As a homeowner, Top Notch is an excellent management company to work with. There is always someone friendly in the office to answer the phone and provide assistance, and they are also very timely in responding to emails. Since they have taken over, our community has become a better place and we are getting more projects done than ever before. Don’t hesitate to go with Top Notch!
Our Homeowners Association has recently hired Top Notch Management to handle our affairs and, as a Board member, I have been extremely satisfied with the services we have received. My phone calls have been answered in a friendly, courteous manner and in the event I have had to leave a voice mail for our Association Manager, the call has always been promptly returned. This company truly handles its clients in a professional manner and I am looking forward to a very pleasant working relationship with them.
Being a former employee of Top Notch I can honestly say that I loved being a part of the Top Notch Management Team. Marilyn and Gasner have always been helpful, supportive and understanding from day 1. The whole top notch team I worked along side with have been like my family which always made my work days better knowing that I had people I could count on. If it wasn’t for me moving out of state I would have definitely continued to work and grow with Top Notch!
As a homeowner in a association with 800 units Top Notch has been a blessing to me and my neighbors. The staff at Top Notch are very friendly and courteous. I could not be happier, this community has been waiting for a management Company like Top Notch. We have had SEVERAL management companies and Top Notch by far is the best!!!
Our HOA decided to make a change in management company over a year ago and it was the best decision ever. We interviewed several companies but Top Notch stood out. Our Management Associate, Ashley Roghelia is professional, quick to respond and on top of our document policies etc. As a board member it feels great to have someone working with you to improve our community. I would highly recommend Top Notch Management to all HOAs.
I am a Realtor, and sometimes when dealing with property management companies, we do not always get the responses and assistance needed when trying to sell homes in their communities. I have to say that working with Kim Leddon at Top Notch has been nothing less than amazing. She is helpful, informative, very professional. I recommend her and Top Notch highly and appreciate her so much. The name suits them, she is top notch!!!
Our community has been working with Top Notch for about 3 months and our experience has been good so far. They have done an honorable job of helping us work through a backlog of projects that we weren’t able to accomplish with our previous management company while managing individual resident issues. I would recommend this company for your community management needs.
Doing business with Top Notch has been a great experience all around. Both the staff and owners have been easily accessible and thoroughly informative throughout our working relationship. They have consciously taken steps to keep costs down without cutting any corners. Mrs. Leddon has been my point-of-contact and coordinates service at a property in Deltona that I service. She is friendly and easy to speak with. She has responded to my calls over the weekend regarding a service order in which I needed an immediate answer.I wish all the commercial properties I serviced were as professional and responsive as Top Notch is.
I have had a working relationship with Top Notch Management for nearly 2 years. They help manage our Recreation Association in Orlando. Our association was self managed for nearly 30 years by the board but circumstances led to the need to have a management company come in and help us. From the beginning Top Notch has been nothing but genuine, friendly and competent taking care of every need that we had. For example, our financials needed to be revised and better structured and they made such a huge difference by providing the resources, time and knowledge to get this done.They have treated me and our board with great respect and continually work hard to meet and exceed expectations. They have never been rude or confrontational with anyone on our board or in our community. Top Notch replaced the previous managment company in the community where I used to live. The previous company owed me a lot of money and couldnt or wouldnt resolve the problem. Top Notch resolved the problem in less then 2 hours and issued my reimbursement checks. They cleared up a problem in 2 hours that the previous company couldnt do in 7 months. They are friendly, helpful and know what theyre doing. Thank you Top Notch!
Over the past few years, The Retreat of Wekiva HOA has had the distinct pleasure of working with the top notch team. We have had other property managers in the past and Top Notch has by far been the best. They have a small business work ethic that you dont get with corporate management. They have several relationships with excellent vendors who help get things done. They are always on call and very reachable with the dependability that is so valuable to us. Once an action item is established in a meeting you can count on them getting it done. They do an excellent job with our receivables and with enforcing rules & regulations that keep our property values in line. Top Notch Management is the best management company we have ever had. There is always someone there to help. Our rep, Anna is available whenever there is a need to solve a problem. She personally visits our property on a regular basis to ensure the work is completed or the reported problems have been addressed. Anna and the rest of her department also work hard and diligently to ensure that all of our documents and notices are sent out or posted on time. Lastly, the accounting and payables department do a great job with posting fees for our association and providing financials every month for our budget. Thank you Top Notch!
After reading this most recent negative review on Top Notch Realty Services Community Association Management, I decided that this company deserves a positive review.For the record, many homeowners in my community including me are happy with Top Notch. However, success stories, in general, as we have had in our community, tend to not be talked about because it’s easier to complain. This is unfortunate because what I am reading and seeing here in the complaint reviews of this company are coming from unhappy or disgruntled unit owners who are just unpleasable. In some cases, theyre people who are simply unhappy with where they live, or unhappy in their own lives, and they take it out on the management company.With that said, here is my review:I own a condominium and belong to a Homeowners Association that has been managed by top-notch management for over five years and I have no complaints. When Top Notch took over, we were a mess. Our property had fallen into disrepair and discord. The majority of our homeowners had moved away and rented out their condominiums. Background checks werent being enforced which created a heavy influx of less than desirable tenants for us. Illegal Activities became a problem and these new tenants refused to follow or abide by our HOA rules. Even worse, the homeowners themselves refused to rectify this huge crisis that they had created for the rest of us still residing on the property.Ever since we began working with Top Notch there have been major improvements in the following areas:Our bills always get paid on time, our maintenance emergencies get taken care of in a timely manner and our reserves have been increasing as opposed to decreasing. Code Enforcement/violations, towing and police presence have been implemented and is strictly enforced. A member of their team has been working closely with police in assisting with cleaning up the illegal activities. Regular Visits are made on the property every week for trash cleanup, towing junk/abandoned cars and for code violations.Owning an investment property is not easy so it definitely helps to have the right management company on your side.Gasner and Marilyn are without a doubt, one of the hardest working professionals in the business. If you compare the number of HOA’s and Units that their company manages to the number of adverse complaints on Yelp, that tells me that there is a hell of a lot of HOA homeowners out there happy with Top Notch. I have also personally done a background check into Top Notch and this is a thriving family company with a long history of credibility and experience in a tough business environment. Knowing that youd be able to understand that pleasing everyone is impossible.I can honestly say that in the business that I am working in, I deal with the same kind of malcontents who are nothing more than sad little people in their own lives. They only feel better about themselves by attacking others. And feeling better about themselves is all that matters.In closing, I would recommend this company, Top Notch, to anyone who is part of an HOA and is currently not happy with their existing management company.
Top notch management has been a God send for our HOA. We have lived in our condo for two years and had at least 2 other management companies before top notch and they didn’t come close to comparison. Ana and Stephanie and the rest of the staff are phenomenal, as well as Gasner who I talk to on almost a weekly basis. They are all so helpful and quick to respond to emails or phone calls. I look forward to working with them further moving forward.
I have only good things to say about Top Notch! Over my time working with them, they have proven to me what a wonderful management company they are. They are very organized, easy to get a hold of and communicate with, and are always available. Majority of the time both of the owners AND the property manager are attending the board meetings! You can’t find that kind of service elsewhere. I am very happy and thankful for Top Notch!
Top Notch Management is one of the best HOA property management companies I have ever worked with. Their attention to detail, their constant willingness to help their customers is above and beyond. If you want a professional company, with transparency and integrity, this is the company to use. Marilyn, Gasner, Ana, Stephanie and the entire staff are always there to help and know the meaning of customer service.
I am a homeowner in a community in which Top Notch Realty Services handles. I had a few issues needing resolve from a home I owned previously in the neighborhood and my new home (in the same neighborhood). I spoke to Gasner and he did an amazing job assisting me. He was super helpful in addressing my concerns. He went above and beyond for me and I could not be happier. I am glad to have such a fantastic management company handling my communities HOA. Highly recommend!
Just found out our neighbor is trying to sell her house and cannot because Top Notch does not have the proper insurance proof. The sale of her house has been held up 3 weeks already. I dont know if the neighborhood even has he coverage we have been paying for and no one calls back from Top Notch. Extremely unprofessional. I have referred my neighbor to a lawyer and have asked our board to look into it in case we do not have coverage
I was pleasantly impressed with the service I got from Sharon on the Top Notch phone line. She helped me quickly, professionally and even added a very nice comment in the email I got from her pertaining to my request. In crazy and discouraging times like we have now - Sharon managed to make me smile and made my day overall.
Top notch does an amazing job for our association. I have worked with them for many years and they provide an excellent service at a very reasonable rate. Its obvious that any negative review is the result of having to sometimes play the enforcer role on behalf of their client. Acting as a mouth piece for the Board of Directors will certainly tend to cause people to misdirect their anger and slander the messenger. Its certainly not an easy job enforcing the rules of any HOA community & often results on a target being place on your back which is unfortunate.
Top Notch Community Association Management took over the management of our Townhouse community the Villas of Deer Run this past year. It has been such a positive experience dealing with them rather than our old Management company. They respond quickly to resolve any issue that is brought up and things are fixed the first time rather than having to call repeatedly for the same problem. I had repeated problems with my irrigation system and the old management company kept trying to tell me that it was fixed. When I showed the old company that it was not fixed they tried to say that it was an issue from inside the house and they were not responsible for it. Top Notch took over the management and they immediately resolved the problem that I had been having for 2 years previously. They are wonderful to deal with and receptive to any issue that is brought to them. Their staff is very pleasant and very eager to assist.
I live out of state and with Top Notch, I dont have to worry about my condo back home in Florida. Everything is done in a timely manner and their team is excellent with communication. If you want a management company who truly cares and provides great customer service, pick this one.
Gasner and Marilyn are great (Owners of Top Notch), but their employees are very nasty and rude at our community. Employees demand that you answer them on private sales of property (which is none of their business who we sell a property too) there is no application at our community where any new homeowners or renters must fill out and get approval before purchasing or moving in.Employees make up rules and regulations without BOD approval or acknowledgement.NOTES- I WILL AMEND MY REVIEW ONCE THE ISSUES OF THE EMPLOYEES ARE TAKEN CARE OF AND MY DEPOSITS ARE GIVEN BACK.Note- I am now amending my review- Top Notch finally fired the manager at our location. It took some time and Im sure they had their reasons on why it taken them so long, but better late then never. Probably kept giving her chances. Point is.. it was a good decision on letting her go. She was NOT manager material and should NOT work with or around people.Also I did not get my deposits back- but this was NOT Top Notches decision but the BOD of directors decision.Employee making hard copies of owners and renters drivers licenses, insurance, registration. Which our community they can not do this because our office does not have a secured location to store personal information. They can visually inspect the personal information and even write DL numbers and expiration dates from insurance, registrations but they are NOT allowed to make hard copies. One employee Kelly has been with this community and work in the office for almost 3 years and knows this is not allowed because our attorney emailed a cease and desist letter about copies of personal information. UPDATE- Top Notch did stop this practice of coping personal information.We are having a difficult time on getting our electric deposits back from 2 properties. Employees not answering phones, not returning emails. Manager is not sending out new rules that was passed through the BOD of directors. Lost payments. With multiple homeowners owners properties. UPDATE- Having to get attorney involved. This was not Top Notches decision but the BOD of directors decision.And the manager is under the impression that if a person is late in a 12 month time. That a person forfeits their deposits. Granted I have never been late so this would not apply to me, but thats NOT how an electric deposit works. Manager has been fired.Imagine how many peoples have been denied their deposits.They are telling me that i cant get my deposits back because Im now not the owner of the lots. I sold them. That doesnt mean the office gets to keep my money because I sold my lots.
Lauren Rivera, please read on.Im Vern Singh, the President of the Board at Summer Hill (Beacon Hill) HOA where you live with the rest of us. I speak for the whole Board, as we are all in agreement that Top Notch Association Management is a great company. Top Notch works for the Board Of Directors and they fearlessly execute our instructions according to the Law and our Governing Documents. Please, remember that you live in a Deed Restricted Community. Before Top Notch began managing the community, our homes were being sold between $50k-$75k. Now, the same homes are being listed for $170k! Our community has regular Police Patrol, great amenities, and very low dues compared to other HOAs in the area. This is the best this place has ever looked, not to mention we are FINANCIALLY SOUND. Respecting the rules and regulations means better equity on your home. Again, Top Notch Association Management deserves a big slice of the credit for where we stand today as a successful Homeowners Association.
Gasner and Marilyn are probably the most forthright and honest individuals I have had the pleasure of working with. The whole team at Top Notch cares about their work and the responsibilities they have to the homeowners who entrust them with their communities. I would highly recommend that if you are looking for a new CAM for your HOA or COA, There is no one better.
Very hard to setup auto pay. Made over 30 phone calls and keep getting different answers when repair requestswill get done etc. Talked to managers etc no one seems to know what is going on. There is zero documentation when you call. Talked to actual hoa member and none of the requests I put in made it to them. I would highly not recommend. Lived here for over 2 years still waiting on sprinklers to be fixed.

To any of you wondering whether or not a management company can really make a difference believe me.......it makes a huge difference!!!
West Lucaya Village Resort has the luck to be working in unison with Top Notch for over a year. Top Notch recently took over as a new management for our townhouse community in Casselberry and had done an excellent job. Marilyn Vince and Gasner Guerrier along with their team are professional, knowledgeable, dependable and always ready to address our questions and issues at all time even on the weekend. They are a pleasure to work with, both Marilyn and Gasner gone above and beyond their responsibility as a management company and help our new Board of Directors to navigate through a difficult period of sorting out many complex issues we were facing.Transparency is their number one priority. Their website also designed for each individual to view our community’s bylaws, covenants, Board minutes, financial statements, violations, dues, and so forth. They, includes Stephanie, our CAM, work diligently to meet our demands no matter what the issues are. They have lived up to their name as a top notch company. They deserve a 6 stars out of 5 and we are looking forward to a long and harmonious relationship with them in many years to come.
Especially want to praise our realtor, Valerie. She found the right house for us and went over and beyond to help us and to please us! I cant say enough good things about Top Notch. It was funny how we met via one of my investment properties and I thought they were very picky but when I needed to hire a CAM for our community, I immediately thought - I want picky. They have gone over and above for us during a very difficult transition period (old board refuses to go away). They are extremely professional and HONEST - something not all CAMs are. Also they respond rapidly to phone calls and emails. I am very, very pleased. They also have gotten love notes from other homeowners (not on the board) because of how professional and courteous they are. They were a bit more than the other CAMs BUT have saved us so much money on other things, we are saving money using them.
Look at all of the negative reviews. You will notice that many of them show the company looks up the people there. For some, they respond with you dont live in our communities. Obviously they cant know who lives in every house in every HOA. They dont respond besides that. I left I review about a year ago. I will tell you how they respond: By sending violation notice after violation notice for things that have existed for years and for things that are otherwise allowed by state law. Be careful about posting reviews that are unfavorable.
Worst Management company ever! Would never recommend this company. Make sure you look before you move as to who manages the HOA in that development. Think twice about moving in somewhere if Top Notch is the management company. Would not hire this company. Stay far far away!
This is this worst place I have ever dealt with. All I want is for them to send me a bill so I can pay my HOA fees on time. Instead he refuses to answer why I am not getting one and refuses to do anything to fix the problem. It has been a year and a half and we cant get this problem fixed. Mr. G as he calls himself is incompetent and cannot figure out how to fix a billing issue. I literally am contemplating moving out of my house because of how frustrating this hoa management company is. Easily one of the worst experiences of my life!
They will send you a bill for a normal payment then state their was an additional amount due that was not on the bill received. When I asked why it wasn’t on the bill the lady said they do not have control over the bills sent out. Please streamline your billing services to reflect true amounts due. This seems very dysfunctional. The property management company is one of the reasons no one wants to live in an HOA.
How do they expect to manage a subdivision if they cant collect dues properly? Our neighborhood looks like the ghetto!Your records are wrong as I do live in one of your managed proporties. I have spoken to you several times and have been misled to believe one thing and found out something else! I hope to live in a community you do not manage soon!
Oh my god Ive never met such crooked people ,I got a letter in the mail from this company stating they were going to take my house because I owed fees.Fees that we never new about,never new who they were ,I had to hire an attorney just to find out the previous hoa sold them their paper work ,do not involve these people in your hoa.
Worst customer service ever. You cannot get through on the phone, every single time you go to recording to leave a message that is never returned. The password reset for their website does not send out an email. Horrible , just horrible to deal with.All the other reviews are from the newly elected Home Owner Association folks as they ask for reviews from the new folks, pathetic biz practice. Look from reviews from actual resident customers only.. 1-2 stars only

2022-06-21This is my first time contacting someone from HOA after my move into my beautiful new home. Unlike the reputations of other HOAs, I found the administrative assistant Lisa Moore to be very knowledgeable and understanding of my current needs. She was prompt in giving the correct information along with the necessary forms to complete my future home projects all within just a few short hours. Thank you.

2020-06-09Unresponsive and unprofessional. Safety concerns over raised sidewalk slabs in townhome community were brought to their attention months ago. Requests to fix it were dismissed as not their concern. Supporting documentation was requested to validate their stance, but each instance has been met with silence. I would avoid them as a management company as they show numerous complaints filed with the BBB. I am willing to redact my opinion pending said issues being resolved.

2021-12-08Samantha and Joyce help Top Notch earn its name. They are pleasant, efficient and overall, wonderful to work with. We have recently moved into our unit here at Lake Side and find working with them a pleasure. 2021-11-29Top Notch truly helped to save our community. I could write a novel about everything we went through, and they stuck by our side through it all. Thanks to Top Notch (Gasner, Marilyn, and Ashley), our community is a wonderful place to live now. 2021-04-25Top Notch Management has been managing the La Costa Villas community during the time Ive owned by unit. I eventually became a La Costa Villas Board Member where I am able to work closely with Top Notch. They are open to board members concerns, and allows us to discuss ways to address those concerns with a goal to resolve any issues and make our community better. Top Notch is very receptive to feedback to keep the community safe and appealing, and they quickly respond to messages. They are also organized and professional when holding board meetings and ensuring they follow the HOAs governing documents. I highly recommend them if youre looking for a Community Association Management organization for your HOA.
