I had come across this property management company over 8 years back, and have had only a highly pleasant experience, having Tammy & Krist take excellent care of our properties. Since then I have recommended many of my friends and have had no reason to look elsewhere for our needs! They are fair, hard working and diligent about all of our needs.
What can I say about this company there have done nothing but astound me at every turn. Tammy has been so helpful during my stay and beyond satisfactory during the move in and move out proccess . They made sure they answered ant questions or concerns ,were timely and concise.Never any issue that could not be solved and email or a phone call away thank you Tammy and company for all your help .There new building is tidy and easy to access , but during these times they have kept up with anything they could assist me with without contact.Thank you all at The Property Management Company of Jacksonville!
I enjoy renting from these folks. The house Im currently renting was exactly as described in the listing, it was cleaned well, and you can tell this house has been well maintained throughout its rental history. When things dont work, they acknowledge it and they move quickly to fix it. It took me forever to find a good house to rent in jax, most of the ones I liked fell through once I looked up the management company reviews. TPMCjax is exactly what I was hoping for and I highly recommend going through them.
After searching for rentals for months and dealing with unresponsive realtors and dead ends, it was a blessing to work with Tammy. She went above and beyond to get me the rental of my dreams and made everything a breeze to complete in no time at all. Thank you again for everything!
I moved to the Jacksonville area two years ago from St. Louis. I didnt know the area and had a difficult time getting anyone to return my calls on rental properties. Peggy returned my call on a Saturday within minutes of me leaving a message. It took less than a week to pick out a place, apply, get approved, and pay the deposit. Everyone was so nice and accommodating! Since then, I have had an absolutely fantastic place to live!! Ive only had to call in four work orders in two years, but Tammy always responds right away and gets someone to my residence quickly. I love the follow up calls, too, just making sure that everything is to my satisfaction. Of all the places I have lived, this has been the best experience ever!
I have never written a review bad or good. But I have to Thank Tammy at TPMC for being my angel. She is dependable, professional and honest. She has been handling our Condo for the last few years. I dont worry because she is on top of everything. And more important I trust her and in this world there is not many people I trust. She has gone over and above to manage our property and we would highly recommend her services.

We had to break our lease early. I knew that we would lose some of our deposit; however, Tammy did her absolute best to get me back as much money as possible. She actually gave me back more than I expected. I am forever grateful for the amazing staff. They definitely went above and beyond. While living in a condo they managed, they were always prompt to maintenance requests. Tammy you are gold. Your staff is gold.
TPMCOJ has been managing my property since I bought it. The company was referred to me by my friends, whose properties were already being managed by TPMCOJ. Kris was my initial contact with whom I signed the contract as an owner. Kris gave me all the details I needed to make me comfortable and believe in him. I heard from Tammy the first time when she found my first tenant and since then, it has all been Tammy. Tammy is great to work with. Tammy is reachable via text, email and phone and is very good about responding quickly. She is thorough and detail oriented. She was excellent with immediate follow-ups when there were storms. She is prompt in sending tax information and transaction ledger. She takes care of or facilitates any interactions with the tenant, for lease contracts, repairs, renewals and HOA activities. TPMCOJ makes it easy to own a rental property in JAX.
Tammy was really helpful when we were moving out. She was very understanding and after communicating with her, she was able to get me my entire deposit back! It just took a nice, civil conversation to make things right and the issue was fixed! :)
I have dealt with Tammy the last few months and I must say that she is the most pleasant person I have ever met. She has a heart of gold and would give the shirt off of her back to help anyone in need. She is very professional yet personal at the same time. I would recommend doing business with her to anyone.
TPMC Jax made the rental process SO EASY. Was able to see the property on Thursday, got the lease and other requirements done on Friday, and moved in on Monday. Such a quick turn around with no complications I couldnt have asked for it to go better. Definitely at the top of the list compared to my other rental experiences.
I have been renting a few properties through TPMC for a few years now. I think of Tammy as my business partner. She takes care of everything with more care and attention to detail than I would have done! Whether it is finding new renters, getting some repairs done, or even dealing with nosy neighbors. I can absolutely rely on Tammy to handle anything. If she wasnt managing things, I would have to mover to JAX to take care of things. I am giving them 5 stars, because Google wont allow more.
My wife and I got a condo in the south side of town. When the time came to move out of the state, we second guessed ourselves. We contacted The PMC and it was the best decision weve ever done! Well... second best, my Spider-Man mug is still #1. Tammy is always available to help and since 2015, our property has always been rented. Five stars.
Tammy and Krist are the absolute best. We rented with them for 3 years. They are very helpful, transparent, honest, and just decent people. Everything from seeing properties, service requests, deposit refunds you name it they have it covered and you KNOW you are a priority. Ive been with them for so long because I have found that no other management company compares in the level of service provided and consideration for what is in my best interest. BE CAREFUL RENTING ANY HOME WITH THIS COMPANY.THEY DO NOT RESPOND TO REPAIR REQUESTS IN A TIMELY MANNER & WILL FIND ANY REASON TO HOLD MONEY UPON MOVE OUT!As I read a lot of the good reviews people had, we on the other had a much different experience. I relocated from Houston in December of 2017, renting a home from PMCOJ & paid the full years rent in full. Upon moving in the house had issues 1. There was grease dripping from the stove vent 2.Walls were damaged 3.The carpet was in a rough condition 4. The yard was full of weeds(which we spent over $300.00 in fertilizer trying to bring it back to good health) We had to ask them to have the house properly cleaned, delaying move in. Once we moved in we realized quickly the house sat for almost a year prior to us moving in. We spent 2.5 months without an ice maker. The air conditioner quit working, we spent 2 weeks without a/c. The microwave shorted out, we spent 3 weeks waiting on a replacement. Upon moving out we went above & beyond to make sure it was cleaned to their move out requirements. Yet, they still found reason to hold money from our deposit. 1.They held money to paint the garage (which we have photos showing the poor condition at move in). 2. Held money to repair walls (which we sent photos to them at the time of move in, showing the damage) 3. Held money to repair blinds (that we have photos at move in showing damage already present). Additionally we were charged for removal of a palm tree that was not in the best condition and although efforts were made to treat it, it succumbed to disease. These are just some of the issues weve had with this company. The administrative staff was highly unprofessional and non-responsive, even hostile and down-right rude in comments and the emails we received were appalling to read. Bottom line to this is, once they have your money they will find a way to keep it and do not take responsibility as a property management company.

The Property Management Company of Jacksonville (PMCOJ) is who I use to manage and rent my condo in southside, Jax. My condo is my future retirement home so it is very important to me. The owners and staff at PMCOJ take care of my property as if it was their own. They are diligent in all aspects of finding tenants, caring for the renters needs and managing my property. I don’t worry about anything regarding my home and trust them 110%. Highly recommend this company to look after your home / investment.

They dont answer their phone and do not want to work with low income families with a voucher I wouldnt recommend this company if you are poor and African American 🤬🤬🤬🤬
We rented from these folks from June 2016 until February 2018. We did not have a single problem. The people are kind and professional. My sister had to be near Mayo for health reasons. These folks actually cared about our situation and took pains to make certain every issue was addressed immediately. The property was lovely and well maintained. I would rate our experience a 10 if possible.

MR OVERCASH MADE A LESS THAN HONEST REVIEW.do not respond to repairs 100% NOT TRUE. AS WITH HIS MOVE IN HE IS NOT NOT BEING HONEST. DURING THE 1 YEAR OF TENANCY WE HAD 13 SERVICE CALLS. THE A/C, DISHWASHER & MICROWAVE WERE REPLACED. MANY OTHER MINOR ISSUES WERE ADDRESSED..HIS COMMENTS ABOUT THE YARD, THE HOME THE CARPET, ETC. ARE SIMPLY NOT TRUE.. THE HOME WAS NOT VACANT FOR A YEAR. IT WAS VACANT FOR A FEW MONTHS AS THE PREVIOUS TENANT VACATED RIGHT WHEN WE HAD A HURRICANE HIT US..THEN IT WAS THE HOLIDAY MONTHS. WE DID HAVE THE HOME PROFESSIONALLY CLEANED BEFORE BEFORE MOVE IN AND THE YARD WAS MAINTAINED MONTHLY BY A LICENSED AND INSURED LAWNCARE COMPANY.THE TENANT WAS NOT CHARGED TO REMOVE THE PALM TREE. IF HE RE-READS HIS NOTICE HE WILL SEE THE NOTATION THAT THE BILL WAS $70 FOR LAWNCARE & PALM TREE REMOVAL. HE WAS ONLY CHARGED FOR THE LAWNCARE ($50).THE TENANT DID NOT SPEND 2 WEEKS WITHOUT A/C. HIS STATEMENT IS A 100% UNTRUE. WORK ORDER CAME IN ON A FRIDAY NIGHT. ON SATURDAY OUR NORMAL VENDOR ADVISED THEY COULD NOT GET OUT, WE SENT OUR BACK UP GUYS AND THEY WERE THERE ON A SUNDAY. ON MONDAY WE LEARNED THE SYSTEM NEEDED TO BE REPLACED. WITHIN A FEW HOURS WE HAD APPROVAL FROM THE OWNER. IT WAS AARON OR HIS GIRLFRIEND’S SCHEDULE THAT CAUSED THE INSTALLATION TO BE DELAYED TO THAT THURSDAY...THE MICROWAVE DID TAKE A HOT SECOND TO REPLACE. I DO NOT REMEMBER WHY BUT IT DID. POSSIBLY BECAUSE THE TENANT WAS NOT AVAILABLE.UPON MOVE OUT THE HOME WAS NOT CLEANED. SO MUCH SO THAT THE CLEANING COMPANY CALLED ME WHILE IN THE HOME TO ADVISE AS TO WHY THERE BILL WOULD BE MORE THAN USUAL. I SPOKE WITH THE CARPET CLEANING COMPANY HIRED BY THE TENANT AND WAS ADVISED THAT THEY COULD HAVE BUILT A DOG WITH ALL THE HAIR THEY PULLED OUT OF THE MACHINE.

2022-06-15We rented with PMCJ from January 2021 to April 2022 while our house was being built and had a great experience! They responded to maintenance requests in a timely manner and were easy to get in contact with. Specifically, Tammy was really great in working with us towards the end of our lease!! The closing date on our house kept getting pushed by the builder and we ended up having to extend our lease last minute. Tammy generously allowed us to stay an extra week in the rental so that we wouldnt have to store our household goods on a moving truck and procure an Airbnb while waiting for a final closing date. With two littles under two, this was huge!! We greatly appreciate PMCJ and Tammys generosity during a very stressful time period!!

2021-09-30Our experience with The Property Manager Jax was great from the beginning! This was our first time renting a home and we heard some bad stories about the large rental companies taking advantage of their tenants while providing poor customer service. Krist was courteous and professional when showing us the home and ensured his availability answering all of our questions. Throughout our stay both Krist and Tammy were available and responsive to our needs. Their phone app was simple and the service response was fast. We are thankful for their hospitality while building our home and will seek them out in the future if we need another place to rent. Thank you!

2019-10-28I have dealt with four different property managers over the last six years, and The Property Management Company of Jacksonville is by far the absolute best. I rented from them for over 2 years, and the entire staff was top notch. I never waited more than a day for a call back. Maintenance requests were followed up on and completed within no time, sometimes them tracking me down instead of the normal, me tracking them. Tammy is the heart of this company. She is kind. She is honest. She is nonstop. She is reliable. She is fair. She is flexible. And she is so funny!! She truly cares just as much about the renter as she does the owner. Before my lease was us, she reminded me of things to do so that I would get back the most of my deposit. If there are any concerns or questions, she will do whatever she can do to make things right. At the end of our lease, there was a difference of opinion in a portion of the deposit refund. She went way out of her way in order to find a way to make it fair for all. And she did. She made it fair for all. After renting from 4 different property managers, honestly, Id only go with one....The Property Management Company of Jacksonville. 2018-12-14TPMC found great tenants for me and Tammy has been managing my home for over 3 years. She and Kris are great to work with and keep me updated on any repair issues so I dont have to worry about taking time away from my work or family. 2019-06-27Seriously, I rented a two bedroom condo in Jacksonville for work. This was the BEST experience I have had. Tammy was extremely helpful, kind caring and available. She went out of her way for me and my situation which meant mostly helping me over the phone and online. The condo was great, issues were fixed promptly and the website made it super easy for monthly payments and maintenance requests. I would recommend this company to anyone renting or looking to rent in the Jacksonville area!

2019-09-10I’ve been renting a condo through TPMCJ for a year - a very positive experience. The few maintenance requests I’ve submitted were handled promptly and professionally. Tammy always responds to my questions quickly. The entire team goes out of their way to deliver superior customer service. I recently needed to get new parking decals but the condo association office had limited hours. Tammy volunteered to pick them up and Leslie brought them to the condo on her day off. Greatly appreciated!

2019-01-17This is the best property management company Ive ever used! Tammy is extremely responsive, the staff regularly inspects the properties and very quickly handles maintenance issues. The longest Ive gone without a tenant is 1 week! Tammy and the staff are very fair and help the tenants and the property owner. I read one of the one star reviews- it is totally false; maybe they clicked on the wrong company. PMCOJ is amazing. Thanks!
