apartment 4 months into my lease. Id been trying to contact them about deposit issues then they served me a 3 day notice for delinquency of rent. The new owners apparently didnt give my deposit to the company despite the fact that Id reported it incorrectly showing up on my tenant portal as unpaid, they still served me notice. I immediately showed up at the office to find that only the receptionist is there. I had her acknowledge on the notice that my deposit is paid and date it. Nicole, I believe, was her name and she is the ONLY person at that company that seemed like she cared. The deposit still showed unpaid for 2 months before they fixed it, creating issues if I paid my rent on the first because it showed I owed more due to the deposit.Beginning of January I sent them an email detailing all the issues in my apartment because I was unable to locate the so called resident maintenance section on their terrible website.-Broken AC-Gaps in the door allowing water, bugs in (code violation)-Windows painted shut (code violation)-6 minutes of hot water (code violation)-Moldy, broken gaskets on the fridge, leaked water, broken drawer-Floor laminate bubbling up-Light switches and electrical sockets not affixed to wall(code violation)In February they sent a handyman. Wanna know what he fixed?Code violations.He put rubber seals around the doors, cleared paint front the windows, affixed electrical components.He recommended a new AC and water heater.March, I got a new water heater. (With a code violation! 😂)They installed it and didnt have enough cable to reach the top of the slightly taller water heater so they didnt properly attach the electrical cables to it! And they left the housing sitting in my house next to it. No one ever came back. I left in June. 4 months... And Im willing to bet money that when they finally enclosed it (after I moved out) they didnt fix the cable, so its still hanging their inside the enclosure as a fire hazard.Nothing else ever got fixed. The AC in the bedroom(the broken one) created moisture in the room and had lost all cooling abilities, so even if it didnt smell horribly of mold and mildew I still couldnt use it.Now to me moving out... Breaking my lease. Thats mostly talk between the owners and I but they chose this company and in my opinion they suit each other well.I bought a house because I was tired of living in poor conditions and Id planned on buying so that I could move into my house when my lease was up anyway.I closed Mid-June and asked the owners if I could pay half rent because theyd be keeping my whole deposit (per the lease because it stated that would happen if I broke the lease). They stopped responding!!! They just didnt reply when I asked. So I waited, two weeks and asked again, just before the first of the final month Id be there. Again, they stopped responding.So, they made me pay the entire months rent and kept my security deposit knowing I only needed to be there less than half the month. I informed them theyd get their key back on the last day of the month since they forced me to pay the entire months rent. And they had the gall to text me near the end of the month and asked when Id be returning the key. I returned the key via the Dropbox at the leasing office (because, of course, mid day in the middle of the week, no one is there). Wrote my name, address, time, and date and never looked back.Do yourself a favor, DO NOT throw your money away into the hands of this abysmal company that does not care and will not be helpful unless you threaten to call the city about code violations.
Working with Lighthouse was the absolute worst rental experience weve ever had.We were promised in writing that the appliances would be installed before we moved in, and that they would be black. When the appliances came, they were white and the refrigerator looked like it belonged in a hotel room or studio apartment. It was so small. The dishwasher wasnt installed until almost a month after we moved in. The kitchen cabinets didnt have knobs and some of them couldnt be opened.We were told the grass would be cut, the house would be professionally cleaned before we moved in. Neither of these happened.We were told the skylights were covered with paper that would be removed before we moved in. This didnt happen. We later found out that the skylights werent covered with paper, but they had been painted over and we wouldnt be able to get any light from them.The roof had severe leakage on more than one occasion. We were concerned and asked for a mold test. Our request was denied. Finally, 4 months into our lease roof was replaced. We werent informed that this was happening beforehand, and a large industrial garbage container was dropped off right in front of our garage without notice so we couldnt enter or leave our garage.All the while, Lighthouse was slow to communicate with us or didnt communicate with us at all. It was nearly impossible to get people from Lighthouse on the phone throughout the time we lived in the house.They must be severely understaffed or just have too many houses to handle. I would not recommend their company to anyone. We wouldnt rent from them ever again.Through the process, they blamed everything on the homeowner and made sure to not take any responsibility for any of their issues. If you are looking for someone to manage your property, dont choose Lighthouse. They will talk about you to your tenants.
If I could give 0 stars I would. Where do I begin. My apartment was purchased by a new owner and since Lighthouse was hired to manage the property they both are responsible.In February I was notified by my old property manager that the apartment was in forclosure soon to be auctioned and they would no longer be managing the property. My rent was paid for March and then April rolls around and I recieve a letter on my door directing me to contact LH for payment and listed Mike Hutto as my property manager. So I did just that. I spoke to Nicole Williams who, at the time was very helpful. She told me that she would pass my information along to Mike Hutto and that he would be in touch. Weeks passed and I never heard from Mike. So I called nicole again, again she told me she would pass my info along and he should be in touch. Following that call I called and texed Mike, again, no response. At this point I am growing frustrated because I had just had a baby boy in February and my lease was up at the end of March. I wanted to touch base with Mike to discuss my new lease moving forward. Again I called nicole and at this point I start to email her to keep track of all conversations. She then tells me that my last Property Manager had us listed as eviction. I followed up by showing the pay statements and still no contact made by Mike and no new lease. In the midst of all this COVID-19 came to town. Before covid I worked 2 full time jobs which made paying bills no problem. Mid March I lost one of my jobs and hours at another were cut. This resulted in a financial shrinkage. In the middle of all of this rent confusion my A/C went out and is still out to this day 9/2/2020. I was told by Nicole per Mike that they would not fix the A/C unless we pay April and Mays rent or I could have it fixed and take it out the rent. I dont understand why they are treating us like this. Its a punishment to leave an entire family in an apartment without A/C in the summer in Florida. We are a family of 6 and all the kids are 7 and under. We spend most of our time here because our children have always been homeschooled and my wife is a stay at home. I feel like they are discriminating against us for wanting them to do what landlords supposed to do, accommodate their tenants. My 5 month old had to be taken to the hospital because he was over heated and couldnt sleep. Weve had to sleep in our van many nights with it running just to keep us cool. My wife have ride around with the kids during the heat of the day because the apartment reaches 100 degrees even with the doors and windows open. Weve purchase a portable a/c unit multiple fans and now looking to purchase another wall unit. Ive witnessed them fix the other 3 apartments on a consistant basis. 2 new hot water heaters, plumbers and contractors. Just today they had to fix plumbing on APT 2. They have also left an illegal eviction letter on our door signed by Mike Hutto and I would like to know what is going to be done about this. I desperately need to speak with someone higher than nicole, so this issue can be resolved.Thank youJairus Matthews
Lighthouse Property is a top notch company! They were able to help us find a home in a perfect location between work and the kids school. Our home was ready by move in day and the smaller issues were resolved quicker than anticipated. I would recommend them to anyone who is looking into renting a home!
First, I have never left a single star review on anything. Avoid working with Chris M of this company. He was the listing realtor and flipper on our home. So many issues I don’t know where to start. If you must buy from him be sure to insist on a second inspection. We had been told he would do and did do all the repairs we requested. Once we moved in we found out the expensive ones; roof, stucco, electrical were not done. We have been stuck with multiple repairs and nothing to be done since after the fact. We were told this was a good realtor easy to do busy with. Not true . Hard to reach. Doesn’t keep his word. Didn’t get us a check that was due at closing to 2 months later. Those are the highlights
I highly recommend Lighthouse Property Management. They are very professional, knowledgeable and very responsive. I have been renting my condo in Jax for 9 years and I have worked with a total of 3 property management companies. Lighthouse is by far the best company I have worked with and I am extremely happy with the service they have provided in managing my property. When my condo became vacant, they found a quality renter quickly. Living out of state I have found their website very helpful to managing the paperwork and financial transactions associated with my property. They are very knowledgeable about the market and the legal requirements associated with managing a rental property. Chris Middlebrooks and Chris Gerlach are great to work with. Speaking from experience, good rental property managers are hard to come by. I recommend using Lighthouse.
Hired this company for property management on a rental we have. Everything went pretty smoothly until our tenets moved out. Tenets took their belongings but did NO cleaning or drywall repairs. Lighthouses response to our request to cover the repairs and cleaning cost was for their cleaning company to come in and do the cleaning (whom we dont even know) and their idea was to save the tenets security deposit...keep in mind we hired them to protect our interest/home. If youre a renter with this company youll be in good shape, but if youre a prop owner I would probably look elsewhere.
UPDATE: 6/10/2020I was finally able to physically meet with the president of the company, Chris. I appreciate him taking the time to hear me out. Unfortunately it took more effort than I feel was necessary. I thank you for that. My only suggestion is that the different entities of the company be more familiar with other issues that may be going on.(p.s. Mr. Middlebrooks, he did a good job).UPDATE: today is May 21st. I see that they replied to this message.......yet STILL no $ received.Do Not rent from them if you ever want your security deposit back. They expect rental payments and deposits to be paid promptly. My rent was never 1 day late. Yet I am STILL waiting for my deposit. Move out - Feb 28th 2020. It is now April 13th 2020.Property managers take advantage of residence who arent aware that there are deadlines and time frames that they too must abide by. Ive been repeatedly trying to contact anyone from the company.It doesnt make since that I am to make my rental payments to Lighthouse Property Management, but when its time to collect my deposit back I have to go through the property manager who represents that property. He doesnt respond to emails or phone calls.I waited as long as I could. Trying to not post a negative review but this has become ridiculous. To make it worse, we are in the middle of a pandemic and people (I) have lost my job. MY money would come in handy right now.If anyone else has had a bad experience with them, dont give them the benefit of the doubt. Speak up. Write a review. BBB, youre next.
Do not use this property management company. My property manager was difficult to contact and unprofessional. They claim if you call or email them you will receive a response within 1 business day. This isnt true. When my tenants didnt pay the rent, which happened fairly often, it would take me 3-5 days to get a response as to what was going. They will not enforce the lease as written to ensure the tenants have a reason to pay on time. They simply want to collect their 10% with as little hassle as possible.They claim they will do a thorough walkthrough every 6 months, the $7000 in damage and full carpet replacement tells me this was not accomplished.As I have ended my relationship with this company on the 2nd of February, I was told that my maintenance deposit and the security deposit of my non rent paying ex-tenants would be paid by the 17th of February. I have not received a nickel. I have called and emailed my property manager multiple times with no response over the last 2 weeks.In addition 2 weeks after I ended my relationship with this company they discovered a lost bill totaling $335 that I cannot get any clarification on. According to our contract any maintenance job over $300 required owner approval, I was never contacted or provided approval. This is how this company does business. Do not, I repeat do not use this company to manage your property.
Our experience with Lighthouse Property Management has been nothing but positive! The staff is all extremely helpful, informative, and responsive to any questions and concerns. Any service that has been needed at the house has been prompt and professional. We couldnt be happier!
I feel terrible for choosing to work with this company. I was moving an employee across the country and looking for an apartment close to the office and in her budget. Derrick met me and my VP and toured the apartment. He promised that it would go through a deep clean, repainting and everything would be checked prior to her moving in 2 weeks. She signed the lease sight unseen relying on his word. She moved in last weekend to a musty dirty apartment and filled an entire vacumn cleaner with dog hair and dirt just from the bedroom. Nothing was repainted, the refrigerator didn’t work, the kitchen sink was leaking, the hot water was in the toilet and cold water in the dishwasher. She is now dealing with these issues starting her first week at work and affecting the team and company. I would avoid any rentals from this company.
Steer clear of this company! They practice deceitful business, they are dishonest as well.We used them to secure a rental home as we were relocating from across the country. They lied telling us it was a safe family oriented neighborhood.Far from it!!! They put us in a home off of Lem Turner and Soutel....anyone that we have talked to since arriving here couldnt believe they told us that was a safe area.We were there for 5 days, and escaped to a safer area. We were yelled at, threatened, just about assaulted, had weapons shown to us as we drove by, farthest thing from a safe area.Now they refuse to refund our deposit or unused rent. We never even received a signed copy of our lease from them. We just want what is fair since we were knowingly placed in harms way!!!
I was supposed to meet with someone at a property yesterday and the guy didnt show up, answer or return my phone calls. I was extremely disappointed to drive to a location someone agreed theyd be and not even get a phone call. I called again today and still nothing. I informed him that I was looking to move as soon as possible. I like the house from the exterior and wouldve loved to see the interior; however, that seems highly unlikely.
Nicole & Dereck are a pleasure to work with, they were quick with responses, answered all of our questions & they were great on working with getting us moved in with our short time frame, the house was beautiful & clean upon move in. I will highly recommend lighthouse to my friends in need of renting a home.
My boyfriend completed an application last week and I have been attempting to contact Derrick to find out if he was denied or approved. We have yet to receive an answer I am beyond disappointed with the response from this company. We decided to go with another realtor and we are much more satisfied. I wouldnt recommend this place.
The agent told me I was the only one who had put in an application, then a week later we find out someone else got. After we had been calling emailing with no answer for a week we find out someone else got it. And he couldnt be bothered to Andre the phone.derek also showed up in basketball shorts and sneakers and seemed very uninterested in showing the house.
I relocated to FL & have been renting for almost 3 years from Lighthouse Property and love the great customer service & the genuine care from the team... I recommend families that are relocating to Jacksonville to make Lighthouse there first stop, it was my 1st & last...😊

2022-08-23This house was adorable and essentially a dream for my little family. Even though we were nickel and dimed for everything to get in with fees and a double deposit, we still chose to move in while we saved to buy next year. We were told the broken windows that were here would be fixed 2 weeks after moving in. The lease was worse than buying a new car. You literally sign your rights away. We have been here 2 months and just now got the windows fixed. We had electricity issues from about 4 weeks, an electrician came out to see the problem and that company was replaced with another. We werent told why and the new company has rescheduled by the managements request. It is inconvenient when we have to keep taking time off work. So they are jeopardizing our jobs now. Today my 9 year old heard a loud buzzing and it was an outlet. It smells of smoke and starts throwing sparks nearly hitting my daughter and my face. We had to flip the breaker off to stop it, now the main breaker wont go back on at all. When we called we were told this isnt an emergency and that they will come when they come and let themselves in whether or not we are here rather than come today for a fire hazard. We were also informed that we may be charged to fix the wiring in this house if they think it was our fault. Nothing has been plugged in this outlet for weeks. Since the first issue we have only been able to use one outlet with a 100 foot extension cord moved throughout the house. I never in my life thought we would be renting from a slum lord or a company that cared so little about the safety of their Tennants. Think twice before choosing this company, they will not fix anything, and Im almost certain that rather than fix the problem they are going to keep our deposit and try to kick us out. I wouldnt put it past them if they tried to sue for the entire lease as well. So disappointed in everyone involved with this management team.Update: I was feeling so defeated with everything that had passed and immediately after posting my review the owner of the company reached out to me. He was genuinely concerned for my family and explained all of the miscommunication as well as corrected it. Im not a diva, I dont want new floors or paint, just a functioning home. We honestly do love this house and Im very impressed with how quickly he contacted us and got the ball rolling. Thank you so much for being proactive and informing us how to go about reporting any future concerns for a more timely response.

2021-08-31This has been the best rental company I have ever signed with. I had a lot of trouble renting a good home at a good price. The house I rented was perfect and a new renovation. They had a brand new kitchen and all new appliances. When I moved in there was a plumbing problem. Light house was so on top of it and had workers out immediately to fix the issue.My favorite part of light house property is how they do applications. After I applied to the home, I was excited for the next steps. They said they had a few applications in but the first one they will look at is the first person to turn in the deposit. I drove right to the bank and turned in the deposit. And if you don’t get approved then the deposit will be refunded. I love this system, and it helps people who are very serious about moving in!

2021-09-08Lighthouse Property Management is a great rental company to rent from. They take value in making sure that their tenants are comfortable in their living environment. If something needs to be fixed or you have any concerns about anything they always get back to you and have a solution within a day or two. The office staff is very helpful, respectful, informative and nice.

2021-09-01I’ve been using Lighthouse for 4 1/2 years on two different properties. My experience with them has been top-notch. They have found quality tenants in a timely manner and adapt to the customers needs as requested. They managed a tough situation for me where I had to sell a property while still under lease. They managed the transition which included finding and managing the relocation of the tenant and sold my property within a short amount of time. They are super responsive, very ..very knowledgeable, and have the right key personal to provide full service at a high level.Ive worked with Chris, Blake, and Nicole, and all offer something a little different, all needed for a successful PM company, and all top notch and super responsive.As an investor, Ive followed their recommendations several times, and its exceed expectations. 2021-08-14I have known Chris of Lighthouse Property Management for years now. He helped me get a small real estate investing business off the ground and was an excellent mentor and coach along the way. He was always available for advice and even allowed me to use his contacts and contractors to get my projects started. Along with being great businessman, Chris is highly regarded amongst his peers and friends as being a man of outstanding character. And I can certainly vouch for that. I continue to invest financially with Chris in some of his business ventures to this day and there is no one I would trust more with my money and resources.

2021-08-28Lighthouse has been nothing but understanding and friendly. We had to find a rental house quickly after losing my mother in law last year. They made the application and move in procedures smooth and easy for us. Any issues we’ve encountered were handled quickly. Nicole is always so sweet, professional and quick to answer any questions we had as new renters. I’ve rented from company’s in the past that seemed to never care for their tenants and lighthouse if far from that ! They have been a hassle-free experience and plan of being a Tenant for as long as they let us. Thank you guys so much !!

2021-08-13Working with Chris at lighthouse properties has been a blessing. I’ve never worked for someone that cares as much as he does about his future tenants and the homes they will be living in. When he does his remodels on his properties he does a full remodel from the ground up with quality work and never goes the cheap route. If your looking for a quality rental this is the guy to go through. I’ve worked for other property management companies and none of them compare to the hard work that Chris invest into his properties. Highly recommended!!!!
