Personally known to me, I’ve had Grant (my brother!) and his team represent me in multiple purchases and they live up to their billing of being “bulldog” negotiators. They are patient, always have a plan, and persuasive even with the most stingy of sellers/listing agents. Grant’s team has a proven (and transparent!) track record of negotiating price reductions, seller credits, and/or inspection repairs and concessions. You’ve seen other reviewers on this thread mention their “relentless” approach and I would certainly testify that they are obsessed with seeing their buyer (or seller) win at the negotiating table.Again, personally known to me, I’ve had a great experience with their entire staff, from transaction coordinators to concierge. If you are frustrated with your agent’s response time or inability to negotiate persuasively, give them a shout. Put their track record to the test. They have relentless and resourceful realtors serving Jacksonville, Tampa, and South Florida.

Started my home search on Zillow and after getting bombarded with calls when I clicked the button to get pre-approved, I chose to work with Jordan Vreeland at PRMG. He was texting me answers to my questions literally at 10:45pm. This is my 3rd time buying and third different lender I’ve bought with. By far my best experience. Jordan introduced me to his brother, Grant, who he claimed would be a “bulldog” for me in the process. Grant’s Zillow stats boast an impressive track record of saving buyers money and certainly lived up to the billing. Grant and Michelle were nothing short of phenomenal. Michelle coordinated showings for me day and night (yes,I was picky) and she was my sounding board throughout. I love her! Side note, she even sold me on giving crossfit a shot. Grant was exactly as Jordan described and exceeded my expectation of the role of a realtor, mind you I’ve been through this twice before with two different agents. He was relentless negotiating price reduction, he negotiated a $6,400 seller credit towards my closing costs (I never received a seller credit of any sort on my prior two purchases!), and during inspection he negotiated for seller to hire licensed electrician to update the electrical panel from cloth wiring. From Jordan, Jason, and Scott in lending/processing to Grant and Michelle on the real estate side, I felt like I was more informed than ever before in the home buying process and highly recommend both teams. I appreciate you guys!!!

My experience with the basel house was awful. They not only wasted months of my time, but also wasted months of time and money of their clients.. From the beginning they would never return a phone call, text or email. We had several closing dates scheduled and they would never call to confirm but would always wait to the night of closing to send an email requesting an extension with no reasoning or updates. After the inspection they requested 2,500 dollar discount because of an AC issue and send a picture of an old AC that wasnt even ours. Our AC was brand new so we called several times, emailed and got no response. Because we were already far into the process and we liked the couple we agreed to the discount even though there were no issues. We then had our 4th closing date set and took off work only to find once again they did not show up, call or email. At 8 p.m that day they sent another email asked for an extension with no reason or update on when the closing could happen. Once again we tried to contact with no luck so we were forced to void the contract. We told them immediately we were moving on and put the house back up for sale. These people contacted us a week later, for the 1st time, asking if we were still going forward with the sale after we already relisted it and voided the contract. They apparently didnt inform their client who had water put in their name at our house that week. Id love to know what they told the military family who spent all this time and money on this process while their realtor company failed to do anything for them. Our house sold immediately after we parted ways.
Arsham Ghadimi made buying my first home such a stress-free process by answering all 1,000 of my first time buyer questions. He has thorough knowledge of home construction and the local market. Every time we viewed a new property Arsham provided such detailed insight on the properties. He also led me through multiple rounds of negotiation to get to a price that I was comfortable with. Hey! I know these guys!! As a member of the processing team with PRMG, we fund home loans with multiple realtors from different brokerages throughout Florida, and close over 200 transactions a year with Grant’s group. I can say with absolute familial bias that as a collective unit, nobody is consistently as aggressive in negotiating credits and concessions than Grant’s team of all-star agents. After all, I see the contracts in processing! They bring transparency to their successful negotiating track record as well, ask them to send you link to their “pudding page.”
Recently completed job relo from ATL to Tampa. My intro to The Bäsel House came by way of getting pre-approved with Jordan’s team at 14 Days to Close (via Zillow). Must admit, I’m a tech snob; therefore, the bar is high for incorporating advancements to streamline the process for buyers.I thoroughly enjoyed and appreciated the efficiency along with theAH-mazing Vreeland brothers. ‘Highly recommend’ does not do my experience justice! This marks my 3rd time buying a house, first in Florida and first with their team specifically. The pre-approval was a breeze (in my @hahadavis voice) and Jordan’s recommendation of working with Grant’s Merge Group at Bäsel House was perfectly on point (lived up to the bulldog negotiating he promised).The vibe and ambiance at their digs is super cool, relaxing, and very inviting… art infused atmosphere, dope mural on outside of the building, total gallery feel inside. These guys have assembled a dream team of fun, genuine, highly knowledgeable people to delve into that house hunting foxhole with.

Unethical. Dishonest. Highly Unprofessional. Do Not Recommend.My experience with Grant Vreeland, Mike Sayson and the rest of the Basel House/Merge Group Team was nothing short of appalling.This team acted as our buyers agent throughout the transaction on our first home. We were so mistreated and mislead throughout the process that I was compelled to file a formal complaint with the Florida Department of Business and Professional Regulation as well as the Office of the Attorney General.Heres a short summary of that experience:-Pressure tactics to use Grants preferred lender, Jordan Vreeland, who Grant neglected to mention is his brother. Tactics included bad mouthing the competition, stating speed/time is of the essence, throwing a fit when I disclosed that I would be comparing the loan proposal to other lenders, and what I would describe as bait & switch tactics where loan estimates were intentionally withheld until the last possible moment to prevent comparison to other lenders. Following my decision to use another lender (since Jordan actually hung up on me during 3 separate phone conversations) Grant and his team became completely non-supportive throughout the rest of the buying process. Examples of this are outlined below.-Intentional misdirection and lack of disclosure during initial contract negotiations. I was asked, in passing, if I would agree to pick the title company with no explanation that the implications of this were that I would ALSO be required to pay the $3000 cost of Owners Policy and Charges.-Being asked to signed a Fee Disclosure document showing ~$1600 in fees to the Basel House, but being told I wouldnt have to pay these fees at any time... Then having those exact fees show up on my final loan disclosure and only after pointing this out having them removed. The whole thing was clearly a ploy to slip these fees under the rug from the get go. Theres no other explanation for this type of tactic.-Non-disclosure of the relationship to the preferred inspector who is actually Grants assistants husband. Grant went on and on about how great his inspector was and how it would be critical to further negotiation later in the process. Yet, after more than $25,000+ in necessary repairs were identified Grant managed to negotiate exactly $0 off of the price and/or closing costs.-Extremely rude behavior over email. Here are two exact quotes:Mike Sayson (Transaction Coordinator) - I don’t report to you, Steve. Your lender was provided with executed copy of the extension.Grant - There’s nothing wrong with his tone. You’re a chronic complainer, Steve, and Mike is choosing to deal with you accordingly, albeit still professionally.-Lastly, there was constant reference to the great reviews here throughout the process. Yet, after some investigation its clear that a great deal of them come from Grants own team members including: Jordan Vreeland, Michelle Stahl, Mike Smith, Arsham Ghadimi, Cara Vreeland and Mike Sayson. The most absurd by far is the review from Grants brother/preferred lender, Jordan Vreeland, that states: [Grant] was very well networked in the community and gave us solid referrals for MORTGAGEThis is not a company you want to work with!

They are diligent and efficient to relieve you of details. The entire group and individually they give you attention and walk you through the steps. Sometimes they are so efficient and effective, you wonder what else do I need to do because they already have your back and handled for you. They do not waste time. They give you your time to fit your schedule. When ready, they step right in a take action. The teams take care of qualifying for mortgage approval and the financials ahead of time, and then provide the guidance and search tool to select houses and properties to bid proposal. Excellent realtor and mortgage support in a highly competitive Florida market. This is the team all retirees need to enlist their services when it is necessary to make a house purchase and a house sell, including relocation to synchronize when relocating from Virginia to Florida!

2022-03-18Absolutely terrible. Grant Vreeland was the worst agent to even try and work with. Took 3 days to get an answer and he didn’t even read the offer correctly. I asked if he would mind if I explained to him how to offer worked as many new agents don’t understand escalation offers but he proceeded to call me names I would never repeat and cursed me out. Happy to say I will never work with this realtor group again

2021-04-30Sarah is a diligent, professional and knowledgeable agent. This was my first home buying experience and I am relocating to Florida from another state. We did everything remotely and the entire process was seamless. She was flexible with times to show me homes...sometimes dropping at a moment’s notice, gave sound advice even when I could have lost my head to overpay or pick a place she knew wasn’t right for me. I completely completely depended on Sarah and she made me feel like I was her only client even though I knew she was incredibly busy. I highly highly support her and encourage you to work with her too!

Within a few hours of talking to her, she was able to give me access to several properties that were desirable and within my price range. While I made the personal decision to rent a little while longer to save for a better down payment, I know who I will be contacting when I’m ready to move forward and buy.
