Great building! With amazing team and management! Love the location! And views are spectacular, right on the water and has a private dock! (Pictured) Walking distance to many things including an amazing restaurant! All amenities are amazing! (Pictuted)

People NOT living in the building are giving one star. I live there, purchased my unit last year and I can tell you that those comments are far from true. Agreed parking is little tight, valet is always going to be tough in this building because of hoW it is constructed but these are the things you cannot change. One does not buy a unit so expensive looking at zillow photos. Dont act like Bezos or Musk! And please stop vilifying my building for no reason. It is beautiful and management may have some shortcomings but show me one building where you find every single thing to your liking? The views and amenities in our building are envy for so many other properties in Edgewater.

I stopped by to visit a friend I havent seen in years from Brasil, I was on my Harley-Davidson. I pulled up to Valet and they told there was no where for me to park my motorcycle and that it would have to park on the street or the sidewalk and it could be towed. I live in Palm Beach and Ive never had this problem there. I wasnt going to leave my Harley-Davidson on the street so I had to go and not see my friend. Horrible Valet service 😑 will not be coming back on a motorcycle 😕

I almost bought site unseen on Zillow. Finally went to the building and the walls are paper thin and felt like fake luxury. The valet road feels like it was built by a kid playing with Lego’s. When I was there 10 people were in line with their cars. The lady checking people is was so slow and Uber eats orders were abundant in the lobby. Looks nice on Zillow but recommend seeing in person. Feels like really cheap construction.

LOVE LOVE! Some of the staff when i went to my friends place gave me such a dirty look because i was in pajamas and that was not okay but in terms of the place its super niceee specially if you have water views like my friend UNREAL

NEVER PARK YOUR CAR USING THE VALET from the condo. I received visitors and they STOLE all keys from the car, the house key, the garage controls… everything. And you know what the valet did?? ANYTHING!!! they don’t have cameras on the place, they don’t care. Now we are worried because they have our address and everything to enter in our house. The only thing that they said is: the valet’s police doesn’t cover the things that is stoled from our car. On condo like that, doesn’t have any security. It’s crazy!!! They also said two years ago, they stoled two cars from here. So, they didn’t change anything for stuff like this doesn’t happen again. So, be aware!!

The most incompetent Front desk and valet service. The valet lost my car keys from When i arrived at 11pm to do a couples massage. Now I’m stuck here. From 2 am waiting for a car. it’s now 4 am no car. I’m stranded here and not one person is offering to reach a solution. Had to take Uber round trip to get my spare key at 4:30 am. This is beyond upsetting.

Package Receiving: The worst package receiving experience possible. Firstly, it is located on the first level of the parking garage, meaning its essentially outside. The door to the room is always closed and always locked. You need to stand outside between 5-20 min to hope someone opens the door and finds your package in the mess that is the receiving room. It is one small room with a shelf rack and computer with one employee (who normally not there). They barely work, closed by 5 every day, closed on Sundays, plus are mostly absent even during their hours. If you happen to work and not get home before 5 (also factor in it may take you 15 min to get up the garage), then you don’t get packages except on Saturdays if you can catch them. Like most of the building, package receiving is made up of 2 or 3 unprofessional employees. One of the employees unintentionally told me package receiving is often not at their room because they are busy delivering packages directly to the doors of some residents who give them nice cash tips. So, be ready to just pay up if you don’t want to stand outside receiving room waiting for the VIPs to get their packages hand delivered. Only on one occasion was I promised a package (which they initially misplaced) would be delivered to my door, and it never was. I had to go downstairs and get it myself the next day while the same employee who promised a day earlier seems to have no recollection of making said promise. Also, they constantly are misplacing packages in the mess that is their receiving system. On several occasions they have got me to sign for packages I have not received either by not saying anything and hoping I don’t pay attention to the screen or saying that I had already picked it up. Package receiving in any building I’ve lived in either has someone working 12-24hrs/day that can give packages or automated package boxes (which require no package receiving employees to run and maintain). This is a problem that has long been solved but this brand-new building can’t seem to figure it out.Valet & Garage: The garage and front ramp of building are poorly designed (most visitors miss the front ramp entirely because it is not clear where entrance is from road). Being a native NYC driver for many years and used to tight spaces, this garage is still a huge pain every time going up or down. I most often parked my own car because I still trust myself more than valet. I often saw valet accelerating to and around the garage like the actual owners of the vehicles would never do. Like everything in the building, valet is staffed by 2-3 employees. There is a constant long line and backlog of cars in front of the building (this is even after they renovated and slightly widened the front ramp…). Getting through to valet on a weekday evening or weekend can take 20 min because 2-3 employees can’t park cars (especially in this poorly designed garage) for such a large building. Also, on multiple occasions I’ve just been standing in front the of the lobby waiting for my car while the valet folks are literally yelling and fighting WITH EACH OTHER (with a complete lack of professionalism…. oh, and this is also after they changed valet companies).Dog Rules: Initially there were no restrictions for dogs, which is the expectation when the building allows dogs. After some months, management decided pets can only go on service elevators (which are dirty and don’t take you directly to your apartment), in addition to requiring residents hold their pets in their arms (which is not possible with more than one pet and big pets).Being one of the first residents and living there for a year, its clear all the issues have gotten worse as more people have moved in. Only positive is the views – no complaints there!

The building suppose to be a hotel style luxury..It is maybe from the outside. The driveway so narrow barely can fit a car. Going up to the parking garage almost impossible without stretching your car. The gym is horrible, not only a hole but the worst impossible organized, filled with useless machines. Paper cups and towel are missing. The apartments even-toughthey’re new look like falling a part.. The view and the pools are flawless.
