This building is a facade of horrible management and broken functionality. It looked nice, however it has been a tremendous disappointment and significant waste of money. Since living here 8 months, this is my review:The entry and valet is one single lane which results in a regular wait of 5+ minutes to drop anyone or anything off, or to get picked up from an Uber (which then they often cancel as its over the wait window). If you use the valet, prepare to wait 25 minutes + to retrieve your car. It has been under construction the past week and no car entry is available at all.The elevators break close to daily. If youre stuck in it at the time, its frightening to be shaking mid-air and locked into the elevator. If youre lucky to not be in it when it breaks, then everyone in that half of the building is stuck sharing the dirty service elevator which takes 10-15 minutes to wait for.They imposed a new rule that all dogs need to be held through the lobby. This is very inconvenient for all pet owners, and also discriminative against service dogs and ESA. If you do not, you must use the one external service elevator.The Air conditioning system was broken for the first several months. Lowest the temperature got was 80 degrees. Its now fixed but we were not compensated for the 3 months lost.They initially promised access to pools of every Paraiso community building, then 3 weeks later revoked that promise and each is treated as an isolated building. This is due to their insurance issue after double homicides and crime (which is also very scary given the price were paying for security in a luxury complex). The pools and spa in One Paraiso close by 10pm or earlier, and often are closed for weeks at a time (currently the third instance now).Simply do not live here. There are plenty of options that are not only priced more reasonably, they are nicer and higher quality.
Top modern beautiful apartments! Clean and contemporary lines and design throughout the building. Breathtaking views of the clear blue aqua water. Well located in midtown next to Biscayne with plenty of restaurants and shops in the area. Also close to highway entrance which is a big plus.
Horrible parking garage, unfortunately the ramp is so small that you cant park your car by yourself and you will have to use valet for 4$ per hour,so its cheaper dont have a car in this building cause even if you live here you cant park your car for free.Airplanes are flying every 2 minutes its so noisy but its nothing cause once about a week ago when one of the airplanes was flying one of the airplanes details fell off on my balcony and broke the window,it was a broke disk from engine or something -it was about 7 pounds and really sharpy ,good thing that nobody was on a balcony at that moment cause that disk could kill someone or seriously injure.Also one of the residents killed 2 women last week right in the building,this place is not safe at all,im going to break the lease cause its definitely not safe to live here.Elevators breaks every single day and we have to use stairs cause 1 elevator for 2 lane units and we dont have access to other elevators.75% of the units under construction so you cab imagine how noisy here between 9-6 ,plus airplanes.People please be careful when you sign a lease and pay attention.
Nice Building, surrounded by sketchy neighborhood, and quite possibly the rudest Management team Ive ever encountered.My company rented an apartment for $3000 a month and relocated me to Miami. I made myself available to management to go through the background check and instead they turned off my key fob and asked me to vacate the building because my name wasnt the name on the leaseAll of this even though the former employee (tenant) and the company were both cooperating with the building. They insisted they had to void the lease and create a new one and of course, had to keep the last month and security deposit.This was a clear cut attempt at a money grab for my companies security deposit.Really terrible experience. Dont move here.
Horrible parking garage,everyone scratches a car driving on a ramp even valet ,valet parking scratched my car twice and don’t want to pay for it.Extremely noisy cause airplanes Fly every minute .Elevator stops working every single day.Pool -the heater works once a week,the rest of the week the pool is cold.Double murder right in the building by one of the residents.please read reviews before you decide to leave here
The residences and amenities are some of the best in the city. So peaceful and modern. Where it falls short is the horrible parking garage design. I damaged my SUV trying to make it past the 2nd floor as the ramp was way too narrow to turn into. This is coming from someone who has driven stick shift for 20 years without a single accident. It cost $3500 to repair my vehicle. Such a shame for a beautiful building. Ended up cancelling my lease. Make sure you can drive your vehicle to your parking spot before you sign anything! And all the positive reviews are real estate agents, go figure.

I did not like the porters treatment for the service entrance. Contractors have to park on the street where there are no spaces available. Your car can be fined or taken by cranes. Very uncomfortable to do some work there. The system they have is very uncomfortable. The work tools must be carried by hand from long distances where you can park. I suggest that they guarantee a parking lot for the contractors inside the building. Thank you

2021-04-09Great building! With amazing team and management! Love the location! And views are spectacular, right on the water and has a private dock! (Pictured) Walking distance to many things including an amazing restaurant! All amenities are amazing! (Pictuted)

2022-03-01People NOT living in the building are giving one star. I live there, purchased my unit last year and I can tell you that those comments are far from true. Agreed parking is little tight, valet is always going to be tough in this building because of hoW it is constructed but these are the things you cannot change. One does not buy a unit so expensive looking at zillow photos. Dont act like Bezos or Musk! And please stop vilifying my building for no reason. It is beautiful and management may have some shortcomings but show me one building where you find every single thing to your liking? The views and amenities in our building are envy for so many other properties in Edgewater.

2022-03-28I stopped by to visit a friend I havent seen in years from Brasil, I was on my Harley-Davidson. I pulled up to Valet and they told there was no where for me to park my motorcycle and that it would have to park on the street or the sidewalk and it could be towed. I live in Palm Beach and Ive never had this problem there. I wasnt going to leave my Harley-Davidson on the street so I had to go and not see my friend. Horrible Valet service 😑 will not be coming back on a motorcycle 😕

2022-01-20I almost bought site unseen on Zillow. Finally went to the building and the walls are paper thin and felt like fake luxury. The valet road feels like it was built by a kid playing with Lego’s. When I was there 10 people were in line with their cars. The lady checking people is was so slow and Uber eats orders were abundant in the lobby. Looks nice on Zillow but recommend seeing in person. Feels like really cheap construction.

2021-11-28NEVER PARK YOUR CAR USING THE VALET from the condo. I received visitors and they STOLE all keys from the car, the house key, the garage controls… everything. And you know what the valet did?? ANYTHING!!! they don’t have cameras on the place, they don’t care. Now we are worried because they have our address and everything to enter in our house. The only thing that they said is: the valet’s police doesn’t cover the things that is stoled from our car. On condo like that, doesn’t have any security. It’s crazy!!! They also said two years ago, they stoled two cars from here. So, they didn’t change anything for stuff like this doesn’t happen again. So, be aware!!

2021-06-19The most incompetent Front desk and valet service. The valet lost my car keys from When i arrived at 11pm to do a couples massage. Now I’m stuck here. From 2 am waiting for a car. it’s now 4 am no car. I’m stranded here and not one person is offering to reach a solution. Had to take Uber round trip to get my spare key at 4:30 am. This is beyond upsetting.

2020-02-15Package Receiving: The worst package receiving experience possible. Firstly, it is located on the first level of the parking garage, meaning its essentially outside. The door to the room is always closed and always locked. You need to stand outside between 5-20 min to hope someone opens the door and finds your package in the mess that is the receiving room. It is one small room with a shelf rack and computer with one employee (who normally not there). They barely work, closed by 5 every day, closed on Sundays, plus are mostly absent even during their hours. If you happen to work and not get home before 5 (also factor in it may take you 15 min to get up the garage), then you don’t get packages except on Saturdays if you can catch them. Like most of the building, package receiving is made up of 2 or 3 unprofessional employees. One of the employees unintentionally told me package receiving is often not at their room because they are busy delivering packages directly to the doors of some residents who give them nice cash tips. So, be ready to just pay up if you don’t want to stand outside receiving room waiting for the VIPs to get their packages hand delivered. Only on one occasion was I promised a package (which they initially misplaced) would be delivered to my door, and it never was. I had to go downstairs and get it myself the next day while the same employee who promised a day earlier seems to have no recollection of making said promise. Also, they constantly are misplacing packages in the mess that is their receiving system. On several occasions they have got me to sign for packages I have not received either by not saying anything and hoping I don’t pay attention to the screen or saying that I had already picked it up. Package receiving in any building I’ve lived in either has someone working 12-24hrs/day that can give packages or automated package boxes (which require no package receiving employees to run and maintain). This is a problem that has long been solved but this brand-new building can’t seem to figure it out.Valet & Garage: The garage and front ramp of building are poorly designed (most visitors miss the front ramp entirely because it is not clear where entrance is from road). Being a native NYC driver for many years and used to tight spaces, this garage is still a huge pain every time going up or down. I most often parked my own car because I still trust myself more than valet. I often saw valet accelerating to and around the garage like the actual owners of the vehicles would never do. Like everything in the building, valet is staffed by 2-3 employees. There is a constant long line and backlog of cars in front of the building (this is even after they renovated and slightly widened the front ramp…). Getting through to valet on a weekday evening or weekend can take 20 min because 2-3 employees can’t park cars (especially in this poorly designed garage) for such a large building. Also, on multiple occasions I’ve just been standing in front the of the lobby waiting for my car while the valet folks are literally yelling and fighting WITH EACH OTHER (with a complete lack of professionalism…. oh, and this is also after they changed valet companies).Dog Rules: Initially there were no restrictions for dogs, which is the expectation when the building allows dogs. After some months, management decided pets can only go on service elevators (which are dirty and don’t take you directly to your apartment), in addition to requiring residents hold their pets in their arms (which is not possible with more than one pet and big pets).Being one of the first residents and living there for a year, its clear all the issues have gotten worse as more people have moved in. Only positive is the views – no complaints there!

2019-06-12The building suppose to be a hotel style luxury..It is maybe from the outside. The driveway so narrow barely can fit a car. Going up to the parking garage almost impossible without stretching your car. The gym is horrible, not only a hole but the worst impossible organized, filled with useless machines. Paper cups and towel are missing. The apartments even-toughthey’re new look like falling a part.. The view and the pools are flawless.
