I used Trusthome properties for Years to manage my property i never had any issues , they looked after everything and Graham Hardy went over and above with every question or enquiry i had . They even looked after the sale and the service again was outstanding .. if you have any doubts about using a property management company i would not hesitate to recommend Graham and TrustHome Properties .
My husband and I rented a house from Renay Hallman for Feb and March 2022. The was so beautiful well decorated and all the rooms were renovated and updated. All news beds and new flooring. The kitchen was well equipped and so easy to find things when you are cooking. All new appliances it was amazing. The back pool with the lenai was inviting and what a pleasure to swim every day. The garage fridge was an extra bonus and so useful.Thank you so much Renay for all the little details in the house we really loved it and we can’t wait to go back to the same house .Again thank you for everything 😊
TrustHome properties is a fantastic property management firm. They have found a way to hone the process and oversight of ones property with expertise and professionalism. Mark is personable and genuinely cares for his clients and their properties. Additionally, my property manager Laura S is exceptional in her delivery of client experience. She has gone over and above to remove barriers I was facing, being in Canada. I cant recommend TrustHome properties enough if you are looking for a professional, honest, and innovative property management firm/manager.
I was working with Michelle and Laura at Trusthome Property management. Michelle is really nice but not very responsive especially with the kind of documents theyre asking for (social security, paystubs, banks statements etc.) You would expect a quicker response OR a secure dashboard to upload those secure personal documents.Laura on the other hands is just rude. She accused me of lying, and being aggressive for calling to follow up with where my application stood. Even though every time I called I was very polite and just inquired on a timeline for delivery so I could plan accordingly. They had all documents to approve my application however we were in a waiting pattern.Laura today took it upon herself to deny my application with stating the information is inaccurate and my application is incomplete. Meanwhile the information they received came direct from the source Experian, Citibank, and my employer on their dashboard. The TrustHome Propety application dashboard does not let you submit an incomplete application nor submit false informationMy credit at the time of this pull was a 713 income over 200k. The apt lease was for 2395 and the requirements are 3x rent with not prior eviction collections etc which I satisfied.I really hope TrustHome Property takes action. Laura had no right to accuse me on the phone of being a liar, or for her to tell me that I need to back off. Florida Statutes §760.20-760.37 I have OCD which is on the spectrum of autism, which I try to explain when she was berating me about my volume of calls. I was not allowed to disclose this to Laura.
UPDATE 01/2022:Trust home properties will be quick to get you into a property, but once in a lease ALL communication stops. Have had maintenance requests in since 03/2021 and have only been contacted by 2 contractors, with no updates. Ended up repairing one of the issues myself. When having questions regarding the lease, nobody will follow up with you. Have contacted them on multiple occasions to give them a 60 day notice of non renewal, with absolutely no response. Terrible way to run a business. How about some communication with your tenants????cannot even start to tell you how awesome Trust Home Properties is! After getting fed up with an apartment complex and their unorganized application process my boyfriend and I decided to go with a rental via a management group and I am so glad we did! Ashley and Michelle went above and beyond!! Ashley was so communicative and made sure that we had everything in order. The application process was super quick and easy and Ashley was quick to answer all of my questions. We cannot wait to move into our trust home property and Hopefully be with THP for a while.Thank you again Ashley, you are a god send!
I’ve had the pleasure of working with Renay on several properties and have had nothing but phenomenal service. So often the buck is passed down the line with management companies. Not with Renay. She takes on a property and sees through every project to completion. Couldn’t recommend her more!
Michelle Gutierrez, Lease Coordinator, was very interested/excited to assist us with our application and lease. She was always quick to respond to all of our questions (no matter how trivial). She definitely guided us through the process. She is very kind, thoughtful and professional. Michelle made this stressful process much easier. I definitely rate our experience with Michelle 5 out of 5!!Tamsyn Ryan is our Property Manager Assistant and she too is wonderful!! She has provided all the paperwork, details and instructions for moving into our new home. She is helping make this move easier. Tamsyn is very thoughtful, kind and efficient.My initial contact with TrustHome Properties was with Regina Salgado, Property Manager. Right after talking with Regina, I knew TrustHome Properties was who we wanted to do business with. I give everyone that we have been in contact with 5 out of 5 stars. I have rented several houses in my 68 years and honestly this has been the best experience!!
Regina was the bomb dot com. She was responsive, professional and assertive where needed. She handled my property management at the tail end of a lease (she kept me sane through this covid renting experience) and selling for me without skipping a beat. She was fair and honest with her support on all aspects. Highly recommend her services and support for your real estate needs. You won’t be disappointed. Thanks Regina for all the support.
My family had been struggling to find a place to rent for some time until we found a house being rented by trusthome and it checked all of our boxes. Michelle Gutierrez was our point of contact and she was extremely helpful and professional. She went the extra mile to help us get into our home after we came into some issues with our application. She was very fast in replying to any questions that we had for her and made our move in experience the best that it could be. I wish I could thank her in person for her help. We love our new home and are looking forward to the memories that we will make here.
I can’t say enough amazing things about Jocelyn. She is absolutely amazing. She was very helpful, responsive and attentive in regards to giving us information about a property we were interested in. Michelle was so wonderful to work with, she was so helpful and instrumental in helping us secure a home that far exceeds our expectations. She even went above and beyond to make sure that what was advertised was held up by the landlord even though she did not have to do that. We appreciate her so much. I have been renting with TrustHome as the management company for two years now, and hoping to sign for my third soon.They have been great about helping with any and all problems, concerns, and solutions to anything I have needed, or asked for. As a tenant that is a very big deal to me, its nice to feel like they have my back and best interests at heart too. They are always very responsive, and quick to step in.I want to extend a special thanks to Tamsyn Ryan, I have been dealing closely. Regina Salgado is heaven sent! She helped us find a place that was affordable and within our budget. As a property manager she is knowledgeable and informative and responds quickly whenever I email or text her. She really is fantastic!! I highly recommend her as she comes with years of experience and always makes you a priority. If we ever move again I’ll definitely be using Regina.

I have dealt with Michelle Gutierrez over the past 4-5 months as I searched relentlessly for a home. I think Michelle is genuinely a great person and I think she tried to assist me and communicated sincerely on issues.I found a home on Trust home properties site and contacted Michelle immediately around 09/22/21, I was informed that there were two applicants ahead of me in a first come first service system. I agreed to submit an application and take my chances.By 09/27/21 I received an email stating that they were looking at my application since the other two didn’t work out. One of the two applicants was approved but didn’t follow through with payment so they moved to the next, anyway it’s my turn and I’m super excited. By 10/01/21 I received a call from Michelle which was positive! We even discussed move-in date among other things. Later that day I received an email from the property manager asking for my assistance in completing to approval process, It had to do with my landlord timely response. I aided and the information was received before 4 pm.That night close to midnight I received an email from Regina Salgado (property manager) Main Street renewal, and she stated that she needed some documents from my wife and I so she can review them over the weekend. Regina said because my business ( which is my family’s source of income for the past 10 years ) was only less than one years old. She said that’s why I need this additional documentation. immediately I replied clearly explaining to her that I could understand her confusion however I submitted a document showing a fictitious name renewal with my application but that’s a renewal date not the date the business was founded.She ignored my statement and said she needed them anyway. By Tuesday morning I received an email stating that our ( me and my family) application was denied, I quickly searched for an explanation, couldn’t find one so I texted Regina, she replied “ Mr Gregg the primary reason for your denial is because your business shows up as inactive on Sunbiz….Folks I operate as a sole proprietor using a DBA fictitious name, when searching for a business with a fictitious name on Sunbiz one must select fictitious name tab , Regina had selected the business name and a company with my active business name showed up but it said LLC ; and inactive with my wife’s name attached to it. ( completely rational explanation ) if she cared enough to just ask. But no ;;; . I called Regina and explained that I just got off the phone with my business consultant and pointed out where she made an error, Regina said she would discuss the application with the other decision makers and she will contact Michelle Gutierrez. That was 10/05/21.As of today 10/08/21 and after making several calls and text messages Regina have decided to simply ignore me.My family and I have suffered, high levels of Stress, been Lied to, fatigue, lack of sleep and absolutely no communication from Regina Salgado.So all the great attention she’s provided in all the other reviews have left me wide eyed a speechless. I try to make sense and in the end Race is all that’s left.Regina I believe you may have some great character features however my Black Caribbean American family will just smh and say a prayer for you. Needless to say I would never recommend anyone with my skin to Trust Home Properties.ThanksColin Gregg
Absolutely loved working with Michelle. She was super responsive and knew every details to the procedure of a rental home. We unfortunately had to push back our move in date, but Michelle was very understanding about the situation. I recommended giving Michelle a call if you are ever looking for a rental home.

Regina is by far the most professional property manager Ive ever dealt with. She has literally taken any stress, obligation or fear completely off my plate and she has managed my properties for years. I cant say one thing bad about her even if I tried. I worked with Michelle and Ashley, who helped me find a rental following my home selling quickly during the holiday season and being unable to find a home to purchase. They were both responsive and understanding of my situation. Where every rental agency was not returning voice mail or unavailable, these two were there for myself and my family. I would highly recommend them and am very thankful for them. They were truly a Christmas blessing.
After seeing a home posted on one of the rental apps, I decided to call the number. A supposed property manager or leasing agent named Regina Salgado answered the phone while she was driving. I inquired as to how many applications had been placed on the property. She said numerous but they had been denied. She said she would send a link when she stopped after she checked the status of their applications. I told her that I did not want to put in an application on a property when there were multiple applications already placed. In other words, I did not want to waste my time filling out an application and going through the process when there was surely going to be an approved tenant. Once again, she told me that when she got to a place where she could stop that she would check to see if there were any applications currently in on the property and if there were, if they were likely to be approved. If they werent likely to be approved, then she would let me know and send me a link to which I could decide whether or not I wanted to put in an application. About 15 or 20 minutes passed I received said link with a message saying that it wasnt looking promising for the applicants. I read the fine print on the application process and noticed that the application fee was double what other reputable companies charged for the application fee. I also noticed an administration processing fee of almost $400, $395 to be exact. More than double of any other company. I returned her text with my own and said that I do not do business with companies who are in the business of gouging their customers.I do not know whether or not this is a legitimate company or not. I do know this--that I refuse to be taken by these businesses who think that just because the housing market is what it is that I have to sit back and allow them to continue to do what they are doing. I am not in a situation where I have to lower myself to the same standard that they have lowered themselves to. FYI - my credit is excellent and my background is impeccable so I know my application would have been approved! But wait.... maybe it wouldnt have been approved because then the inflated processing fees wouldnt continually be able to be collected. 🤔Unconscionable!
Jason Jeter has been extremely helpful in successfully resolving issues that arose recently with respect to my property. When I required limited cleaning of my townhouse, much to my satisfaction, he was able to obtain a very reasonable estimate to perform very specific work. He coordinates with the contractor who performs the monthly inspection to ensure that inspections are complete and any concerns I may have are addressed. Jason is very responsive and I look forward to continue working with him.
I cannot put into words how amazing TrustHome and in particular Stephanie Melendez have been to me during this leasing process. Anytime I had any issue or anything that needed to be ironed out, I could call Stephanie and she would clarify everything quickly with no issue. She is very sweet, caring, and extremely professional! We had a great experience with TrustHome. The whole process was seamless and efficient - our listing photos were taken on a Wednesday, the home was listed on a Friday evening, and we accepted a great offer on Sunday. Ive been working with Jose at TrustHome properties to find the right investment property. This has been a very good experience for me. Other real estate agents are clearly just trying to sell me whatever Ill buy. Jose, is able to weigh the pros and cons of the investment and provide good feedback and analysis to inform my decision. Hes also not afraid to say that a place looks like a bad purchase, which is helpful.
Was with Warner for 2 years. Graham was always reachable if we had questions or issues. All repairs were dealt with very promptly and in an acceptable time. We had no issues with the company during our time with them. Follow their move out instructions for a pleasant move out experience. We did and had no trouble receiving our entire security deposit back with in a few days of moving out. Would use them again without hesitation.
The team at this management company are so responsive and helpful. Ashley B. went above my expectations in making this process so quick and easy They took so much of the stress of home hunting out of my search and provided get attitudes when we actually spoke. They all deserve a raise!
Mark is amazing! He is a Broker that gives sound advice and improves my cash flow. Warner Quinlan has been managing my property for over a year and has done an excellent job. His staff has evolved but I can only say for the better. Graham really knows his stuff and ensures that every detail of my property is handled with care and professionalism.

Stephanie has been very helpful and responsive during our home funding process. The company also has great options for tenants such as the tenant benefit package and a refundable application fee if they don’t run your application. I’ve been in FL over five years and this has been the easiest company to lease with.

I lived in a cute little home for the last two years. It was older and needed a little TLC every now and then. Thankfully I had the best property manager! Kelly went above and beyond to make sure repairs were done in a timely manner and that it was done right. She makes your home’s needs a top priority and does it with a great attitude. She’s a pleasure to work with and I highly recommend Warner Quinlan because of her.
My husband and I have lived in our rental for 6+ years. We submitted a maintenance request for the AC unit in our house on September 9, 2020. They have not kept us updated with any information about when we should expect the issues to be resolved. Elaine doesnt respond to emails in a timely manner and it takes multiple calls, emails, texts in order to get any answer from them. They have a maintenance hotline that we have also called numerous times and those people always say that they will have to look into it and get back to us, but they dont. Last week I called the maintenance hotline and they advised that they are still waiting on cIarification/approval in order to move forward. I am highly disappointed with how we have been treated these last few months. This company has proven to be unprofessional and unresponsive.

I rented a house from Warner Quinlan for two years. It was a wonderful experience. All repair requests were fixed promptly. My landlord Kelly was super awesome. They kept the house up to date. The increase in rent from the first year to the second year was very reasonable. If I hadnt bought my own house, I definitely would still be there!!

Great management company, reliable service. I being a renter for almost 7 years and I have an absolutely great experience with their management of tenants. They quickly take care of tenant maintenance request and any other request for that matter, communication is very effective which makes you feel protected and looked after if in need. I highly recommend them.
I have two properties managed by TurstHome Properties. both of them managed by Ms. Elaine Osorio. She has been done excellent job for me. She always responded my emails so prompt and any expenses, she run by me and also try to get down the cost of repair. BTW, I also purchased these two properties through one of their realtor, Jose Vega, he had been helping me tremendously from purchasing to loan issue. I cant say more thank you for them. I feel very fortunate that I found them when I was thinking to invest in FL. I will do more with them when I am ready to invest again.
If I could give this company zero stars I would. They don’t even deserve the one star. If you want to have the worst experience with a landlord then go ahead and sign a lease with this company. They take forever to help you get items fixed in the apartment if they break. Oh and if it’s under a certain amount they won’t come out and do it for free they will charge you. Light bulbs were out in the apartment and I would have changed it but they were high ceiling and I was unable to get to them. But they said since it’s under $70 they will charge for the changing of the light bulbs. The screen on the door was broken from Irma and we told the company about it and they never came and fixed it. It was the worst move out process we waited forever to hear from them and they mailed our deposit check to the address we just moved out from after we gave them the new address to mail it to. They made us go out to the office to get the check. Which we tried to cash multiple times but there was problems with there account and we couldn’t cash it and it was a long process. I loved our in April it is now September and I finally got this check cashed and finished with this property. If your smart you would not move into one of there properties they are the worst to deal with. Not only that rent was 1140 and on the new lease to resign they raised the rent to 1500 which is a insane jump in rent. So It was the worst experience now I live a wonderful place where they are attentive and now I can get a hold of the landlord. Good luck
I have been renting with this “company” I use that word very very loosely since April. They have been nothing but a disgrace to the property management industry and a complete waste of my breath, my time, and most importantly my money. Let’s start at the beginning:- I moved in April 2020, in the middle of a GLOBAL PANDEMIC. And the house wasn’t even cleaned, it was absolutely disgusting, dirty and food behind all appliances, bathrooms not cleaned, dirt behind the toilet, windows disgusting, blinds and vents filled with dust. I then sent pictures to my property manager... Elaine. And after days I got a response “I’m sorry the owner said she was going to have it cleaned”. As a property management company, you should insure your listings are clean and adequate especially in the middle of a pandemic when I am paying a good amount to live here.- Next, April in Florida we all know it’s hot. Day 2 in the house it’s 85 degrees and the AC isn’t working. Calls and calls into this useless company they respond telling me it was in working condition and the owner insist I am not using it properly. Very offensive because how do you not know how to set a thermostat? This was a long process and it took literally weeks to months to get the problem fixed, and to this day it still isn’t fixed. There was a point in time THREE different people came out to the property to look at the AC, and the one tech even told us the system and the attic were NOT up to code. Elaine’s response “the tech said he never said that”. Moving on to the next week, still not working AC. Elaine calls me and tells me I need to wait 2 more weeks until the home owners warranty kicks it and she can use her warranty to fix it (mind you this has been weeks now with no AC. And Elaine had the nerve to tell me “if the home warranty company calls you just don’t mention it’s not working) so now you want me to lie? When I can’t even get a phone call back half the time? There was a time I called trust home properties 35 times, and every time they gave me the run around and it got to the point they just weren’t answering my phone call- Next, the pool. Our lovely pool in our backyard, it has a pool heater, and pool filter and a pump. All things were there when we moved in, and as we expected to be in working condition. First, pool pump broke and has a leak, no problem they came a few days later to patch it. Here we are for the last 6 weeks not getting a response on the broken pool heater, but he first and only response was “the owner will not fix the pool heater but you can fix it” “the pool heater isn’t included in the lease”. I go through my lease no where does it say pool heater is not included, says pool maintenance. So I asked where does it say it’s not included, I have emailed, I have text, I have called and here we are weeks later with still no answer... except I can pay thousands of dollars to fix someone else’s pool??? HA- Then our microwave was broken, and took forever to get a response we finally had to go out and get our own microwave and jump through literal hoops for the owner to approve and disperse our money back.- Next, the fridge that came with the house the ice and water weren’t working. The property company and the owner told me these were “luxury items”. How is a working fridge a luxury item? A fridge that came with the house? Here we are 8 months later no ice, and no water.- Our garage keypad doesn’t work, they just ignored that service request completelyThis has been nothing but a headache living in this house and dealing with this highly unprofessional people that call themselves property managers. They blatantly don’t answer your calls, emails, texts, and when you show up to the office they say you need an appointment. However if you don’t answer my calls how can one schedule an appointment?When I say NEVER rent with these people I mean NEVER. Stay far far far away from trust home properties as all they do is take your money and fix nothing. It is terrible customer service, and they don’t care about their tenants at all
Had a less than ideal situation be quickly and professionally taken care of by the Trust Home Properties team. When our A/C went out on a 95 degree day, Evy Nieves was able to assist with getting technicians from Masterworks to come help. It turns out that the wires outside near the A/C unit were accidentally cut by the lawn care workers, so they had to reconnect the wires and then we were all set. Much appreciation to all who helped us!!
I looked at one of their properties and it was roach infested. The realtor failed to tell us this ahead of time, but did tell us everything else that was wrong with the property before doing the background check. Now we are out of our money because it was nonrefundable. Do not rent a place through these people. They deal with slumlords!
Michelle (Gutierrez) went above and beyond in an effort to help our daughter and future son-in-law secure a rental property. She was very pleasant and responsive and exhibited the height of professionalism in all of our dealings with her. She was a pleasure to work with.
Working with Jose Vega on our rental property has been fun and easy.Jose is a great communicator and has kept me informed throughout the on-boarding process to Warner Quinlan. She took the time to go through everything with me and has been easy to reach, answering all my questions promptly. There are a ton of options out there as far as property management goes and you can shop around as they all try to undercut each other on the fees. But I came to an important realization. if they are willing to bring down the fees so low to get my business, what level of service can I expect? If they arent making any money on the service whats their motivation to do a good job? NONE I have found... Trust Home has a no BS approach and they actually do a great job that will allow you not to worry about your properties and focus your precious time elsewhere, and isnt that the whole point of hiring a property management company to begin with? Ive learned my lesson... when will you?
We have had great service from Warner Quinlan in the management of our property in Orlando. Our manager Nicole contacts us promptly when necessary but does not overwhelm us with details I dont want to worry about! Thats why we have a manager. :) We receive quick responses to emails, which I love! The video inspection that they offer is excellent. Since we live out of state, its nice to still be able to see what is happening with our property.
We feel are property we found was pure luck ! It’s in a great neighborhood that fits our budget! Every time we need assistance it’s been taken care of right away ! Our property manager is great they work with us on issues ! We are hoping to rent a house through warner Quinlan in the future as well because we are used to their services! Our maintenance guy josh is awesome! He’s always nice to our family and fixes everything until it’s up to par!

Took a couple of months to repair leaks in the laundry room that were causing astronomical water bills than even longer to replace / repair the moldy walls left behind. Then refused to work with us and our agent when we purchased a new home and wanted to find someone to take over the remainder of our lease. Basically wanted us to pay for 3 months of the property being empty. Jerked us around for 2 months before we walked away. Now trying to charge us for cleaning we already did. Blamed everything on the owners.

The worst company I have EVER dealt with! Extremely unsatisfied with how unprofessional and rude they are. I have not even moved in and have been asking them to fix the fridge that is not working. It’s been a month, I don’t have a fridge, and this company has put no effort in fixing the issue. I have emailed several times and they have yet to answer. But as soon as the 1st rent was due I received an email from them asking me to pay the rent. STAY AWAY FROM THIS COMPANY.
Maybe it was my age (23) but before Warner Quinlan, I had such difficulty finding an apartment to live in here in Orlando. But my leasing agent didn’t have any assumptions or judgements about the possibility of me being qualified for the property I was applying to! Document submission went smoothly and as soon as it was confirmed I was able to pay requisite fees and I moved in right away! I’ve lived here for almost 7 months now and all issues have been fixed very swiftly and easily. Their online payment program is easy and it’s my pleasure to be living in a Warner Quinlan managed property.

Didn’t want to fix issues in the apartment and they added “accidentally” switched my electric at the end of my lease to get more money out of my security.Outlets throughout the apartment did not work and they refused to fix it. Repairs were done inadequately if done at all. Building had roaches. When I first moved in I had to deep clean the apartment myself. A blanket was left in the dryer by previous tenant. The washing machine was covered in a nasty sludge. Last time I will be renting from a private owner
Funny, has your back, worth every penny! Mark Pagdin is the most memorizing person I have ever met. He has helped me not only purchase a property as an investment, but manage it seamlessly! His staff has been great and are very focused on my best interest especially when it comes to renewal pricing. I can not rave enough about Warner Quinlan and highly recommend!

Do not respond to you in a timely manner. When you finally do get a hold of them, they tell you they are busy and will contact you later. I’ve been waiting for maintenance request to get done for about 2-3 months and nothing. It has been very frustrating to get anything fixed at the house. The house was not cleaned when I moved in and had trash and dead insects. They do not make you feel like you are valued

After 6 years of having TrustHome Properties (fka,. Warner Quinlan) I am closing my account. During this time, I have experienced a gradual decline in service attributable to the high-turnover of Property Managers assigned to my account, on avg. every year. With the transition, the information of the account seems to get diminished. However, this past episode has been unforgiving.My latest tenant moved out Nov. 2020, currently it is Feb. 2021, and I am having more difficulty then usual to get the unit transitioned (i.e. tenant vacancy unit inspection, cleaning and repair services. the evident dis-interest of responding with a status update only occurs if I initiate. There is a pervasive practice of not responding (timely, if at all). This seems to be the tone at the top, demonstrated by Mark Padgett - President - Broker.The approved vendor used to service owner properties are priced at the extreme high-end, and the quality seems to be lacking (i have paid for services that were similar or the same within the same year (eg., Garage door repairs and openers, HVAC services, Carpet repair / spot removal. etc.). Hopefully i can get the routine services completed this month, alleviating a 4th month of incurring / paying avoidable expenses as the unit sits vacant awaiting on completion of cleaning services from the tenants vacancy back in Nov 2020. Will keep this current to provide up to the minute developments, or lack thereof.
Warner Quinlan may be an alright choice for those buying homes, but not for those looking to rent.We moved into our property with the grass nearly knee high, the previous tenants belongings all over the house, floors and tubs dirty, blinds broken, a broken front door, and a garage and backyard shed filled with trash (mattresses, chemicals, rat feces, paint, weights, aquariums, and many more things) our property manager promised would be cleaned and gone by the move-in date. I had to call the property manager for a month before he even answered my phone calls, agreeing to send out a contractor to clean it up.We were what Id like to think of as great tenants: offering to build a fence rather than make the owner pay for a contractor (this was supposed to be fixed on move in - we wanted the house for its yard and our dog), helping clean out the trash that was left in the property when we moved in, re-mulching the yard to keep the curb appeal high, and generally leaving the house in a better condition than we received it in.All in all, we were entirely ignored by our property manager when were asked about having moldy flooring replaced or at least removed, fixing the ever-present water leaks in the ceiling (likely causing mold), finding a solution to the horrible AC unit ($300 to keep a 1500sqft house a 84F), having his guy come mow the lawn 1 time every two months in the summer, requesting soffits be repaired when squirrels and rats made their way into the attic, having sprinklers repaired after the owner, upset, asked why we let his yard die, and many other problems.We had to go through ridiculous lengths to even contact our property manager, resorting to the receptionist at my fiances office routing us to his number, or even using number unknown to him so that he would simply answer. When he finally did, he gave us short and curt replies saying he would have it fixed: he never did.After all of this, we were still somehow charged 325 dollars for cleaning the house when the stains were marked clearly on our move-in inspection sheet. The other charges consisted of a bit of griminess in the oven and a broken towel rack (admittedly our fault). We tried to settle this situation through conversation, but were told we would have to contact them by certified mail only. We did. We never received a reply. We were finally contacted by them claiming they couldnt send our check because we gave them the wrong return address although I clearly marked on the security deposit sheet that I chose to pick up the check personally at the office (they charged $35 dollars if they had to cancel the check for some reason by mail).I would suggest looking for a property manager/landlord that hires competent realtors, addresses serious issues swiftly, and treats their tenants like decent human beings.
I have been enjoying my new place for one year. Just renewed my lease for another year. Management has been very responsive to requests for minor repairs. Warner Quinlan makes it so easy to communicate with them and their online portal makes paying rent very simple to do. I highly recommend Warner Quinlan.
I am an investor and Warner Quinlan manages my property. The staff is very professional and quick responding to questions I have. When they deal with work orders, they are handled quickly and they keep my tenants very happy. I would highly recommend using Warner Quinlan.

WarnerQuinlan is a horrible company to deal with. They do not respond to emails or phone calls. We have open maintenance requests that are weeks old. Do not believe the 5 star ratings on here. We have had 5 property managers in 6 months. I have a feeling not only are they horrible to deal with, they are horrible to work for. I have requested status updates on multiple occasions for our open work orders and they are ghosting me. If you are considering renting a place managed by WarnerQuinlan, take the other option. Paying more in rent from someone else is a much safer bet that dealing with these people. They have skirted the truth since day one. If you do actually get to talk to them, they will have excuses ready. I repeat, DO NOT believe these 5 star ratings. I cant stress that enough. Look elsewhere. Let my pain be your lesson.
I have had the distinct pleasure of dealing with Nicole Howell on several occasions. She has helped us to sell two homes over the last six years. The first home sold in just under sixty days. The second in just 22 days! Her professionalism was most impressive. Always giving us immediate feedback on any issues we had. She was also instrumental in helping us search for our retirement home in 2012. If Nicole did not have an answer, she had other resources that would bring us the solution to the problem. We are very happy with Nicole and would highly recommend her to anyone looking for a house. She will get the job done.

Graham Hardy is the best property manager ever! And I am the renter, not the owner. Normally the owner of a property would write a great review about their property manager who is managing their property. In this case, I the renter have so many good things to say about the property manager Graham Hardy.When I first met Graham a year ago he told me he was strict but fair. I had no idea he would end up being the best property manager ever. I have kept the property in great condition, and Graham has responded to all my requests to help solve issues with the property and the gated community.Before I moved into the property Graham made sure the walls were properly painted and that any broken blinds were replaced. Over the past year Graham has helped to quickly resolve issues with repairs such as a damaged roof and a cut porch screen. He has even helped me make requests to the HOA for trash to be removed from the community pond and helped deal with tenant illegal parking issues.I know it doesnt seem like a big deal, but believe me, when you have a problem, no matter how small, it really makes a big difference when the property manager responds immediately and works to solve the problem as quickly as possible.My neighbor had a property manager from a different company take forever to paint a door and fix a problem with water coming into the house. My neighbor has moved now to get away from the problem. I consider myself and the owner of the property I am renting so lucky that we have Graham Hardy to manage the property.THANKS GRAHAM !!!!
Nicole Howell was a great help to me during the time of short selling my home. Nicole made sure I was up to date on what needed to be done by me or what she did (most of the time) that I didnt need to worry about! What could have been an extremely stressful situation proved to be effortless on her part. I will be using Nicole Howells expertise in purchasing my next home and would recommend her to anyone. She made it seem like such an easy process even though I am sure she was working extremely hard on my short sale. Such a wonderful, calm person to make even a short sale go smoothly!!!!
Please heed the lower star reviews. I did not when I rented a property managed by them. Numerous changes in our property manager that bit us in the end.Getting the security deposit back was a long drawn out process taking months of no replies, no call backs, and seeing the property manager slink pass when visiting their office and youre left with They will call you when they get back into the office. Be surprised with no calls back. Expect to start building up a case with a lawyer.Request for repairs were not answered not even to have the carpeting looked at (carpeting for the house was shoddy and I had sliced my hand on one of the many staples that popped up from the carpet).I would like to call out Sandy who DOES NOT SEEM TO KNOW HOW TO EMAIL OR USE THE PHONE. Incompetent. Never reachable. Her higher ups must be somehow reached to receive a response. Her inability to answer any questions or read emails was infuriating. How did you even get a job? A high school student would have been able to do it.When first moved into the property, blinds on the floor and damages (holes and stains) everywhere. Everything was luckily recorded because we were charged for all of the previous tenants’ crappy care.If you are desperate and need to rent a property managed by this company, make sure to record every little thing. Every window. Every hole you see (even remnants of a security system or tv wall mount). Every crack that you notice. They will try and take your security deposit to repair damages done by previous tenants, but will probably pocket it because it sure was not fixed when we moved in.Horrible property management company to deal with. Read the yelp reviews for more reason to not be a tenant of their property.There were no positives of dealing with this company.
Used Warner Quinlan for both long term leasing/renting my property and selling. Delighted with the standard of service and professionalism shown by the company and in particular my individual account manager Graham. I was kept up to date at all times with the various stages when selling my property - to me this was vital.

I have with been dealing with them and very satisfied with their professional property managment services.There is transparency in their dealings with clients. My previous experience with another property management in orlando was very bad so has been glad to have move over to Trusthome Properties previously known as Warner Quilan.
I did not have a good experience with this rental management company. I found mold growing underneath the sink and I notified the management company immediately. It took three days to get a response and their response was “you have seven days to move out.” They did not return the money that had been paid for that month, however they did return my deposit. I was told they would return the rent that I had paid for that month once the mold was removed and a new tentant moved in. I reached out to the manager every month for 4-5 months and kept getting the same response (waiting for a new tenant) Finally after 6 months I was told I was not getting my money back because there never was any mold. I saw mold. I smelled mold and I have pictures of mold. Regardless if there was or was not, why was I kicked out and left homeless just weeks before the holidays? Thank god for family to help me and my kids. I wouldn’t recommend a company who could careless about their tenants and only care about money. I’ve been renting with Invitation Homes now and I absolutely love them!!! It’s one thing if I had done something wrong or broke rules and was punished for that, but I followed everything. I started smelling something weird every time I opened the dish washer but never saw signs of mold. Then I checked under the sink and saw mold spots all inside the cabinet. In my opinion it was an easy fix. Probably a water pipe with a small leak. No need to kick me out especially without investigating it first. Imagine paying $1200 rent and kicked out a week later with nowhere to go. Horrible experience for my family.
DO NOT RENT FROM WARNER QUINLAN!!!Mold and a fire in my apartment.... they have taken over a month to take action (probably because they don’t want to pay for it) I have emailed my property manager for an update and I’m being ignored. I was told if the mold test comes back negative, I would need to pay $400-$500 for the mold test. Not in my contract and I never agreed to such a thing.Very difficult to get a hold of. I once called the office and asked if my property manager was there to drop off a spare key (which they should have had already, not my job to pay for a copy and deliver it - I was doing a favor) and I was told I don’t need to know that information and was hung up on. ?!?!???They advertise false information. I was told I had access to the community gym and pool - that was not true. I cannot use the amenities as promised by their ad.My property manger at the time told me to park in the spot in front of my door and the next morning, my car was towed. It was a fight for them to pay for it and it took MONTHS for me to get the payment.These experiences was with three different PMs. It is clear that it is the work culture at Warner Quinlan to treat tenants like this.I have proof of everything I just said so if someone wants to take a break from writing fake reviews on google and maybe get back to me, that would be great as I’m tired of breathing in mold and living in fear of having live exposed wires in my attic from the fire.I would never never never recommend Warner Quinlan.
Elaine Osorio has a heart for people, she finds a way to provide immediate assistance when requested. I had bad experiences in the past with Lory Defalco however once Elaine stepped on the scene my outlook has changed towards this company. Please continue to provide excellent customer service! A few days ago, we had an extremely positive experience with an Employee at Warner Quinlan. This wonderful person is Ms. Dianne Treadwell and she acts as the Leasing Oversight. We have been renting with WQ for the last two years and have been comfortable most of the time. Recently though, it became impossible to use our Online Portal. For two months my husband has had to suffer the inconvenience and extra charges associated with going into the Office to make payments. Due to an extremely strange, seemingly untraceable glitch, we have not been able to pay our rent online.In November we asked for this to be fixed and nothing. Same thing in December. A couple days ago while trying to get this issue fixed once more, we felt like we were being given the runaround and it was quite stressful. Somehow my husband got on to Ms. Treadwell, and in the matter of minutes she fixed the problem for us. Not only was she efficient but she was also caring, thoughtful, professional and prompt. We really enjoyed dealing with her and appreciated her helping to fix what seemed to be an impossible fix.We look forward to encountering you again Dianne. You are a gem. Thank you!
I have worked with Nicole Howell at Warner Quilin for over four years, she has been diligent and aggressive in all matters regarding my properties. Our experience with them over the last 2.5 years has been fine. They are responsive to our issues and worked with the owner to allow us to have cat in the house which was nice. Ive learned over time that the majority of our issues result from a very lousy owner, not them. The owner is a cheapskate and their hands are tied when it comes to getting maintenance approved which in turn makes them look bad, but they do respond quickly to my requests. Otherwise, no complaints.UPDATE: Id like to add that when our lease ended, we were very happy to have gotten our deposit back. Its so common these days to get cheated out of your deposit, but we had no issues in that regard at all. Our lease ended on very good terms.
I have been working with Nicole to short sell a property that I own. Regardless of all the obstacles that have been presented by the bank and the property management company, Nicole has remained diligent in working to sell the property. She is extremely knowledgeable about all aspects of a short sale and has negotiated on my behalf with all involved parties. She is a highly professional real estate agent, and I would absolutely call upon her again if the need arises in the future.

Kelly Tiley, as Ive recently had the pleasure of working with her toacquire my rental property. Kelly made herself readily available anytime Ineeded and she remained responsive throughout the entire process. She wasvery knowledgeable and able to answer all questions I had. She even wentabove and beyond to work around my difficult schedule, meeting me at herhome to complete leasing formwork and obtain keys on a Monday evening. Ivebeen very impressed with Kelly and because of her, will continue to look foropportunities to rent and/or buy with Warner Quinlan when Im in the marketto do so.
Kathy Posha is unethical and a terrible person to deal with. I followed all of the move-out requirements and left the property in much better condition than I found it but she made up reasons to keep part of my deposit. She refused to do the walk through with me.They wouldnt make necessary repairs and treated me like I was a nuisance rather than a valued customer. This was the worst renting experience ever!! Do not deal with Warner Quinlan unless you want to be jerked around and swindled out of money.
I have been working with Tamsyn Ryan and she is wonderful to work with. If I could give her more than five stars, I would, but five is the limit! Since I live in Pennsylvania, I really appreciate her quick responses to my questions and concerns. She is a true professional.
This review is for property manager Lori DeFalco. I am an out-of-town property owner who has been working with Lori for nearly five months. To date, Lori has been very responsive and helpful in dealing with all kinds of issues. I especially like that Lori is available to speak on the phone, which, for me, is the most effective way to communicate and find solutions expediently. Lori has facilitated several repairs for the property and, to date, I have not encountered problems with the companies or the quality of work. Lori facilitates all administrative work for the property and makes my life a lot easier.
I bought a condo in orlando with help of Warner Quinlan. The sale went smoothly. A property manager , a man by the name of Kevin, was assigned to us at first he was very disappointing. Later , due to my complaints ,a lady manager Kelly Tiley was assigned who was excellent. By this time I decided to sell the property. ( Due to lack of income )Would I have had her from the beginning ,I would not have sold my condo in less than an year. Kelly was excellent working above and beyond expectations-the reason for a 4 star. Sale of the condo went smoothly and I even made some money out of it with help of Kelly. Warner Quinlan tried to make up for the problem I had ,and charged only 5 % commission for the sale.I wish I had Kelly from the beginning. Ask for Kelly Tiley as the property manager and you will not be disappointed. I do recommend Warner Quinlan Inc.
Ive worked directly with the owner and no joke he is a British bulldog (he literally is British accent and all) and will make sure your property is well managed. Do what he says and trust his expertise and you wont get bit. ;-)He will protect you from yourself and from bad tenants.
I have rented through numerous landlords and numerous property management firms and let me just say that Warner Quinlan is by far the best firm to rent through in Central Florida. If you want to live in the metro, WQ is the company to do so through. I absolutely adore my property -- the location, the amenities, the price, etc. Just recently I renewed my lease through them and honestly couldnt have been happier to do so.But what makes WQ a cut above the rest is their incredibly personable and dedicated staff. I personally would like to thank my current property manager, Lori DeFalco, for helping to resolve an unforeseen appliance issue that sprung up over the Christmas holiday. Not only was she able to resolve the issue (which was a major,time-sensitive, health concerning issue) but she was able to pull from her connections to get an emergency staff to remedy the situation. This while advocating for me tirelessly and being constantly available to speak to by phone and email. The result far exceeded anything I couldve expected from a property management firm. Thank you for your help, dedication, and consideration.But there are a number of other notable people to mention -- Steve the repairman is incredible. Connie (my original property manager who got me into the unit) is astonishing. Issues that linger with other rental communities are addressed with prompt, courteous response when you rent through WQ. On top of that, I have been paired with landlords that are wonderful, respectful individuals. Not only do they address issues as they arise with respect and dignity, but strive consistently to better my property out of their own sheer concern. If I could rent here the rest of my life, but only if WQ manages the property. Thanks again Lori, Steven, Connie, Sandy, my landlords, and the rest of the WQ staff :)

2022-05-09We rented a house for our family with TrustHome Properties, and we had the best experience of all! We were assisted by Ms. Jocelyn Espinosa, who was always available, helpful and also offered good suggestions. Everything went fast and simple, and our lease agreement was approved in 2 days - no difficulties at all! Let me add that we have experience with other Property Management companies, but other company provided us with this great, hassle-free experience. After that we were assisted by Ms. Michelle Gutierrez during the move-in period, which was also fantastic. This confirmed the great services provided by TrustHome!

2022-06-14We have recently changed our property management to TrustHome, and am more than pleased that they have found us a credible tenant paying around 20% more for our rental in Kissimmee. We have Michelle to thank for doing such excellent work! 🙏🙏Our former tenant who was approved by our former property manager never paid their rent on time… we would sweat and worry every month, moreover, this property management company charged us a full month’s rent for finding us these tenants. Needless to say, TrustHome does give us peace of mind with their professional service.

2022-03-23Trust Home Properties took over our original property management company that was in place when we rented our condo. They were responsive and reliable during the transition, but once that was over we never heard from them again.Laura Smith was our agent to contact per our lease and she was extremely unprofessional. She never returned phone calls or emails and the one time I managed to get ahold of her she yelled at me and told me that taking time out of her day to return phone calls was not her priority. Since that phone call we never heard from her again.We were extremely dissatisfied with her and when I attempted to ask any other team member a question since Laura never spoke to us, they just said we would have to wait for her.I’m sure they treat the property owners better, but if you’re simply renting from them, don’t expect much in return.

2022-04-15Renay provided us with a good first-time experience with renting property. She was very responsive and resolved several issues although we couldnt get any hot water and the heat was set way too low. Will try again next year. 2022-04-04This company is efficient swift and fast. Before I even put in the application, or requested a tour.The fellow maintenance men helped out with showing the property. I received a notification on zillow for this property and went to just drive by to view it they were so nice and they let me view everything to make sure this was the right property for me , and that sparked my interest even more! Jocelyn Espinosa was such dearest to work with very reassuring !
