RealManage is a fantastic property management company! Our community HOA is thoroughly impressed with their wonderful work and customer service. Brook is an absolute pleasure to work with and is efficient and effective with handling community concerns and needs. We absolutely recommend RealManage and their team for other communities looking for quality care and management.
We have used RealMeange since June 2017, currently its March 2019. Service has been poor to non existentto homeowners. When asked for help preparing for turnover they told us the local CPA talk and statue 720 was all we needed. Our vote for our 50% homes closed, homeowner board member vote was a total joke. They did not use secret ballots, the developer voted, and the homeowner position became acant due to the develper kicking the person off the board. RealManage did nothing to assist homeowners to fill the position.RealManage does what the developer tells them, even if it does not match statute or the best interest of the homeowners. Other management companies quit due to the lack of support to the homeowners and the development. The lack of support and lack of valuable or timely communications to homeowners is what influenced my poor rating of RealManage.
Our community had an emergency on Sunday - a broken water main pipe. I contacted Valarie Sharrow, our community director. She immediately found a vendor who had week-end services and they came out and repaired the pipe within 2 hours. Valarie responded quickly and even on a weekend. How rare is that???? I appreciate her attitude and responsiveness in this situation.
I wish I could post with no stars. RealManage has completely ignored our repeated requests to repair the soffits on our townhouse that were damaged in the hurricane in October 2017 (YES 5 MONTHS AGO AND STILL NOT FIXED) we repeatedly followed up with Melissa who did nothing to get this resolved. Other town homes whose front soffits damaged we repaired but not ours. We sent numerous pictures showing the damage and still no resolution. Melissa had more excuses and reasons for delays. We finally escalated and it appeared Valarie was going to help but after telling us someone would be here Friday (today) it is now almost 2pm and no one showed up and no one from real manage has followed up. We havent even gotten confirmation whether they were coming to FIX the soffits or just do a consultation. The President/CEO should be aware of the service provided by their company.
This would be less than one star. BY FAR the worst HOA Ive ever been a part of! They will only commicate through email. Its been 6 months since hurricane Irma and still no work scheduled. And they blame it on the resident because we havent been home for them to gain access. Total B.S. and not true! If youre thinking of buying a house, condo, apartment, tiki hut, or any place of residence and these people are involved in managing STEER CLEAR!!!!!

Here we are, OVER 1 year later and we still dont have it. Its been paid for and all the paperwork has been filled out. The management company (in Dallas) told me they can see that weve called numerous times (at least 20) and that multiple tickets have been opened to try and get us some service but the tickets get marked as complete and nothing gets resolved. Ive tried going over her head, speaking to management etc. but always get the same response; Brooke will call you back. Guess what hasnt happened? No phone call. No email. No pool pass. I bet if we stopped paying their fees they would be on it in a heartbeat but when it comes to providing the service that weve already paid for, they ignore their customers and treat people unfairly. Absolute nightmare. Its July and we cant use our pool! We cant even get a return call. I have put in a call to the Better Business Bureau and plan on taking this as far as I possibly can. Not in the hopes of our issue getting resolved, that hope has long since passed, but hopefully we can stop these incompetent criminals for doing this to other homeowners.
Now that we have a new point person, Melissa, things are running much smoother for those of us on the board. However, some residents have expressed frustration and would like to pay online via your website vs having their check going to Atlanta and then forwarded to Texas.
This management company is the biggest cons I have dealt with. You send in your payment for your monthly fees on time and they hold the check for 2 weeks and deposit and say its late charging you a late fee. Trying to charge you months you paid for and try to show proof of payment and they ignore you.
Be very careful if hiring- theres a lady called Amanda M. In Tampa Office that not only seems not to be fully capable of executing managerial duties, is rude and condescending to her employees, she seems to take pleasure in humiliating people, if thats the companys face, I would about it!

2020-11-01My experience is just over a year, but my interactions with the team members are continuous. I truly appreciate the level of communication and transparency from this group. Denise, the manager, is always organized, available, and willing to share any resources that are helpful with improvements. She is very resourceful and the members of the board work as a team for the community’s best interest and are just as available to help in any way. Thank you for your services and time.

2021-01-09Community Manager(s), as well as staff, are responsive and professional; their service is quality and fit for purpose, as it relates to our property projects that are important to us in a timely manner.Additionally, a community request that I have had was @ our mailbox on Lake George. From a car, I proposed a sidewalk path instead of jumping back and forth over a grassy strip; management was inviting to a request.

2020-05-18This company has no sense of urgency or respect. I am a disabled vet who has a 30 lb dog as my ESA. The HOA has a 1 pet max and we have two. We submitted the medical paperwork over a week ago along with my disability paperwork from the VA for review. The attorneys will not give an answer, the contact for the HOA is unresponsive and chooses to ignore you if she has no answers. We are scheduled to close in 9 days and have been waiting over a week for an answer. I assume Realmanage wants another disabled vet to be out on the streets homeless.

2018-04-20This association and management company contacted inspector to have him change my report because they want me to go in on a roof. I had problems with every venture that this association has done. First nobody stood by the new roof and I had a severe leak on third floor. Associate told me they are not responsible and could not find contractor to honor repairs. Paid out of pocket for repairs. Purchase termite program and paid yearly up until it failed to honor contract. Organizer of fumigation thought he needled to discuss situation with tenant rather than me the owner and now the association contacted my vendor in regards to my inspection without my permission. Also association failed to provide paperwork for approval of tenant which caused me $$$. I had to put townhome on the market again. They failed to change my address which meant that I never received maintenance coupons or the notification of change in mailing address. I received notification of 90 day delinquency. I had to get prove that payments were sent, stop payment on 4 payments and reissue all new payments. Still do not have my payment book after asking many times for it to be sent.

2021-11-05How do you get in contact with anyone who knows anything about the property at Gillete Grove in Palmetto FL? Just an 800 number and call center reps who hang up on you. Is local management that fearful to speak to people that pay their salaries?

2017-03-01Melissa has done a great job as our community manager. She is responsive, diligent and had communicated effectively with the board.Melissa has obtained more bids than necessary to insure we are pricing our vendors competitively while saving our community money.She is by far the best property manager this community has worked with this far.

2020-01-09If anyone is giving them more than 1 star, they are robots. This company does not take care of the community whatsoever. Crime is up, the community areas are not taken care of, most of the residents are seeing fines for every little thing (EX: there is a leaf in your front lawn. You have 14 days from the date of receiving this letter or well fine you), and the turnover rate in the community is extremely high due to people getting sick of this company. I see a new house for sale every week and the homeowners say they just cant take it anymore. Worst part is, this neighborhood is not that nice for the company to be treating it as if this was a +$2M/year income area.

From supplying vendors, arranging meet our vendors meet, community mailers, working with the legal teams, supervising the board meetings, to helping with the budget - we couldnt have done it without your expert consulting services.We are still less than $200 HOA monthly fees in spite of providing all the necessary facilities at par with the rest.
