Pam Potenza, representing the Closing Agent , was thouough, communicative, and complete in her research of the property.Questions concerning estimated taxes were readily dispelled and both buyer and seller came to an agreement so as to avoid any future requirement for renegotiation, An important factor in these days of volatile real estate pricing. Pam ensured that all infomation and documents were transmitted such that both buyer and seller could execute the closing documents at a time and location convenient to them.
I was sitting at my most recent closing, talking with my Buyers. They were also my Sellers a few weeks before. On the List side, we closed at the Closing Agent downtown office. We were now sitting in the Winter Park location. My Buyer said what locations have you closed in? so we sat and I, with their help determined I had closed in all locations except Merrit Island and Lakeland. I love that my clients have the connivence to pick a location that best fits their schedule.
My husband and I used The Closing Agent when we recently closed on a house in Windermere FL. They provided exceptional service and we could not be happier with them. In particular, we worked with Victoria Bowen who was fantastic! She was extremely helpful, knowledgeable and responsive. Everything was seamless in great part to her. Highly recommend Victoria and the whole team at The Closing Agent!!!

Highly recommended. I am a real estate broker in Orlando, and have been using The Closing Agent as our title company for several years. In addition, I have worked with Barry Mill Law regarding real estate related questions and disputes, and occasionally just to get his opinion to ensure we comply with the law.Recently, I received an inquiry from a commercial client who was in doubt about a few things regarding his property ownership dispute. Christian provided significant advice and assistance to my client and I which helped to resolve the situation.I have enjoyed working with this firm. In this busy world it is hard to stop some times to leave a review, but I honestly had to stop and do a review for The Closing Agent.I have had the opportunity to work with The Closing Agent Team with Barry Miller, Robert Garcia, Maria Pirone, Meredith Timulty and other members of the team and I have to say that they are my choice for Title company. They have provided me with continued educational updates in my field of work and they have supported me and my clients in any challenging transaction that I have encountered. On Friday September 6th we had a difficult situation with a closing and after having to postpone the closing three times, things can get very frustrating, I felt very supported and I felt that my client was patiently supported through out the whole process. In her own words I felt safe, I was in safe hands with all the support and understanding from this closing team and most specially with the support that I received from Robert Garcia, one of the lawyers that works at The Closing Agent. He was very busy and ended up changing his schedule to help my client with the last minute inconvenience cause by the other party in the transaction. I am very thankful to the team and I totally recommend them.
Dealing with Gloriana at the closing agent was the worst and, fortunately, only truly bad part about purchasing my first home. I would 100% absolutely recommend that anyone looking to close on a home avoid this company or at least this agent at all costs. From the very beginning my entire purchase was blatantly mishandled by their team.At one point there was an extend3ed delay on obtaining details to close and after telling my that my lender had not gotten back to them yet, it was discovered that Gloriana had sent all my financial information (with included identification information including my SSN) to the wrong financial institution. On top of that it wasnt even one Id been in talks with. She brushed it off as a minor inconvenience but obviously this was a delay in a very important purchase for me and I have no idea what could be done with my information being sent to the wrong place.When contacting me to discuss what to bring to close she gave me a number that was $10,000-$15,0000 higher than was previously discussed. After letting her know that I thought she might be mistaken she, essentially, told me that she knew what she was talking about and that I did not and proceeded to get irate with me. She then contacted me hours later to let me know she has the WRONG file pulled up. Without so much as an apology she just laughed it off. My name is fairly unique but even that aside Id assume when youre dealing with purchases that are hundreds of thousands of dollars that you might pay closer attention to detail.After finally closing I decided to brush all this off as a poor experience and leave it at that. Then 5 months later I received a letter in the mail requesting the property tax payment for the 2020 Tax year. I purchased my home the end of October/ Beginning of November and it was discussed at the table that the previous owners had paid their portion of the taxes. Without my consent and without informing they wrapped that money into the closing costs. Due to covid procedures my realtor and my loan officer were not allowed to be at the signing with me which certainly threw me off, but we managed to get everything signed and completed. I then wasnt able to get my keys for a couple more days because She hadnt filed the paperwork she needed to to release funds from a grant I was offered towards the purchase.I called about the taxes and while they verbally told me the taxes had been paid, and it was a topic that had been discussed at closing, I hadnt fully understood the writing in the contract (which is my fault) and wasnt aware that they were instead applying it to closing costs, even though that isnt what was requested... Now that its March I wont receive the 4% discount and am on the hook for the entire amount which is inconvenient but honestly theres some satisfaction in knowing I wont ever have to deal with this company again.If you have the option steer clear, while I cant speak to the abilities of other agents my experience was honestly miserable and the company doesnt seem to be much help in fixing it.

Buying a fist home can be a stressful experience. This is why having the right people working on your transaction is paramount. Colette Chase was truly a pleasure to work with. She kept us informed of our closing status and worked closely with the several parties involved to make sure our closing was uneventful. Colette was professional, knowledgeable, courteous, and understanding. At the closing table, she took the time to explain every document we signed as well as answer all our questions. Colette put us at ease. In the event we decide on the purchase of another property, my wife and I would certainly have Colette and Barry Miller Law handle our legal transactions. Outstanding work. I would not willingly select The Closing Agent for my next real estate closing. Numerous errors have come to light after the closing and I am very concerned that the worst is not behind us. At a time when we should be enjoying our home we are shuffling funds around and updating misinformation that was caused by The Closing Agent. We paid for a service that was not done accurately.
Meredith Timulty as the presenter at our last sales meeting. I must say that in comparison to all the speakers/presenters we have had at our sales meetings, Meredith was the best. She really stood out to me. She came prepared, answered all of our questions and in the short time summed up The Closing Agents services in the most positive an convincing way. I am sold! It has been a pleasure to work with Doug through this journey we started when we sold our house. In the processing of the title and the deed paperwork, Doug discovered a monumental error that took a couple of months to resolve. Without his support, we do not think we would have closed for another 2 or 3 months.Doug started a relentless pursuit of a solution to this problem and was able to step in and redirect the efforts of other organizations to resolve the issues.For Doug it has always been the end state: closing on the sale of the house and as soon as possible. To that end, Doug did things anyone else would have said not my job. Subsequently to our brothers death we needed a probate and closing Attorney. Considering our Brother lived in Florida and we 2500 miles away our situation warranted an out if state Attorney. I referred my UK mortgage clients to Robert Garcia who were buying a new build in Reunion. From the start, Robert reviewed the builders contract and obtained revisions to the document prior to the buyers signing it. and continued to advise them throughout the process.I am so thankful the buyers had legal representation throughout the transaction because there were unnecessary pre closing issues raised by the aggressive builder, which would have intimidated any normal buyer but Robert took command of the issues and demonstrated how much more professional he was compared to the builder. The transaction closed without the need for litigation, but that was all thanks to Robert and his assistant, Marylou who also worked diligently in making the closing happen for the buyers.As a licensed Florida Realtor, mortgage broker & private lender and a retired English attorney, I can wholeheartedly recommend all my Realtor colleagues to instruct Robert Garcia whenever they have buyers for new builds and even resales, using the special real estate deal offered by Barry Miller Law. Robert is the consummate professional and forceful in his dealings on behalf of the client, when required.
Such a refreshing experience, David took his time with us, explained everything and went above and beyond. I never realized how valuable title insurance was before. Won’t do a closing from now on with anyone else. I highly recommend him. Not your typical sterile closing office, friendly down home atmosphere. It was very helpful to us to have our legal questions answered by an attorney before we closed. One stop shop!
See follow up to this review below:This was by far the worst experience Ive had with a title company. Our contact, Liz, Was extremely poor at communicating with my buyer, the lender, as well as myself the realestate agent. Multiple E mails and multiple phone calls not returned. The listing agent who was also the seller had to intervene to help get answers. This is not how the relationship is supposed to be between the title company, the buyer, the lender, and the agent. At the closing table we had a mobile closer who was very friendly and tried to make the process go as smoothly as possible however we were still at the location for over 2 hours. My clients had 5 small children who did remarkably well for having to sit in a hot conference Room for that length of time.As a follow up I was contacted by the VP of the company to discuss went wrong in this transaction. This shows there willingness to make things right and to listen to their clients. I feel comfortable that procedures will be implemented to avoid this type of situation from happening again. I modified my review based on the follow up.

I would not recommend them. I chose them for their competitive rates and no additional mobile closer fee. I had issues correcting their attorney on the right way to record a deed. They tried charging me for recording based on the full price of the house instead of the refinanced rate which amounted to an extra $700. Luckily my bank caught the error(which they didnt have to since I didnt choose their closer to begin with) and after their attorney researched the issue, she learned about the new way to record the deed. I am not the only person that has refinanced a house so this is something that I am sure happens a lot. Anyway, they are friendly and did catch another error on my previous title but even after closing, the closer forgot to bring part of the paperwork. 3 weeks later, they sent me an email notifying me that after auditing, there was an error in my paperwork. They expected me to find a notary to sign and after telling them my true thoughts they did send another closing agent. Even though they corrected it in the end, I felt insulted by an email expecting me to do all of the legwork. That is why we pay companies in the first place, especially after a mistake has been made on their end, they should go above and beyond to make it right. Anyway, in the end it turned out okay but there are better companies I think they should have done things right the first time. In the title insurance business there is no room for error and you should feel confident that your title company is doing everything in your best interest.

What a GREAT organization! Barry Miller and his team pay for television advertisements for the properties that I list. He can do it for you too. As a realtor, these TV spots are absolutely invaluable to marketing my listings. I certainly could not afford this. Barry doesnt require that you use The Closing Agent for your transactions in return for the free advertising - BUT - Why wouldnt you? Thanks Barry for the support. I appreciate it.
Do NOT use this attorney he is the biggest crook, paid over $4000 to close on three houses in Florida which I did not need in the state of Florida but I wanted to be safe. Two years later I have problems with one of them which he did no do the research he was supposed to do, I called him spoke for 7 minutes I get a invoice for $332.50 to clear up his mistakes shame on you. Filling complained with the Florida Attorney Board.

I would not recommend this company. This was the worst closing I have ever experienced. There were multiple mistakes and misinformation throughout the process. They never disclosed almost $600 in fees they charge on any of the settlement statements provided to me prior to closing but snuck it in on the one provided at closing. They had a problem accepting a Power of Attorney for one of the documents that needed to be signed and after not being able to get an answer as to why I asked to speak with the attorney in charge. I was told they would call me but they never did.
Awful!!! Overcharged at closing and sent 3 separate checks to my last address, ummm hellooooo you just made me sign 600 forms with the new property address; one form stating its my full time residence!! Mistake after mistake after mistake; she (Kat Fontanez) was also a damn nightmare for our mortgage broker. She overpaid our realtor as well! Incredibly inaccurate at her position and should probably be in a position that requires less thinking, accuracy and professionalism.
I cant say enough about the job Elizabeth, Jonathan and the Staff did for me on my recent closing.. Who do you know would drive 2+ hours to find a seller and wait all day until they found them to get a file closed.... Talk about going the extra mile(pun intended). Thanks Liz...

2022-01-04When we went into a real estate contract, we never would imagine we would need legal representation. The sellers of the home we were under contract with breached the agreement. We contacted Robert Garcia and presented our case. He made time for us, was empathetic, informative, and was creative in his solutions. The man knows law! He is quick to resolve and truly cares about his client. We never once doubted if we were in good hands with Robert. He has gained a life long client and for any real estate needs we will surely be contacting him without any hesitation. Thank you Robert, you’re the reason we were able to close and receive keys to our home.

2022-02-17The staff was kind and patience throughout the process. However, slow in communicating with my buyers and sellers, also not receiving closing documents after closing. I as the realtor received the heat from both parties, because of this. I think the Closing Agent should be more into satisfying the customers need, because this is how we all get paid.
