Verandah has been managing our property in FL since 2015. Pamela, Debby and Megan have been quite professional in promptly taking care of issues as they come up and keeping us informed. They have also been proactive in finding and keeping good tenants and providing value-added advice/guidance related to property maintenance. We would highly recommend them.
This review is from the perspective of a homeowner. My wife and I own a rental property in the Orlando area, which weve managed ourselves for two years. Overall weve had good experiences with tenants, but small requests and our limited legal real estate knowledge restricted our success. The decision to work with Verandah Properties was simple after interviewing various local management companies. Not only did Verandah provide very competitive pricing, but their process for locating the perfect tenant gave me comfort that my property would be loved and respected.Additionally, Verandah was quite thorough in assisting us with preparing the property for our new tenant. They provided a very detailed document with more than 300 photos outlining the propertys current condition and a well-organized list of any repairs needed before the new tenant could move in. Overall I am very happy with my experience so far, communication has been quick and efficient, and everyone on the Verandah team has been wonderful to work with.I strongly recommend this company if you are looking for assistance in the leasing and management of your rental property.

In my nearly 3 year long relationship with Verandah (tenant), I can give nothing but positive praise to Carmen, Debby, Daniel, and the rest of the team and all the vendors that have been on property in that time. Everyone is always professional and courteous, most issues have been cleared up within a couple days, and all of my questions answered within a timely fashion. I am beginning my vacate procedure now, so I cannot yet report on the final close-out process, but Im sure it will go smooth as well. Thank you for being a GREAT company to work with - Ive had my share of not-so-great ones in the past!
We found this beautiful place on Baldwin Park. We had a early termination due to the transfer of work. Be careful what you sign for. We asked him multiple sometimes to explain to us how much fees would be to cancel early contract. They will tell us don’t worry about it we’ll just wait till the end. Do not wait till the end make sure they give it to you in writing. They will charge you for things that are not necessary. Do you particularly won’t get your deposit back. Be careful when you rent from these people.We cleaned the carpet and they still charged us $200 for a carpet clean. We left the house fairly clean and they charged us for a house clean. I change both filters before I left and they charge me for a filter fee. They charge me for lightbulbs that were already broken when I move them. There is no customer service and no response from leader ship. Beware beware before renting.
They will find you the perfect tenants.Once you had signed the agreement with them, they will do absolutely NOTHING to protect you, the homeowner, if anything goes wrong with the tenants.That includes making sure you will get paid in case the tenants leave and do not pay their rent.The answer you will get is there is nothing we can do.Damage to your house by the tenants - same answer - nothing we can do or its all wear and tear.But wait ...the tenanted will complain the light bulb is not working...they will send THIER contractor, not even asking you or letting you know the light bulb is not working and will then charge you $210.- to change a bulb..Needless to say they have agreements with specific contractors and are banking or your expense with outrageous charges for something that can be fixed for way way way less or at no cost at all.But when it comes to a real expensive damage, they will not do anything and will tell you its wear and tear and YOU, the homeowner should take care of it yourself.Each month you will find a surprise charges you were not aware of yet money was taken away from your rent.With Verandah you can only go wrong.Keep away from them.Debbie is one of their sales / BSer person we had to deal with for two years.Good luck getting through to her to understand you, the homeowner, who is actually the one they make money of.They / she at Verandah will give you all possible, senseless stories possible to NOT help you.Veranda is not the first management company I had to work with, but they were, BY FAR, the worst one.They are not a management company. They are a mismanagement company.I can not express more of how much headache, money and frustration you will save yourself by not letting them manage anything for you.You will thank me for not dealing with them.I can only tell you here after my tenants left I had endured over 10K is damage and loses which I had to fix from my own pocket.They tell you they will do a quarterly inspection on your house to make sure all is okay.Good luck with that. I had to chase them to make an annual inspection.My tenants were urinating on the lofts carpet, I am not joking nor exaggerating, before they left.They cut, on purpose, the fridge ice maker hose, they damaged the dishwater, they did not clean anything in my house for two years, the AC filter had an inch layer of dirt on it.And on and on.The perfect tenants were dirty people but Verandah didnt inspect anything to know that, then I had to deal with it after they left.I can go on and on with horrific stories I had to deal with while paying Verandah commission from MY rent to do absolutely nothing for that money they earned from me.Thats their system. They will collect from your rent, they will collect an amount they will deduct from YOU to pay their contractors and they will do nothing to help you get your rent in case needed if the tenant left before the lease agreement expired.Do you want them to be your management company? Ask yourself and answer yourself.You will make the right choice, I am sure.
Horrible experience with this company. We were traveling from out of state to come and see a property listed by them that we were able to do a self guided tour for. When we got to the property security told us we must have a realtor and no exceptions even though we had access to the code to get inside. After calling the office we were told they could not get any of their agents to us for atleast 3 hours. Wasted our time and a lot of gas.
My family and I have been renting a house managed by Verandah for almost 4 years and they have done pretty well in my opinion. Anything major that happens like A/C going out or toilet starts to leak when you flush gets taken care of if not the same day within the week. There have been a lot of minor things that have taken longer but almost all of them end up getting taken care of either within a couple of weeks or by the end of the month. To be honest the value is great. With considering the location and the pool I’d say the value of the house we are currently renting is a great value. All in all this is a good company they work hard to take care of their people.
Ive been very happy with Verandahs team in responding to my maintenance requests. Daniel is very responsive and usually arranges a service call within one business hour of my initial online request. When moving in last September during the hurricane, Carmen was very kind and understanding, and she worked diligently to help me get the services turned on in an emergency situation. If I were a landlord, I would go to Verandah first knowing how successful they are at keeping tenants happy.

My son has a rental property managed by Verandah. I was against him buying this property because I thought it would be too difficult to find qualified tenants because the house is very large and the required rent would need to be pretty high. However, Verandah seemed to have no problem finding quality tenants. As far as I know my son is very happy with his experience with this company. The tenants are taking wonderful care of the home and paying rent on time every month.
Verandah Properties has managed my large single family home in the Lake Nona area for several years and they have managed it without a hitch. We had to move due to a relocation for work, and it has been surprisingly low stress to have them manage our tenants and collect the rent. Thank you for making it easy for us.
It was a nightmare dealing with a rental home even in a very nice neighborhood managed by them for the entire year; very poor house condition when we moved in, very dirty generally- imagine washer dryers were full of leaves and disgusting molds that we had to clean for more than 12 hours! And leaking ceilings that was just patched up by painting over- and that was on top of the kitchen! We reported everything; repairs of few of the issues were done and were just not up to standards like the towel holder that kept on falling down even repaired twice and many others that were not even handled. Got tired of calling every single thing and tired of putting up with a required time to wait or set up just for the subcontractors to come and work on things. It interfered badly on our work time and all. To top it all, when we moved out, they charged us for everything, including cleaning and painting, and those broken towel holders from the start- even if we left the house better than we received it. We felt robbed. I just didn’t want to deal with them anymore by sending letters of explanation which I believe they won’t care anyway; so basically we lost almost half of my security deposit. Please stay away from them if you are a renter. They are not good in managing the property based on our one year of experience. REPLY FOR PAMELA.. Ill help jog your memory so you can find me Pamela, I sent a certified package to your personal home as well as your office with detailed paperwork just a few weeks ago. That you signed for at the post office. How many people first name Michelle are doing that? Im helping you because your offices research is shoddy. Your office said theyd research my claims after receiving my detailed paperwork package and all that apparently entailed was sending me copies of 2 invoices (one being overcharged it was a different amount than you put on my statement) and the 3rd disputed charge there was no invoice copy.. because theres no invoice. Alot of effort went into that research, did you have to hire another staffer to help photo copy those 2 invoices?---If youre looking to have someone manage your rental with poor response time and careless bookkeeping then this is your company. They take 2-3 days to get water leak issue inside house taken care further requiring water extraction company sent in due to delay in repair and other plumbing/septic issues they let the plumber invoice them for repeated return calls instead of taking the time to make them enforce a warranty. They just spend your money with the swipe of a pen because its just a job to them and its easier. Finally, when I requested copy of invoice from a service provider and as suspected it didnt match the amount on my statement. They overcharged me.. but were kind enough to issue me an adjustment for the difference when I received the conflicting invoice copy. Just sharing a warning maybe Ill save a few other homeowners some money by steering them toward a competent property management company that is looking to actually manage.
I had a very good experience with verandah properties as a home owner. They have rented out my house to a good tenant in a very short period of time. Cristina was my contact person she is very professional and knows about her job. She was very clear and straight to the point on what needs to be done. I was dealing with a horrible company before and then I found Verandah! They got my property inspected, cleaned, listed and rented in 3 weeks. I managed my properties myself for 10 years. I was skeptical if a management company would be worth the cost. I gave Verandah one property to start with as a trial. They exceeded my expectations, and within a year they were managing all six of my rentals.I had two concerns: One, would they choose good tenants for me. And two, would they gouge me with repair costs. Their tenant selection has been outstanding, paying on time and leaving the homes in nice condition upon moving out. And the people who do their repairs are fast and reasonably priced.I want to let other owners know that there are trustworthy, professional and ethical professional property managers out there and that I have found their service valuable. Rented a townhouse with Verandah Properties almost 2 years ago, process was easy and fast. Needed some maintenance (laundry and microwave) and they promptly provided it. Family living here previously had issues a few times with AC, before we moved in they bought and installed a new one 🎉

Overall unsatisfied. The only convenience is that you can handle payments and report issues about the property online via the online portal. However, it’s difficult to get a hold of someone in person, they don’t have a person that can be easily contacted. Out of the years I’ve rented and dealt with real estate management companies, I’ve never felt so robbed. They kept all my deposit money with ridiculous claims that did not apply since I only lived in the property for 8 months. My previous landlords never had a complaint from me. I understand the typical cleaning fee after one leaves premises. However, they claimed fees for pet order after I paid carpet cleaning out my pocket, Also some other repairs due to curtain application, I never added curtains. They only give you 15 days to submit a dispute in writing. With my busy schedule, I had not time. They kept all my my deposit. Oh and by the way, they made the awful mistake to send me a certified settlement for another tenant. I had to call them and eventually received the correct one.
I have had a rental relationship with Verandah Properties for 3 years. The staff there are very professional and always willing to address any concern I may have had. The response for any maintenance request has been received, scheduled any completed in very quick timing. They take the time to follow up with every situation that has come up. Renewal of my lease has been efficiently done on my schedule at their office in Baldwin Park Orlando. Weve rented with Verandah Properties it has been a great experience. While are maintenance concerns with our property have been minimal to non existent, we recently had a water leak with our A/C that resulted in wet carpet and walls. Within minutes of submitting an online maintenance request I received a response from the team. They had contacted both the HVAC repair service and a carpet cleaning service. So thankful for their quick response and resolution! We had technicians in our home within a couple hours and all was resolved in a days time.
Stay far away from this company if you can !!If you decide to move in please do a thorough inspection and take plenty of pictures/videos. I have lived at their property for 3 years which I had to fix it myself they were bugs in the refrigerator the master bath so messed up all kind of electrical issues at the property etc. which we took care of it ourselves because we made the property our home.I had to recently do a Better Business Bureau complaint on them as they charge and kept $100 for a clogged AC which was a pre-existing condition as we changed the ac filter manually, we had too my sister is asthmatic. They have the audacity to indicate that there are more charges that had occurred they can sue me and go to hell they will never get another dime out of me we took care of this property on so many levels in addition to us getting monthly statements because the owners of the property owe taxes on it.The local staff has not been too bad however the company as a whole need to be better with communicating and professionalism on every level.I will do anything necessary to maintain my reputation on all levels this company is not worth it at all.
We rented with Verandah Properties for two years, and during that time were more than happy with their tenant services. When searching for a home to rent, we were very pleased with Verandahs quick response to show the property and their clear-cut application process. Al, the representative who met us at the house, was friendly and informative and a great first face for us to meet. After our application was accepted, move-in was easy. All contracts and documents were completed via DocuSign, so we felt like we had a constant reference and that we knew what we were getting into. Rent can be paid online which was a huge convenience, and we were never more than an email away from the fabulous ladies Debby, BB and Karla at the Verandah office. They were always accommodating with our questions and needs. In the two years we rented, we had 3-4 small maintenance needs (garbage disposal got stuck, etc.) which we requested assistance with on their online tenant portal. It never took Verandah more than 48 hours to respond and follow-up on our needs - often times it was just a few hours! When it came time for us to move out (due to a home purchase), Verandah made the process fair and easy. As homeowners now, if we ever needed to find a property management company, we wouldnt hesitate to use Verandah. If they treat their owners as well as their tenants, Im confident that it would be an exceptional experience. I highly recommend them!
I have been a vendor for Verandah Properties for over six years and have a great working relationship with the owner Pamela and all of the property managers several property managers I have worked with for almost ten years. The whole operation runs very smooth from work orders being sent out to communicating with the property managers to follow up along with payment. As the owner of Dickens Superior Landscaping I also get to meet several of the tenants that rent properties from Verandah as I am on property on a weekly basis. In all the years of service I can not recall any complaints from this management company.

Most of the time had good experience, sometimes not. They introduced mandatory inspection fees!! which were usually included with other companies.Not always on top of things with maintenance and repair quotes are little on the higher side.But otherwise, keep tenant happy. Good process and system in place for owners.

We moved from New Jersey to Florida and needed a short term lease while we looked for a home to buy. We rented a property managed by Verandah in The Sanctuary in Oviedo from November 2018 to March 2019. Our original lease was 7 months and was through the end May. The management company told us if they were able to find a renter they would not charge us the remaining rent as we did not have an early exit clause in the lease. They did end up finding a renter in May, so we only paid for one extra month after moving out.However, they tried to knit pick on what they could charge like carpet cleaning fees even though when we moved in the house was disgusting, Ill share a bit more on that later. They tried to charge some sort of fine for the garage smelling like smoke but when we questioned how that was possible since we didnt smoke and didnt park cars in the garage, they removed the charge. They charged us $75 to replace the ac filter, even though we left the new filters by the AC and thought it was considerate to allow the new renters to put it in whenever they moved in: and they best part was how they charged us $450 in a leasing fee. We couldnt figure out what this was initially. But basically they charge the owner of the home a fee. Because we moved out early, they werent able to charge the owner twice for the 2 months that overlapped so they charged us for it. How excessively greedy is that.And finally to the condition of the house. These management people claimed they had everything cleaned and bug control completed. Ive rented many homes in my life. Never have I ever lived in a house as disgusting as this one. There were cockroaches everywhere including in the drains.Weve lived in many rentals when we lived in Philadelphia. Ive never once lost any amount of my security deposit. We are clean, even to the point that we dont wear shoes in the home. We cleaned the home to near sanitized levels and most definitely was cleaner than when we received it.So bottom line, if you need to rent a home and you see this management company listed on the rental, run far far away and find a different home to rent. It is not worth the trouble youll have dealing with them.

She was able to approve me and set me up for move in that day. Oh what a relief it was to know I had secured not just a house but a home in a wonderful neighborhood. Little did I know that Pennys undivided attention , would not stop there.As a busy professional, I work in a high yield, high paced industry with a key focus on customer service. At Verandah properties this particular value is exhibited by the most efficient, pleasant and professional team I have ever met. Verandah properties manages rental properties with integrity, responsiveness, and an eagerness to provide excellence in customer service. When there is a need for repair they respond quickly with effective and skilled maintenance staff. If there are any questions about the lease or to the owner they make sure to communicate with you thoroughly and resolve your concerns quickly. They are also savvy enough to offer convenient options for payment including credit card services and maintain a user friendly portal so maintenance requests, payments and payment tracking can be entered and monitored online. My Father has been living at one of there properties going three years now. Veranda Properties Management team are the worse. They will try and charge you for things that were already broken when you move in ex: when my father moved in the apartment was infested with roaches they were in the cabinets, walls and dishwasher. I informed the leasing consultant and nothing was done. There was also multiple service request put in for the dishwasher. Veradah Property Management tried to charge my father to replace the dishwasher because it was full of roaches , now mind you my father is sixty seven years old. To take the cake I reached out and told them my father would not be paying to replace appliances that were broken when he moved in. Then they tried to say it was broken because of the roaches he had in the apartment. My father informed them the roaches were in the apt when he moved in. The leasing consultant then came back and said yes this building has had issues with roaches before and it was not just the apartment but the entire building BUT THEY ALREADY KNEW THIS WHEN THEY TRIED TO CHARGE MY DAD. 😳🤬😡 Verdah Properties have a lot of hidden charges in there lease agreement so read carefully. Like they will charge you $80.00 to renew your lease but why the company isn’t doing or providing anything new to the apartment. I have been in Property Management for ten years and we always offer our residents a renewal incentive not a charge. The sink has been falling in for the last year nothing has been done to fix it, the dishwasher hasn’t work in two years, there was a leak in the apartment and they kept the wall open for a week knowing the building is infested with roaches , the ac doesn’t work in all of the bedrooms. This company does the bar minimum when it comes to keeping up the units they manage. But they sure don’t mind adding extra fees to your account because of their neglect. I just felt someone needs to hear about the experience my Father has received

My fiance and I have rented in Orlando with Verandah for 5 years now and have nothing but good things to say about them. We moved from out of town and were worried it wouldnt go smoothly, but Verandah made it easy for us and let us do everything remotely. The home we rented was lovely, well maintained and a very fair price. Verandah was quick to respond to maintenance requests and any other inquiries we had. Were sad to be leaving our home to move out of state but can look back on the past 5 years positively.

They have always quickly responded to emails and calls and resolved any questions or concerns we had in a timely manner.Additionally, their website is easy to use for rent payments and maintenance requests.Having never rented before, we are pleased with our experience thus far.
We have dealt with Veranda Properties for the past almost two years now. We are tenants in our first rental after owning for many years. They made the process easy and made sure that when we moved in, we moved into a house that felt like home. If we ever have any problems, they are always there for us. They are quick to answer, friendly and trustworthy. The most important thing is not always the house you are renting, it is the company you are renting from and they are top notch.
Very poor management. Dont have before photos of my condo and dont have the keys I gave after I signed up with them. Poor communication with tenant. Charged me for the carpet cleaning that was paid by tenant, charged me for the water hose that I installed from remodeling. After I confront with Verandah, excuses were wrong billings. Cost extra to pay for legal fees to evict tenant because tenant refused to turn back the keys, and charge monthly fees (10%) after tenant left 3 months ago. After tenant eviction, my condo looks like a hurricane passed through, now it needs a total remodeling. Verandah was my second property management and was referred from my brother and he ends up fixing his place and sold it, its no different from my first property management.I am a FL certified home inspector since 2007, handyman, an engineer and I know what Im doing. My lessons learned...if you cant manage your property yourself or someone you can trust, sell it. Dont waste money on hiring property management.
As an owner, we recently had an excellent experience with short-notice service provided by Ann Barrasso at Verandah Properties. Weve been with Verandah for almost 5 years and we continue to see service improvements each year for me and my tenants. Keep up the good work!
As Realtors we have referred many of our investor clients over the past few years to Verandah Properties for property management and we have never had a complaint. We have always found them to be ethical and easy to work with and it is a pleasure to work with a trustworthy company with integrity.
When I started looking for a home to rent I saw a property on the Veranda Properties website so I contacted them and was directed immediately to see the house! After the showing I was contacted by Debbie ,who was very pleasant and informative, for feedback on my experience and I was given instructions at time on the application process. It had been a long time since I had to move so I was very anxious and nervous. I was then contacted by Karla and she helped me every step of the way through the process and when it was done she was as happy as I was!! Since my residency with Veranda, I have been very pleased and I look forward to being with them hopefully for a long time!!!!
No such thing as “equal opportunity housing” with this company. They will collect your application fee and lead you to believe everything looks perfect on the application for approval, giving false hopes just to rip the property from you and give it to someone else. Doesn’t matter how long before you had all of your information in before the other applicant and how qualified you were, they will use personal judgement when choosing candidates. Sickening and unprofessional, especially with what people are already dealing with this year. This company should be ashamed of themselves. Don’t bother applying. You might be stuck in the same boat: frantically looking for a home for your family after before your new baby arrives around the Holiday’s after being relieved from that stress and led to believe you finally found the perfect home in a current housing market full of nightmares. I understand you may not get every property you apply for, but when you’re qualified, have all info in before the other applicant, are told everything looks great and that your application will be processed first because it was filed first, that’s when it gets frustrating. Maybe some honest and humane people would do this company some good.
We have been renting from Verandah for three years & have had a great experience. Just recently we have been working with Ann Barrasso on some maintenance requests and she has been wonderful about responding quickly, keeping us in the loop on the project & following up with the property owner.Both she and Debby Lisella have been wonderful to work with. More property management companies need to be as professional.

Home was not ready to rent, lot of repairs need it to be done. After 20 days some of the repairs are still pending to be made. I had to stay home many days to wait on vendors, some of them to come to only take pictures. It has been a nightmare since I moved. But I have to say that Carmen is the only good thing this company have, Ill give her a 10 1/2.
I have known Pam who is the owner Verandah for around 10 years and she has always been very attentive to my needs as an owner / investor of several homes that I have placed in her care. I have also had the experience of dealing with other property management companies all around Florida and I would have to say that Verandah really does a better job than all of them. My hats off to Pam and her team for effectively managing my homes in Orlando while I spend most of my time thousands of miles away in Scotland!

If I could give this company zero stars, I would. I am a current renter with them, and am renting a house in Avalon Park area.Dealing with them has been a complete nightmare from day one. Dealing with this company has been one of the most stressful experiences of my life, and I cannot wait for our lease to up so we can move out!The house we rented had 3 different water leaks we discovered after moving in. They fixed the leaks promptly.However, there was a moldy smell in the master bathroom from day one. We assumed it was because the house sat vacant a while. After about a month, and the smell intensifying, we notified the management company.Their solution was to try to force us to sign a mold waiver, which stated that we were accepting the health risks associated with living in a house which may have mold, or vacate within 7 days...It is not legal for them to force us to do either.Additionally, from the application, to picking up the keys, to requesting maintenance and paying the rent, everything is done online. We never saw anyone from the company until they sent someone out to do a post move-in inspection.We even had to pick up the keys from the receptionist in the building where the office is located. Nobody from the office would come talk to us!STAY AWAY!!!! YOU HAVE BEEN WARNED!!!!Response to Pamela Syverston:You must be joking... You were unable to extend an offer to renew our lease? I sent you my notice on non-renewal of lease on May 2. My lease is not over until July 31. The lease mandates 60 days notice minimum to vacate. I gave a good solid 90 days notice.Does that really sound like someone who wants to renew their lease? I was definitely not waiting around for an offer to extend from you... I was counting the days until we could get out of here!In regards to the mold addendum, I am referring to the one pictured, which you tried to bully my wife and I into signing. That addendum states that we agree to stay in the property as-is, which means we would be accepting to remain in the property, whether it had a mold problem or not. It also clearly states that the management company would retain their rights from the original addendum, but also note that the same clause is not there for the tenant. You must take me for a fool...When I refused to sign that garbage, you then tried to command that we move within 7 days of the date I reported the problem. All I wanted was the issue fixed.In regards to your efficiency. If someone asks that someone be available when to keys are picked up because they have questions, that means they want to speak to a real life person, in the flesh. Nobody from your company was available to speak to us when we went to your office to pick up the keys, even though I specifically asked if someone would be there.That just seems like a non-legitimate business. Your practices as a business, and the way in which you treat your customers definitely adds to that sentiment.UPDATE: Verandah had to be threatened with a lawsuit before they would return my security deposit. They did not file intent to keep the deposit within the statutory limit, and also did not return my deposit within the time limit prescribed by law.It was only after I copy and pasted the statuses to them in an email, and demanded my deposit, that they cut me a check.Again, be warned people!Also, in regards to the “HOA violations”: upon moving from this rental, I bought a home. The home actually has the same exact HOA as the rental. I have been here just over a year, and have yet to receive ANY HOA violations.Coincidence? I’ll let you be the judge...This review is coming from a professionally employed husband and wife. I am an Aerospace Engineer, and my wife has 2 master’s degrees. We both have a great credit score, and no children. We should have been a property management company’s dream! They made it a nightmare...
I own four Orlando properties all managed by Pamela Syvertson since 1992......the service has always been completely trustworthy and honest. She has earned my trust to the point for at least a decade now I do not even require her to contact me about any maintenance issues.......if it needs to be fixed and she agrees......FIX IT!!!I have lived overseas since 1992 and honestly never discuss the properties with her, she handles EVERYTHING for me.......even paying insurance or maintenance fees for me. Also.....I have never had one tenant evicted, or really even late on the rent......in 22 YEARS!!! Four properties!!! She does that good a job screening for tenants. Verandah Properties will take away all the hassles of being a landlord. Just send me the check each month!!!!
Verandah properties is an amazing company.Rentals property are so nice. Pamela is an amazing person easy to comunicate with her and the staffs at the office. Never had a problem.So of youre looking to rent a property verandah properties will be #1 on my list. I would recommend anyone.
I rented a house from Verandah Properties from 2016 to 2018. They were very responsive to questions or concerns we had. When we were preparing to move out, someone gave me their personal number to ask any questions I had about holes in the walls or what to do about certain situations. We cleaned the house and left it just as it was when we got it. We got our full deposit back. I would highly reccomend them!
I have been associated with Verandah Properties for many years now and I have not a single complaint. I find Pam (owner) and her staff extremely helpful and professional!! I HIGHLY recommend this company. They have exceptional customer service addressing my needs as they arise.
Just rented from this company after spending a week traipsing all over Orlando area looking for a single family home rental. We viewed one of Veranda’s properties by using the Rently app which let us in the property to tour ourselves. We were interested in the house and contacted the company, submitted our paperwork and are now renting a beautiful home. There were a few glitches with picking up the keys but all else was smooth. The only thing missing was a guided tour of the house to help explain where things like the sprinkler system, property lines, etc was. Other than that we are very pleased.
I have to say it was the first time I was renting an apartment by myself and I thought it would be extremely complicated and that ot would take forever, but Karla Delgado made the whole process very pleasant and simple. I lived in the apartment for one year and at the very end the owner, Pamela Syvertson contacted me and she was also extremely nice and professional. I took very good care of the apartment, but deep inside I was concerned this would be one of those companies that just creates a bunch of excuses to keep your deposit, but no. They are the real deal. I received my full deposit and one more time the process went smoothly.
Working with Verandah Properties and especially Cristina Porretto was refreshing compared my experience with other management companies. Their professionalism and knowledge is top notch. I would recommend them and Cristina to any investment property owner looking for management services.
Verandah Properties has managed our rental for almost 9 years. Our home has never been vacant for more than a month or two during that entire time period. We are extremely pleased with the service we have received from Verandah and would recommend Verandah properties for anyone looking for a property management company in the Orlando metroplex.
For the renters they’re probably amazing (and for contractors, as well) but for landlords, these people are a nightmare!! Unfortunately I still have six months contract with them. We had an inspection before moving out, everything was perfectly fine. The house is 6 years old... we moved out and every month for the past six months, we had to pay for something broken.... they don’t ask you, they don’t consult you, they just deduct from you rent, take their cut and that is it.
The worst company you will ever see in the market!At first they are awesome, they even asked for a google review that I left right after signing the contract (it had a 5 star). And so right after the contract was signed my nightmare started, and it seems it will never end!-First the house “needed repairs” and wanted 1010 dollars for a service I got done for 450!-They use a “portal” where you get the monthly statements, but the files are very heavy and I was unable to download (being in the middle of nowhere in Brazil with radio internet has its own difficulties). When I asked for the statements to come in trough emails, the lady made a huge deal, it was as if it was too much to ask...- After that they charged me 100 dollars for a lock change, so I asked them to let me know in advance of any expense because I had a handyman and contractors who could do the repairs much cheaper than they seem to be able to get- crazy charges continued among them there was one that they charged Almost 100 dollars to clear ac drain! (Just to give an example) there was many more!-Then after I had more than enough of their awful business, almost 90 days before the contract was over with tenants she started pressuring me to renew the contract, relentlessly! Giving Me even some false information, anyways, I did not send the “renew propose” and the tenants stayed month to month till now June 10th and I had people ready to Move in over the weekend, but then, nothing with them can be easy.They wanted 72hrs to go in “to inspect and take pictures” AND another 2 weeks to get the house ready. So after a lot of arguing I lost the new tenant and was able to get the keys back TO MY OWN HOUSE! She agreed I would Take the pictures and send the invoices to them if there were any. That I did. and within less than one week they had it all!Got my house on the marked and someone interested again (they made me lose the first tenant with their bureaucratic SLOW process)Today is the 25th The buyers have inspectors at the house to find out they placed locks to get access to the attic, no they did not give me the keys to it. (Which by the way they never asked me if they could place it there) and no there is no such thing on the contract.So I called them desperately to get the keys after 13 tries someone answered the phone. They had left the keys with a Handman, who was out of the state, and refused to get it resolved, after almost one hour on the phone they authorized me to send someone to cut the locks and reimburse me for the fee I got charged for, (mind you they did not give me back full access to my own house)The lady I refer also had stated she could not tell me what the tenants deposit would cover of all damages to my house “since I had not used their vendors” and she would take 45 days to pay it, if there was anything to pay. She then took advantage of the call to tell me that the 650 dollars I had spent to fix the house to put it on the market (probably 1/5 they would Spend with their pricy contractors) was all “wear and tear” and nothing would be covered by the tenants deposit. The house was not clean, there was damage to some walls, stains all over the stairs, stains in a lot of walls, and SHE CLASSIFIED THEM all “wear and tear” yes this is not a joke! This is the kind of business you would be dealing with by hiring them.I have talked to several people in this business, and have asked to talk to Pamela (the business owner and broker) or her direct contact information several times, no one was able to give it to me. I tried to find her information on “MLS” (I guess she is not a part of the orlando association) because she does have an active Florida license! I also tried to reach out on her Facebook where I did not receive any answer either. (My hope was that, this was not the kind of business she was building, and would want to fix it at some point)So I decided to EDIT this review, and maybe protect some of you to have to deal with all I am dealing with.
I am happy to give Verandah Properties and Pamela Syvertson a 5-star rating. I am familiar with the company as a national property management trainer and Pamela has her business 100% focused on education and how they can provide an amazing customer service experience to her clients. I wish other companies were as customer focused as Verandah Properties!
We’ve been renting through Verandah for a few years now. We had a leak devolope on the Kitchen sink supply line last week, We contacted them late in the evening, the next morning they dispatched a plumber who replaced the faucet and supply lines. Was very prompt and courteous in the repair.
As 1st and foremost a busy business owner and real estate investor, and secondly, as a licensed RE agent for over 11 years, I feel I am uniquely qualified to leave this review. I rarely leave reviews, and when I do so, its not to complain as most reviews (I see some negative ones here, that in my experience as a business owner with his products in over 15k locations in 22+ countries, are bogus, some competitor, or some angry person who this company just couldnt satisfy...you know the type) on most sites are. Most of the time, reviews are only left by the small percentage of people who are unhappy, with a smaller percentage usually being happy customers, as their too busy to leave reviews and are happy. Anyways, I leave reviews ONLY for companies or employees of companies (shout out to an awesome employee...Karina M...excellent if you get the pleasure of dealing with this lady) that A. Have gone above and beyond, or, B. Have provided an excellent product and or level of customer service. And of course, if they saved me or made me money. Veranda Properties, and specifically Karina, have done most if not all of the above in my case. Im shocked to read any or even a few, of the suspicious looking negative reviews. Im even more happy I decided to leave a review, a well deserved and educated review, by an unbiased, active, licensed agent who has lived in the area since 1991, and knows good service in this industry is very hard to find (not for me, or maybe you, or others here), and Verandah is a great company, with a great, seriously awesome and very reputable owner, who has also been in the area a looooong time, and an awesome Rep in Karina and the whole team is just great. Ive never had a bad experience with a representative of Verandah, only top notch. There actually, unlike high volume providers, picky in the properties/owners that they will take on, and dont work off of a high volume, minimal service business model, churn and burn... They operate on a different, more refined model, that ensures happy owners, and a positive win win experience for owners and for them as a company with a stellar reputation.Anyways, always read negative reviews with a grain of salt, and the good ones, the people who took time from their day, to HELP, NOT HURT the company or employee, theyre the ones I pay attention to, especially if most are good.Bravo Verandah, keep doing what your doing. Ann from Verandah Properties LLC has always been very helpful and speedy in her replies to our maintenance requests at the rental house. On this previous submission for an A/C leak she reached out within minutes of me sending it over and got us in contact with the proper vendors in order to resolve our concerns in a timely manner. Thanks, Ann!
Rented with them for years. Went through several property managers. Most of them were a pleasant experience but that last year was a pain in the neck to deal with. They charged us hundreds of dollars in cleaning fees after we hired our own professional cleaners at move out. When we asked for proof of what they cleaned they wouldnt communicate with us at all unless it was in writing via certified mail. They eventually sent us grainy photos of the inside of a sink cabinet that had water damage and a kitchen drawer that we had forgotten a plastic fork in. That sink had leaked and we had submitted a work order for it, when the maintenance man came out he assured us not to worry about the water stains that they eventually charged us for. They also refused to allow us to board up our windows during a hurricane, stating that if we did, we would be charged for damaging the exterior of the house.

Horrible Experience!!!DO NOT APPLY with this property management company!!!! They will take your money and run!!!I applied with this company last week for a rental property. I provided all the information that they needed and did everything online in a timely manner as they requested. I just sold my home and am starting a new job in the Lake Nona area and fell in love with a rental property that happened to be managed by this company.I offered to pay the whole years rent up front (that is $30,000). I offered to pay this in cash. I have no criminal history nor do I have bad rental history. I owned a home for the last 6 years and before that I had no evictions from apartment complexes. The job that I had before this new job I was at for 13 years!!!! I am also a graduate student and receive student funding (which I do not need anymore because I sold my house).I sent this property management company proof of sale on my home, my tax returns, proof of my new job, proof of my student loan funding, etc. My rental application was denied because of my credit score!!!!! I am a GRADUATE STUDENT my credit sucks!!!! Had I been told by Carmen that my credit score had to be above a certain number I would not have applied and paid $65!!!!What I want to know is what does my credit score have to do with paying $30,000 up front for the whole year. I can understand if I had a criminal record or a string of evictions but because of a number I was not approved???!!! I called Carmen immediately to discuss this matter with her and of course she magically did not answer her phone. I emailed her and got a generic response stating, we are not allowed to discuss your decision with you. I called the office to try and speak with someone else and guess what, got an email response stating the same exact generic statement that Carmen sent me!SO now they have my $65 and I have no where to live!!!I got Pamelas email off these reviews because she seems to only respond to these reviews. I tried to email her asking if we could talk about my application before posting a negative review on Google. I saw in the reviews that there were some instances that Pamela was not aware of so I thought I would give her a chance to rectify things. NO RESPONSE!!!!!I wonder if the owner of this rental property knows they just missed out on $30,000 guaranteed and an excellent tenant!!!! SMH! I will not be recommending this property management company to anyone. Just so you know Pamela, I am in contact with a lot of homeowners that like to rent their properties. NOT FROM YOU!!
(Note: This company spends half its resources defending itself against constructive criticism instead of improving operations) If you are attempting to lease/rent a house, dont bother with Verandah. Getting the chance to speak with anyone in the company in person or on the phone is next to impossible. They make themselves scarcely available by attempting to automate the entire process from viewing the home to submitting an application and because each section of the process is riddled with uncertainties and poor design, you will just ending feeling frustrated and neglected. The simplest of questions will not be answered because their only means of communication to the consumer is email and they neglect to thoroughly read and provide an appropriate answer to your question. Each email I sent to tis company was either ignored completely, or brushed off with an answer that gave me the impression that the person on the other side of the conversation had no idea what they were talking about. Horrible experience overall, would not recommending testing this company out, even if you see a house you like listed for rent through this agency.
Verndah Properties....I think they are the worst property managers I have ever dealt with. When I first moved in it was the best thing ever, I loved my townhome, the service was great. Of course I was dealing with Paul, which letting him go was the worst thing that Verandah Properties could have ever done. Since Paul has left I have had nothing but nightmares dealing with Debby she has been the worst. Debby is the most inconsiderate person I have ever met. Verandah Properties, must be lacking money because they like sending notices for everything they could possibly send you one for and the cost every single notice is $75......... Rent is due no later than the 3rd of the month, even if you email them and advise that you will be paying on the 6th you get a three day notice on your door costing you an additional $75 on top of the 5% late fee they charge. Even when you email your property manager at 6am asking to adjust your account on the 3rd of the month and they take their time doing it not allowing you to pay before 5pm they charge you a late fee when its clearing not your fault when you have emailed them multi times. Their on line payment system is another inconvenience, if they dont adjust the system accordingly and you want to make a payment, GUESS WHAT!! your not able to, because if you dont pay what the system wants it doesnt let you pay on line. Another inconvenience, you go to the office and pay your rent with the same account, same checks you been paying your rent since the first day.... they dont take it, they dont take personal checks in person but they will take it if you mail it... thats BULLSHIT!! Verandah Properties in my opinion are very inconsiderate. I was mailing checks one month in advance, so that I would never be late that didnt work either. Because I get paid twice a month, I would send half of the rent in the beginning of the month prior and the second half the end of the prior month which the rent is due and Verandah Properties would hold them and cash three or four checks at once causing me account to bounce and pay an insufficient fees. Now, because my account had the insufficient fees my next pay check had to clear the over draft not allowing me to pay any other bills which caused me to fall behind. My experience with Verandah Properties is the worst. I personally cannot wait to leave this home only because I refuse to deal with them ever again. WORST EXPERIENCE EVER!!! I wouldnt rent from them ever again.
Excellent customer service. Always polite and follow through with calls or emails.I am editing my review as leaving this property mgmt. company may be more valuable to those looking to go into business with them. My employer relocated me 8 months into my lease, I sent a certified notice that I was breaking the lease which was their first requirement. They showed the property once then listed my number as the contact In the MLS listing for future showings but charged me for Marketing Expenses. For 2 months I was showing this house 3-4 times a week, people were telling me they put in applications and paid the application fee but no one was being accepted to take over my lease... One person walked through at the prelease visit and said one thing but when I received the deposit settlement I was charged for things she said were not a problem. There is no way to speak to anyone with this company, only voicemails and answering services. Ann is the only person I have ever been able to speak with directly and bless her heart she is a good person but this company is the model reason people do not want to rent when a property manager is involved!!! One star because its the least I could chose.As of today, I have emails where they have admitted 8/31 my deposit was mailed out to the wrong address. Rather than stop pay that check and overnight another one their solution is to wait and see if it shows up... Debby Lisella just emailed me that I should take this opportunity to meet my new neighbor at the address where they sent my deposit and ask them if they received it. Thats an acceptable and professional resolution?
Very disapointed with their service. Was trying to relocate from Georgia because of health issues. Put everything on application $70. Faxed all my information. and they gave me documents to sign...about rules and regulations of property. next day got an email ( which i never spoke to anyone personally or saw their faces). saying that my credit was bad and i should have given them a deposit. i called them and they never pick up phone just voicemail. i just bought a car...thereforecredit was not an issues. deposit was not an issue was waiting for the go ahead. very bad and shady business
We are retired and live out of state. Weve used Verandah Properties to manage our properties for at least a decade. I dont know how we could do any better--in fact I dont think we could manage without them. The price is right and theyve always acted in our best interest. (Plus theyre fun to work with!)
We had an unexpected issue with our A/C unit. We entered a work request and were contacted promptly by Verandah. We misunderstood the form and realized that we were not going to be home when the A/C company came to service the unit. The agent from Verandah drove to our home and left a key under the mat. I have used them for more then a year for the management of our rental property and will continue to use them not only as a Property Management Company, but as a Realtor for any future property purchases and / or rentals.I cannot say enough good things about the team that makes up Verandah Properties, LLC. You are definitely in great hands if you go with them.
This company website has false information for Potential rental customers. My wife and I were potential rental customers and we wanted to rent a property serviced by this company. Our credit hasnt been the best since the Downfall in the economy. However, on Verandah website, in the Property Management Resident Selection Criteria, stated in #3 in BIG BLACK BOLD LETTERS Due To our Current economic circumstances an owner may be more willing to accept some exceptions to these conditions. Well, when we saw this we felt as we had a BIG chance to be able to be approved, especially having the income and references. We went ahead and paid the $55.00 application fee per adult equaling $110.00. Well to our Surprise, maybe almost 3-4 hours later my wife and I received an email from a Karla Delgado with an attached email stating we had been denied due to our credit!!! Feeling confused and deceived my wife contacted Mrs Delgado again via email, to please reconsider the application and was denied once again.Upsettingly, we are not allowed to rent from this company and after spending $110.00 this was more than just upsetting but it was more of false information on their site. We also dont believe the Landlord had any say to this decision like it states in the Above quote stated in the Property Management Resident Selection Criteria.Honestly, I truly believe that you should change your criteria in your website. Technically its false information and just taking peoples money because you feel you have the right too is just not right! I wouldnt even rate these people, but had no choice to give them one star. We read most of these testimonials before submitting our application and we should have just gone with our gut instinct and never continued the application.
Highly recommended. I’ve been with them for a year now and everything has been excellent . Great service and great staff. It was a smooth process and when I got the apartment it was spotless and well kept. Maintenance requests are solved in 24 hours (in my experience). And they always answers my questions. Nothing negative to say about this company.
Issue with leaking at shower on second floor to the leaving room was reported a Friday night. The office replied with email Saturday morning with instructions and what company contractor to call. The service with the plumbing company was excellent, very professional, they explained everything needed to be done before proceed, fixed everything in 3 hours or less. Thank you. Also the office follow up next day of plumbing service, very good.
I am no tenant, however, I have called numerous times and all I got was a recording about the number of calls they receive so they cannot take a message. I have emailed “clientservices@verandahproperties.com” to ask a question about the application for a property (because the website states email with questions) and still no one responded. The property was on their website and I just didn’t want to pay the application fee if there was already an application pending and here we are the day after and the property is gone. Horrible Horrible process just trying to reach someone.
If I could rate it lower, I definitely would. It has been a little over 2 years since my nightmarish experience with Verandah. The rented my family and I a nice little condo in Kissimmee. Communication before we signed the lease was great, but as soon as we signed the papers everything went south quick. Long story short, they rented us the condo without getting approval from the HOA. Our property manager was Paul. He stated in emails and via phone conversations that he had received our approval from the HOA and that we were all set to move in. When we signed the lease, we were given 1 car decal. We soon bought a second car and contacted Paul several times with no reply. Our car then started getting towed every couple of nights because it had no tag. This is extremely fun considering my wife was almost 9 months pregnant when we moved in. Always fun coming down stairs and hoping that your car is still there every morning. About a month in to this, we found out Paul had never gotten the HOA approval and we wouldnt be able to get another car decal. In addition, we found out that we would now have to move out or risk having both of our cars towed. We got all of this information from the actual condo HOA as Paul and Pamela would not return phone calls or emails.Be careful with this company. I dont believe Paul is there any longer, but Pamela was no help in this situation either.
I am a new renter with Verandah Properties, LLC. The process of seeing the house to applying was extremely easy and very efficient. After being accepted, we wer put in touch with Debby L. who wsa amazing. She was quick to respond on everything, extremely helpful and very understanding with all the questions we had around moving into the house and moving to Florida in general. I appreciated how stressfree the process was and I look forward to continued partnership with Debby and the team at Verandah Properties while I am a renter for them.
Verandah properties could not have made my moving experience any better! From showing the property to having everything in fantastic condition when I moved in, the whole process was incredible!!! I would recommend this company before any other property management company Ive used in the past!!

I have never felt so uncared for or mistreated by a management property company than by Verandah Properties. They completely ignore our requests, and delete our emails. We have had so many issues with our rental, and they point-blank do not care. They are rude, entitled and make you feel unheard. There is no real respect from anyone Ive ever actually gotten on the phone and they continue to act like we are not normal people trying to live in a normal home. From a stove that barely works to a BROKEN FRIDGE FOR OVER A WEEK, they simply do not respond! I will NEVER say positive things about this team or company. We cant wait until our LEASE IS OVER. NEGATIVE 10 STARS.
Moving is a stressful event to begin with, but imagine being locked out because the bolt lock froze on you late in the day on moving day while you were walking your dogs. However thanks to the amazing responsiveness of Ana things all worked out. She was amazing, responding to my service request within minutes and with a calmness that allowed us all to chill. She got us in and arranged for help with a permanent solution. My sincere appreciation for her professionalism and compassion!
Just to clarify I am an actual *Tenant* most of the recent positive reviews you see on here are from *VENDORS* and not actual person who reside in the properties managed by the company, so If it were possible to give no stars I would but in order to post a review I have to rate it at least one. My family and I moved in on September 8th 2015 and since the first day of move in it has been a complete nightmare. On the first day of move in, the property was given to us in a completely horrid state. The carpets had stains, there were nails sticking out from the edges and even some of the carpet was beginning to unravel at the corners. The walls were covered with dirt and marks, the shower door in the master bedroom could not close, the washer/dryer units were faulty from the start, the garage had a faint scent of dog urine.In all my years of renting in Orlando- Verandah Properties is the absolute worst company to rent with. I had expressed the issues with the property the very first day of move-in, spoke with Debby who was no help what-so-ever- she was very inconsiderate to our situation and every time I have reported an issue Ive had pretty much the same response every time which is either according to the lease the management company and/or the owner is not responsible for a lot of things that are wrong with the property- when I asked for records for the last time the carpets were changed and walls were painted I was ignored. InIt took almost 2 weeks for the shower door in our bathroom to finally get fixed- they had to send someone out twice to fix it. They also sent someone out to fix the carpets, basically just hammering the nails that were exposed in and putting the carpet that was unraveling back underneath the corners of the wall. All of these things youd expect to have been inspected and fixed PRIOR to moving in the property.At the end of October, not even 2 months into residing in the property- the washer/dryer unit which I had expressed was faulty finally stopped working. When I reported it I was told that they and the owner were not responsible for the repair/replacement for the units because they were listed as amenities in the lease, and I was forced to buy my own washer/dryer in a property that was supposed to have that included! I sent numerous e-mails to Debby about it, and we went back and forth ultimately ending with her pretty much telling me sorry for the inconvenience, but there was nothing they could do- I even asked for a reduction in rent since I had to pay for the new units and that was also denied.Now in December, the access keys for our community pool/gym and our key for the gate to the Condominium have stopped function without any notice! I was left outside of the property for 15 minutes with my newborn baby daughter in the car for someone to open the gate.It has been such a stressful experience and a complete nightmare. I wouldnt recommend renting through this agency at all. If you do- just be mindful that when you go to see the property the first time- even though there are tenants who currently reside in it and it is furnished with their property, that you are renting apparently As-IS, as expressed to me in another e-mail from Debby. That means any mess left by the previous tenants even those unseen due to the obstructions of their furniture and property currently furnishing the residence, its basically the responsibility of the new tenant to clean.With such poor property management and service, mixed in with with the inconsiderate and uncaring attitude of the Client Services Director Debby Lisella- who whenever you speak to her just makes you feel like your complaints are not her concern and has a backdoor excuse (through the terms of the lease) for every situation, the mental stress and anguish me and my family have faced for the last 4 months is something I wish on no one.I just hope this review helps someone who is considering renting through them, and effectively helps in changing their mind.
I do not understand how Verandah Properties can have such positive reviews, they must all be from employees. Some of the most unfriendly staff you will ever find and do not hold your breath if you are trying to get a hold of them, none the less have anything fixed or taken care of. I will be sure to never rent from them again, try to avoid them like the plague if you can.
I have been renting from This company my first time since June 15th, 2017 when it trust got transferred over and I was a little worried at first not knowing who they are at first. However come to it Im very happy with them they have quick responses even on HOLIDAYS if something happens they attend to your need right away they dont just collect the rent They provide great professional on point service to assure your home is in great hands that you feel safe secured n happy and that is why I as a newly renter I give them 5 stars because is the max here if not I would give them 10 or 20 or 30 :) Thank you for giving me a continued home for me and my kids as a single father having full custody We appreciate you!!! So I recently moved to Florida a couple weeks ago with my girlfriend. We decided to live with family until we found a place. My girlfriend and I started are search out online for places and came across this company. We found a couple of nice places we wanted to view. The company has the option to view the property yourself if you pay and register online. Ive never heard of anything like this before. I was kind of skeptical about her registering her credit card online. But we proceeded to register and after registering we were given the code to enter the property to view it so we did so. The next day my girlfriend receive multiple of fraudulent charges on her credit card from this company. We tried to reach out to this company numerous of times in regards to this matter but was never able to get through their phone system. It has been a nightmare to get these charges reversed off of her credit card. It sounds like this company is running a scam on people and I highly recommend that you stay away.

Never work with this property management! Except for Karla, everyone else there is terrible to work with.When I first got the apartment, it was in the worse most horrible condition you could imagine. It had a terrible smoking odor, broken sink, property was damaged and I had to move in like this with children. I asked for help and consideration on other specific things and the person in charge was rude, not coherent on her arguments, and was more interested in arguing back than looking at the core problem; horrible management.Thank God for Dave from Keller and Williams! True property management.
This company has no respect for its tenants. None. Zero. They deal with you like like youre some kind of deadbeat, even if you have a history of always paying your rent on time, AND even if the tenants have made the place in which they currently reside look VASTLY superior to how it looked upon originally renting the property. They will show you no respect. They will THREATEN you with eviction at the slightest HINT of delinquency of payment, and then will simply repeat the word protocol incessantly when you attempt to explain that the rent actually has already been paid...truly a wonderful business model for people managing the rentals of mediocre properties to hard working individuals. I will NEVER be involved with this company again, and I strongly encourage anyone to avoid any dealings with them. You are a number. You are not a person to them, and do not ever expect to be treated like one. To Verandah Properties, LLC, everyone is guilty until proven innocent, and threatened before EVER being asked via phone call (which is apparently harder to do than having a person personally come to the property and deliver a filled-in law firm template, which was never ever acknowledged as being received by anything else than my own honestly) what the problem may have been. Avoid them at all costs and save yourself the agita of poor business practices. Vile company.And finally, youll notice EVERY review is either ONE STAR or FIVE STARS. See a pattern? Dont fall for the tricks of landlords and employees, and avoid this dumpster business. Thank me later.

I wouldnt even give them a star. They are the worst company I have ever worked with. I was lied to so many times I cant count them all. I was showed pictures of a condo they said was lovely. It had over 120 holes in the walls. They didnt re-paint it because they said they couldnt afford it. They did touch up paint and someone must of been color blind because it doesnt match. I dont know how they couldnt afford it because they probably have done this to a lot of people. I paid for a whole month of rent and they didnt return any of it even though they got someone to move in on the 12th. I tried to get a statement from them to see all the B.S charges that was taken from me. Once again I never moved in there because it was so bad and it wasnt even cleaned. Debby was not helpful and talked down to me a lot. I advise everyone not to trust them especially when it comes to money or the pictures they try to show you that arent updated.
The move in process was smooth and organized. Ann, from maintenance, even contacted me prior to my move in to make sure there wasnt anything specific I wanted addressed. Not only that, but she contacted me after my move in as well, to make sure everything went smoothly and was up to par. Great communication. No complaints here! (:

Yes, I viewed the property alone for approx. 5 minutes because it was occupied-furnished, pictures on walls. ABSOLUTELY NO MENTION OF AS IS WHEN I VIEWED THE PROPERTY. The pictures on your website were obviously taken before the current tenants had moved in since it was not furnished. Found out they were 2 years old.Upon learning of “as is” IMMEDIATELY sent following email:“I have questions concerning the AS IS CERTIFICATION.There was no discussion in regards to AS IS condition. Since the current tenants are residing in the property now there is no way to determine what condition the property will be in after they vacate. It was my understanding that we would have the opportunity to view the property again and inspect it once the current tenants had vacated. Is this not the case?”NO REPSONSE to this email, yet that’s how they do business. There is no office, they work from home and communicate via email. Jaime phoned Karla who stated that after the current residents vacate the property the realty company cleans, paints and fixes any repairs that are needed. ONLYAFTER HEARING THIS I SIGNED THE LEASE. I also emailed inquiring about a move–in walk thru inspection. They mysteriously received this email though and replied no I had to bring a check to the office and pick up a key.Once I viewed the property I immediately contacted Debby Lisella explaining the state of the property and the discussion we had with Karla. Debby basically said that conversation never happened.1st LIEProperty had 120 holes left where pictures hung, foyer door covered in dirt/grease/seal rotting, all closets filthy, large holes patched but not sanded or painted, hardware missing from doors, LARGE gap bottom of door frame with tons of dead ants, oven dirty, sinks/tub dirty.There were various painting supplies, tables, junk left in garage. Debby told me this was required to remain and her exact words, “was normal”. She said we signed the lease. Asked Debby where in the lease did it state the tenants were required to store other people’s property on the premises. No response. Silence. *chirp chirp*. So, apparently we were required to follow what was stated in the lease AND what was NOT stated in the lease. 2nd LIE.This is exactly the type of communication experienced from this “company”. They ignore emails they do not want to answer, ignore questions they don’t want to answer, and deny conversations took place.Debby’s email, and I quote:“we do a thorough move-in inspection where we carefully document the condition”.Asked to view this inspection document but she told me for company use only. What? Is it a secret inspection document? Like a “double secret probation” inspection? Most likely there was no document or inspection. 3rd LIEAsked to speak with someone else but Debby said only her. So owner can’t be bothered with communicating with tenants, yet has time to troll reviews and claim they are fake. Many use aliases for emails so claiming a review is not legitimate for that reason holds no weight. She never actually addresses any of the issues that people bring up in the reviews, she simply tries to discredit the people themselves. Weak.We paid rent until it was rented. Debby told us we would receive full deposit and any over paid rent. We did not even get full deposit back. Charged $645.00 leasing fee. We paid the rent until new tenants moved in on the 12th of the month so no money was lost, yet they found a way to steal it anyway. 4th LIE.Thanks for the well wishes and let me send you some advice in return…what goes around comes around. Aside from the fact they charge you lost 300 for ADMIN Fee, This company will nickle and dime you when it comes to repairs and just about everything else. They hide behind a lease that is positioned to defend themselves and owner and make you the RENTER responsible for just about everything. if you are looking to rent from these folks, stay away. Take notice of all the negative review actually have photos on profile and seem to be actual renters, then notice the postive ones? see any similarities?
Renting from Verandah Properties is an absolute nightmare.Since moving out, my stress level has fallen dramatically, and my wallet is much healthier as well.Lets begin: On the day I moved in, the bathtub was full of cockroaches (see photo). I submitted a maintenance request to Verandah. A direct quote from their response: We do not generally do pest control.Thats a running theme. Because if its not required by law, Verandah doesnt do it. But theyre not afraid to demand their tenants do it at their own expense.In the two years I rented a house from them, I never once met a human being that worked for Verandah. The one time I spoke to one on the phone? When they were trying to guilt me into taking on additional responsibility they forgot to write into the lease. Theyll demand you go above and beyond, but when you try to get them to act like decent human beings, they throw the lease in your face.So, if youre considering renting from these people, read the lease for what it is: a weapon for them to use against their tenants. These people try to squeeze every dollar they can out of their tenants.And when youve finally had enough, and you cant take it anymore, and the expense of moving stops outweighing the cost of staying? Well, thats when they really throw the book at you and try to wring even more money out of you. The month before I moved out, they demanded I do a full landscaping of the property, including trimming all the trees (which you might recognize as a safety issue that landlords normally manage). Then, despite that, and the fact that I spent the time of my tenancy improving on the lot, they still charged $175 on my security deposit for lawn clean up.And that was a recurring theme. These people declared not only was my security deposit forfeit, but they were demanding I pay *more* than the total security deposit *on top of that* for damages that they mostly invented.Theyre almost certainly going to reply to this review trying to smear me, so lets get this out in the open. Yes, my dog did chew on the cheap slat blinds. Thats my fault, and I am willing to pay for it. But remember those roaches they refused to deal with before or after my tenancy? They werent afraid to charge me $100 for that after I moved out.The most egregious, however, is that they are trying to charge me $1300 to replace carpet in just two rooms because of dog urine that doesnt exist. One of those rooms was kept completely closed off when I wasnt in it. There is no possible way the dog could urinate on it. But that doesnt stop Verandah from inventing charges to squeeze me for more money.Another one: Despite paying to have the house professionally cleaned before moving out, Verandah arbitrarily decided it wasnt good enough, and charged me $290 to pay someone to do it again.And now we get to the pettiest, but also the most telling of Verandahs scam to squeeze money out of their tenants: In their own move-out instructions, they specifically said that any hole in the wall smaller than a dime was not a problem. I only had simple nail holes, so I figured I was good. Nope. They charged me $165 to patch nail holes in drywall. If I had known they were going to be jerks about it, I would have spent the $5 and 10 minutes to do it myself.I sent them a response letter, clearly disputing these obviously ginned-up charges, and you know what they sent in response, weeks later? A very polite letter telling me I was wrong, but theyre not going to explain why, so I needed to pay up anyway.So, if youre considering renting from Verandah, dont let the low price fool you. Make sure to add several thousands of dollars to what youre expecting to pay per year, and a lot of stress and headaches on top of that.Verandah is a company full of crooks. Their entire business model revolves around pumping as much money as possible out of people who just want shelter, and theyre not afraid to lie to do it.Avoid them at all costs.

This was a great company that fixed our garage perfectly and also explained what the problem was and the reason it broke was because the way the builders had to put it up and it was not as strong as it could of been but this guy fixed our garage to like brand new and even added extra strengthening materials.. we would recommend him to everyone we know. 😊
Called in more than a week ago to request a showing, they told me it had to be done by internet and so I did. Never heard from them. Called again and Debby apologized for the delay but still no call received. I guess they dont need to rent the properties theyre managing. Im in sales and when I receive a lead the least I could do is to call asap.
I honestly think there is a scam going on here. They just accept applications to collect the fee and pocket it. I had the perfect credit score, am a physician and still was rejected after submitting tons of documents. Guys BEWARE and dont waste your time with these people.
They are SPAM!!Just take the application fee and nothing!!!If you dont believe me, just try to call them, there is no single person talking to you, just an automated machine!I applied for a property, with 100K+ income and guess what?nothing they didnt answer me for 4 days. after I calling them 1000 times they told me exactly at the same time I applied someone else got approval! 2022-05-04Verandah Properties has done an excellent job at taking care of my property and my tenant. They have promptly brought to my attention the needs of my tenant and have been vey transparent with any repairs. If a repair is required the repair is accomplished with pictures and a proper bill.This year my washer needed replacing and upon doing my own research I selected the same model that they did, the washer was on sale and made perfect sense as a replacement. I trust that they are trying to get the best value for me and use vendors that are respectful of the tenant.I cant think of an instance where an email wasnt responded to and the effort is there when service is required by my tenant. I also like the policy where they decide the appropriate rent increase and do so without my consent. Initially I thought that I should be involved in that decision, but really, they watch the property values and know what the units are renting for so its best that I trust their research. Last year they thought it best not to raise the rent due to Covid difficulties, my tenant stayed, and this year I was pleasantly surprised by a $100 increase and again my tenant stayed.I have full confidence that the coming year will go well for both me and my tenant, I would recommend Verandah Properties to anyone.

Ms.Debbie, It’s very attentive, sweet, extremely professional, helpful any time that you reach out to her she is quick to respond and get it done. Ms. Carmen is also a sweetie! Maintenance request to get handled quickly ! Overall I am very satisfied with their services I recently just signed my lease again for another year I’m very happy with this company. 2022-01-06When I moved in the property was dirty. I found stains in the tub, soap residue, mold in the shower head, mold was also found in the caulking of the windows, stains in the carpet pet hair, markings on wall and broken plastic cover for the cable wire. I took pictures and sent it to the office and all they could do was apologize. Prior to moving out I replaced the air filter, hired the suggested company to clean the carpet, painted the baseboards, clean the window sills and all the appliances but yet still took a $110 from my deposit for the cleaning company they hired to clean. Yet that same effort wasnt done when I moved in. I requested that they give me my full deposit and they refused. I dont think I was treated fairly I do feel like Im owed that and so they get 1 star.

I submitted a application for a property and they took my $80 dollars without even considering my application. I submitted a application on May 9 and on May 10 I received a email stating that they are waiting on a response from the rental history from my my landlord. Well on May 11, they stated that they went with another applicant. Remind you my landlord never received anything until May 12, 2022. Thats after I received a letter on May 11, stating that they were going with another applicant. Like I said it was a waste of time. I emailed them several if times because I was on top of my landlord and my landlord stated that she never received anything from them until yesterday May 12, 2022. Why send it out on May 12 if you already have another applicant. Dont waste your time with them.

2021-12-22They are fabulous. I have been very happy in my new place in FL. I paid my deposit a month before moving and worked out all the details ahead of time.Carmen was my leasing agent and she was very professional. She FaceTimed so I could virtually tour the condo since I was moving from another state (WV to FL). She was so nice and showed me everything. I had a gate code on the day of the move and key ring on the door. Everything was organized nicely before during and after the move. The deposit and rent were reasonable. There is an admin fee but very reasonable and worth it for their personalized service. They even have someone to help you if you need to get utilities hooked up. They called a few weeks ahead to help me do this. Many of my utilities were already included so that was a bonus. Best of all, I love my new place. It’s perfect! It was very clean and practically brand new. The neighborhood is safe and nice. So many local attractions. A family member visited me one day and liked it so much she may contact verandah about properties too. I’d recommend them to anyone seeking a nice place because they know the properties very well.One of the best parts of verandah is they do go the extra mile if you ask for anything. Carmen even went to my condo on a few days before I moved to meet my cable guy for installation since I was many states away and moving. She did this totally free of charge and on her own time. I was so grateful since I didn’t have local friends/family to help do this in Florida.The lease terms were clear (read them well and ask if you want changes). I knew my responsibilities clearly from the lease. Always maintain your rental and keep it clean with 0 damage so you’ll get your deposit when you eventually move out. I am a responsible tenant so I know this.Verandah allows you to pay rent online on their website which I love! I pay a small fee for rental liability insurance but it’s only about $13. You also can review your lease docs online. My old place I had to mail or deliver a check. Paying online is easy. It’s free to send money via bank draft. Choose that because any bank or credit card there’s a fee.For maintenance, all you have to do is log in and tell them what the issue is. They typically send someone out fast. All issues I had were resolved quickly. They also have one big text chain so several employees at verandah get your request in case someone is out. So you can request their phone number to call and text if you want to put in a request for help that way.When you want to renew your lease, read the terms. You need to know what they will repair and what they won’t, due dates, what you can and can’t do, how to service your own AC unit with filters, etc. They do charge a lease renewal fee (I think) at the end of your term - a few hundred dollars - but it’s reasonable and you usually need to send a certified letter 60 days prior to renew. I don’t mind this too much but it’s the only thing I wish was easier (like if they had an online easy renewal process). I think it’s because they work with different owners and landlords so they have to be organized for renewal.I highly recommend verandah. But you as a tenant need to also be responsible and read the lease terms and understand the fees, due dates, utilities, insurance, pet deposit (if pets), etc. before moving in. If you do, you’ll be happy in your new place and work well with their leasing agency. I love them! I send a special thanks to Carmen, Daniel and everyone there.

My husband and I have always gotten rent on time and have had good tenants who have taken care of our properties. They send us copies of inspections with pictures so we always know the condition of our rentals and have been very pleased! And we have had nothing but the utmost professional and reliable experience since the beginning. We’ve been lucky enough to have great long term tenants who have been a part of a thorough screening process and thankfully even Covid-19 didn’t interfere with their tenancy all thanks to the outstanding services provided by Verandah. My family and I are grateful to have Pamela, the owner, in our lives. We are always thankful for her help and the help from her lovely staff especially since we cannot be local to help out our tenants all the time.
