We decided the time had come to sell our small South Tampa home and upgrade to something bigger. The decision to hire Jeff was an easy one. He comes highly recommended and is a guy that is very involved in the community and neighborhood we live in. It was immediately apparent in our initial talk with Jeff that he handles things differently from the other agents weve dealt with before. He is very meticulous about each stage of the process and clearly in control of the situation at all times. He was very fast to communicate with us and always had an idea or a suggestion. The most surprising realization was that Jeff is very comfortable with saying thanks, but no thanks to any offer not worth entertaining, which convinced me he is not just looking to make a quick buck. This was exactly the guy I needed. Jeff encouraged us to engage with the buyers so that they can meet us and hear what we loved about the home and living in that neighbourhood. This was awesome advice and after multiple offers, we accepted the one from the couple that was as excited about the home as we were when we first bought it. A few months later and we still have a good relationship with the buyers.I should mention Jeff managed to sell our home in less than 10 days of being on the market and kept all the stress off of us so we can focus on finding our next home.
Buying a Home Stress FreeJeffrey Nietupski made buying our first home so easy. I couldnt ask for a better experience. Jeffrey made us feel very comfortable discussing our likes and dislikes with each house and helped us find more houses to our liking. He made sure we had all the materials we needed before walking through each potential home. He help guide us through the process from beginning to end. He was very proactive with all of our requests. If we needed to ask the selling agent a question, he was on top of it quickly and efficiently. I would definitely have Jeff help us again.
We just purchased a home with Jeff in Westchase. The market here is RED HOT! My wife and I moved down here from New York and I asked my college buddy who to use for a Realtor. He said Sunbay Real Estate, their broker is a great realtor. I took his advice. We were a few months out from buying, yet Jeff stayed in touch with us. He put us in touch with a great mortgage lender. He organized all the showings and got us into homes the same day we asked. Many homes went under contract before we could even submit an offer! The home we closed on, I texted Jeff and within an hour, he got us inside the home. An hour after that we submitted an offer. There were 8 other offers, but Jeff did some creative things to get us the home. We wrote a letter to the sellers. He included a bio and family photo of us in the email to the listing agent. He was smooth and creative and in the end, got us the home we love.
We hired Jeffrey Nietupski to sell our house. Not only because he has billboards all around town, or because he was a Marine, or because he always loses to my brother and me in beer pong! But because he sold us this house originally and he said we would make a lot of money on it. He was right. Well mostly. After we pay off our vehicles and other debt, we will still have a sizeable amount of profits left over. And that’s good because my wife and I are moving to Okinawa Japan. We recently had a baby and another one the way. Jeff and his contractors finished up the remodel on our home and we were able to sell it for exactly what we wanted. Without even having to go on the market and dealing with showings. The Sunbay Real Estate Sales Systems are a bit too detailed for my tastes, but my wife liked them since she could see exactly where we and what we needed to do. We love Jeff not just because he is a good Realtor. But also a good friend. He catered my going away party with a Taco Bar from Taco Dirty. I recommend doing business with Jeff because he is a great guy and will get the job done.
Riverview SaleJeff at Sunbay Real Estate was referred to us by a fellow Airforce family. They said he was a former Marine and understands our busy schedules. We work on the flight line during the day. This means we could only communicate with our Realtor at night. Jeff was cool with that. He came over during the evenings and helped get our home ready to sell. The photographer he hired made our place look like a million bucks! There were a few other houses for sale in our neighborhood in Riverview. But Jeff’s suggestions and photos got us under contract before any of our neighbors! He also helped us buy a home at the same time we sold ours. Being a fellow service member was helpful because he knew all about the VA loan. We suggest Jeff for any military families who need a realtor who understands our busy schedules.

Working with Jeffrey Nietupski at Sunbay Real Estate was a great experience. He was able to get me the home I really wanted. And a lot of others wanted it too. Our offer beat out 7 other offers! And we werent even the highest price. Jeff was able to communicate quickly and efficiently with the listing agent. I found the house for sale on Instagram, but there wasnt an address yet. Jeff got ahold of the agent and we were able to view it before anyone else did. He communicated often and always responded to my concerns. Exceptional Service, highly recommend!This farmhouse was our dream home! But we couldn’t buy it unless we sold our current home. We hired Jeffrey Nietupski because he had been selling homes for a long time. And because he was my cousin, lol. :) But he didn’t slack the way some realtors would when working with family. He was very responsive and walked us through each step. It was pretty hectic doing two real estate deals at the same time. But Jeff was always there to calm us down when we were stressed. He took care of everything for us. Sold our home for the full asking price and got us a good deal on our home now. Buying and seling a home at the same time is alot of work. But Jeff was able to break each step down and keep our focus on the most important task at a time. I higly recommend! I am really looking forward and excited to build memories to our new home. No HOA, No CDD, a nice amount of Land that I can set up pavers and a firepit, do my vegetable garden and raise chickens. And most of all no loud bass speaker vehicle driving back and forth in the neighborhood, and no neighbors playing loud bass music. Ive been praying for this moment to come! Have faith with God and he will direct you to the right people to make your heart desires happen. Huge Announcement: 📣Christal and I have more exciting news we want to share with all of our family and friends. She and I are new home owners. OMG, yes, you just read that right. We got married on Sunday and closed on our house officially Monday. That’s what I call knocking out major life milestones in the same week. We didn’t really set out to purchase a house during the same time as our wedding. However, our dream home came on the market and we had to do everything in our power to have it. For those who have never purchased a house, buying a house is a completely stressful process. Our process was not easy, we had many up’s and down’s and struggles along the way. Many things try to keep us from getting this house. However through major persistence, constant prayer and endless strength between Christal and I, we made this dream become a reality. 2021-06-02We hired Jeff and Chris at Sunbay Real Estate as our property manager. They were fantastic! Jeff gave us some great tips to have our home ready to rent out. He brought in a photographer and took nice photos. Within a few days, he found us some great tenants. He is managing everything and all we need to do is kick back and collect our rent checks. I would highly recommend them!

2021-03-13Jeffrey Nietupski at Sunbay Real Estate is a fantastic agent. His expert advice and knowledge of the real estate market is second to none. The first property I liked we put under contract. Jeff got me a good deal on the home and I didnt know an inspector, but Jeff had a great inspector, Will Neal. There were more issues on this house than I was comfortable with and Jeff got the deal cancelled and my escrow deposit back. Since then, we have been looking at other homes. If you need a responsive and excellent realtor, I suggest you give him a call!

2021-04-27Jeff at Sunbay Real Estate got our home sold! My husband is in the Air Force and received orders to go to Okinawa, Japan. We were super excited about going to Japan and I am already making all sorts of places to vist. (Per Jeff’s recommendations because he was there as a Marine.) But before selling our house, we had many areas of the house that needed updating. Jeff put us in touch with a good contractor and a plan for each room. We spent a month doing renovations. After that, he brought in an interior designer (that he paid for) and we staged our home. Well, right as we were ready to go live on the market, one of our friends fell in love with the place and paid us exactly what we wanted to sell for. Jeff managed both the buyer and seller sides and keep everything very organized. He sold us this house and said one day we would gross about $100k in profit. And he was right! I suggest Jeff and his company Sunbay to all my Military friends at Mac Dill.

2021-06-02My wife and I hired Jeffrey Nietupski and Chris Hogsett to manage our home rental. I am in the Navy and recently received orders to report to a new duty station. I knew Jeff was a Marine and understands military life. He also sold me this house and we had a great experience then too. His approach to renting our home was simple for me. He took professional photos and within a weekend, we had 7 qualified tenants. He will be collecting the rent in person and ensuring my home is well taken care of. 2021-04-29I hired Jeff to sell my home based on a recommendation from my realtor who retired. My home was in South Tampa and the market is hot. I wanted top dollar for my home as any seller would. Jeff showed me what other homes look like in my neighborhood of Virginia Park. My home was a little dated but I wasn’t going to spend much money on it.He was able to show me a few tips that made my home stand out. He suggested painting the walls a neutral color. He brought out a home inspector to do an inspection before the listing. It worked out nicely since I was able to make the repairs needed before the buyer asked. Then he asked me to redecorate and stage my home. This wasn’t my favorite idea since I liked the way I had my home arranged. He brought in an interior designer (that he paid for) and they explained that we need to arrange the home to appeal to the general masses of home buyers. We spent 4 hours rearranging my home. My roommate said it looked great! After the professional photographer came out (Jeff paid for this too) my home looked great in photos. We got it under contract for the full asking price and I purchased another home with Sunbay Real Estate.

2021-04-13Jeff has been doing a great job for us! We hired him to all our home in Bushnell, Fla. He gave us suggestions and changes to the interior design of our home. Helped prepare the outside curb appeal. And after that, did professional photography. Once he put our home for sale, within a few days, we had multiple offers! From here, he sat down with us and explained the pros and cons of each offer. Jeff explained the difference in contract terms, contract contingencies, and the difference in loans that could affect the outcome of our sale. Like, I didnt know the difference between a conventional loan and FHA. He broke that down for us. We are always calling and texting him with questions and he is happy to answer them. Jeff and his company Sunbay Real Estate are also helping us purchase a vacant land of land to build a home. He is working with on us on that end too. If you need a realtor that can help you sell your home and buy another, Jeff is who I would refer to you!
