I applied for a rental with Rossman Group on a Thursday 2/25/2021 , I paid for two application fees of $60 each, I called them on Friday they told me the rental I had applied to was not available anymore but advice me to keep checking on their website, the following week on Friday 3/5/2021 my friend called inquiring about the same property because it was still listed on their website and a lady by the name of Nancy told her to go ahead and apply for it ( a week after it was supposedly rented to another tenant ) - today is 3/10/2021 and I have not received a single call or email about my application, I spoke to Yani Martinez and Marianne Ramirez who were the assigned leasing agents to my application, Yani said she would review my application and call me back ( never called back ) Marianne said the same ( never called me back ) , they never checked my references, they never checked my credit. Moral of the story, they take your money , they take SEVERAL peoples money for the SAME HOUSE EVEN AFTER RENTED and they dont run your application, shame on all of you playing with peoples money like that, not sure how this company is still in business LOTS OF STORIES HERE SIMILAR TO MINE SOOOOOOOOOOO........ bunch of thieves is what they are. I went with Mainstreet Renewal Property Management Company who kept contact with me from day ONE of my application and always kept me on the loop, very easy to work with, professional and legitimate.
Found a rental which was perfect for my family on the web before they even had an idea that it was ready. First to submit application and was told that “the owner” picked someone else. $120 wasted on app fees and to top it off, rental was back on market a week later! Don’t f with this mess!!! Never again will I choose Rossman!!! Extreme poor quality!! Sharp homes and Real Deal Realty is who I will ever do business with again!

Shame on me for not reading these reviews before even attempting to do any kind of business with ROSSMAN REALTY because they have obviously done the exact same thing to many many more people !!! After applying for a property With 2 adults ($60 each) and having to contact them numerous times, I was then informed that the property was given to another applicant.... but less then a week later I was contacted and informed that the applicant backed out of the property but I will still NOT be approved and to keep looking on there “website” (The same thing they keep telling EVERYONE) while they put the property back online and continue to collect application/Money for this same property!!! It’s absolutely DISGUSTING they way these people run this place!! Casey Brake is rude, unresponsive and disrespectful to anyone she comes in contact with!!!! SAVE YOURSELVES AND DO NOT DO ANY KIND OF BUSINESS WITH THIS PLACE!!!!!!
We were moving from upstate NY to Cape Coral and decided to rent until we became familiar with the city. We found a house being offered by Rossman and started emailing back and forth (wanting pics, filling out applications, etc.). We should have known that the property manager was LAZY when he kept making excuses to take requested pics. From then on out it was a struggle to get him to do anything! We had 2 major issues (water pipe broke in a wall and soaked carpet & pool liner had a hole and was emptying out fast) that I had to manage and keep the property manager up to date with the progress. Each fix took over 3 weeks and I was out of pocket money that he claimed he would reimburse. The final straw was when he mailed us a renewal lease with rent increase and only gave us 2 days to respond. We chose to look for a house!Our concern was our $1,800 security deposit as we turned in our out of pocket expenses for the fix and it was as if he ghosted us. We figured he was mad that we chose to move and we were nervous we would have a court process to get our security back. Our friend told us to call his manager Crissy. She was WONDERFUL!!! She listened to our concerns without judgement, she asked us to email her our out of pocket expenses for the fix, and informed us that we should have called her sooner as she could have helped. We apologized as this was our first time renting from a property company, no less in a state we have never lived in. We received both our out of pocket expenses AND our full security deposit back...Crissy is the ONLY reason the Rossman is getting so many stars!! Thank you Crissy!!!
I have had only excellent experiences with Rossman Realty. I recently leased an apartment & have zero problems. Vivien did a walk thru today, it went fantastic.
We have been renting a property from Rossman Realty Property Management for about 10 months, and they have been awesome. Any issues that we have reported have been taken care of at an impressively fast rate. We were never given any hassle about having repairs done, unlike other management companies I have rented through in the past. The customer service at their office is wonderful, and I feel truly welcomed whenever I have to go in or even call. They have never been overly pushy or demanding of us, and have really made the usually frustrating process of renting a breeze. I would definitely recommend this company to a friend, and have on more than one occasion.
I was stolen from, completely unprofessional. There was no background work and money was not returned. Did not work at all with me. This house is my investment that was return destroyed. It cost over $5000 in repairs and they return the security deposit. I would never recommend these crooks. And I had to fight just to get my keys back. They all stick together, I won’t leave having being screwed over like this. It’s been 3 months and I could even get a call back from a horrible Spanish woman, Last name starts with ‘M’. The staff is very knowledgeable, helpful, and always will and ready to help in any way they can! The best experience I’ve had in years! Lisa, Crystal, Marca and CJ are all awesome staff and very pleasant to talk with. So if your looking for a humbling, helpful staff they are your go to! And I highly recommend them. 😊
This company is all about the money and less about actually maintaining the property. They 110% represent slumlords. I would be very careful with the property manager you deal with and the owner. They charge for everything, even for coming out to fix something, they’ll charge you. Most of the owners they work with are extremely cheap and just want their rent check, but won’t take care of any issues. Rossman’s own vendors have indicated they felt bad for the renters, because the owners were slumlords and the property management company took forever to approve something being fixed.If you take a look at the reviews, you can see all the positive reviews are from owners…aka…the slumlords….and the negative reviews are from renters.If you are forced to work with them, be very careful with this company. If you can, go somewhere else to rent.
I have worked with Maribel over the last 10 months or so. My last tenant moved out and left me over $10,000 of property damage. No fault of Maribels. I was not working with her when the property was trashed. I began the renovation with Maribel and she was great! She lined up contractors for me to do the rehab work to my property. All and all she, Maribel made the rotten situation workable. Did I mention I am an out of state owner, so I really needed someone, I could trust. to line up and complete the required work. Watch out for Rossman Realty when you move out. They are very deceiving. They give you a checklist for move out detailing what needs to be done. We followed it to the T and had carpets cleaned and deodorized, floors mopped etc. We even cleaned cabinets crevices between appliances and cleaned the appliances themselves to the tune of perfection. Youd be better off not cleaning at all since they tell you it was not cleaned to their liking.We were charged nearly $500 for bogus reasons. They went and cleaned the carpets again, had the house cleaned again and had generic receipts trying to justify the charges. I rented a commercial space from them as well and they tried to take my deposits there too. Look them up on the web for reviews under Rossman Realty, Rossman Property Management and youll see this is a pattern of unprofessionalism. If you dont HAVE to rent from them, DONT DO IT. They are wonderful while you are with them but good luck getting your deposits back.I should have heeded the warnings when I researched them prior to move in. I rented for nearly 4 years from them and this was how they treated me and many others. Do yourself a favor and look elsewhere. If I could rate 0 I would.
I would give it a worst rating if I could this company is all about money. I paid 100 dollars for an application which is non refundable. The home was approved but, they use the house has an action who brings the money first gets the house, So 100 dollars down the drain. I can apply for another house within 30 days after 30 days another 100 dollars for an application.I was looking in to a house and they told me that it wasnt ready, and that they didnt have the keys. They told me to check by October 1 and that as soon it was ready they would let me know. I just called and to my knowledge it already been approved after I called 1 month before the home was on the market.I really dont recommend using them. The only good reviews they have received are employees if you didnt notice.
I have never written a letter of recommendation before but I would like to write one for you. We have been trying to find a property to use a rental and later for ourselves. We went through Real Estate Offices and finally Rossman Realty was our last. You were the only one that was totally up front with us even if it hurt you making a sale. You stuck by us even when we were ready to give up, in fact we did give up and you gave us a little room and then you got with us again. What can I say that will make you understand how much you were and are appreciated. If not for you my now very special friend we would still be looking. We are now the owners of the most beautiful home at the price we could afford and the location we wanted. Thanks also to Rossman Realty Property Management for finding a good tenant for our home so quickly, it has now been almost a year and we are very happy! Both Rossman Realty Group and Rossman Property Management are very knowledgeable and we are so glad to have found you!
BE VERY CAREFUL when dealing with these thieves! I had 3 properties rented by them,and decided after several years to go to another management company,due to poor recent service! They kept 200 dollars PER PROPERTY as a cancellation fee,which they say was in the contract of which they sent a tiny snapshot of tiny print! To me,they collected management fees for several years; why did they keep THIS money? Pure THIEVERY!!!! By the way,my name is Michael Wilson!

Excellent service, professional management. Property management is a tough business with a lot of moving parts. Its probably impossible to make everyone happy all the time, but our experience as a landlord is superb. These guys are professionals, work hard to represent us, and try to find a proper balance between being tough and fair when it comes to finding and qualifying good tenants. At the end of the day, their job is to put the best possible tenant in a safe, clean and properly-priced home. And to protect both landlords and tenants. In our opinion having dealt with many property management firms, these guys are top tier!

I called on Saturday 6/10/17 and left a message for Brain that my dryer was not working, he returned my call on Monday morning. He had some one that day come out to do the repair, I still could not use the dryer because the vent was stopped up, he called and some one was at my house by 1:00pm on Tuesday to clean out the vent going into the ceiling. I have to say I did not expect for everything to be taken care off so fast. So within 28 hours of talking with Brain on the phone, my dryer is back up and working. Thank You So Much Brain.
Fantastic company to deal with. We rented from them for 6 years in two separate properties. Brian in service was awesome. We always paid our bills on time and took care of the property and they treated us like VIPs in return. Job transferred me out of state, but to anyone looking to rent in SWFL...I highly recommend them.

I LOVE THIS COMPANY! I have been a client of theirs for about a year. I have about 20 of my units under their management. In short, they are professionals and have a wealth of property management knowledge. Sure, they have contracts and fees and can withhold your money to pay their vendors. But this is how property management works. I can tell you many horror stories from my last management company. Best of all, I can now sleep soundly at night knowing that I have a professional that is working for me and taking care of all of the details.
*EDIT* What a load of crap! The good reviews are written by Rossman employees lying through their teeth!!We moved into a duplex back in October. We immediately began having trouble with the sewer and drain field because the woman who was renting the other side of the property had so many adults living there. The system couldnt handle it. But because the drain field was on our side, we had to deal with everything. Because of anxiety, I slept in the livingroom with my husband. In April we moved back into the bedroom. In June I began having allergic reactions to something. We searched high and low in the bedroom and couldnt find anything, even cutting the bottom of our box spring to look inside. Then we saw a bed bug on the floor. OMG. So we completely treated the room but then we noticed the creatures coming from the wall that connected to the neighbors house. Their bedroom was on the other side of the wall. So we contacted Rossman to inform them of the issue and they said it was our responsibility to pay for pest control. However this would not do any good since the neighbors house would need to be treated as well. Rossman refused. Then the neighbors moved and Rossman wanted to rent it out quickly (beginning of July) and said they would just send out a pest control company. Fine, it was about time! The pest control guy came and when I spoke to him he told me he had treated the other side of the duplex already and had found a ton of the bed bugs over there. He did not find any evidence on our side. A few days later I slept in there and was bitten again. So now I am still sleeping on an air mattress in the livingroom. We have a $5000 extra thick king sized memory foam bed, so this is rather annoying. So, today I got a bill from Rossman for $195, which they say is our half of the pest control bill. I called and spoke to Cynthia who was extremely rude and would not stop interrupting me. I told her what the pest control man told me and she said that he said there was nothing on the other side and a ton on *our* side. Which is complete garbage. She then hung up on me.
I have been working with Maribel for about 10 years and have never had a issue, she is on top of everything and gets things done fast! Rossman realty is a Top notch company! I would recommend them to everyone.
I would strongly recommend Caroline Dunn and her company to anyone looking to lease or buy property. Caroline has gone above and beyond the call of duty on many occasions. She is bright, cheery and doesnt mind rolling her sleeves up and helping out. Again, please take advantage of Carolines amazing customer service skills. You cant find a better realtor. Have been working with Rossman Realty for a few years now, they are GREAT!I was working with Malt but i had to fire them, constant phone calls for this and that, always asking for money for everything under the sun, i even had to pay to get rid of them, watch out for their contracts! They became real old, real fast. I lost money working with Malt, now with Rossman I am ahead of the game and guess what, no nonsense phone calls.Thank you Rossman Realty!
My mother and I have been associated with Rossman Realty for the past few years and have found them to be super helpful, both with locating property to rent, and renting our properties. Caroline Dunn is a wealth of knowledge about the area, and has great connections.
Avoid doing business with this company. Save yourself a lot of headaches. You will never have all your money deposited. Every month they will find a way to hold money back.There is a reason they are 3 star rating.
Neglect and incompetence is all youre going to get from this company. $$$ in on their minds. They will charge you $50 to fill out an application and then find any reason to deny it. Scam artists used a parking ticket on my credit report as an excuse to keep my hard earned money. If you dont have perfect credit or youre not section 8 they dont want you. Steer clear.
They impose a $10.00 service fee for call to inform they of issues with the property. Impose false late fees and charge late fees as well as bogus charges to placing eviction notices on doors. They do this to jack up the money you owe them and they can keep your deposit. They are the worst rental agency in SW Florida. It is unfortunate that they are not held accountable for their actions. I for one intend to report them to equal housing authority and the licensure board for these practices. Do not rent or buy from this agency.
This company clearly doesn’t want good money from people that work hard instead of smoking pot all day as their previous tenants have. One of their places should be reported for a health hazard. Disgusting as they people that work for this company. They are scam artists and scum lords.

I called to ask about any rental open Coral Lee and I get an unprofessional secretary or whoever answered the phone whining thats its almost 1p.m. can I just send you a listing of our property then randomly gets put on hold then plays dumb about the properties say what was it again on hold again where again?omg this guy like im some kind of inconvenience. seriously shouldnt be in realty or in the work world in general if youre to focused on getting out then making money.

Very rude as I was renting a place from them in a bad neighborhood and then they want to raise the rent on me over 200 more a month after I was robbed two time the first month I lived there. CAUTION: ROSSMAN REALTY IS FULL OF SCAM ARTISTS!I am beyond disappointed with Rossman Realty and their property manager Lisa King. I lived in one of their units in Downtown Cape Coral for 4 years. In this span of time I spent almost $3000 of my own money to do renovations on the unit since it was in rough shape when I moved in. I dealt with them moving in countless drug addicts in my building, and even helped them get them evicted. I did a lot for the property, including buying and replacing windows on multiple occasions for the other units because the drug addict tenants would smash them regularly. I never paid my rent late, on several occasions I paid a month in advance. Over all I was a great tenant.I was offered an opportunity out of state 3 months before my lease expired, I gave Lisa and the property owner Justin 2 months notice to the move and was told that if I left the property clean they would not hold my deposit from me for breaking the lease. I own a cleaning company so I ensured the cleaning was done professionally and spent hundreds of dollars before I left to add a couple of nice touches to the unit. I also agreed to leave a cabinet worth $3500 to ensure that I would get my deposit back. I moved and spoke with Lisa a week after I left and was told that the unit looked great and that I shouldnt have any issues. Then I receive a notice that they intend to keep my deposit and they want an additional $300 from me. I asked why and was told it was for trash removal from the curb (they failed to wait the 14 days Waste Management requested to come and pick it up) and for a replacement back door (the window broke during the hurricane on the back door and I reported it more than 5 times over the span of 7 months and it was never fixed) They sent me pictures of the replacement back door and it is clear as day from the pictures that the door was not replaced, it was painted, and they want $464 dollars for it!!!??? They are SCAM ARTIST SCUM LORDS! I plan to take them to small claims court for my money. I advise everyone to STAY AWAY FROM ROSSMAN REALTY UNLESS YOU WANT TO BE ROBBED!

Friendly, courteous and professional staff were always on top of anything that was needed. Maintenance and repair orders were quick and done properly. This is the second time I have rented a property with Rossman. I cant say enough good things about them!

2021-10-29If I could give 0 stars, I would. Words cannot describe how horrible my experience was with Rossman Realty Group, specifically Marianne at the Cape Coral office. There is no compassion for the handicap residents in our community, nor the ruthless housing market and beyond stressful situation for senior citizens and the limited options available to them. What a horrible experience. All I got out of this was false hope and frustration. I don’t recommend anyone with special needs use this company.

2021-04-19Relaxing getawayOur vacation home, The Breezy Palm, was spacious with a great set up and pool. We and our kids thoroughly enjoyed our time here. We would stay here again if we end up back in the area. The house was well stocked with beach towels and other beach items which was awesome. You cant get that at a hotel! Well never stay at a hotel again. Caroline, the property manager was great and answered any questions we had. Overall wed highly recommend booking your vacation with this company!

2021-04-19We had a wonderful time at the vacation home Villa Lakefront, I would definitely go back. When we arrived the house was very clean, plenty of towels, beach towels, and the bed is comfy! The view is spectacular especially the sunsets. The pool is beautiful and clean it’s just an all-around wonderful stay. Our Property Manager, Caroline was great to work with, friendly and we would definitely go back!

2021-01-10This place should not be in business! They have a big turn over of staff and nobody ever seems to know what is going on. I think its funny to look at all of the recent 5 star reviews praising the same employees and this makes me think that theyre paying for reviews, which would not surprise me. I have heard the way they talk about tenants as well as property owners and its not good. I have used them on the tenant side in the past and been burned quite badly by their lies. As a property owner, I would not let anyone in this company manage my property. They say that they will go and check on it and they dont. They only pay attention when theyre threatened with legal action. There are way too many other real estate and property management companies that will actually be honest and this is definitely not on that list.

2021-02-20I couldn’t agree more with the last post! We rented a house for the month of February 2021 from them ($5k plus) what a story. Had to go and purchase traps to reduce the rat population! We can still hear the rats in the attic! The linens hadn’t been cleaned. Pool was dirty with black mold and it wasn’t till the second week that it was cleaned and running. We left for an overnight as pest control, carpet cleaning, well company did their thing. The carpets stunk and were black. Don’t want to post pictures as it could make some people pass out. They believe a 500.00 refund is appropriate for all are grief. I can understand that things happen, employees don’t clean, and the outfit drops the ball. Why I’m posting is because of how they responded....beware!!!
