Sand Dollar Realty Group was awesome! Robert was extremely responsive to our needs regarding general questions, he was also very helpful when the contract came in, discussing different strategies to ensure that we were able to negotiate the best offer. Judith was also extremely helpful, patient and professional in helping us get the MLS listing completed and correct. I am so happy using the Flat Fee service of Sand Dollar Realty, and got my property sold without paying a sellers agent commission of 2% and more.Robert was very helpful in providing me with comps analysis so I could list my house at an attractive price. I did the marketing materials by myself and submitted to Judith, Roberts efficient secretary, for entering into the MLS. Then when I got a contract offer, Robert helped reviewing it and made sure of no red flag presence in the contract. As this was my first time selling my house on my own, I needed as much help as possible from a real estate broker (without paying a hefty fee), and Robert was there all along the way.He gave me tips on how to have successful showings. He promptly communicated the appointments made by home inspectors and appraisers.The whole process was handled in a very professional and effective manner. Apparently they permit real estate agents who do not work for them to use their name for listings. What happens when you do that? Unethical agents who do not have their own office (bad/no reputation) will use Sand Dollar’s name to list a property.One such unethical agent that you want to avoid is Juan Prieto. He lied in his listing, lied about his price, and ultimately disappeared when he agreed to talk.
Highly Recommend!!! Would give more than 5 stars if I could! Just finished selling our second home for sale by owner (one in Deltona and one in Tampa) using their MLS limited listing service. Both times, Robert and Judith were phenomenal! Always responsive, helpful, and went above and beyond to assist in any complications that popped up along the way, which were always issues that they had no affiliation too or obligation to help with. Fantastic service and so easy to work with! I will always use them moving forward for every Florida property I sell!
Sand dollar realty group is an excellent option for listing your house on the MLS. We saved so much money using a flat fee service, and we enjoyed all of the service we needed. We paid exactly what we expected to pay, no hidden fees.Judith is a pleasure to work with. She is very knowledgeable and friendly.We were under contract within two weeks and closed soon after that. In this sellers’ market, you cannot go wrong with using the flat fee service.
I saved many thousands by going flat fee with Sand Dollar Realty. They were quick, professional.But understand they are only listing service and putting in the photos you provide (I hired a professional photographer). You will need to handle comps, pricing, appointments, etc. Since I am a do -it -yourselfer then they were great to work with through out and I would definitely recommend them for anywhere in Florida.
Robert and Judith at Sand Dollar Realty are AMAZING! I received multiple offers on my property in just a few days. They discussed pricing and what our needs were. We knew we wanted to move the property fast and together we came up with a plan to make that happen. I have used Sand Dollar Realty through the years to both sell investment properties and also to rent out houses. The program that Rob Arnold offers is very investor friendly, and can save you a lot of commission money when either listing a house for sale, or for listing a house for rent. The marketing exposure provided by the Sand Dollar system is second to none. I would never think of selling a house without availing myself to Robs efficient and effective marketing program. Judith is a great assistant and is not only very professional and a pleasure to work with, but also makes good suggestions to help improve your marketing success.
I have known Rob for several years and when I finally listed my condo for sale, I would choose no one else. That was a great decision.From list to closing was 45 days which is great. I listed and sold some property myself via Sand Dollars ala carte services, and was very pleased with the results. I paid a flat fee for an MLS listing, and saved a ton of money on agent fees in a super-hot sellers market. Robert and Judith were knowledgeable and responsive to my requests, and patient with all of the buyers agents who accidentally called Sand Dollar instead of me to ask about the listing. Buying or selling without an agent is not always the ideal option for everyone and every market, but if the conditions are right and youre willing to put the time and effort in, Sand Dollar is the ideal do-it-yourself solution.

At 76 years old, I have used many Realtors, but The flat rate deal that Sand Dollar gave me was the best. I called and got Judith. She helped me get on the MLS, Zillow and Realtor.com in no time. A realtor called me the first day to make an appointment for her buyer. The buyer and I had a good rapport right from the start. The buyer told me he was glad to talk to the owner direct. Rob Arnold, the founder and Managing Broker of Sand Dollar Realty Group, was a pioneer in developing and offering a flat fee MLS listing service. We have successfully utilized this service to sell numerous properties over the years and we were able to save thousands of dollars in the process. Basically, you save not having to pay the 3% commission that would have typically gone to the listing real estate agent. As an example, for a house that sells for $350,000, you would realize a direct savings of $10,500. Thats a lot of money! There is also another possibility for an additional wind fall savings. By using Robs flat fee MLS listing service, you not only get vast MLS marketing exposure, but the property is also immediately listed on worldwide internet sites such as Realtor.com, Zillow, Trulia, and Redfin. The benefit here is that these other sites can be directly seen by buyers that are not represented by a real estate agent. Hence, these buyers can contact you directly to purchase your property. I found Sand Dollar Realty through an Internet search and tried their service to sell one of my renovated properties. Robb and Judith did a great job. They are very competent and friendly. The house sold quickly. I was so pleased, that I listed another property that sold in two days. I now plan on selling other properties through Sand Dollar Realty Group. I have recommended this firm to two of my friends and highly recommend this firm to any seller.

I really appreciated Judith’s patience, and assistance while going through the process of recording our data in the MLS. This is very important, as some real estate agents/potential buyers may only call the office, even though our contact information is listed. What a great experience it has been using Sand Dollar Realty Group’s flat fee listing service. I needed to sell our house in Jupiter and cringed at the thought of paying a real estate agent thousands of dollars just to list our home on the MLS system. Robert and Judith made the process a breeze. I contracted with a local photographer for some high quality pictures and Sand Dollar Realty did the rest. The house was listed on MLS on Tuesday night and by Friday I had an offer and the house is now under contract. I wouldn’t hesitate to utilize this service again in the future. We have sold several rehab properties through Sand Dollar; listing 2 more now. if you are somewhat savvy and provide professional photos and a good listing description, I see no need for a full fee listing realtor. They seem to simply list your home and sit and wait for their 3%. A buyers realtor on the other hand earns their fees. I have bothered Judith and Rob many, many times for selling advice and listing changes; they are always patient, pleasant, knowledgeable and helpful.

Nothing but positive experience from start to finish working with Sand Dollar Realty. Judith, our contact person, went over and beyond expectations. She shared her experience and knowledge, without reservation. We didnt expect to have that support system when we actually just paid a flat fee to have the home listed on the MLS. Instead we were given right of passage for all our questions that came up during the time the home was listed. The home was sold before the listing expired; however, we have no doubt Sand Dollar would have continued to be there to answer questions after the fact as well. If we left a message for a call back, we received that call back much sooner than reasonably expected. Our son and his wife used Sand Dollar Realty in the sale of their home and we were amazed how quickly and smoothly the sale of their home went down. The money we saved by using this method was, of course, important; however, if this process didnt bring about the results, the cost factor would have been in vain. I used Sand Dollar in 2007 and again in 2012. Now selling again and am listing with Sand Dollar because I had service EXACTLY as I needed and expect the same this time. Sure I could find cheaper but I know what I will get! Good service. They are what they say and no one is in the middle. You will deal direct!
I had a neighbor that told me to try Sand Dollar when I wanted to list my house. I got on line to start the process but was overwhelmed by the paperwork process so I decided to call the number. I got Judith on the phone who told me to do the best I can and she would either fill in the blanks or call me. Well I did it and also got their professional photographer. The house was listed for 3 days and a buyer paid full asking price and then it closed without a hitch. I could not have been happier with the process and of course Judith who was so helpful.This company is very professional and honest not to mention a bargin price
The company I work for used Sand Dollar Realty (Rob & Judy) in Florida to list 5 of our rental properties that we were wanting to sell. We were in a different state and looking only for a listing agent & they were great to work with. As I am not a realtor, I dont know all the realtor lingo and forms to be filled out and they were a great help to me in getting all the little things taken care of and done correctly. I recommend them.
I met Robb Arnold at a CFRI meeting maybe 20 years ago.in 2019 Robb was my Broker in a 3 house deal Robb handle all of the contracts and everything from start to closing Robb Arnold and San Dollar realty is a tremendous help very reliable knowledgeable and professional . I also had another deal with a house that the building permit was started in 2008, the city of Sanford condemnation and demolition notice on it, Robb was able to contact the owner get a power of Attorney for Abner to speak in front of the commission to buy us some time and to not demolish the building , there were lien and fines over $100K dollars , Robb enlisted brokers title to do the title work it was not easy getting it done, Robb also has experience in title work so he was able to go head to head with the city of Sanford and help Brokers title get a clean title and the liens and fine were only $7500.00 dollars , i was able to purchase the property , I had 4 walls and a floor, the construction was finish on that home in May of this year , the house was SOLD last month and of course thru Robb and San Dollar were the selling agent, we close on Thursday ! Robb is now helping me with a burned out home in Sanford the owner is overseas but of course he has the experience to help with this one , I have a contract with a $1000.00 deposit . once i complete this project Robb will be my agent again ! Had questions about loan so simple right ? Nope I confused them buy asking about FHA or USDA. Not once did he ask anything about a loan but thought i was interested in their property. Owner tried to twist my review because he knows how rude and unprofessional he was over the phone, DO NOT WASTE YOUR TIME!!!
This approach to selling is very cost effective as well as a great experience. They communicate really well, share marketing ideas, and do an incredible amount of work for the fee. If you want more control than a typical real estate sale arrangement, and have the time to show the property, their is no better option. And it saves you most of the listing fee, for me about $17,000.00 Check these guys out for your own peace of mind.
This company flipped a sinkhole home which I uknowingly purchased. Because of questionable business practices, I have struggled to confirm if this home is even safe after they had it repaired. Please do your research before engaging in business with this company.Response to owner: I called you months ago when I found out about the sinkhole and you said it wasnt your problem because I signed papers. You can throw your disclosures up to protect you, as you did when I called you before. I just hope to save other unsuspecting consumers from going through what we went through so your company could make a dollar.
The people at the actual office seem to be quite pleasant people and extremely helpful. But if you get Richard as your landlord, God help you. He picks a favorite tenant and will be at their beck and call, but all other tenants have to bend over back ward to get any sort of response from him and they always end up snippy and confrontational. Nicole was always a pleasure and extremely helpful though.
I really hate to be the first one to give a bad review to this Real State, but the lack of professionalism of one of their members forced me to, I have to! I started my Monday with the great news that all my loan need it was the appraisal done to be approved. I was under a contract with property in 625 sweetbriar br, Longwood, fl 32750 it happens that the house inspection came back very negative with over 20k (ball in the park estimates) on things that need it to be replaced yesterday! but our family still wanted the house and I ask my realtor to send an email proposing to split the cost for the repairs or some sort options/agreement because as the inspection indicates the AC inside/outside unit need to be replaced, also the Water Heater, plus the electric wiring on the house is made of aluminum and it is a fire hazard also more expensive to get it insured. Well, 2 days went by and I drove by the house and notice the FOR SALE BY OWNER sign again wish tells me she got the email she also knows we are waiting for her. the sign has her number The Realtor Number, which as far as I know she is not supposed to put a sign for sale by owner when she is actually a realtor and not the real owner.At 5 pm I decided to call the number on the sign myself where Tracey Borst and find out where we stand since I didnt have any nails anymore. she answered with a drunk voice... Hello, I answered this Ivan and I am calling because we have not heard from you and we are really interested in the house. my realtor sent you the inspection report and he never heard from you. I would like to know what are your thoughts or were we going at this point. she goes: there is no way that you need to spend 20k to replace a water heater, my answer to her was... well, is not only the water heater there is more did you see the email sent to you by my realtor did you go over the report? she answered me in her DRUNKER AND LOUD VOICE: I DONT CARE I AM NOT PAYING 20K. I answered look I didnt say for you to pay just yourself I was just really hoping to work it out with you maybe you had a way to do it cheaper I was hoping that you did your homework.The rest is history I got so upset with the lack of disregard from her, the lack of professionalism, the lack of respect toward me and the deal that the New Yorker in me came out and told her a couple things and hang up. she did call back and I advised her that I wish I knew the type of person she was like that I wouldnt have gone in to contract with her and hanged up. Thank you Tracey Borst! I really hope you find some help and Joy in your Joyless life.

2022-02-24I have used Sand Dollar Realty two or three times to sell property using their flat fee service. I cant say enough good things about the service and the price. Its a no brainer if you want to save thousands in commissions. Rob is very helpful and very fast in responding to inquiries. Anybody who puts in a bit of extra effort can sell their own property with SDRs services. They will also assist along the way at very reasonable fees depending on what you need. Highly recommended!
